As we move through the second half of 2025, we continue to see rapid shifts in our local real estate landscape - particularly when it comes to buyer behavior. The Phoenix market, long known for its growth and resilience, is now entering a new phase marked by increased buyer caution, evolving expectations, and tighter scrutiny around representation and compensation. These changes are not only influenced by interest rates and affordability concerns, but also by the recent NAR settlement and the ripple effects it has had on how we engage with buyers.
