JIM TOTH Broker

Jim knows that land is worth more than just its physical assets. He understands the value and importance of tillable acreage, how cattle stocking rate affects rangelands, the ins-and-outs of water rights, habitat management, and a lot more. For the last 40 years, Jim’s experiences in Montana ranch brokerage, ag businesses and outfitting have given him the opportunity to develop a diverse clientele ranging from homestead ranch families to equity fund investors.

Jim’s ability to gauge a property’s values, highlight its best assets and understand a buyer’s interests are a large part of his success—the rest of his successes are the result of his personable approach.

BILL BOYCE Broker

With a lifetime of running ranches and more than 15 years of experience on both sides of the fence—representing buyers and sellers—Bill occupies a unique position in the ranch brokerage business. His passion for first-hand, boots-onthe-ground knowledge is as rooted as his Montana legacy while his experience means he understands the complexities of each transaction.

His business instincts paired with his ranching know-how prove invaluable to a broad spectrum of people. Before, during, and after a ranch sale, Bill’s steady demeanor and willingness to share his lifetime’s worth of knowledge allows a ranch’s legacy to carry on under new ownership.

CALEB CAMPBELL Broker

Caleb is a 4th generation Montanan from a family known for business integrity, land stewardship, and wellbred Quarter Horses. Caleb’s background pairs nicely with his modern world understanding and worldly experience—he’s traveled to six continents, studied abroad in Scotland, and worked on a New Zealand cattle station, all before settling down to continue the family traditions in Montana.

When he’s not working for real estate clients he can be found working with his young horses, at a team roping jackpot, hunting and fishing across Montana, or at home settled on the family ranch with his wife and his two daughters.

Our marketing team engages potential buyers and brokers through our own website, which is continually optimized and showcases each listing, receiving significant traffic. We also promote each listing through multiple website platforms, including Western Ranch Brokers, WesternRanches.com, Land.com, Land Broker MLS and other ranch and real estate related media.

CUSTOM BROCHURES

We design a custom brochure for each of our listings, providing potential buyers with a professionally printed copy. Brochures typically include a property overview and have informative sections on the land, improvements, ag operations, water and mineral rights, and any other features that make a property unique.

The brochures also often note the property’s surrounding areas including local amenities and attractions for those buyers who may be less familiar with the location. Each property brochure is available on our website, requiring interested parties to submit their information in order to download the brochure. We then personally follow up with each inquiry and add them to our database to receive future information.

MAPPING

Maps play a critical role in capturing each property’s attributes. We employ only the best mapping software engineers to ensure boundaries are clear, homesites are easily realized, and orientation is appropriate. Western Ranch Brokers marketing program includes a digital interactive map for each property on our website and often additional bespoke map images that help illustrate the most important features of each listing.

PROFESSIONAL PHOTOGRAPHY & VIDEOGRAPHY

Western Ranch Brokers works with a number of professional photographers to capture striking images of each property and its features for our website, brochures, social media, email and advertising campaigns.

We also work with experienced videographers and gather extensive footage of the property and its improvements including aerial drone and interior shots to create compelling videos.

RELATIONSHIPS IN REAL ESTATE

Montana law requires real estate licensees who are acting as agents of sellers or buyers of real property to advise the potential sellers or buyers with whom they work of the nature of their agency relationship.

SELLERS AGENTS

A seller’s agent, under a listing agreement with the seller, acts solely on behalf of the seller. A seller can authorize a seller’s agent to work with subagents, buyer’s agents and/or transaction coordinators. A subagent of the seller is one who has agreed to work with the listing agent, and who, like the listing agent, acts solely on behalf of the seller. Seller’s agents and their subagents will disclose to the seller known information about the buyer which may be used to the benefit of the seller. Individual services may be waived by the seller through execution of a limited service agreement.

BUYERS AGENTS

A buyer’s agent, under a buyer’s agency agreement with the buyer, acts solely on behalf of the buyer. A subagent of the buyer is one who has agreed to work with the buyer’s agent with who, like the buyer’s agent, acts solely on behalf of the buyer. Buyer’s agents and their subagents will disclose to the buyer known information about the seller which may be used to benefit the buyer. Individual services may be waived by the buyer through execution of a limited service agreement.

DUAL AGENTS

A real estate licensee can be the agent of both the seller and the buyer in a transaction, but only with the knowledge and informed consent, in writing, of both the seller and the buyer. In such a dual agency situation, the licensee will not be able to disclose all known information to either the seller or the buyer. As a dual agent, the licensee will not be able to provide the full range of fiduciary duties to the seller or buyer. The obligations of a dual agent are subject to any specific provisions set forth in any agreement between the dual agent, the seller and the buyer.

Year-to-date Montana land sales data shows significantly fewer sales this year compared to 2022, but an increase in the median sales price per acre and fewer days on the market for listings. In short, there are fewer properties hitting the market in Montana, but the land that has been listed in 2023 is selling more quickly and is being marketed at premium pricing.

Record high demand and land values have created an excellent opportunity for Montana landowners that decide to list.
