Back in 2002 – time flies! – Quintain began transforming Wembley Park. The vision was of something far grander than simply a destination for events. Fast-forward 20 years and what a change there has been!
Today’s Wembley Park is a vibrant neighbourhood packed with residents enjoying the area’s independent eateries, leisure venues and free community events. Visitors flock here to shop, be entertained and to dine. Nature is welcomed through destinations such as Union Park, the podium gardens and pocket parks.
The landscape has changed but perhaps the biggest transformation has been to the atmosphere and energy of the neighbourhood. It’s not something that can be built – it has developed organically as people have brought their enthusiasm and zest for life to Wembley Park. Our residents enjoy living in London’s most exciting new neighbourhood, so we wanted to celebrate that joy in this second edition of Park Life. Behind the Scenes
What does your role as Head of Estate Services at Wembley Park entail?
I work with our service partners and team to provide a safe, clean, welcoming environment for all residents, workers, visitors and even pets who come onto the Wembley Park estate. It’s about showcasing Wembley Park as a neighbourhood that wows!
How long have you been working at Wembley Park?
I first started working in Wembley Park in 2005, when I was employed by The Football Association to be part of the new Wembley Stadium operational management team. I worked at the Stadium until 2016, when I was offered an opportunity to work for Quintain as their Estate Services Manager.
What aspects of the smooth operation of Wembley Park are you and your team responsible for?
Our remit is very broad. We cover everything estate-related. That ranges from keeping the boulevards, streets, and amenity spaces clean and free from litter, clutter and graffiti to taking care of the trees, plants and lawns. We maintain and repair the water features and fountains, LED media screens, street lighting, play parks, roads and pavements.
We are also responsible for the removal of household and retail waste from our circa 4,500 homes and businesses. This utilises a clever network of underground pipes, removing waste from apartment blocks via the Envac system, supplemented by our commercial waste partner.

The team does an incredible job cleaning the estate after Wembley Stadium events and neighbourhood events such as the Jubilee Dance Party and the recent Diwali celebration. Many of the Stadium events bring an additional 70,000 visitors to Wembley Park but when you see the estate the following morning you see very little evidence that they have been here.
What are the biggest changes to the neighbourhood you’ve seen during your time here?
The greatest change has been residents moving into Wembley Park. Prior to 2005, the area was predominantly commercial buildings, entertainment venues and vast open spaces providing event day parking. Going back 10 years, we only had two restaurants on the estate where we could grab an after-work drink. These days we are spoilt for choice.
What does the typical day look like for you and your team?
We work from 6am to 11pm. The cleaning team sweeps the streets, collects litter and services waste bins before moving on to detailed cleaning tasks such as chewing gum and graffiti removal and dealing with any stains on our pedestrian areas. The team also periodically collects litter and services our dedicated dog exercise areas. Our maintenance and landscaping teams carry out their planned tasks and attend to any issues that have been reported overnight by our 24-hour on-site estate protection team.
What are the best parts of your role?
I love being part of the team that is delivering this awesome project, creating a neighbourhood and bringing residents and visitors to Wembley Park. I get a real kick out of seeing the estate so alive and vibrant – people sitting outside restaurants and cafés, walking in the parks, eating lunch or catching up with friends on the lawns. The sounds of dogs in the bark parks and children in the play parks is the sound of Wembley Park’s success.
We are always looking at ways that we can improve our environmental performance and reduce our impact. We use environmentally friendly cleaning products, install LED lighting during lifecycle replacements and have rationalised our lighting control. Our landscaping team has implemented the use of battery-operated tools to minimise the use of fossil fuels. They minimise noise pollution too. The use of the Envac system reduces the number of waste trucks that are required to remove our waste. Of course, there’s always more to do and we look forward to operating increasingly sustainably moving forward.

Wembley Park was the first location in the UK to implement Envac, a ground-breaking underground waste management system, back in 2008. In 2021 alone, Envac took in over 2,100 tonnes of waste, 94% of which was residential, equating to over 40 tonnes of waste per week. A typical waste grab lorry holds c. 17 tonnes

of waste. Without Envac, three waste lorries would need to be doing weekly runs around the neighbourhood just to collect residential waste – and five lorries would be needed once Wembley Park is complete. Ash Patel, Community Engagement Manager at The Yellow, shares insights into this much-loved community hub. The Yellow is the heart and soul of the Wembley Park community, hosting a huge range of activities and events.
Where does wellbeing fit in?
What makes The Yellow special?
Its diversity. It’s a hub for the whole community. Events range from open mic nights to Creative Coffee Mornings.
We’ve recently run supper clubs exploring different cultures’ foods. We’ve run Indian, Afghan, Jamaican and Italian events so far. Diners have delighted in learning about other cultures through food.
Why are culture and diversity so important?
We use dance, movement and mindfulness to support local residents’ wellbeing. People can enjoy everything from Odissi dance classes to our popular Run the Ends running club. There are open dance sessions for all abilities and styles, yoga classes and talks on mental wellbeing. It’s a holistic approach.
Is The Yellow just for adults?
Absolutely not! There’s Daniel’s Den Parent and Toddler Group for our youngest community members, dance classes for children, acting classes for children and young people and range of other child-focused activities.

Brent is the most diverse borough in the country. It’s important that The Yellow reflects that. It’s a hub for the whole community, so championing diversity and culture is essential.
It’s why so many of our events are free or low cost. We want to ensure The Yellow is accessible to all.
What about the arts?
Art is a key theme at The Yellow. We recently hosted an exclusive film screening as part of the UK Asian film festival, for example. We run weekly art classes with our local artist Nibby, as well as community-focused art exhibitions. We deliver a balanced, robust and accessible programme with something for everyone. From a family estate to a pleasure ground for Londoners and the site of some of the world's most iconic music and sporting events, Wembley Park has had multiple incarnations over the years. In particular, the past two decades in Wembley Park have been busy as the area evolves into a thriving neighbourhood. Let’s take a quick stroll through the key highlights from the past 20 years.
An iconic venue, reimagined
Quintain refurbishes the Grade II listed OVO Arena Wembley at a cost of £34m. Depeche Mode perform the first concert in the refurbished Arena to a sell-out crowd.
2006 2012
First residents call Wembley Park home Quintain opens two apartment buildings, Forum House and Quadrant Court, creating 520 homes (including 285 affordable homes) and welcoming Wembley Park’s first residents.
Play time
New children’s playpark opens next to London Designer Outlet. Market Square completes.
2016
The new National Stadium
The new Stadium opens, with a landmark arch and capacity for 90,000 spectators. A new era

Troubadour Wembley Park Theatre opens with the acclaimed National Theatre production War Horse. Wembley Park welcomes its first independent retailers, including hair salon Chop Chop, Bread Ahead bakery and Wembley Park Market.
Upgrade
Quintain completes the major upgrade of Olympic Way. The Olympic Steps replace the old Pedway ramps, offering significant new public space. Wembley Stadium welcomes UEFA Euro 2020 and Amazon Fresh, the White Horse pub and the southern section of the new sevenacre Union Park all open. Quintain Living launches Canada Gardens and The Robinson. It now manages 3,200 apartments, while Quintain has delivered 1,200 affordable homes.
Celebrating greenery
The first part of Union Park North will be unveiled, bringing the total to 42 acres of public realm and residents’ gardens.
Picking up the pace
Quintain opens Ferrum, Alameda and Beton, all managed by Quintain Living. The Hive, Wembley Park’s first Grade A commercial office building, opens opposite London Designer Outlet. Quintain has now delivered 578 affordable homes.
Lionesses
On 31 July 2022, football finally came home when the Lionesses won the Women’s UEFA EURO at Wembley. The Sound Shell and Samovar Space were added to the neighbourhood, with a GP surgery and Repton Gardens by Quintain Living to follow.
To 2027… and beyond
The next phase of Wembley Park’s masterplan sets out an exciting future, including new community features for all residents to enjoy.

Can you give some examples?
Our Envac system is a great example. It deals with waste responsibly and supports changing behaviours, encouraging recycling, and thinking about our waste in a convenient way. The system reduces waste vehicle movements, congestion and emissions, too.
The curtains we ordered for our new Repton Gardens homes are lined dimout meaning they can be recycled into underlay at the end of their life. The roller blinds are made from a minimum of 80% post-consumer recycled polyester, with three to four recycled 1.5-litre plastic bottles processed per square metre of fabric. This means at least 5,617 plastic bottles have been recycled due to the Repton Gardens order.

What about green spaces?
How do you approach making Wembley Park a sustainable community?
We work with people who can show us the way, from our construction partners to landscape designers, retailers, and furniture suppliers. We’re using our purchasing power to procure services and materials that minimise Wembley Park’s carbon footprint. We also work directly with residents to encourage the importance of small actions and listen to their input on how we can support a thriving, sustainable community.
Biodiversity is incredibly important and is a major focus for us. In Union Park, we’ve devoted space to meadowland and extensive planting, promoting nature through measures like bug hotels and wildlife corridors. We’re working with landscape architects to pull nature into the estate, through features like the Canada Gardens allotments and supporting residents to grow on plants on their balconies. Repton Gardens will feature extensive indoor greenery, plus mounded podium garden areas that support larger trees, to encourage more wildlife.
How can residents help our ambitions for sustainability?
Residents who use their own purchasing power and reduce their consumption of single-use products can make a big difference. They can also tell us what sustainability initiatives they want to see around Wembley Park – we’re listening!

Disney’s Newsies
The award-winning Broadway musical, Newsies, comes to London’s Troubadour Wembley Park Theatre this 29th November - 19th February. Based on a true story, Newsies is set in New York City at the turn of the 19th century. It’s the rousing tale of a ragged band of teenage newspaper sellers, who dream of a better life far from the hardship of the streets.

A Day in the Life of...
Who are you and how long have you lived in Wembley Park?
I’m Shamir Jetha and I’m a business consultant. I live in Wembley Park with my wife Reschma, an entrepreneur, and our two sons. We’ve been living in Quintain Living’s Alameda for two years now.
What does your average day in Wembley Park entail?
We have breakfast together each morning, then Reschma takes the children to school. I spend most of the day in the cosy co-working space at Alameda, while Reschma works from our apartment. I love the atmosphere of Alameda’s co-working space. I get to meet other residents and there’s a lounge to relax in before and after work. After Reschma picks the children up from school, they head to the secondfloor podium garden. They love to play football there or simply rest and read a book if it’s been a tiring day. It’s a lovely outdoor space with a great view of
the stadium. Depending on the day, we might visit the allotments too.
We have a family dinner then relax and read together. We like to spend time as a family talking about the things we have to be grateful for before bedtime. Then once the children are in bed, Reschma and I enjoy the chance to relax together.
How would you describe life at Wembley Park?
Wembley Park has such a good vibe. The neighbourhood feels really safe and there is so much to enjoy, with all the shops, restaurants and leisure venues. There’s a lot for the children to do as well. They like to cycle and play football, plus the splash pads and fountains are a huge hit during the summer months.
The whole neighbourhood is great for family life. The pedestrianised boulevards are good as they are safe for young children and so less stressful for parents. Wembley Park is an amazing place to live.

Wembley Park
North East Lands
North East Lands will be home to an array of shops, restaurants and business premises, as well as the remainder of Union Park and more than 2,000 homes.
The first two plots – NE02 and NE03 – will deliver office and retail space along with 769 homes, 201 of them affordable. In recent months, construction has progressed well:
· The early and enabling works for NE02 and NE03 have been successfully completed. All deep infrastructure is now in the ground, which means the main works can commence.
· Around 800 piles have been installed over an impressive two-month period.
· Substructure works are progressing well ready for pouring the concrete forms of the buildings.
· There are currently three tower cranes on site, with two more coming before the end of 2022.
The demolition phase for the NE01 project is also commencing shortly and the utility disconnections process has commenced.
High voltage infrastructure has also been installed from the Spanish Steps up to the NE04 plot.
Samovar Space
The impressive Sound Shell and giant floor mural of Samovar Space have been added to with elements designed by apprentices from the London School of Economics. These include Calm Houses – bespoke timber structures – and external timber seating.
Samovar Space reopened on 12th September 2022 and is now complete, ready for residents to enjoy throughout the winter and beyond.

Repton Gardens
The final works are now underway at Repton Gardens, with the first residents due to move in during December 2022.
Once complete, Repton Gardens will be a showcase for sustainable living in Wembley Park. It will provide 396 homes, ranging from studios to four-bedroom apartments, spread across three buildings: Birch House, Cherry House and Aspen House. The epicentre of the development will be a pretty podium garden with mature trees and two play areas.

Wembley Park is a neighbourhood bursting with music and art.
Celebrating Community Creativity
Wembley Park has been bursting with music and art this year. The neighbourhood has hosted two outstanding exhibitions as part of our free outdoor Art Trail. Figures of Change, which was curated, created and installed by an allfemale team, celebrated the changing role of women over the years. Visions of Home, on display during the summer months, showcased a collection curated by Ukrainianborn artist and photographer Ira Lupu, exploring the way in which ‘home’ has been forever altered in the Ukrainian consciousness.
For the winter months, Winter’s Wander has arrived in Wembley Park, bringing joy, togetherness and adventure. The seven new artworks include 12 scenes of colourful characters and animals coming together in winter, courtesy of Tilly AKA Running for Crayons. Douglas Green and Louisa Smurthwaite, meanwhile, have used the 34 vertical banners on Olympic Way to create an illuminating walk through the phases of the sun and moon at wintertime.
Three permanent pieces have also been added to the Wembley Park Art Trail. Impossible Greenhouses by Jenny Cox transforms six electrical cabinets across Wembley Park into imagined greenhouses. On Olympic Way, there is a music-themed tile mural by Paul J Marks. And Brent resident Yoni Alter has added thousands of LEDs to the Wembley
Park Sound Shell, creating a beautiful, ever-changing light sculpture. Together, they are brightening up the colder, shorter days with colour and light, to inspire and delight.
This creative placemaking (enhancing a neighbourhood’s quality of life through arts and culture to meet the visions of those who live, work and play in the space) is a key part of building our community – of giving Wembley Park a cultural vibe all of its own. One that draws on the experiences of local creatives and forms a connection with those who live here.
Of course, you’ll still be able to enjoy the core art installations that are so synonymous with life in Wembley Park – so you can still dance with your digital shadow as you pass the Shadow Wall and see how many new figures you can spot in Mr Doodle’s graffiti spaghetti each time you walk by. Winter simply means there will be more for you to spot as you enjoy life in Wembley Park!
