Meeting local needs of the borough and beyond

Wembley Park Community Fund Recipients Announcement Wembley Park is happy to announce that nine local organisations have been awarded grants from 2020’s Fund, the fourth year of the scheme which has so far provided £305,067 to 34 projects across Brent.

The Fund is led by Quintain in partnership with The London Community Foundation and key Wembley Park contractors John Sisk & Son, McLaren, Wates and McAleer & Rushe. It delivers grants to community sector organisations of between £5,000 and £10,000.

In 2020 the Fund was aligned with UN Sustainable Development Goals to deliver projects in priority areas of arts & culture, sport, reducing anti-social behaviour, tackling violent crime, and supporting vulnerable adults.

Following the toughest of years, young people and children in the borough stand to benefit from funding provided to a number of organisations, from music and theatre to learning about robotics and coding. Other initiatives include intergenerational

allotment gardening sessions, and the creation of a family art project at Wembley Central during school holidays.

Originally launched in 2017 with the ambition of giving £150,000 over three years, the Fund has grown and was extended for a further year in 2020.

When complete a total of £388,513 will have funded 43 projects in the local area.

Progress & planned works Marking a key moment in the Wembley Park development Wembley Park is celebrating the delivery of three new developments at Wembley Park known collectively as “Eastern Lands”. The three new developments bring 1,834 more homes to the thriving 85-acre Wembley Park site as well as 10 ground floor retail units, a 29,000 sq ft super-gym, 3,000 sq ft crèche, public Multi-Use Games Area and the first phase of a new seven-acre park.

The delivery of this new portion of Wembley Park is a milestone in the developments history. The sites in Eastern Lands showcase exemplary design, vision, project management and collaboration, resulting in a best-in-class London lifestyle experience with an innovative rental offering, curated neighbourhood retail and exceptional new public realm.

1,582 of these new homes will be operated by Quintain Living, the developer’s rental management company that is renowned for its award-winning offering that is pioneering the BtR market in the UK. For the five years that Quintain Living has been in operation (a milestone celebrated in March 2021), a continual feedback loop between its resident teams and Quintain’s design teams of future developments is keeping the best-in-class BtR product at the leading edge of customer experience, with resident feedback informing aspects of future homes.

Public realm delivered alongside Eastern Lands includes the southern portion of a new seven-acre park with stunning water features, fountain, outdoor exercise equipment, a Multi-Use Games Area and seating areas. Eastern Lands houses a low carbon energy centre operating a district heating network to serve thousands of Wembley Park homes and commercial units.

All three sites have Envac integrated; an innovative system that sucks waste and recycling down underground tunnels at 70kph to a collection centre at the edge of Wembley Park, minimising the use of refuse lorries and negating the use of ground-floor bin storage facilities for residents.

As part of Quintain’s continued commitment to fostering a sustainable Brent community, contractors at Eastern Lands utilised an average of 45% local labour during construction, peaking at 53%. Uniquely, the three sites have seamlessly integrated an underground parking network within the residential developments, serving residents as well as Wembley Stadium on event days.

The parking provision at Eastern Lands includes over 160 spaces for coaches, over 200 accessible parking spaces, 330 residential car parking spaces and over 1,000 bicycle spaces. The parking facilities link to Wembley Stadium via pedestrian bridges. Delivery of the Eastern Lands sites, totalling 14 buildings, amongst an already active residential neighbourhood took exceptional logistical management and collaboration.

Olympic Steps What’s happening?

The long ramp leading up to Wembley Stadium, known as the pedway, is being replaced by a set of iconic steps, which will be known as the Olympic Steps. The Olympic Steps – alongside the wider upgrades to Olympic Way, which have included widening it by 50%, form an integral part of the transformation of Wembley Park and once complete will offer a host of benefits to our local community of residents, workers and visitors. wembleypark.com

What does this mean for disabled visitors?

The Olympic Steps project provides better access for the needs of older and disabled people with the introduction of four new lifts from ground level to the Wembley Stadium concourse. Each new lift can take three wheelchairs, giving a total capacity of 12 wheelchairs at a time. The Olympic Steps have been designed after consultation with Level Playing Field, an organisation that promotes a positive, inclusive experience for disabled sports fans.

Contractor: John Sisk and Sons Ltd CCS Score: 46/50 The scheme consists of 458 apartments, a 77 space coach park, DDA parking, residential basement parking, a commercial unit, and podium gardens.

Progress to date incudes: • Works along first way progressing with paving, planters and trees all being installed • Ramp for the DDA car park being formed • Amenity roof tops are almost completed, with lighting, CCTV to commission • Apartments are completed on the lower levels within all blocks • Podium Garden is taking shape, with amenity spaces being formed • Both the car & coach park have all their high-level services completed • Removal of the last of the tower cranes on the Eastern-Lands development Key works taking place this quarter: • Commissioning of the life safety systems within the buildings • Works to Gate 5, Stadium for their final finishes commences • First two buildings will be completed • Installation of the connection bridge to the stadium from the DDA car park • Ongoing external landscaping works to the MUGA • Installation of the paving and bollards to Canada Lane • Ongoing going works to complete the remaining apartments

NW09/10 (Repton Gardens)

Contractor: McLaren Construction CCS score: Not yet inspected Repton Gardens is made up of three distinct blocks, which will deliver 396 buildto-rent homes, 1,000sqm of ground floor retail space and 1,300sqm earmarked for a GP surgery. The scheme also includes resident podium gardens, roof terraces and car parking.

Progress to date includes: • The concrete frame has progressed to Level 9 on NW09 and Level 7 on NW10 • Works have commenced on the facades • Deliveries are being received of pre-fabricated bathrooms and prefabricated pipework risers.

What's happening at Wembley Park Women in Construction Wembley Park celebrated International Women's Day this year by supporting Brent's International Women's Week webinars. The theme for this year's International Women's Day was ‘Choose to Challenge’, and due to COVID restrictions the event was taken online as a series of lunchtime events. Individuals of all genders, all ages, and all communities were welcome to attend.

Employees from Wembley Park developer, Quintain, showcased what’s happening at Wembley Park in construction, alongwith local employment and apprenticeship opportunities.

One of Wembley Park's Development Director's kindly shared her story and experiences as a women in the construction industry.

How did you get into the construction industry? I have always been encouraged by parents to do a ‘useful’ profession in medicine, dentistry or pharmacy. After commencing three science A-levels, I'd realised that my real interest was buildings. Their design, their function and (most of all) how a great building made people feel! My friend had introduced me to Chartered Surveying – which then led me to experience other professions such as architecture, engineering, finance and interior design. I'd gone to University to do a Land Management degree, followed by some work experience to prepared me for the RICS assessment. Then I specialised in planning and development. Have now worked for many years both in public sector, private sector, consulting and property development.

What was your perception of the industry? Initially I had no preconceptions, but I was one of about 10 women on a course of over 120 people.

I'd then realised that this was fairly normal – consultancy was more even, development less so and I feel that women can be so great at it!

What are the key skills needed to be successful in your role? What has worked well for me is being a very practical thinker, ability to effectively interact with a whole range of different people and personalities, being calm and very tenacious and diligent – I have never been able to just wing it! (I do still sometimes try..!)

Any tips for women wanting to get into the industry? If you are interested in the built environment and not sure what area, get some work experience as there are so many exciting roles.

Don’t be afraid to work for free – I did!

Nationally only 27% of sites in the scheme scored 40 or more points, which is the benchmark for Wembley Park and is categorised as "Excellent" by CCS. All four contractors met this, and in some areas were marked as "Exceptional".
