DISCOVERY DISTRICT AT&T | Dallas, Texas
The adaptive reuse of AT&T Plaza transformed the public space into the Discovery District, which changed the global headquarters into an urban campus that connects corporate and lifestyle environments. The project scope included the creation of indoor and outdoor dining spaces, canopy additions, the conversion of a current plaza into a beer garden, entertainment areas with graphic display panels and portable stage(s) all constructed over an existing below grade structure. The area now provides an immersive experience with a focus on lighting, audio, and creative media content.

THE NATIONAL
Todd Interests | Dallas, Texas
Nestled in the heart of the central business district at 1401 Elm Street and originally constructed in 1962, this iconic 52-story skyscraper was transformed into a multi-purpose building that houses a combination of retail and office spaces, apartments, and a luxury hotel. The $450 million dollar transformation is one of the City’s largest development projects and breathes new life into the once vacant high-rise. JQ’s involvement in this complex, 1.5 million SF adaptive reuse project included modification of 15-foot-deep transfer trusses that supported four levels of structure, structural reconfigurations to accommodate interior ramped parking, modifications to accommodate new building systems, and the addition of a new floor to provide an amenity area for hotel and residential use. The National is also the largest federal tax credit project in the country.

PINNACLE BANK PLACE
Lancaster Corridor Redevelopment | Fort Worth, Texas
This five-story mixed-use development consists of 32,000 SF of retail space on the ground level, with a concrete podium structure over the retail space and 130 units totaling 125,000 SF contained on 4 levels of wood-framed apartments above. A portion of the retail space on the first level was shelled for future tenants. An open pedestrian bridge connects the housing levels to an adjacent precast concrete parking garage.

As a winner of a Building of America Commercial Building award, this sleek corporate office structure features clean lines and contemporary materials combining glass, aluminum and terracotta tile. The five-story building also boasts an innovative 2.5-level hybrid cast-concrete parking garage, curtain walls and aluminum sunshades for energy efficiency.

FORTY FIVE TEN ON MAIN
Headington Companies | Dallas, Texas
Forty Five Ten on Main is a four-story luxury-goods retailer located in the heart of downtown Dallas. The 40,000 SF building houses a cafe and retail space on the ground floor, additional retail space on the second and third floors, and a bar and restaurant with an outdoor patio overlooking Main Street. The building also features a basement that dates back to the early 20th century. Structural features include a monumental connecting stair that wraps elevator shafts and a valet motor court over the basement that supports a 15-foot-tall sculpture and custom weathering-steel fencing around the property.

BRANCH OPERATIONS
The new ROMCO Corporate Facility & Branch Operations contains 13,000 SF of office space, an 8,000 SF parts warehouse and 15,000 SF service shop. The one-story office building consists of a central lobby and meeting space with a roof structure comprised of tongue and groove wood roof decking supported by glue-laminated timber trusses and columns flanked by pre-engineered metal buildings.

OFFICE BUILDING
Hensley Industries | Dallas, Texas
The project included a 25,000 SF office building located next to the company’s manufacturing facility. The building’s structural system involves load bearing tilt wall panels with façade upgrades and steel framed columns, floors and roof. The two-story building includes private and open office space, conference rooms and a company board room. The design-build project is LEED Silver certified. Mid way into construction to Owner decided to opt for a energy tax credit and install roof top solar panels which required additional structural analysis to accommodate.

Bell Helicopter | Fort Worth, Texas
The four-phase expansion of the Bell Helicopter campus included a new employee center, renovation of a repair and overhaul facility, a new training facility and a new 210,000 SF four-story headquarters office building. The project also featured a new 18,900 SF courtyard and connector bridge between the new headquarters building and existing Building 26. The headquarters space was designed to create a collaborative work environment with large open spaces and conference rooms. The project is LEED Silver-certified and includes a helipad on the roof.

NEIMAN MARCUS AT CLEARFORK DEVELOPMENT
Neiman Marcus Properties | Fort Worth, Texas
This two-story, 90,000 SF Neiman Marcus store is part of an open-air development at The Shops at Clearfork in Fort Worth, Texas. The building exterior is a combination of architectural precast concrete and glass, with a variety of canopy elements integrated into the facade. At the main entry, an expansive steel-framed canopy cantilevers 25 feet to provide patrons protection from the elements.

Cummins Southern Plains | Dallas, Texas
FACILITY
The Cummins Southern Plains Maintenance Facility is a consolidation of three sales and service locations previously located throughout the Dallas/Fort Worth Metroplex. The new, 160,000 SF facility supports the sales and service of onhighway transportation equipment, off-road industrial equipment and high-horsepower power source equipment. Project components consisted of administration, sales, warehouse and service areas on a 20-acre site in Mountain Creek Business Park. The service bays and maintenance areas contain nine overhead cranes ranging in capacity from two to 20 tons.
