The Casino development is intended as a destination resort, high in the Backbone Mountain range of auberry, California, that poses as a magestic and scenic backdrop that dwarfs the development in scale.

Alpine Crossing N. Bend, WA

The proposed Master Plan for the 28.82 acre site is intended as a mixed-use “Lifestyle” development that will include a variety of programming in a pedestrian friendly environment along North Bend Way, bookending the city of North Bend, with its historic downtown at one extent, and the Alpine Crossing lifestyle development at its other. The development of Alpine Crossing is intended as a destination, but too, as a catalyst for future development along the 2+ mile length of North Bend Way. The Master Plan will contain a variety of programming arranged in a kind of “Experience Marketplace” Development, with a variety of Retail, and F&B establishments, a Restaurant Row, a Social Hall, for events, dances, club meetings, a Supermarkets, Drug Store, Covered parking, and public areas connecting the various elements together into a unified whole.

The public spaces, (think piazza or town square) will be available for Outdoor events (Farmer’s Markets, exhibitions, outdoor performances, holiday events, art shows, etc.). In addition, a modest percentage of larger indoor venues (grocery, specialty grocery, food courts, etc.) will be provided. All these elements will be developed around a set of (6) precepts at the heart of the project: Scale, Culture, Nature, Art, Connectivity, and Community. The project will feel Important, but not Exclusive, Chic but Friendly, Cultured but Inviting. The Master Plan provides the infrastructure for the project’s programming, while the architecture, and landscape design provides texture, color, and detail to support the project’s concept and brand.

The Stone Game Mixed-Use Master plan and Urban design scheme was a design competition for a venerable computer gaming company to extend their current campus master plan along a creek, to entice both their thousands of employees and the general public. The project is envisaged as a lifestyle center with 320,000 GSM (3,443,200 SQ FT) of retail, live/work and commercial workplace elements, an exhibition center, and water-side villa-style apartments and a small marina.

The Weifung Conceptual Master Plan was a design competition entry for a 940,000 GSM (10,114,400 GSF) re-development in Weifung, China.

The project consists of a public Retail/Mixeduse component (Hospitality, Office, Retail, Exhibition Center, Mall), a Wellness District, Residential districts, an Elementary and a High school, water-side Lifestyle Retail and Public Parks.

Gulin New Retail Center

Gulin, China

The new Gulin retail Center sits on an exciting plot of land adjacent to the river, existing outretail shopping district, and between two of the cities best hotels.

The intent of the project is to both cater to the the existing tourism markets, and help establish a central destination for tourism activities with retail, F&B, recreation, cinima and social activities.

The giant roof does more than keep rain off the heads of tourists and locals alike, it is intended as an architectural landmark for a city with many natural wonders and iconographic imagery by which it is known.

The opportunity of the development of a residential property containing up to 400 new residential units, both market rate and affordable, and the vibrancy that it offers a community helps sculpt a new vision for the University district. The district will benefit from the additional dimensions of diversity, and a population of residents who want to be a part of that community, bringing economic growth, and cultural differentiation.

The development of the site through the collaboration between the ONELIN Development team and its consultants, and the University Temple United Methodist Church and its respective membership and board offers the opportunity to provide a state of the art facility to support UTUMC’s existing programs and expand its various outreach initiatives to the benefit of the surrounding neighborhood and the city at large.

There is great value to UTUMC in the prominent location in the University district as an asset to its vision. This development as a primary driver for the area will be become the place to come for social interaction within the district, be it in the form of the residences, yoga studios, a brew pub, café, restaurants, or other culturally uses for the neighborhood in addition to the UTUMC’s regular social and spiritual services.

8 Tower

Seattle, WA

Located in the heart of the Denny Triangle neighborhood, the 8 Tower will be Seattle’s newest high-rise condominium and will set the standard for both luxury and design. The unique location offers unobstructed views of Denny Park, the Space Needle, Lake Union and Seattle’s downtown skyline.

The tower will provide approximately 300 luxury condominiums with a mix of homes ranging from urban studios, one-bedrooms, two-bedrooms, and penthouse suites. Amenity spaces can be found on the second and third levels as well as the rooftop and include an indoor and outdoor lounge, a fitness center, dog run, and dining areas. On-site valet parking will also be provided for homeowners.

Spring Street Seattle,WA

The design for the Spring Street project for Lennar Development creates a destination center at the crossroads for multiple neighborhoods. The project’s alley serves as the neighborhood center, embracing and integrating the adjacent institution of Town Hall into a lively experience with friendly, active spaces to accommodate concerts and other outdoor activities, lined with retail, coffee shops, and restaurants. With multiple access points, the alley and plazas are protected from the freeway noise, offering a friendly, safe and useful space for residents and neighbors. The architecture is carefully shaped to reflect light and circulate air into an active alley space, while protecting from noise and weather.

A variety of residential living experiences is offered including ground-related townhouses, tower loft units, and a mix of residential units designed with efficiency and flexibility for the future. Units are designed around highly-efficient systems and floor plans, with careful orientation to light and view. The buildings are placed to take optimum advantage of the many spectacular views of the city and the region, from the downtown skyline to Mt. Rainier.
