Hierarchy of Waterleigh Master Community Many of you may be familiar with the hierarchy of a Master Planned Community and some have never heard of such a creature. The Waterleigh Master Planned Community is a planned community located in Horizons West (One of the fastest growing areas in Central Florida) that when completed will have over 2500 homes.

Currently these homes will be divided into Five Single Family Sub Associations and Four Town Home Sub associations that all rollup under the Waterleigh Master Association. The Master Association will not have any homes Associated with it only Amenities and Common Area.

Currently the Master Association is Comprised of: • Clubhouse and surrounding amenities in Phase 1 • Peninsula Point Tot Lot and Pier in Phase 1 • Clubhouse in Phase 2 • Dog Park in Phase 2 • Amenity Field, Tennis Courts and Volleyball Courts in Phase 2 • Front Entrance Water Feature into Phase2 and the main boulevard landscaping that leads to the round a bout

Each Sub Association size will vary in the total amount of lots and types of homes once completed whether they are Single Family or Multifamily Town homes. In addition, each sub association has their own annual budget based on expenses for which their Association is responsible for. If you have ever talked to a neighbor that lives in a different Sub Association within the Waterleigh Community and they pay a different rate, this is why.

No matter where you live in the community though, all lots pay an equal share monthly to the Master Association which is included in your monthly assessment. That fee for 2019 is $30.19.

The remainder of your monthly assessment stays within your Sub Association to cover monthly expenses for items such as: • Landscaping for Homes and Common Area •

Utilities such as Electric and Water

Maintenance for cleaning such as pressure washing

•

Insurance

•

Management fees

•

Aquatic Maintenance for ponds

•

Dog Station supplies

Important Reminders PARKING: Please make sure that you (and any of your guests) are properly parked after hours in your driveway only and are not blocking any sidewalks or neighboring driveways. There is no parking in the alleyway at any time. Commercial vehicles cannot be parked in the community unless they are on site doing work in your home.

TRASH CANS: Trash and recycling containers must be stored in your garage or out of sight from street view and must be in an HOA approved enclosure unit or shielded by plants that have been approved by the HOA. This applies to Single Family Homes. Townhomes must also store inside or use HOA approved enclosure unit. Garbage receptacles can be put out on the curb no earlier than 6:00 pm the evening before pick up and must be removed and stored no later than 9:00 am the day after pickup.

PETS: Please be a courteous neighbor and clean up after your furry friends. There are pet waste stations located throughout the community for your convenience. All dogs must be on a leash at all times when not in an enclosed patio or fenced area.

ASSESSMENTS: Please keep in mind that your monthly assessments are due on the first day of each month. Note: any assessments processed after the 10th day of each month are considered interest charges. As a friendly reminder, you have the option of paying online or mailing your payment to the bank lockbox.

AIR BNB – SHORT TERM RENTALS: There are absolutely no AIR BNB rentals that are allowed in our community. Long Term Rentals of 7 months or longer are allowed in the community. Owners that choose to lease their units must provide a full copy of an executed lease to the Master Community for the tenants to be registered to use Amenities in the Community.

ARCHITECTURAL APPROVAL FOR EXTERIOR IMPROVEMENTS: All changes to the exterior of your home require and approval from the HOA. This includes but not limited to: Gutters, Fences, Screen Patios, Patio Extensions, Pools, Docks. Architectural Applications and requirements can be found on line on the community website.

LAKE FRONT LOTS: The Master HOA owns the land around Lake Hickory Nut abutting all the lakefront homes. An easy indicator is of the property line is the HOA land starts where the Conservation Signs are located and all the land behind the sign. There is to be no clearing or removal of any debris in this area. Not only is it monitored by the HOA but also by the EPD. Anyone found to have cleared vegetation or plant material in this area could be fined by the HOA and the EPD to cure.

LANDSCAPING: No landscaping is to be altered in any manner (removal or addition of) without prior HOA approval.

Wed-Sun 10 am to 6 pm (located in Phase2 Clubhouse) PH1 & PH2 Pools, Volley Ball &Tennis Courts - 7 am to 8 pm Daily 4:30 am to 11:30 pm Daily 24/7

Reminders: -No one under the age of 18 is to be in the amenity area or clubhouse without an adult present.

-No night time swimming is not allowed.

-No glass or food is allowed on the pool deck or lanai at any time.

-No alcohol is allowed at pool at any time.

-No beverages inside the pool at any time.

-No smoking at the pool area at any time this includes E– Cigs.

-Non-alcoholic beverages are to be in plastic cups or plastic bottles.

-No animals are allowed inside the amenity area/pool at any time (service animal exceptions apply) -No private parties are to be held in any area of the pool deck or covered lanai at any time.

-The BBQ areas are available on a first come first serve basis -Grills must be cleaned after each use. This is the only area where food is allowed in the Amenity area.

-Each home is allowed up to 4 guests to use the Amenity Area.

ARC Reminder and Process  You may access the Architectural Change

Form via your community specific website.  Listed on the form is the required

information and where to submit the completed packet.  As a reminder, Phase 1 reviews their

applications monthly, dates and times are posted and sent out from their Community Manager  Phase 2 SFH & TH requests are

processed by the declarant upon receipt and a response is typically given via email within 15 – 30 days 22

Work orders for landscape concerns are submitted via the internet directly through your community website (refer to above info) by clicking the link “Report a landscape work order”.

Once your ticket has been submitted, you will receive a confirmation email with a link to view the ticket. The Landscape Company has 72 business hours to respond to all requests.

CENTRAL Ingredients

Summer Peach Tart

For the crust: 250 g gluten free rolled oats 50 g cashews 2 tbsp coconut oil

50 g buckwheat groats 1 tbsp maple syrup 14 medium pitted dates

For the filling: 3 large ripe peaches 400 ml coconut milk (full fat) 1 tbsp arrowroot powder or cornstarch

2 tbsp lemon juice 75 ml maple syrup 2 tsp agar agar powder

Instructions

To make crust: 1. Grease 23 cm loose-bottom tart tin with coconut oil and set aside.

2. Place oats, nuts and buckwheat groats in a food processor and mix until coarsely ground.

Add maple syrup and coconut oil, then add dates and process all together until the mixture resembles wet sand texture.

3. Firmly press the crust mixture into the bottom and sides of the tin, then place in the fridge, while you prepare the filling.

To make the filling: 1. Peel the peaches and cut into smaller pieces. Place them together with the lemon juice in a food processor and blitz until smooth.

2. Pour the coconut milk into a medium saucepan, then add peach puree and maple syrup and stir together. Add arrowroot powder and agar powder and keep stirring until both have completely dissolved. Bring to boil and allow to cook for approx. 1 minute. Remove from the heat.

3. Using a metal sieve, strain the filling mixture into a small bowl, then transfer it to the tart base. Place in the fridge for at least 4 hours or overnight. Decorate with fresh peach slices, raspberries and strawberries.

4. Enjoy!
