Millennials set on finding their perfect ‘YOLOcation’ despite steep city home prices, TD survey reveals
MILLENNIALS ARE APPLYING the “you only live once” philosophy to their home-buying approach with nearly half of surveyed Millennials who commute saying they are likely to spend more money on a home in order to live closer to work, compared to only 34 per cent of Canadians as a whole, according to a new survey from TD. Most Millennials are ‘sorrynotsorry’ about compromising their housing hopes when it comes to purchasing a new home. For example, an overwhelming majority of those surveyed, 80 per cent, said that commute time is paramount 34 YPNEXTHOME.CA
when buying a home. With location driving their decision in increasingly expensive urban housing markets, Millennials, many of whom are first-time homebuyers, may need to yield, proceed with caution, and ensure they understand their complete financial picture. “While living close to work has many benefits, purchasing a home in expensive urban cities can come at a price,” says Pat Giles, associate vice-president, Real Estate Secured Lending at TD. “Finding your dream location means striking a balance among affordability, your nonnegotiables and your financial future.”
A city’s magnet of social activities and entertainment make it a mecca for lifeloving Millennials and they are stretching their dollars to shorten commute times. According to the survey, this younger generation is unlikely to: » Move into a smaller house than they initially desired (68 per cent) » Sacrifice amenities, like convenient access to shops and services (81 per cent) » Compromise on their top choice of neighbourhood (80 per cent) » Give up a primary or secondary car (89 per cent)

If you can accept a longer commute time, you may actually be able to afford more “you only live once” moments, like vacations, over time.” In today’s competitive housing market, TD offers the following tips to help Millennials make the right financial decisions when finding their YOLOcation without mortgaging their financial future: Goal Setting – When you decide to buy a home, it is important to make a pros and cons list and weigh them based on their importance. If your goal is to own a home close to work, consider the sacrifices that may need to be made on other desirables such as your targeted neighbourhood, or owning a car. Be sure to seek out professional financial advice as well. Talking to a mortgage specialist to get a pre-approval can help you understand where you stand financially, and help you shop with confidence. Affordability Map – You no longer have to live in the urban core to enjoy the amenities of urban life. Grocery stores, entertainment, and recreational facilities are available in the suburbs, and in good quantity. While commuting a long distance to work each day may be less desirable to Millennials, sometimes going out of the city by 45 minutes to one hour – an average commute time for many Canadians, according to the TD survey – could mean long-term savings on a home, and a stronger financial future. Firm Foundation – Take the time to build up a significant down payment. With a down payment of at least 20 per cent, buyers can also save on mortgage

insurance premiums upfront. Consider setting up a savings account to regularly put aside money, which will not only help you save for your ideal home, but will also help you prepare for other costs such as lawyer’s fees and moving costs. First-time buyers should also consider contributing to an RSP and benefit from withdrawing up to $25,000 tax-free through the Canadian government’s Home Buyers’ Plan. “Location drives real estate prices, but so do emotions,” says Giles. “Finding the right home on the right street in the right

MORTGAGE DEFAULT insurance is
commonly referred to as mortgage insurance. It is often mistaken for homeowner/property insurance or mortgage life insurance. Homeowner/ property insurance protects the individual’s home and possessions in the home against damages including loss, theft, fire or other unforeseen disasters. Mortgage life insurance is designed to repay any outstanding mortgage debt in the event of homeowner death or longterm disability. The mortgage default insurance increases the opportunities for homeownership with a low down payment, as saving for a 20 per cent down payment can be difficult in today’s housing market. There are two types of mortgage options; conventional mortgages, which are loans with a minimum 20 per cent down payment, and high-ratio mortgages, which are loans with less than 20 per cent down payment. In Canada, mortgage insurance is required by the Government of Canada on all high-ratio mortgages. The insurance protects the mortgage lender only against a loss caused by non-payment of the mortgage by the borrower and it is not a protection for the homeowner. However, the mortgage insurance enables borrowers to purchase a home with a minimum down payment of five per cent. 42 YPNEXTHOME.CA

Mortgage default insurance is provided by insurers such as Canada Mortgage and Housing Corporation (CMHC), Genworth Financial Canada and Canada Guaranty. Each mortgage insurer has its own criteria for evaluating the borrower and the property, and it decides whether or not a mortgage can be insured. The lender and not the borrower selects the mortgage insurer. It is possible that the mortgage application can be approved by the lender but might not be approved by the insurer. The mortgage default insurance premium is a one-time charge and it is paid by the borrower to the lender. The premium can be paid in a single lump sum at the time of closing or it can be added to the mortgage amount and repaid over the amortization period (or the life of the mortgage). The cost of default insurance is calculated by multiplying the amount of the funds that are being borrowed by the default insurance premium, which typically varies between 0.5 per cent and 6.0 per cent. Premiums vary depending on the
amortization period of the mortgage, the loan to value ratio, the size of the down payment and the product. It is important to note that for insured mortgage loans the maximum purchase price or as-improved property value must be below $1,000,000. The borrowers can port the mortgage loan insurance from an existing home to a new home and may be able to save money by reducing or eliminating the premium on the financing of the new home. Since there are different products available from individual lenders and are subject to lender’s guidelines, it is important to talk to a Mortgage Expert to analyze your situation, present several options and help you decide which product works best for you. REBGV September Report: Metro Vancouver home sales dipped below the 10-year monthly sales average for the first time since May 2014.
METRO VANCOUVER home sales totalled
2,253 in September 2016, a decrease of 32.6 per cent from the 3,345 sales recorded in September 2015 and a decrease of 9.5 per cent compared to August 2016 when 2,489 homes sold. Last month’s sales were 9.6 per cent below the 10-year sales average for the month. “Supply and demand conditions differ today depending on property type,” Dan Morrison, REBGV president said. “We’re seeing more demand for condominiums and townhomes today than in the detached home market.” New listings for detached, attached and apartment properties in Metro Vancouver totalled 4,799 in September 2016. This represents a decrease of one per cent compared to the 4,846 units listed in September 2015 and an 11.8 per cent increase compared to August 2016 when 4,293 properties were listed. The total number of homes currently listed for sale on the MLS® system in Metro Vancouver is 9,354, a 13.4 per cent decline compared to September 2015 (10,805) and a 10 per cent increase compared to August 2016 (8,506). September 2016 is 24.1 per cent. This is the lowest this ratio has been since February 2015. Generally, analysts say that downward pressure on home prices occurs when the ratio dips below the 12 per cent mark, while home prices often experience upward pressure when it reaches the 20 to 22 per cent range in a particular community for a sustained period. “Changing market conditions are easing upward pressure on home prices in our region,” Morrison said. “There’s uncertainty in the market at the moment and home buyers and sellers are having difficulty establishing price as a result. To help you understand the factors affecting prices, it’s important to talk with a REALTOR®.” The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $931,900. This represents a 28.9 per cent increase compared to September 2015 and a 0.1 per cent decline compared to August 2016. Sales of detached properties in September 2016 reached 666, a decrease of 47.6 per cent from the 1,272 detached sales recorded in September 2015. The benchmark price for detached properties is $1,579,400. This represents a 33.7 per cent increase compared to September 2015 and a 0.1 per cent increase compared to August 2016. Sales of apartment properties reached 1,218 in September 2016, a decrease of 20.3 per cent compared to the 1,529 sales in September 2015.The benchmark price of an apartment property is $511,800. This represents a 23.5 per cent increase compared to September 2015 and a 0.5 per cent decline compared to August 2016. Attached property sales in September 2016 totalled 369, a decrease of 32.2 per cent compared to the 544 sales in September 2015. The benchmark price of an attached unit is $677,000. This represents a 29.1 per cent increase compared to September 2015 and a 0.1 per cent decline compared to August 2016.

MICRO-CONDOS ARE becoming a reality in Canada’s major urban centres and while some might question the livability of spaces that start at 300 sq. ft., I know you can love living in these tiny homes, because I’ve done it. I myself lived in a 150-sq.-ft., justrenovated studio in the Latin Quarter in downtown Paris a decade ago, long before “micro condo” was a true term. Tucked into a centuries-old, three-story structure built around a cobblestone courtyard and hidden behind a protective façade that ensured both serenity and safety, my brand-new-to-me studio was minutes by foot from every imaginable amenity as well as several Metro stations. I could walk virtually everywhere and anywhere, which helped me saunter off the wine, chocolate and croissants but more importantly, it helped me get to know one of the world’s most extraordinary cities at street level. Outdoor markets, bistros, museums, boulangeries, mosques, department stores, gardens, hammams, and the Seine were all footsteps away. Today’s worldwide reality is that if you want quick, easy access to everything that represents the best of any urban centre, chances are you’re going to pay downtown or up-and-coming neighbourhood prices. Unless you’re fabulously wealthy, that also means you’ll happily sacrifice square footage to put convenience, accessibility and a city’s cultural smorgasbord at your toe tips. 80 YPNEXTHOME.CA

When interior designers and developers are challenged to cram everything into such a small space, their creativity has to coordinate between functional layouts to the selection of multipurpose appliances, furniture and accessories. Be flexible, be adaptable and you can successfully entertain in your small home. Twenty years my junior, my neighbour Zuzannah from Budapest and I hosted a romantic soiree for four, serving the appetizers at my place, taking two steps across my threshold to her mirror-image unit for the main course and back to mine for dessert. Solo, I even welcomed six new friends (France, Sweden, the U.S., Yugoslavia, Spain) for a multi-course and incredibly
cosy, but still memorable dinner without ever leaving my own studio. If you’re considering one of the new micro-condos coming on-stream in Toronto, know that the city outside your front door may matter more than the square footage that lies behind it. As importantly, it ensured I rarely gave in to my hermit tendencies and pushed me out the door and into everything that the City of Light had to offer day to day. Was there a downside? My heart says “No!” but my head remembers “Yes!” My splendid studio didn’t feel quite as spacious or the lofty ceiling seem quite
as high once I’d deployed precise foot placement to climb the narrow ladder to my double bed. Its original, exposed wooden beams became a little less charming each time I whacked my skull wriggling under the duvet or sat up in a panic after a dead-of-night visit from the hostile spirit resident. Soaping an ankle guaranteed my rear end would pop out of the steamy shower stall into the cool winter air and the novelty of resting my head in the sink while on the commode soon paled. Would I choose to live small today? Absolutely! How do you choose what retail to go into a master-planned community by Stephanie MacDonald IN A CITY CONFINED BY WATER,
mountains and bordering cities, it’s amazing that there is still a place left to build a master-planned community. But River District is not only master-planned, but also waterfront, and as people have started to move into the first phases, Wesgroup has just announced the new retail anchors for the town centre. Save on Foods, TD Bank, Westminster Savings and Starbucks – by Spring 2017 River District will be an amenity-rich walkable neighbourhood for its residents, as well as the rest of South Vancouver. “We really wanted to make sure that the shops and services were frontloaded into the first phases of the project,” says Wesgroup’s David Wesik. “Polygon already has two projects of about 400 homes, so there’s already people living down here, and when our Town Centre is done by 2018, River District will be three times the size of Granville Island, have more residents than Yaletown, and incorporate 25 acres of park space – a larger area than all of Gastown”. 500 residents have already moved in, with a further 1,100 homes projected for completion by Summer 2018, so this means a lot of potential customers. How does the choosing process happen?, What are the most important considerations when choosing the best mix of retail, services and businesses for the residents? “What’s unique about River District is that it is a small city within a city, and it’s in an area that was really underserved by amenities before. So these new businesses will be a benefit for many other residents of South Vancouver as well.” With 7.2 million square feet of residential space, 230,000 square feet

of retail space, and 140,000 square feet of office space, River District still has many retail opportunities to come. With the major grocery store, two financial institutions and Starbucks, David says, “we’ve taken care of a big part of most people’s daily shopping habits. People want to get groceries, do banking and get a coffee.” Romer’s Burger Bar is a great place for a casual meal and a drink, and soon there will be many more restaurants and cafes, particularly independents. “Independents add character to a neighbourhood, so they are important. We get a wish list from some of our buyers and we try to incorporate those types of businesses, to get away from the sameness. Our job is to attract the right mix of businesses. Getting the large retailers in at first helps get in the office space filled as well.” Wesgroup’s efforts at city building have also extended eastward, with the equally successful Brewery District master-planned community, which was also in an area which was underserved with shopping and amenities. Many other local companies such as MOSAIC, Cressey and Polygon have created livable and convenient masterplanned residential areas from Coquitlam to Chilliwack, and the 2010 Olympic Games were the impetus for two of the most important in recent memory: The Olympic Village in Southeast False Creek and the Richmond Oval in Richmond. People are really starting to appreciate the benefits of living in a walkable, closeknit community, and getting the mix of retail and services right is a big step to getting there.
