My life is one long road trip. My 2008 Highlander that I bought new had 450,000+ kms on it when it finally kicked the bucket last year. Its replacement is already ratcheting up the numbers as I continue to chart the course of new communities and showhomes in the Calgary region. He adds that it is a particularly good time to buy, especially in Chestermere. “Real estate values are steadily increasing here and many people are looking for that first step into homeownership. The laned homes – or homes with rear lane access – used to be the preferred starter home for firsttime homebuyers, but today they have become favourites of moveup buyers looking for a place they can call their very own.
As home prices continue to climb, many of Calgary’s new home buyers find themselves priced out of the laned home market, opting to buy apartment condos, townhomes or duplexes to start their homeowning journey. But the laned home continues to be an excellent option for those
looking for a home with versatility and style.
The laned home is the fairy tale home for many homebuyers because of its picturesque, street-friendly façade. Typically, laned homes will have a porch or veranda facing the street and a parking pad or detached garage accessed off the rear lane.
Although townhomes and duplex homes may beat it out on price, the laned homes’ advantage is that it is a true single-family home with no shared walls. And laned homes on zero lot lines –
plots of land with no side yardremain a cost-effective option for many.
STREETSCAPE ADVANTAGE
A laned home offers the benefits of detached ownership and enhanced privacy without shared walls, says Excel Homes Marketing Manager Kristina Plank.
“Laned homes are freehold, meaning you own both the land and the home without monthly condo fees,” she adds.

more attractive and welcoming. “The rear garage layout also maximizes yard usage, giving you full access to the front and sides of the home. Plus, parking is often more convenient and spacious compared to typical townhome setup,” she points out.
For many aspiring homeowners, laned homes still offer a vital stepping stone towards owning property without compromising on quality or location, says Belal Fouani, Shane Homes’ area manager for the new Chestermere community of Bridgeport.
“While they may no longer fit neatly into the category of starter homes, they still represent a more accessible option for budgetconscious buyers compared to their front-attached garage counterparts,” he adds. “You get to maintain your privacy within your own walls and yard. It gives them sense of full ownership of their home, and it’s not shared with anyone.”
Laned homes also offer pedestrian friendly streets without having to worry about cars crossing the sidewalk to get into their garage, Fouani says.
Ryan James, Sales Manager for Bedrock Homes in Calgary, says the laned home remains a great entry point to a detached home. “There’s minimal monthly difference in mortgage payment
from an attached home,” he says. “Plus, it has great curb appeal and versatile layout options.”
“Many homebuyers prefer more front yard space and a more welcoming curb appeal that the laned home offers. On average, laned homes are more affordable than front garage homes, but offer the same benefits,” Plank tells NextHome.
BEDROCK HOMES
Bedrock Homes is making its debut in Calgary with new laned and front-drive attached garage showhomes in the southeast community of Heartwood. Their laned homes are particularly popular with one of the six models they offer here already sold out.

NEW HOME OPPORTUNITIES ABOUND OUTSIDE CALGARY

They used to be referred to as “bedroom communities,” those municipalities just outside Calgary where residents make their home, but work, play, shop in the big city nearby. But that was then. Today many of these small towns and cities surrounding Calgary are more than just a bedroom.
Municipalities like Airdrie, Cochrane, Chestermere, and Okotoks have been booming at an astonishing pace, with more new residential communities offering plenty of new opportunities to own a brand-new home.
Qualico Communities Communications Specialist, Rishika Dave, says there are boundless advantages to living in these areas just outside Calgary, especially for new home buyers.
“You get larger homes and lots, more room to grow, and a lifestyle that feels both peaceful and adventurous. Proximity to major highways, thoughtful community design, and everyday
conveniences with added mountain views, easy access to trails and lakes, and a quieter, more grounded rhythm of life; these communities have it all,” she says.
Jesse LaFrance of JL Developments, agrees. “There’s more to life in these new communities in the Calgary region. It’s easier to achieve a sense of life-work balance here.”
BALANCING LIFE, AFFORDABILITY AND ACCESSIBILITY
Most of these municipalities now have their own shopping centres, cinemas, recreation complex, and, increasingly, more places of work that makes a true life-work balance easier to find. It’s also good to note that all offer a wide range of new home opportunities from single- to multi-family homes.
Land prices are also generally lower in those towns and cities, so homes tend to be less expensive. Although that gap is closing steadily.
Accessibility used to be the major issue, but with the opening of the Stoney Trail ring road that is no longer the case. But by and large, everything you will need to lead a fulfilling lifestyle is already in these smaller municipalities.
Here are some of the latest and greatest new communities in the Calgary region.
AIRDRIE
Airdrie has a lot going for it these days, as it continues to grow out from under the shadow of its big sister city to the south. With an eye firmly fixed on the future and continued growth, Airdrie has become a first option for young families to live in.
There are several new communities in various stages of development that are sprouting in all sectors of Airdrie, a few of them coming in less than a decade ago, and more are opening. Already underway are Lanark and Cobblestone Creek by
West Hawk
Melcor Developments; Bayside and Bayview by Genesis Land Development; Cooper’s Crossing by Westmark Holdings; Southpoint by Vesta Properties; Southwinds by Mattamy; and Chinook Gate by Brookfield Residential.
Key Ranch by Lamont Land and Sawgrass Park by Hopewell Residential are among the newest residential communities to open, as well as Wildflower by Minto Group. Even more are coming, including Vantage Rise by Qualico Communities.
“Vantage Rise is shaping up to offer a mix of housing types, open green spaces, and thoughtful community design that prioritizes a high level of connectivity and a rich variety of amenities,” says Qualico Communities Communications Specialist, Rishika Dave. “The community’s grand opening is scheduled for spring 2026, and early interest is already building.”
Vantage Rise, located in the scenic southwest corner of Airdrie, is all about balance, rolling hills and peaceful surroundings paired with rich amenities and high connectivity. The community will
feature a variety of home types, thoughtful green spaces, and future amenities like its Central Park and Vantage Commons, a commercial hub that will serve residents and neighbours alike. “It’s a place where families will be able to enjoy the peace of a rural edge while staying close to everything they need,” Dave says.
CHESTERMERE
If you haven’t been to this lakeside city just east of Calgary in the past few years, you will certainly be in for a surprise. Growth is evident everywhere, from the rising number of new residential neighbourhoods to the bustling commercial centres in town and just on its outskirts.
Its call to fame remains Chestermere Lake, as the 750acre lake and the four-season recreational fun it offers remains a big draw. But it is so much more than that today. More people are finding Chestermere an appealing community to set roots in with several new developments offering a varied range of housing options. Young communities getting the most attention are Chelsea
Bridgeport
by Anthem Properties and Dawson’s Landing by Qualico Communities, both on the western border of Chestermere close to Calgary. South Shore that is being developed by GDS on behalf of Edgewater Communities Inc.; as well as Waterford by Douglas Developments are among the newest. And coming up quick is Bridgeport from Qualico Communities where construction is already ongoing.
“Bridgeport is moving full speed ahead, with some builders already selling. On May 1st, we announced the launch of our First 30 program, where the first 30 homebuyers will receive a $2000 gift card to put towards landscaping or furniture for their brand-new home,” Dave says.
Showhomes are set to open this summer, and the community’s Grand Opening is scheduled for August 23. “There, buyers will have the opportunity to get a firsthand feel of this community, which offers a unique balance of serene lake living and contemporary urban convenience,” she adds.
Bridgeport is generating excitement for what’s to come, Dave says. “Future residents are already responding to the vision of a vibrant community with everything within reach, including local shops, three beautiful park spaces, a public-school site, and a 12-acre wetland with a storm pond. Combined with a variety of housing options, Bridgeport is generating interest from families in Calgary as well as Chestermere.”
COCHRANE
Cochrane’s growth is on the fast track, as new communities continue to sprout, and new infrastructure investments are being put in place - including a much-needed interchange at the intersection of Highways 1A and 22 - to try to keep pace with the needs the quick pace of growth brings.
Housing is trying to keep pace even as more residential communities come on, including Southbow Landing by Qualico Communities which has already opened showhomes, and Rivercrest by Qualico Communities and Slokker Homes is rolling along nicely. Fireside by Calbridge is growing at a healthy pace. As is Greystone by Burnswest Properties just on the south edge of downtown Cochrane.
JL Developments is confident that this small Western Heritage town will continue to grow. They have recently unveiled West Hawk on the western side of town and will soon be opening their new Sky Ranch community located just outside the Town of Cochrane in Rocky View County.
“Cochrane just has so much to offer,” JL Development’s LaFrance says. “Fantastic views, a quaint and peaceful way of life, with lots of recreational opportunities around. Biking, hiking or just walking the dog around the various interconnected pathway systems is right outside the doorstep,” he adds.
West Hawk offers something that Cochrane has yet to see, he adds. “We’re located on a quiet hillside that allows us to offer slope-adaptive homes that maintains the view corridor for every home. Over half of our homes will be on walk-out lots. It has gone so well that the 197 lots of their first phase is sold out to builders.” West Hawk will
be opening showhomes from Bedrock Homes, Cantiro and Luxuria Homes this July.
Located, just outside the Town of Cochrane in Rocky View County, JL Development’s second community Sky Ranch will be launching in summer 2025 and is looking to be build on its early success with West Hawk. Sky Ranch’s first phase includies 254 residential lots with a total build out of 646 lots.
Qualico is also getting quite a response to their Southbow Landing community on the southside of Cochrane. It had opened showhomes last year and sales have been more than steady.
“Southbow Landing is already welcoming new residents and growing steadily,” Dave says.
“A brand-new park is set to open this year, adding even more to the outdoor lifestyle the community is known for. With several homes that are move-in ready, it’s an ideal option for families looking to put down roots in Cochrane.”
She adds that Southbow Landing is seeing strong interest from people who already have roots in Cochrane and want to
stay close to family while enjoying better access to Calgary. “The mix of move-in-ready homes, future parks and commercial space, and the town’s natural surroundings make it a compelling choice.”
OKOTOKS
Just as the Rockies are as clear on the horizon of Okotoks, so is its future growth for the town just 20 minutes south of Calgary.
The town of about 31,000 residents is indeed blessed with majestic mountain sceneries and a rare connection to nature. This is underlined by the rolling grasslands of southern Alberta stretching out in all its splendour, the white-capped peaks of the Rockies that look close enough to touch, and the cool waters of the gently flowing Sheep River runs right through the heart of it all. All these make it prime land for recreational opportunities.
Anthem Properties is the most active developer currently with D’Arcy and Wedderburn communities on the north side of town. Partners Development Group is building multi-family homes in both communities, including Lawrie Park in Wedderburn, their first apartment condo development and the first that the town itself has seen in years.
Coming up fast is Tillotson by Tristar Communities which will be on the corner of Big Rock Trail and Westland Street on the southwest side of Okotoks. It promises a wide range of new home owning opportunities.

The living room tells a story. And for the most part, it’s an autobiography; but its where your happily ever after can come true.
The living room is one of the most visible rooms of the home, and with the prevailing popularity of the open concept plan on the main floor, it’s easily the one where your personal style can make the most impact.
In the past, the living room had a more formal function. It was called a sitting room, or a parlour, where homeowners receive guests. Today, it’s a bit more informal –and is largely the spot in the home where the family can gather to have fun.
In fact, the living room - in a single-family home, at least –isn’t just necessarily on the main floor. The bonus room on the second floor, or the entertainment space in the basement can also
be termed as living rooms and designed as such to take on this function for family fun.
“Today’s living room is the embodiment of functionality,” says Michelle Vant Erve, Senior Interior Designer at Partners Homes.
“Living rooms are no longer uptight and formal spaces - they have taken on a much more casual feel and their use has transitioned to blending time for relaxation and leisure, socializing and entertainment, technology, and self-expression. Living rooms have become rooms that are cozy and often eclectic spaces that have been curated with intent to meet the needs of each client,” she adds.
SHOWHOME INSPIRATION
If you want to be inspired in finding the living room design of your dreams, there’s no better
way than visiting one of the showhomes. Those are always guaranteed to have the latest popular trends, but better than that they can give lessons in room composition.

DESIGN TRENDS
Vante Erve of Partners Homes says all their floorplans emphasize visual continuity, and this can be seen in any of their showhomes in Homestead in NE Calgary, Upper Greenwhich in the NW, Lawrie Park condos in Okotoks, and in the duplexes in Logan Landing in the SE.

In our show homes, we take this one step further by using area carpets, lighting and furniture placement to delineate the living room, dining, and kitchens across a larger footprint. In our homes, we aim to optimize natural light and maintain flow and accessibility between these spaces.”
Morrison Homes employs a variety of style in their latest showhomes in Rockland Park in the NW, and in Sirocco at Pine Creek in the SW, and Legacy in the SE. Sierra Dunlop and Nikki Cole of Morrison Homes’ design team say there are so many options in creating style in the living room.
One thing they are noticing more of, is the demand for more built-in furniture in the living room.
“For example, in our Encore showhome in Rockland Park, the living room features a built-in bench next to the fireplace and integrated into the hardwood stairs with led lighting below,” Dunlop says.
To extend visual continuity, Cole says the fireplace detail extends to
the ceiling, half with textured tile and half painted drywall. “It also features an asymmetrical quartz hearth and oak floating shelves. Lastly, the open to above location has three separate hanging light fixtures at different heights creating a sense of balance and proportion within the space.”
STEP-BY-STEP DESIGN
Vante Erve says living rooms are all about self-expression and comfort, and that Partners’ showhomes use a guide that can help create buyers come up with their own indidualized style.

PERSONALITY TRAITS
Morrison Homes brings a nuanced touch in the design of their living rooms, personal style can rule the living room’s look but Cole and Dunlop have a few pointers they can share too.
• Texture is an important detail in the living room, this can include details such as fabrics, paneling, feature walls, different wood species, layering built-ins with lighting and art etc.
• We are seeing a lot less desire to have the TV in the main living area and often the TV is being placed in a secondary bonus room, or in a basement entertainment area.
• In some cases the TV is shifted in the Great Room or incorporated into built-ins. Our Cliffton Show home in Legacy is a prime example of this. We created a feature built in with an electric fireplace, but shifted the TV with decorative wall paneling behind it, almost integrating the TV with the design. This in turn creates visual interest while still accommodating a location for a TV.

We spoke with three of these professionals, each an expert in their respective field, and asked them what the three best tips they have to give to someone buying their first home.

1. Save for your down payment, a minimum of five per cent of the purchase price as a first-time buyer and also consider closing costs when doing a budget.

1. Focus on your down payment People talk a lot about home prices and mortgage rates, but an insufficient down payment can be the biggest obstacle standing between you and your first home. If the stress test limits how much you can borrow, a larger down payment can help make up the
difference. Putting more down also creates lower monthly payments and reduces risk for your lender, who might be able to offer you a lower interest rate.
2. Be wary of extended amortizations
A mortgage that amortizes over 30 years is a fairly recent option for first-timers. The thinking is that by extending a mortgage for a longer period of time, the monthly payments get smaller and qualifying becomes easier. The problem is that you’ll be paying an extra five years of interest, which can add tens, if not hundreds of thousands of dollars to the overall cost of a home.
If you opt for a 30-year amortization, you should have a plan in place to pre-pay as much of your mortgage as your lender allows — every year, until you renew.
3. Consider using a mortgage broker
As a first-time home buyer, you’ll want to expose yourself to as many mortgage options as possible to ensure you’re getting the right product. You can really only do that by tagging in a mortgage broker, whose job is to compare offers from multiple lenders and find the one that fits both your current finances and future plans.
While you can get a mortgage yourself at a Big Six bank, most alternative lenders work exclusively with brokers. If your credit score is too low to get a mortgage from a bank — which isn’t unusual for first-timers — a broker might be your only path to getting a home purchase financed.

1. Come Prepared
Start with a clear vision of how you want your home to look and
feel. When we begin working with a client, we always ask to see their Pinterest boards or Instagram saves, we can usually spot common threads that help guide the design direction.
It’s easy to fall in love with every trend out there, but the goal is a cohesive palette that creates timelessness and flexibility. Eventually, you’ll hit decision fatigue and that’s totally normal. When in doubt, stick with what you’ve always loved, not just what’s trending.
2. Be Honest About Budget
Clients are sometimes hesitant to share their budget, but it’s one of the most helpful things you can do. It allows us to guide you toward the best options for your price range and avoid showing you selections that aren’t realistic.

3. It’s All in the Details
Big-ticket items often get the spotlight, but it’s the smaller details that really pull everything together and they don’t have to break the bank.
A few thoughtful upgrades can completely change the feel of your space: lighting, cabinet hardware, plumbing fixtures, interior door hardware, window coverings, or even baseboards and interior doors. These finishing touches can truly elevate your home and inject a little personality.
