I know, it’s barely June, but the middle of the month does herald in the longest day of the year, the summer’s solstice, and wouldn’t it be nice to have secured a new home by then? Although we are still faced with some economic uncertainty, one thing remains the same — we all need, and want, a home to call our own. Getting there takes time, patience, and some research. Before looking at specific new-home projects, first consider the neighbourhood in which you’d like to live. Is it near schools, public transit, a SkyTrain, shopping, entertainment and indoor and outdoor recreation? Are you looking for a starter home, a home to begin a family or are you downsizing from a large house? Of course, your budget is also on the top of the list, as well as getting pre-approved for a mortgage.

Once you’ve clarified all the details mentioned above, then you’re ready to start looking for the pre-construction development that ticks of all your needs and must-haves. Before you begin, you may wonder if you should find a realtor to help make the process easier. Industry expert, Brittany Reimer, on page 14, discusses the benefits of having a realtor to work in your best interest to secure a deal. After all, it doesn’t cost you anything — a realtor’s commission is paid by the developer, not by you.

If you already own a home and your mortgage is up for renewal sometime this year, you may be worried about how that will look, especially if you are faced with higher interest rates. Our mortgage expert, Alisa Aragon Lloyd, on page eight offers up tips on how to manage your mortgage renewal during these uncertain economic times. Even if this is not the year for you, her suggestions will help you when the time does come to renew your mortgage.

Langley is divided into two districts – Langley City and the Township of Langley, which features the idyllic village of Fort Langley. Many young families are drawn to the township because of its affordability. In fact, of the township’s 146,286 residents, 80 per cent are aged 65 or younger, and of those, 23 percent hold a university degree. Langley Township is the sixth largest municipality in Metro Vancouver.

The city is predominantly a family-oriented community, with 81 percent comprised of young families. Also, more affordable than other Greater Vancouver neighbourhoods, Langley City has one of the highest proportions of young urban singles.

Fort Langley National Historic Site

Kwantlen Polytechnic University has a campus here.

Built in 1827, Fort Langley developed around the site of a Hudson’s Bay Company fur-trading post. The post purchased or traded furs from the local Aboriginal population (including the Kwantlen people) and serviced the British Empire via the Fraser.

Today, people can discover its rich past at the Fort Langley National Historic Site, which boasts a CN train station and a former Fort trading post.

PLANES, TRAINS & AUTOMOBILES

Langley is car-dependent. It is easy to get in and out of both the city and township via Highway 1 or for a more scenic route, take 0 Avenue. Commuting to Vancouver by transit will take you an hour on most days.

However, the township is only 20 minutes to the Abbotsford Airport.

Both the city and township are booming.

In 2018, Langley City more than doubled its average annual construction value, up to $113 million from a 10-year average annual construction value of $48.6 million.
