The best way to discover the home of your dreams is to seek out the right builder/developer – which is one with experience, vision and know-how. Our magazines are well curated research tools and resources which are designed to help and inspire you while you’re in the “what’s out there” phase of the buying cycle. This part of January is all about looking forward to the coming year. Before we do that, though, we have to let go of the old one, especially financially. Now’s a great time to take care of that holiday debt and keep those resolutions about adhering to a budget. This effort now can pave the way for a 2015 filled with less stress, and maybe even a new place to call home. Experts don’t predict a huge rise in interest rates this year, but one thing is on the rise, and that is the supply and variety of condo homes and developments on the market. Opportunities abound, especially in re-developing urban areas like Mount Pleasant, Chinatown and East Hastings Street, as well as in burgeoning communities like Cloverdale, Langley and South Surrey. Surrey City Centre remains one of the

fastest-growing, intelligently-planned communities in Metro Vancouver, and centres of urban growth like this, which make going into Downtown Vancouver virtually unnecessary, are continuing to pop up everywhere: West Coquitlam, Metrotown, Brentwood, Oakridge and Richmond, to name just a few. A new thing to watch for next issue is our returning monthly column for design ideas, now called “Onsite Inspiration,” where I’ll tour one of the spectacular show suites in the area and ask the designer to spill their secrets. IT’S THAT TIME OF YEAR AGAIN…

Property assessments are in

ssessments have landed in everyone’s mailboxes and, for prospective sellers, the increase in value is good news. However, concerned homeowners often ask if an increase in value also means an increase in property taxes and if so, what can they do about it? There are several items to consider. Your 2015 assessment statement is based on market value as of July 1st, 2014. To gauge market value, BC Assessment looks at all the sales on your block and immediate area. In essence, the property appraisals are done in bulk based on the current information BC Assessment has available. Which means, if you own a property that is unique in any way, there could be a chance it was mis-valued.

Consider this scenario

There have only been a few sales in your area over the last year or two and they have been for some of the nicest, highest valued homes in your area. Your home is 45 years old and on a busy street – you could make a case to reduce your assessment value. Perhaps your property has an easement, or you are located on a hill where most homes have a view but yours is obstructed by a large tree – basically anything that may reduce your property value. A new feature is now available on the BC Assessment website (www. evaluebc.bcassessment.ca) that allows you to see the assessment values of all your neighbours’ homes. If, after reviewing this information, you still feel your property has been misvalued, you may appeal to the BC Assessment board. Note that appeals must be filed by February 2nd, 2015 and BC Assessment encourages you to speak with them before filing for a formal review. (See www.bcassessment.ca for more information.) There are also many sub-categories for grants and property tax relief. In particular, you can find opportunities for relief and savings for those over the age of 55 or 65 by visiting www.2.gov.bc.ca and searching for “Home Owner Grant”. If you are 65-plus and your property is your principle residence, you may qualify for a larger homeowner grant of up to $845. However, if the value of your property is in excess of $1,100,000 you will start losing some of that grant. The good news is that if you make less than $30,000 per year in income, you may apply to get the full grant back. If you are 55-plus and your property is your principle residence, you may apply to have your property taxes deferred with a low one per cent loan from the government. (Visit www.2.gov.bc.ca and search for “Defer Your Taxes”.) On a final note, if your 2014 assessment is only 10-15 per cent higher than the 2013 assessed value, there’s no need to panic. It does not mean that your actual taxes will go up by that percentage. In fact, in many cases, the actual taxes do not change much at all.

oung buyers today have a higher education and generally higher income levels than previous generations. That being said, studies are showing that a large group of these “Millennials” are lacking confidence when it comes time to choose the right home and the right mortgage. The bulk of clients at many ages still seek help to navigate the market and the many product offerings around them, so this is not just a generational problem. It is clear that the Millennials first-time home buyers want more and they want it now! In a recent CMHC survey of First Time Buyers, there is a large group who felt underserviced and overwhelmed with the Mortgage Process;

It is no surprise that this growing group of well-educated, income earning buyers is one of the largest growing users of the Mortgage Broker Channel. Mortgage Broker market share in Canada is just over 25 per cent, but with the first time home buyers, the Broker market share is over 40 per cent! Now look up at the first set of stats again — there is a very close correlation between the numbers of satisfied clients and those serviced by Brokers. With over 80 per cent having a post-secondary education and with the internet comfortably at their disposal, this generation is increasingly craving information from multiple sources while actively looking for a bargain. The internet provides access to the many lenders websites, rates and calculators but the specifics of each product are often elusive, and if found are seldom understood nor explained in great detail. This is where the Broker’s value shines. 80 per cent of Millennials are focused on today’s best rate, yet many have not heard about large penalty calculations. 75 per cent are doing their own online research, 66 per cent of those are looking at up to six different lender sites. Today’s First Time Buyer is still considering their parents’ advice yet are leaning more and more to a Mortgage Broker that will spend the time to educate them on multiple lenders and various terms or products. The prime advantage of a Mortgage Broker to Millennials is that a Licensed Broker has more education and qualifications than the average Mobile Bank Rep, but not only that, a Mortgage Broker is already prepared to compare the ins and outs of multiple lenders products at any time. The best advice I can offer any potential first time home buyer is talk to a Broker well in advance; ›› Start saving early for your down payment. ›› Use a budget to find wasted dollars that can quickly add up. ›› Talk to a Mortgage Broker even if you are two years out; a Broker will

provide a realistic road map. ›› Prepare a list of questions; be sure to get them all answered by a

licenced professional.

And after watching the residential market rebound with astonishing strength last year, the new one is already showing indications it will be even better than its immediate predecessor. over a third of the units within a week — consumer confident is strengthening, and most insiders believe interest rates will either stay put or experience only a slight rise beginning mid-year. A strong slate of new developments are poised to hit the market this year, and according to CMHC, the overall number of housing starts will continue to edge higher through 2015 and into 2016 — meaning more choice. All positive news for homebuyers.

In the condo market, the popularity of extensive master planned communities and mixed-use projects shows no signs of waning as ever-more ambitious developments either make a debut or release new phases. And Burnaby is one of the hot beds of this type of multi-tower development. Initial releases of Station Square (Anthem Properties) and The Amazing Brentwood (Shape Properties) sold rapidly — Amazing Brentwood’s first tower was virtually sold out in a day — and this year’s new offerings are expected to follow suit. Another to watch is Shape’s upcoming Lougheed development which is anticipated to bring 25 to 30 residential towers plus extensive new retail to the neighbourhood. Also garnering close attention from consumers and industry alike are the much anticipated Burrard Gateway project in downtown Vancouver, the upcoming redevelopment of Oakridge Mall, and the Little Mountain neighbourhood. Get Where You’re Going

Surprising no one, marketing guru Bob Rennie predicts proximity to transit will continue to be one of the top influencers in the 2015 home purchase decision. Locations like West Coquitlam (Burquitlam), the Cambie Corridor, Surrey’s Central City, and South Main where bus routes and SkyTrain are only steps away will happily bask in the


spotlight as the movement toward reduced reliance on personal vehicles gains ever more momentum. And it’s not only new lines like the much anticipated, now firmly underway Evergreen Line. 2015 may also be the year Concord Pacific, working in conjunction with the City of Richmond, adds a new station to the existing Canada Line — a move that directly addresses the needs of residents purchasing in the neighbourhood surrounding No. 3 Road and Capston in North Richmond. Onsite parking is a question mark. As municipalities continue reducing the amount of resident parking required per unit, 2015 may see the trend to offer parking as pay-per-stall add-ons increase. At an estimated $15,000 to $25,000 per parking spot, this is one move toward better affordability that’s resonating with a generation of young, savvy urbanites who are increasingly saying ‘no’ to the long standing perception that owning a car equals prestige — to the point that many aren’t bothering to get a driver’s license let alone a personal vehicle. Another solution many developers are embracing is providing free membership in car co-ops like Car2Go or Modo as well as dedicated, onsite parking for co-op vehicles. The New Face of Condo Living

In high density, urban centres like Chinatown, Gastown, and the reinvented Coquitlam town centre, expect the trend to more compact and thus more affordable suites to remain strong through 2015. Features like ultra-secure, ultra-convenient bicycle storage and multi-purpose, transformable living spaces will become more important than dual sinks in the ensuite. But another trend is clearly gaining strength as

well — larger condos with lavish, five-star amenities aimed squarely at the burgeoning Boomer Buyer. “Downsizers don’t want to relocate or compromise their space in order to get the convenience of lock’n’go living,” says Cressey’s vice president, Hani Lammam. He adds that response was fast and intense when signage went up for the company’s newest development in Kerrisdale. “These purchasers want a home big enough to accommodate their lifestyle. Which is why we aren’t even offering one-bedroom homes in this project.” Interestingly, it’s not just the older demographic who’s now setting their sights on larger apartments. “We’re seeing an increase in demand from young couples and professionals,” says Karen West, sales and marketing director at Boffo Developments. “These are sophisticated, savvy buyers who are making an active decision to raise their family in a high density, urbanized environment. They value the convenience of being close to city amenities like restaurants, shops, and entertainment — and they use them. What they don’t want is the hassle of a yard or the high cost of a house in the suburbs.”

For most homebuyers though, it’s still the bottom line that counts most. So the annual tradition of “bold predictions” from Michael Ferreira, managing principal at Urban Analytics, is welcome good news. REBGV END OF YEAR REPORT Home sale and listing activity reach historical norms in 2014 IT WAS A TYPICAL YEAR for the Metro Vancouver housing market in certain respects. The region’s home sale and listing totals for 2014 both rank fifth when compared against the past 10 years of activity, while home prices increased. The Real Estate Board of Greater Vancouver (REBGV) reports that total sales of detached, attached and apartment properties in 2014 reached 33,116, a 16.1 per cent increase from the 28,524 sales recorded in 2013, and a 32.3 per cent increase over the 25,032 residential sales in 2012. The number of residential properties listed for sale on the Multiple Listing Service® (MLS®) in Metro Vancouver increased 2.4 per cent in 2014 to 56,066 compared to the 54,742 properties listed in 2013. Looking back further, last year’s total represents a four per cent decline compared to the 58,379 residential properties listed for sale in 2012. “While home buyer and seller activity created balanced market conditions within the region, we also experienced some upward pressure on home prices over the course of the year,” Ray Harris, REBGV president said. The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver ends the year at $638,500. This represents a 5.8 per cent increase compared to December 2013.

“Detached homes continue to be the most sought after property type in our market,” Harris, said. “Detached homes in Metro Vancouver have increased 8.1 per cent in value over the last 12 months while townhome and condominium properties have increased 4.5 and 3.5 per cent over the same period.” December summary

Residential property sales in Greater Vancouver totalled 2,116 in December 2014, an increase of 8.3 per cent from the 1,953 sales recorded in December 2013 and a 15.9 per cent decline compared to November 2014 when 2,516 home sales occurred. New listings for detached, attached and apartment properties in Greater Vancouver totalled 1,888 in December 2014. This represents a 1.7 per cent increase compared to the 1,856 units listed in December 2013 and a 37.4 per cent decline compared to November 2014 when 3,016 properties were listed. The total number of properties currently listed for sale on the MLS® system in Metro Vancouver is 10,320, a 10.7 per cent decline compared to December 2013 and a 17.8 per cent decrease compared to November 2014. Sales of detached properties in December 2014 reached 833, an increase of 9.3 per cent from the 762 detached sales recorded in December 2013. The benchmark price for detached properties increased 8.1 per cent from December 2013 to $1,002,200. Sales of apartment properties reached 912 in December 2014, an increase of 7.3 per cent compared to the 850 sales in December 2013.The benchmark price of an apartment property increased 3.5 per cent from December 2013 to $380,700. Attached property sales in December 2014 totalled 371, an increase of 8.8 per cent compared to the 341 sales in December 2013. The benchmark price of an attached unit increased 4.5 per cent between December 2013 and 2014 to $476,800.

UDI AWARDS OF EXCELLENCE The Best of BC // BY SUSAN M BOYCE HELD ONLY ONCE EVERY TWO YEARS, THE URBAN DEVELOPMENT

Institute Pacific Region (UDI) Awards for Excellence took place late last year. Considered the premier recognition of the creativity, innovation and sheer beauty in BC’s built environment, this year’s black-tie gala brought together more than 700 industry experts and insiders to celebrate the best of the best. “These awards recognize the outstanding contributions of developers who help shape our vibrant, livable communities,” said Anne McMullin, UDI president and CEO, during opening remarks “Winning projects are chosen by a jury of distinguished real estate professionals who judge each project on its sustainability, design innovation, integration with transit and the surrounding community, as well as marketing success.” And she stressed the quality of the 2014 entries made those deliberations a particularly arduous task. In all, 22 awards were given out — a 25 per cent increase since 2012 — each honouring a different building form within BC’s diverse construction landscape and each a testament to the continued strength and growth within the province’s real estate industry. Response to the Vancouver Sun popular Readers’ Choice Award skyrocketed by an astonishing 300 per cent — but when the 8,600-plus votes were tallied, it was The Private Residences at the Hotel Georgia by Delta Land Developments that captured the most hearts in this category. The Private Residences’ saltwater pool and state of the art, geothermal field were just two of the features that also wowed judges in Best Environmental Innovation. The Low Down on Lowrise Excellence In a surprise move, judges decided competition in this year’s lowrise category was simply too diverse and split it into three, individual awards based on region. It was a decision that spelled good news for heavyweight developer Ledingham McAllister who went home with two of the three awards. Already recipient of an environmental award from the City of Burnaby for the painstaking, meticulous restoration of a longforgotten section of Byrne Creek that runs through the centre of the property, Storybrook also established a direct cycling/ pedestrian connection to the well-used Central Valley Greenway and the Edmonds SkyTrain station. Farther south in White Rock’s popular Uptown neighbourhood, LedMac transformed a once contaminated gas station site into a boutique residence named Saltaire. The final winner in the revamped lowrise categories was Sail, Adera’s ultra-green UBC residence. In addition to being the campus’ first six-storey woodframe, it’s also the first residence built to REAP Platinum (the university’s site specific Residential Environmental Assessment Program) standards.

Lofty Heights Charming, whimsical design and a commitment to history helped Rize Alliance take home a UDI Award for Best Urban Infill. Situated in downtown’s emerging Beach neighbourhood, The Rolston’s development included renovating 44 SROs in the historic Yale Hotel. “It’s my favourite part of the project and a social benefit that can’t be measured with spreadsheet proformas,” said president, Will Lim. Already acknowledged in the Best Industrial category for the new FedEx Freight at PacificLink building, Wesgroup Properties took the podium a second time for The Prescott which was named Best Mixed Use project. The mid-Lonsdale tower is now also home to Blue Shore Financial Credit Union’s dramatic 60,000-square-foot corporate head office and flagship branch. Best Urban Highrise went to Onni for The Mark, a 47-storey tower in downtown Vancouver. Featuring gleaming glass curtain-walls to maximize view lines across English Bay, the project also offered early buyers the option to combine suites, thus creating the possibility of homes providing as much as 3,000 square feet — particularly attractive to the space-conscious downsizer. Burnaby’s status as a hotbed of condo development received yet another confirmation when Metroplace by Intracorp was named Best Suburban Highrise. The first residential tower to contribute to the Beresford Art Walk, this 46-storey, mixed-used residence offers a rooftop terrace, onsite fitness facility, and a location adjacent to SkyTrain and the divers shopping mecca of Metrotown. Heritage Meets the 21st Century Taking home a well-deserved Best in Show as a gold for Best Heritage was 564 Beatty Street by Reliance Properties. The concept was to create four storeys of contemporary glass-and-steel above a vacant, brick heritage building that was rapidly falling into disrepair. The resulting “jewel box” addition brings much needed high quality office space to the neighbourhood and has revitalized the adjacent SkyTrain plaza where savvy diners now find the relocated Chambar Restaurant. No wonder the resulting LEED gold structure is being described as “not urban in-fill but urban up-fill.” Lifetime Service This year saw four individual honoured as inductees into the UDI Hall of Fame —the second time these awards have recognized a lifetime of innovation and philanthropy. This year’s recipients were Robert H Lee (Prospero International Realty) a generous benefactor to the YMCA that bears his name in downtown Vancouver as well as to his Alma Mater, UBC, where he’s been chancellor, governor, and founder of UBC Properties Trust; Keith Beedie (Beedie Development Group) who donated funds for Burnaby Hospital’s purchase of an MRI and for the Beedie School of Business at SFU; Joe Segal (Kingswood Capital Corporation) whose list of philanthropic achievements include funding the Joseph and Rosalie Health Centre at VGH; and the late Milan Ilich (Progressive Group of Companies) whose generous donations in the medical field have benefited thousands of BC residents with increased access to the care they need. Under 40 Leaders Wesgroup Properties was the night’s only three-time winner: first for the FedEx Freight at PacificLink building (Best Industrial), second for The Prescott (Best Mixed Use, and finally when Beau Jarvis, senior vice president of development, received the prestigious Maureen Enser Future Leader Award that recognizes industry leaders under the age of 40. In 2015, that desire for more eco-friendly space and a renewed interest in the past and hope for the future continues to fuel interior design trends. Whether building, buying, renovating or selling your home, make your way to the much anticipated BC Home + Garden Show 2015 at B.C. Place Stadium from February 18-22, 2015. “The BC Home + Garden Show has everything you need for design, renovation, lifestyle and landscaping all under one roof,” says Tyson Kidd, manager of the BC Home + Garden Show. Every year, the show draws between 54,000 and 59,000 visitors. In addition, there will be hundreds of the industry’s finest Canadian renovation, decoration and landscaping specialists. Whether you are revamping your kitchen, downsizing, switching up your home décor or creating an outdoor oasis, this year’s show will enthuse and arouse your inner designer. Hottest trends

According to Kidd, one of the hottest trends in outdoor design for 2015 is going to be edible gardens. Horticulturalist Brian Minter will hit the stage to discuss ways anyone can become more self-sufficient and involved in their personal food production. “People of all generations are recognizing that foraging and raising edibles are real-world skills that can keep you fed and healthy amongst processed junk and potential food shortages,” he says, adding some are even going as far as keeping their own bees to help with pollination in light of dwindling bee populations.

PITT MEADOWS/MAPLE RIDGE The bees and their hives are making their ways indoor too — honeycomb shapes are popping up everywhere in architecture and interior design, creating a look that is both modern and organic. Kidd also believes we are moving towards what he calls “an era of lush comfort.” Vancouver has seen hints of it over the past few years with the introduction and explosion of “pseudosectionals” (couch/chaise lounge combos). He believes people are over the fad of “high design” sofas that prioritize severe style over comfort. Back to basics

A design term, which has been coined in the last few years, is dubbed either shabby chic, rustic, handcrafted or vintage. Whatever you call it, it’s about creating a comfortable and elegant home using furniture or furnishings which have rich stories to tell or where new items are distressed to achieve the look of an antique. “On the West coast people are more sustainable and would rather restore than see a piece go into the landfill,” says interior designer Jamie Banfield, who is designing the show’s Power Smart Cardinal Cabin. “For example, an old school filing cabinet can be brought back to life as a bedside table.” “Make your small contemporary space look grand by adding different textures, such as mixing metals like a copper lamp or a stool with unique wrought iron legs,” he goes on. “Light and punchy coloured walls (warm muddy purple is hot) will make the space feel open and airy. Invest in pieces that give you longevity and dual functionality.” Interior designer Janette Ewen agrees with Banfield. “Take an old piece of furniture, grab a can of spray paint and play it off with colour and interesting objects,” adds Ewen, who along with Jef Hancock, owners Parker Barrow Creative Studio, will speak at the show about quick and easy design elements.

In our quest to return to simpler time and a reminder of the real meaning of life, heirloom pieces handed down from generation to generation or that fabulously distressed armoire is often the piece de resistance in a room. Reclaimed furniture is still as hot as ever this year. Running parallel to the “Vintage” look are furniture pieces created from reclaimed wood and metal. Materials salvaged from abandoned factories and buildings in countries dismantling their derelict industrial zones are a huge inspiration for some of the most rustic yet sophisticated edgy looks, dubbed the new “Industrial Modern” style expression. “In addition, we are seeing rooms that combine contemporary furniture with reclaimed pieces layered with fabrics and colour; creating a sophisticated rustic and warm space,” says Jef Hancock. A new wall decor can also make a huge impact on a room without making much of a dent on your wallet. Try adding a splash of colour to an otherwise neutral palette, or add a fun textured piece for a unique look. “Gorgeous wallpaper inside a frame looks fabulous,” says Ewen. “Or line your book shelves with wallpaper and then stack your books horizontally and vertically.” Another simple way to breathe new life into any room is with the use of tiles – whether its kitchen backsplash or a bathroom redo, tiles are relatively inexpensive and can make such a difference. And let’s face it — it’s only tile! It can be redone another day if you mess up. Because designers are starting to think more about the world and the impact they leave behind, this shift is certainly playing out in what products they choose to use. Bring your green thumb!

The show will feature gardens titled “The Classics.” Based on iconic examples of film, music and design, there will be plenty of ideas — everything from unique plants to landscape design — for those living in condos, townhomes or homes with large gardens. Those looking for expert advice can stop by the Vancouver Sun Gardener’s School to catch presentations on everything from helebores to carnivorous plants and everything in between. In the end, it’s all about letting your personality shine through

potential buyers look for when searching for a home. The more of them your place has when you go to sell, the more attractive it will be to a greater number of people. While experts suggest you take a long-term view when buying a home, it’s also important to not look too far down the road. Let’s be honest, your first home may not be your dream home, and your needs and desires are sure to change through the various stages of home ownership. So, while the answers to the above questions are specific to your circumstances, there are also some common guidelines you can follow. 1. How much can you afford? Experts agree it is never a good idea to make yourself house-poor, and it is a very common mistake, particularly of first-time buyers, to buy more home than they can really afford. Meeting with a mortgage broker or your banker will help determine your full financial picture, assessing everything from your credit rating to how much you have saved for a down payment. Experts also suggest you “stress-test” your plan to see how well you could cope with higher mortgage payments brought on by rising interest rates. 2. How much will it really cost? Another common mistake is not being prepared for all the closing costs involved: lawyer fees, land transfer taxes, utilities, insurance, and moving expenses. All of these costs add up, and ultimately should factor into your overall home-buying budget. 3. Where do you want to live? This question is becoming more important for a number of reasons, though influenced primarily by where you work, how much of a commute you want, and whether your transportation options include mass transit or only driving. Proximity to mass transit is something more and more people are looking for in their new home location. It may not be as simple as choosing to live in the city, suburbs or a small town. 4. What type of home do you want? Once you have determined your options for cost and location, you can then assess what types of homes are available in your price range and desired neighbourhood: condos, townhomes, semi-detached or single-family? So many questions, so many choices. The good news is, home builders today are in sync with customer preferences for location and amenities. Your options for new-home products have never been better.

f you’re in the market for a new home, you’re likely paying attention to the headlines – and sweating a bit. You know that the price of homes is rising. You’ve read Statistics Canada’s report that national household debt is at a record high. You’ve heard warnings from the Bank of Canada that high consumer debt and imbalances in the housing market are making Canada’s financial system vulnerable. Well, amid the doom and gloom there’s also some good news – housing affordability improved in the third quarter of 2014, according to RBC Economics’ latest Housing Trends and Affordability Report. “Owning a home was a bit easier in Q3 thanks to rising household

incomes, low and steady interest rates and cheaper utility costs in many parts of the country – Toronto even saw some relief,” says Craig Wright, senior vicepresident and chief economist, RBC. “With home resales sitting close to the highest levels since early 2010, the overall tone of Canada’s housing market is quite solid at this stage.” RBC’s housing affordability index captures the proportion of pre-tax household income required to own and operate a home at current market value. The greater the measure, the worse the affordability. For example, a measure of 50 per cent means owning a home – including mortgage payments, utilities and property taxes – will eat up 50 per cent of a typical household’s pre-tax income. According to the report, the national affordability level in the third quarter fell by 0.2 percentage points to 47.8 per cent for two-storey homes and by 0.3 percentage points to 27.1 per cent for condo apartments. To put these numbers in perspective, when you’re applying for a mortgage, lenders add up your housing costs and calculate what percentage they are of your gross monthly income, known as your Gross Debt Service ratio (GDS). According to Canada Mortgage and Housing Corp., your GDS should be 32 per cent or less of your pre-tax household monthly income. And with affordability coming in at 27.1 per cent for condos, they’re a great choice. “A trend that jumped out ... was a further broad improvement in affordability of condos where a strong majority of markets across Canada saw the measure for the segment fall,” Wright notes. “Condos no doubt continue to be the more affordable ownership option in every market.” RBC attributes the booming housing market to declines in fixed mortgage rates earlier this year, but predicts “interest rates to have a dampening effect on the market in 2015 with expectations that the Bank of Canada will raise its overnight rate mid-year and longer-term rates will rise well before that.” As they say, what comes down must go up? Well, something like that. So, what can you do to insulate yourself from the looming threat of rising rates? Simple – plan ahead. Stress-test your mortgage against a higher rate before you commit to your home purchase. Sure, you may be able to afford your dream home at today’s mortgage interest rate of 2.99 per cent, but in five years when it’s time to renew at 5.99 per cent (or whatever that number is at that time), will you still be able to make those payments? Factor in all your expenses. Do you have student loans? Do you drive a car? Do you expect to eat on a daily basis? Do you have kids, or are you planning to in the future? Don’t forget about those retirement savings! Consult a financial advisor to help you determine what will work within your

budget. With a clear view of the big picture, it’s easier to plan ahead, and purchase a property with confidence. Buying a home is hugely rewarding, providing you’re prepared. Do your homework well in advance, and come mortgage renewal time and those Bank of Canada rate announcements, you won’t break a sweat. While it’s a good idea to pay attention to the headlines and all the advice offered – professional and otherwise – take it with a grain of salt. You can never really predict what will happen in the real estate market, though many may try. And while the picture may look a certain way from a national, provincial or city-wide perspective, what happens locally, in your price range and specific to your circumstances, can differ drastically. Your guess as to what the housing market holds is as good as anyone’s. Is it a buyers’ or sellers’ market? Will prices rise or drop in the next few weeks while you search for the best home and the best deal? What will happen to mortgage interest rates in the short term? Should you buy now, or wait until the frenzy blows over? Rather than losing sleep worrying about things you can’t predict or control, think about your own circumstances and plan your future based on your personal facts. In terms of condominium infrastructure, builders consider common spaces and amenities and the subsequent upkeep costs to residents. With detached houses, aspects can be added to the community to enhance the living experience – from parks to dog walk areas. In both cases, it’s essential to build indoor living spaces that address the needs of the buyers – whether they are single households, married, with or without children or include extended family members. Communities usually have a distinctive character that reflects the lifestyle of future residents. A builder needs to understand whether they’re accommodating a luxury buyer, a first-time homeowner, someone looking to upgrade their space or downsize their current residence. This character will be apparent in the community and homes themselves, and will also affect marketing, media materials and experiences at preview and sales events. After all, the end goal is to speak to exactly who will be living in the future community. Every touch point the purchaser comes into contact with should be an accurate reflection of themselves and their lifestyles. During the construction process, residents will often begin to meet more members of the in-house builder team, as they select their finishes and take part in the PDI (the walk-through pre-delivery inspection). A good builder will address any issues you have and ensure that you receive clear and timely communication especially should any issues arise or delays occur. By the time you receive your keys, move into your new place and call it home, you should have a positive experience and be more than willing to refer your builder to family members or friends. A trusted referral is the true hallmark of a successful builder.

If you never seem to get around to hanging your clothes on hangers, place some open bins in your closet.

PURGING FOR “FRAIDY-CATS.” If you keep every paper that enters your home because you’re afraid you might need it someday, here’s a way to ease the fear. Designate a temporary holding tank, a box or bin for papers you don’t need, which you’ll dump once a month. Knowing that these papers won’t be tossed immediately and will be there “just in case” lessens the anxiety of letting them go. ENCOURAGE FILING, DISCOURAGE PILING. Keep extra file folders in the back of your filing drawer, and have a label-maker handy. Having these supplies ready to go will encourage you to quickly create new files as you need them rather than pile papers on top of your filing cabinet “just for now.” ACCOMPLISH MORE IN YOUR DAY BY KNOWING YOUR STYLE. Understand your high/

low energy periods and schedule your daily tasks accordingly – tough tasks during your high-energy periods and less-demanding tasks during the low ones. Also consider your work style when planning your day. You’ll be amazed at how much more you can accomplish by keeping your style in mind when planning your activities from day to day.

» If you’re worried about moisture damage, a ceramic indoor/ outdoor stool is a perfect choice to resist the dampness, with endless options for colour or pattern (or classic black for a punch of drama). Plus, in summer when you spend more time on your balcony and less time in a hot bath, this stool can move outdoors as a compact extra seat. » I often use wood stools in bath spaces (including in my own recent bath renovation!), as the organic texture adds a sense of warmth sometimes missing in spaces dominated by stone and glass. Look for a petite form which can tuck away when not in use to save space. CHAIR » Similar to a stool, a chair placed in the bathroom helps tie the space back to other areas of your home, with the added benefit of providing the perfect place to drape clothing or a towel. » Choosing a transparent plastic, polished aluminum, clean white or an open shape (like a classic bentwood bistro chair) will help keep the look light and airy. A cart can easily move out of the way or pull closer to the vanity, and perches perfectly under a window or in a corner without blocking elbow room like a full-height cabinet would. » Use simple jars, drinking glasses or open vases to store items like cotton swabs and toothbrushes, and baskets or boxes for items you want hidden, with space left for rolled towels and an occasional fresh bouquet. » To get that unexpected charm, skip the “bathroom carts,” opting instead for a metal bar cart (especially a vintage find) or a well-sealed butcher-block kitchen cart and boldly repurposing it.

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse. 02 Divide by three. This figure is the monthly payment you can afford to make on your condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.
