Much like that bank commercial that says, “you’re richer than you think,” a new home may be more affordable than you originally thought. Perhaps you only need to change your definition of “home” to get into the market. While a detached home is the traditional choice for many, high-rise and low-rise suites, lofts and townhomes have become a prime choice among first-time buyers and empty nesters in the market for new place to call home. Not only does condominium living afford you the opportunity to live in a prime neighbourhood at a great starting price, when it’s time to move you can often opt to remain in the

same neighbourhood, since many buildings and townhome communities offer a mix of designs and sizes, which allow families to relocate easily without having to change jobs or schools. Today’s communities generally have a range of sizes and prices that start at the “affordable” end of the price spectrum. It’s hard to believe, considering some of the harsh weather we’ve had of late, but spring is almost here. And along with the crocuses budding and the beginning of baseball season, a sure sign of spring’s arrival is the inevitability of tax time. In this issue of New Condo Guide, you’ll get some good tax time tips. For instance, you’ll learn ways to make tax time “less taxing” and how to make working at home work to your advantage. Let’s face it, most of us don’t enjoy filing our taxes. But think of it this way: once your taxes are out of the way, you can enjoy the pleasures of spring. Let’s hear it for flowers, patios

But let’s leave the grim reaper in the graveyard for now. Believe it or not, I have some good news on the tax front! No, I’m not running for election... Taxes are not only a sure thing, they are also scary, boring and intimidating for most. Don’t let this tax season scare you or get you down. If you work from home, here’s some great news: no longer is it just the starving artist who can benefit from working from home. There is a way you can give yourself a little raise! Self employed, employees, and commissioned income earners, get ready to Google the following forms to see what tax breaks you are eligible for.

» T2125 – Calculation of business use of home expenses This one will guide the self-employed Canadian to deductions at home such as heat, electricity, insurance, maintenance, mortgage interest and property taxes. The rule of thumb is if you need to spend it to make money at home, you can more than likely deduct it. Some larger repairs may have a capital cost eliminate to them. This form will give you details on this and other deductions you are entitled to if you’re self-employed. » T777 – Statement of employment expenses This form is for the employee who works from home. It is important to know that it doesn’t matter if you only work from home part of the time – you are still eligible to claim a portion of the time you do work from home. Employees are eligible to claim items such as heat, electricity, general repairs, condo fees, Internet and work phone. The only expenses you can’t claim as an employee versus self-employed are mortgage interest and property taxes. An exception is made for commission employees. As an employee, you must have your employer fill out a T2200. This form tells Revenue Canada what the employer’s expectations are for work and expenses from themselves and from yourself as the employee. » General facts about home deductions The amount of the deduction is calculated based on the amount of space you use in your home for income. Let’s say you have 10 rooms

in your home and two are used for work. The pro-rated amount is based on the percentage of the home used for work. In this case, 20 per cent. So, if your deduction total is $10,000 x 20 per cent, a $2,000 deduction off your income for you! It’s important to know that the deduction only applies to income. If this is the first you are hearing of this but have been working from home for quite some time, don’t fret – you are able to go back to previous years and do a T1 adjustment to make a claim for the years you missed the boat! Keep your receipts. If Revenue Canada comes calling, you want to make sure you can prove your expenses that have been claimed. And finally, don’t let all these fancy forms and terms scare you. Do a bit of homework and take it to a professional if you’re not sure or just plain can’t stand the idea of doing your own taxes. When in doubt, ask if you’re eligible to claim the deduction. Don’t assume if you don’t know! The money spent for good advice will pay off! There are so many financial benefits to working from home. You’re already paying most of these expenses anyway, and the fact that you can claim a portion is a great benefit. Let’s not forget the personal benefits. Nothing is better than working from home in your pj’s! It’s not always about working harder. There’s something to be said for working smarter! So sharpen the pencils, Google it up and give yourself that much-deserved raise!

This year, celebrating its 21st anniversary, the Georgie Awards once again attracted a diverse crowd as the glitterati of B.C.’s residential building industry gathered to honour the best of the best in a black tie gala on the waterfront at the Vancouver Convention Centre. This year’s battle was intense with a record-breaking 518 entries — 1,538 slides covering 45 categories. It took the judges three days of intense deliberation and a reputed 455 cups of coffee, but on February 23rd, 2013, the winners of the 21st Annual Georgie Awards were announced to a crowd of more than 600 builders, developers, renovators and industry experts. “These awards are a showcase of the most dynamic and innovative residential industry in North America,” said Ida Chong, B.C.’s Minister of Aboriginal Relations and Reconciliation, in her address. “You are leading the way to build a better, more sustainable future for all British Columbians.”

however, get a quick peek at each project prior to the winner being announced during the ceremony. As always, the sheer style, inspiration and visionary outlook were awe-inspiring. And, in the condominium categories, there was no shortage of innovation to admire. One of the evening’s first surprises came in the Best New Multi-Family Kitchen category when one of the five finalists was deemed so outstanding that the judges created a whole new category — Best New Multi-Family Kitchen over $40,000 which was awarded to The Private Residences at the Hotel Georgia by Delta Land Development. Winning the award for Best New Multi-Family Kitchen under $40,000 was Symphony Homes’ Mahon Park Residences in North Vancouver. MAC Marketing Solutions added another four gold Georgie awards to their already lengthy list of achievements. Meccanica (built by Cressey) got the nod in three categories including a

he B.C. First-Time New Home Buyers’ Bonus helps make owning your first home a little more affordable. If you’re a first-time homebuyer in the market for a newly built or substantially renovated home, you can get up to $10,000 back from the B.C. government through a onetime income tax credit.

But you will have to act fast; this bonus is only applicable on eligible new home purchases on or before March 31, 2013. The credit works out to five per cent of the home’s purchase price, up to a maximum of $10,000. Or, to look at it another way, any newly built home worth $200,000 or more qualifies for the full amount. The purpose of this bonus is to help families starting out, especially those with lower incomes, gain access to the real estate market. The bonus is gradually phased out for individuals and couples who earn more than $150,000 a year. According to the Government of British Columbia, to qualify: YOU MUST BE AN ELIGIBLE FIRSTTIME NEW HOME BUYER

› You, or you and your spouse or common-law partner, have never previously owned a primary residence; › You purchase or build an eligible new home located in B.C.; › You file a 2011 B.C. resident personal income tax return, or if you move to B.C. after December 31, 2011, you file a 2012 B.C. resident personal income tax return (you will not be eligible for the bonus if you move to B.C. after December 31, 2012); › You are eligible for the B.C. HST New Housing Rebate; and › You intend to live in the home as your primary residence.

began more than two decades ago. While weathering the many ups and downs of the Lower Mainland’s ever-changing marketplace, she’s bought, sold, and rented properties ranging from studio apartments to single-family houses. But through it all, through the “get rich quick” media hype and the “sky is falling” doomsday prophesies, her belief that real estate is one of the best methods of building a secure financial base has never wavered. In this issue, Linda offers some insights and advice for anyone considering condominium real estate as part of their investment portfolio. Q What’s so great about real estate as an investment? A I was born and raised in Vancouver. My father was a fisherman, but he always taught me that real estate is the best way to invest for the long term. It gives you a tangible asset, and as long as you do your homework and keep a realistic perspective, it’s easy and safe. That’s still true today. Yes, the market always goes up and down, but ultimately it always goes up. My first investment property was an apartment in Kitsilano, but over the years I’ve bought in Surrey, Vancouver, Burnaby, even Coquitlam. I’ve held properties for several months and up to seven or eight years, and while some have definitely been better than others, I’ve never lost money on a suite.

Do you prefer new product or resale? Most of the time I buy brand new, but I’m not overly concerned about getting all Q

the bells and whistles because I can add those myself later. What’s most important is finding an area that’s close to a wide range of amenities and has a high demand for rentals. For example, at UBC where you have a combination of amenities, great schools, and a fantastic lifestyle, people are practically lining up to find quality suites. Initially you’ll pay more to buy, but you’ll also get a higher rent. Q How do you decide whether a property is a good investment or not? A I keep on top of the market, so I know what I can expect to make per square foot on a rental basis in a given area — which means I can act quickly when I see an opportunity. For example, I remember one day a number of years ago I was driving to North Vancouver when I heard that a building had just gone on sale in Yaletown. I turned around and within 15 minutes, I’d bought a condo there. Some people do it differently, but I don’t want to be cash positive — I just want to cover the mortgage until it’s paid off. That way, I’m not being taxed on the income now. Eventually the rental income will pay off those mortgages and whether I sell or continue renting, they’ll become part of my retirement portfolio.

Do you use a property manager or do you handle the day-to-day issues by yourself? A I use both methods, but for someone who’s new to this type of investment I recommend getting a property manager. Looking after everything yourself isn’t easy, Q

Q Any other tips for someone considering a condo as an investment property? a Make sure the developer has a good reputation, have a buffer for those inevitable times when you have to cover the costs for a month or two if your property isn’t rented out, and use a really good mortgage broker — someone who will not only get you good rates but will make sure you aren’t stretching yourself too thin. Do your due diligence, and then don’t be afraid to jump in.

Be Prepared With almost two decades of experience in the lending industry, Bill Macklem, owner of Dominion Macklem Mortgages, says many first-time condo buyers overlook the upcoming municipal property taxes on their purchase. “Often when you’re buying a strata unit, the property taxes haven’t been finalized because the strata isn’t set up yet. If your financial institution isn’t paying them through your mortgage, you could be in for a nasty surprise when those taxes come due.” He’s a firm believer oversights like this can be avoided by surrounding yourself with a good support team — a team that should include a lawyer or notary who specializes in conveyancing and a mortgage broker. “If you just want a mortgage, you can go online and get one,” he explains. “But that doesn’t mean you’re getting any help or advice about which product suits you best — advice about things like down payment, amortization, whether to go with monthly or weekly payments. And let’s face it, most first-time buyers expect to either move up or buy another property in the not so distant future. This figure is the monthly payment you can afford to make on your condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.
