EDITOR’S NOTE

THINK AGAIN

Much like that bank commercial that says, “you’re richer than you think,” a new home may be more affordable than you originally thought. Perhaps you only need to change your definition of “home” to get into the market. While a detached home is the traditional choice for many, high-rise and low-rise suites, lofts and townhomes have become a prime choice among first-time buyers and empty nesters in the market for new place to call home. Not only does condominium living afford you the opportunity to live in a prime neighbourhood at a great starting price, when it’s time to move you can often opt to remain in the

same neighbourhood, since many buildings and townhome communities offer a mix of designs and sizes, which allow families to relocate easily without having to change jobs or schools. Today’s communities generally have a range of sizes and prices that start at the “affordable” end of the price spectrum. This spring, many builders and developers are gearing up for their grand openings or have suites available for quick occupancy. It’s an exciting time to be shopping for a new place, so don’t miss this excellent buying opportunity. Have a look through this issue and see what you think. The home of your dreams is waiting.

The good news:

12 METRO VANCOUVER NEW CONDO GUIDE MARCH 8 - 22, 2013

It’s hard to believe, considering some of the harsh weather we’ve had of late, but spring is almost here. And along with the crocuses budding and the beginning of baseball season, a sure sign of spring’s arrival is the inevitability of tax time. In this issue of New Condo Guide, you’ll get some good tax time tips. For instance, you’ll learn ways to make tax time “less taxing” and how to make working at home work to your advantage. Let’s face it, most of us don’t enjoy filing our taxes. But think of it this way: once your taxes are out of the way, you can enjoy the pleasures of spring. Let’s hear it for flowers, patios

and sandals (okay maybe not just yet). But with the nicer weather, its a good time to get out there and start visiting all of the terrific condos you’ve been meaning to see. So replace your Sorels and parkas with more seasonal gear and make plans to call on some of the stunning condo presentation centres and model suites on offer around the city. All of the beautiful architecture, smart designs and dreamy colours will surely help you shed the winter “blahs” and get you into the spirit of the spring season. But please don’t forget to do your taxes.

ocean breezes. You crave a sophisticated home in one of the Lower Mainland’s most up and coming neighbourhoods. And naturally, you insist on only the finest quality when it comes to the place you call home. Well take note, because Adagio is now well under construction. Marking Boffo Developments’ long awaited return to the South Surrey neighbourhood, this collection of 50 lowrise condominium homes follows the success of Sereno which was named B.C.’s Best Townhouse Community at the prestigious Georgie Awards. Designed with all the meticulous attention to detail Boffo is known for, Adagio is unabashedly upscale, elegant and cosmopolitan. “We are appealing directly to buyers who appreciate the finer things in life — savvy You love the sunshine and fresh,

young professionals and active downsizers who want the convenience of lock’n’go living without compromising space or the features they had in their single-family home,” says sales manager Sandra Miller. Love Your Space “Because Boffo is both the developer and the builder, you know they’re going to build every home as if they were building it for themselves,” Sandra says. “There are so many little details that you don’t necessary think of until you’re actually living in your new home: things like a built-in wine fridge, nine-ft. ceilings throughout, large portrait windows, and not only a gas range but an outdoor gas hook up on every balcony. We’ve even included an installed security system in every home.”

Following a long standing Boffo tradition, kitchens will be dazzling and sure to bring out the inner Iron Chef — expansive counters and centre islands, side-byside fridge with icemaker, even a side cupboard sized specifically for cookie trays. “Of course, there’s also the chef’s demonstration kitchen in the lounge/amenity space for when you’re really kicking your culinary skills into high gear for a larger group of friends and family,” Sandra adds. Experience Life And speaking of amenities, Adagio’s are going to be, in a word, astonishing. Or, you could say lavish, spa-inspired, and exotic. In addition to the chef’s kitchen, owners will have access to a state-of-the-art fitness centre, steam room, spa-style jetted tub, and TV lounge with fireplace. Then there’s Adagio’s interaction with the great outdoors. “The courtyard is going to be so cool,” Sandra says. “It will be terraced with plenty of retained, mature trees and a series of pathways to secret garden areas in addition to the main socializing spaces. So when you open up the door from the lounge/amenity, it’s like you’ve just expanded the entire space into a private park.”

distance to Semiahmoo town centre and only a five-minute drive to Grandview Corners or Morgan Crossing, but you still feel like you’re in an exclusive, very private enclave. You can be at the beach or the White Rock Promenade in about 10 minutes, and access to Vancouver, YVR and the U.S. border is excellent.” Adagio offers a diverse range of floorplans ranging from 717-sq.ft. one-bedrooms to spacious threebedrooms with over 1,300 sq. ft. of exceptional living. Presentation centre opens to the public on Saturday, March 9th at 20th Ave. and 154th St. in South Surrey. For more information and to priority register, visit AdagioByBoffo.ca

Close to What Counts While there’s plenty to keep you entertained and relaxed right at home, when you’re ready for shopping or a night on the town, Adagio’s got you covered too. “This is an incredibly central location,” Sandra says. “It’s walking march 8 - 22, 2013 metro vancouver new Condo Guide 17

Morgan Crossing Last chance to live in the Village // By susan m boyce

t

ick, tock, tick tock. Time’s running out if you want to be one of the lucky homebuyers who owns a brand new condo at Morgan Crossing. You know, the South Surrey neighbourhood with the fantastic village-style shopping, the dynamic ambiance, and some of the most outgoing locals you’ll meet anywhere. Yes, that Morgan Crossing. “Right now, we have less than a dozen homes remaining, so this really is your last chance,” says Bryan Woolley, sales director. But he adds there’s also good news. “We have homes available in all parts of the Village — meaning you can still pick the location and suite that best suits your own, unique lifestyle.” One-of-a-Kind Lifestyle

“The Village at Morgan Crossing truly has become a community, a cool place where people like to hang out,” Bryan says. “You see the impact it has all the time — neighbours chatting together as they head to the Steve Nash Sports Club, friends having coffee together at Mink or outside on one of the park benches, and, of course, dog owners swapping stories at the dog park. Just the other day, a young professional told me he’d met more people here in two months than he did after living in his previous place for two years.” And then there’s Morgan Crossing’s much celebrated diversity. Homeowners range from a 19-year-old first time buyer to a 40-something artist establishing a firm foothold in the world of professional painting, and even a dynamic 92-year-old grandmother. There are young couples starting out, growing families, and mature couples savouring the delights of a maintenance-free, lock’n’go lifestyle. “The inter-generational contact is amazing,” Bryan explains. “Older people who often sat home feeling lonely are 22 metro vancouver new Condo Guide march 8 - 22, 2013

rediscovering the joy of connecting with younger generations, and those young people have an opportunity to hear stories that might otherwise be lost.” As if on cue, a silver-haired gent emerges from Thrifty Foods. On one side, a young man with the lean, lanky build of an aspiring basketball player is carrying two perfectly balanced boxes of fresh-baked pizza. On the other, a tiny tot with a frilly, purple skirt has a firm grip on her mom’s hand. All four are clearly sharing a mutual joke, and their laughter lingers as they round the corner toward home. The Time for Your Life

Morgan Crossing’s ability to create more time is another lifestyle feature Bryan says is a hit with buyers of all ages. “You have a plethora of shops, services, and recreation within a two-block radius of your front door,” he explains. “You’re not spending time in your car going back and forth for every little thing you need, so it’s healthier for you and more sustainable on the environment. Even people who still need a car for work often find they simply park it on Friday and then forget about it until Monday morning.” It’s also a more spontaneous way to live. Or, put another way, Morgan Crossing opens up all kinds of ways to simply have more fun. For example, if you have a sudden, uncontrollable desire to update your wardrobe, over a dozen

boutiques and fashion outlets await. Feel like sushi and sake for dinner? No problem. First stop Sushi Castle, followed by Everything Wine, and for the final touch, fresh flowers — and you’ll still be finished shopping and back home in less than 15 minutes. “Plus there’s always something going on here,” says one first time buyer who’s about to celebrate both his first anniversary of living at Morgan Crossing and his first wedding anniversary. “Last year they brought a mini ice rink into the village centre. We’ve had dog shows and car shows and Christmas tree lighting celebrations. This is just a fantastic place to live.” Get On with Your Life

Need one final enticement? All remaining homes at Morgan Crossing, including the spectacular Lofts at Summit House, are ready for immediate occupancy. Translation: no waiting, no wondering, just call the moving company and get going with the rest of your life. The Morgan Crossing presentation centre is open noon to 5 p.m. daily except Fridays at 103 – 15775 Croydon Dr. (right next to Thrifty Foods) in South Surrey. Prices start at $269,900. For more information visit morgancrossing.ca or call 604.582.1336.

VANCOUVER - WE SINCERELY APOLOGIZE FOR THE SEX COMMENT IN OUR RECENT ROLSTON ADVERTISING CAMPAIGN. The advertising campaign stating that "The Rolston was So Enticing Other Buildings Want To Have Sex With It” was considered alarming by a number of people. Yes, we did sell multiple homes at The Rolston because of this campaign but if the Sex comment was considered inappropriate, we do apologize. In the future we will focus on presenting the Rolston condominium homes solely on their amazing architectural design, downtown Vancouver location and very affordable pricing. And, for the record, we deny the rumor regarding the CN Tower and The Rolston having sex. Nor did The Rolston have sex with the Wave condominiums in Surrey or Centro homes in Richmond. And we would like the OnQue development to stop calling. The Rolston doesn’t like you in that way and only wants to be friends. Check out the Rolston for yourself and see what all the fuss is about!

condo profile

Opsal

Above all else // By susan m boyce

t

he parkade levels are complete and the first 12 storeys are now clearly visible above the hoarding that surrounds Opsal in Southeast False Creek. Already, it’s clear this is no ordinary highrise. Poised to become the neighbourhood’s tallest residential tower, Opsal is a rare blend of heritage and future vision — a sophisticated, modernistic structure destined to soar above the vibrant, diverse streetscape. It’s a place that reaches for the future while still honouring its heritage, a place with many stories and many more yet to be told. Evolution of a Landmark

“Opsal is one of the very few towers that offers one-bedroom floorplans right up to the 20th floor,” says Kim Maust, Bastion’s vice president. “Generally, anything above the 10th floor are larger, two-bedroom homes, but at Opsal we have a selection of spectacular, one-bedroom suites on upper levels. And while there’s no competition when it comes to Opsal’s views, our prices are very competitive.” Inside, Opsal suites are pure 21st century: lavishly appointed ensuites, wide-plank flooring, soft-close cabinetry, and big, bright windows. There’s even one floorplan with a kitchen window — a feature that’s clearly delighting one young woman checking out the presentation centre with her husband in tow. Mind you, she also appears to be totally enamoured with the kitchen vignette showcasing one of Opsal’s three colour choices — a dramatic, meticulously balanced combination of high-gloss Ferrari red, sizzling white quartz counters, and industrial-chic stainless steel. 52 metro vancouver new Condo Guide march 8 - 22, 2013

Priced for Perfection

And before you start thinking all this is going to cost a bundle, here’s more good news. Opsal has one-bedroom homes priced from just $335,900 or twobedroom homes from $489,900. “For many first-time buyers, staying under that $400,000 threshold is critical,” Kim says. “Opsal gives them the ability to purchase a home with all the high-end features and finishings they want at a price they can afford.” The Opsal presentation centre and display home are open noon to 5 p.m. daily except Fridays at 29 East Second in Vancouver. hey say two things in life are certain: death and taxes. How we are going to die and how much tax we pay are both grey areas and for the most part, out of our control. But let’s leave the grim reaper in the graveyard for now. Believe it or not, I have some good news on the tax front! No, I’m not running for election... Taxes are not only a sure thing, they are also scary, boring and intimidating for most. Don’t let this tax season scare you or get you down. If you work from home, here’s some great news: no longer is it just the starving artist who can benefit from working from home. There is a way you can give yourself a little raise! Self employed, employees, and commissioned income earners, get ready to Google the following forms to see what tax breaks you are eligible for.

60 metro vancouver new Condo Guide march 8 - 22, 2013

» T2125 – Calculation of business use of home expenses This one will guide the self-employed Canadian to deductions at home such as heat, electricity, insurance, maintenance, mortgage interest and property taxes. The rule of thumb is if you need to spend it to make money at home, you can more than likely deduct it. Some larger repairs may have a capital cost eliminate to them. This form will give you details on this and other deductions you are entitled to if you’re self-employed. » T777 – Statement of employment expenses This form is for the employee who works from home. It is important to know that it doesn’t matter if you only work from home part of the time – you are still eligible to claim a portion of the time you do work from home. Employees are eligible to claim items such as heat, electricity, general repairs, condo fees, Internet and work phone. The only expenses you can’t claim as an employee versus self-employed are mortgage interest and property taxes. An exception is made for commission employees. As an employee, you must have your employer fill out a T2200. This form tells Revenue Canada what the employer’s expectations are for work and expenses from themselves and from yourself as the employee. » General facts about home deductions The amount of the deduction is calculated based on the amount of space you use in your home for income. Let’s say you have 10 rooms

Tax tips for the self-employed

in your home and two are used for work. The pro-rated amount is based on the percentage of the home used for work. In this case, 20 per cent. So, if your deduction total is $10,000 x 20 per cent, a $2,000 deduction off your income for you! It’s important to know that the deduction only applies to income. If this is the first you are hearing of this but have been working from home for quite some time, don’t fret – you are able to go back to previous years and do a T1 adjustment to make a claim for the years you missed the boat! Keep your receipts. If Revenue Canada comes calling, you want to make sure you can prove your expenses that have been claimed. And finally, don’t let all these fancy forms and terms scare you. Do a bit of homework and take it to a professional if you’re not sure or just plain can’t stand the idea of doing your own taxes. When in doubt, ask if you’re eligible to claim the deduction. Don’t assume if you don’t know! The money spent for good advice will pay off! There are so many financial benefits to working from home. You’re already paying most of these expenses anyway, and the fact that you can claim a portion is a great benefit. Let’s not forget the personal benefits. Nothing is better than working from home in your pj’s! It’s not always about working harder. There’s something to be said for working smarter! So sharpen the pencils, Google it up and give yourself that much-deserved raise!

MARCH 8 - 22, 2013 METRO VANCOUVER NEW CONDO GUIDE 63

YOUR MONEY

BIG GAINS for your tax return

IT SEEMS OUR TAX RETURNS CAN’T GET here fast enough. Here are some small suggestions that yield big returns.

1

Pay down credit card debt. By decreasing your principal, your interest payments will also drop, leaving a little more breathing room at the end of each month.

2

Place money in a savings account. If you’ve been eyeing travel brochures or checking price drops on that 50-inch flat-screen television, putting a portion of your tax return into a savings account will help you reach your goal faster.

3

Make a donation. The rising costs for everything from food to transportation around the world mean that non-profit organizations and charities working in developing countries are also feeling the pinch.

4

Service your car. Cars always need repairs at the most inconvenient times. Repairs can be very costly, and can be a large burden if funds are not ready available. Servicing your car with your tax return is a proactive way to avoid these irritating repairs. Not to say you will not run into trouble, but perhaps this tune-up will help to prevent unexpected costs later on.

5

Splurge. Use a portion of your tax return to reward yourself for all the hard work you have done all year long. Updating your wardrobe or purchasing a new toy will help you feel great and inspire you to behave until next year’s tax return. While these tips may seem small and simple, each will yield large returns. Planning before spending will allow you to do more with the money you receive. NC

forGeT The osCArs. Give uP The GrAmmies. whY? Because right here in Vancouver, we’ve got the Georgie Awards. This year, celebrating its 21st anniversary, the Georgie Awards once again attracted a diverse crowd as the glitterati of B.C.’s residential building industry gathered to honour the best of the best in a black tie gala on the waterfront at the Vancouver Convention Centre. This year’s battle was intense with a record-breaking 518 entries — 1,538 slides covering 45 categories. It took the judges three days of intense deliberation and a reputed 455 cups of coffee, but on February 23rd, 2013, the winners of the 21st Annual Georgie Awards were announced to a crowd of more than 600 builders, developers, renovators and industry experts. “These awards are a showcase of the most dynamic and innovative residential industry in North America,” said Ida Chong, B.C.’s Minister of Aboriginal Relations and Reconciliation, in her address. “You are leading the way to build a better, more sustainable future for all British Columbians.”

Conspicuously absent this year was the much-loved, opening reception photo gallery where people traditionally browse the finalists, oohing and ahhing while attempting to guess judges’ soon to be revealed selections. Attendees did,

however, get a quick peek at each project prior to the winner being announced during the ceremony. As always, the sheer style, inspiration and visionary outlook were awe-inspiring. And, in the condominium categories, there was no shortage of innovation to admire. One of the evening’s first surprises came in the Best New Multi-Family Kitchen category when one of the five finalists was deemed so outstanding that the judges created a whole new category — Best New Multi-Family Kitchen over $40,000 which was awarded to The Private Residences at the Hotel Georgia by Delta Land Development. Winning the award for Best New Multi-Family Kitchen under $40,000 was Symphony Homes’ Mahon Park Residences in North Vancouver. MAC Marketing Solutions added another four gold Georgie awards to their already lengthy list of achievements. Meccanica (built by Cressey) got the nod in three categories including a

Grand Georgie for Marketing Campaign of the Year. Named after Intermeccanica, the world-renown manufacturer of handcrafting replica 1950-era Porsches, this dynamic addition to Vancouver’s Southeast False Creek neighbourhood successfully blends industrial heritage with contemporary minimalism and features big, bold, dramatic cabinetry based on six of the most famous vintage Porsche colours, including midnight blue and ruby red. Just up the road in Mount Pleasant, Collection 45’s innovative style and artistic savvy garnered Fifth Avenue Real Estate Marketing a gold in the Best Signage category. Salesperson of the Year went to Stephanie Sonnenberg from Adera for her outstanding work at Salus, Zen, and Breeze. Life Long Commitment to Excellence

For one of her final duties as CEO of the Canadian Home Builders’ Association BC (CHBA-BC), MJ Whitemarsh presented Concert Properties with the fifth-ever Platinum Georgie Award. An enthusiast standing ovation swept across the room as the Concert team accepted the prestigious award, an honour reserved for companies that have won 25 or more Gold Georgie Awards over time. Edge on Edge

Urban chic in Maple Ridge // By susan m boyce

g

et set Maple Ridge, because something different is coming your way. Introducing Edge on Edge: 77 condominium homes with sophisticated urban style, prices that are already turning heads, and features to make your friends envious.

“It’s a fantastic opportunity for young people to get into the market.” Dave Webster

And here’s a bonus that’s got people talking: no property taxes for three years. “Maple Ridge recently initiated a program that means newly built homes within the city centre are exempt for five years,” explains Dave Webster, McLean Homes’ director of marketing. “And Edge on Edge is right in the middle of that neighbourhood.” Undeniably great for everyone, for buyers taking their first step into home ownership it can be the difference that makes the difference. “This program translates into savings of over $100 a month. Combined with current low interest rates, it’s a fantastic opportunity for young people to get into the market.” 70 metro vancouver new Condo Guide march 8 - 22, 2013

Vive la Différence The two Edge on Edge display suites are dramatic expressions of how just a few details can totally change a home’s ambiance. Both are one bedrooms filled with plenty of natural light and upscale finishing details like stainless steel appliances, under-mount sinks, and wide-plank laminate floor. Both have a cheater ensuite and plenty of closets. Now here’s the change. One features the always-popular, U-shaped kitchen with cozy eating bar, plenty of soft-close drawers, and flowing interconnectivity with the living/dining room. “But many young people today want an even more casual lifestyle — so we made a few modifications,” Dave says enthusiastically opening the door to the second suite. “This is for the person who loves cooking and considers the kitchen a social hub when they’re entertaining.” No kidding. One kitchen wall has been extended just a couple of feet toward the living room creating space for a centre island Dave accurately describes as “massive.” We immediately agree this is where all the best parties would end up. As we continue our tour, Edge on Edge’s sheer diversity is clear. We wander through suites with a 10-ft. pop-up ceiling in the bedroom, suites with unobstructed views of the Golden Ears, and even a dramatic studio loft with soaring, two-storey windows — very different, very cool, very individual. Which is what life is all about at Edge on Edge. Edge on Edge offers eight floorplans ranging from studios to two-bedroom and den. Forty homes priced from $149,900. Presentation centre and two display homes open March 9th at 224th and Brown St. (one block north of Dewdney Trunk). For more information visit EdgeOnEdge.com or call 604.466.8783.

T

he B.C. First-Time New Home Buyers’ Bonus helps make owning your first home a little more affordable. If you’re a first-time homebuyer in the market for a newly built or substantially renovated home, you can get up to $10,000 back from the B.C. government through a onetime income tax credit.

The purpose of this bonus is to help families starting out, especially those with lower incomes, gain access to the real estate market. 74 metro vancouver new Condo Guide march 8 - 22, 2013

But you will have to act fast; this bonus is only applicable on eligible new home purchases on or before March 31, 2013. The credit works out to five per cent of the home’s purchase price, up to a maximum of $10,000. Or, to look at it another way, any newly built home worth $200,000 or more qualifies for the full amount. The purpose of this bonus is to help families starting out, especially those with lower incomes, gain access to the real estate market. The bonus is gradually phased out for individuals and couples who earn more than $150,000 a year. According to the Government of British Columbia, to qualify: YOU MUST BE AN ELIGIBLE FIRSTTIME NEW HOME BUYER

› You, or you and your spouse or common-law partner, have never previously owned a primary residence; › You purchase or build an eligible new home located in B.C.; › You file a 2011 B.C. resident personal income tax return, or if you move to B.C. after December 31, 2011, you file a 2012 B.C. resident personal income tax return (you will not be eligible for the bonus if you move to B.C. after December 31, 2012); › You are eligible for the B.C. HST New Housing Rebate; and › You intend to live in the home as your primary residence.

YOU MUST BE PURCHASING AN ELIGIBLE NEW HOME

An eligible new home includes new homes (i.e., newly constructed and/or substantially renovated homes) that are purchased from a builder and that are owner-built. The bonus will be available to the following new home purchases: › By way of a written agreement of purchase and sale, entered into on or after February 21, 2012; › HST is payable on the home (e.g., HST will generally be payable if ownership or possession of the home transfers before April 1, 2013; and › No one else has claimed a previous bonus on the home. For more detailed information on this limited time program contact your accountant, lawyer or visit www2.gov.bc.ca and look up “taxes and rebates.”

How to make

tax time less taxing that there are two givens in life: death and taxes, and both are cause for stress. Few Canadians look forward to doing their annual tax fi ling, but there are ways to take some of the drudgery out of the season. Cleo Hamel, senior tax analyst at H&R Block Canada, suggests the following simple steps to make tax time less taxing:

tHere’s an old adage

year-round planning: Reducing your taxes owed takes a

little bit of planning during the year. Maximize your return by taking advantage of key dates. For example, make your charitable donations before December 31 or, if you have a

If you’ve been eyeing travel brochures or checking price drops on that 50-inch flatscreen television, putting a portion of your tax return into a savings account will help you reach your goal faster.

little bit of extra cash, consider making additional RRSP contributions during the first 60 days of the year to help reduce your tax payable. reduce your worries: Several Canadians are fearful of fi ling their own taxes and making mistakes on their annual return. Hamel suggests buying tax software products that provide you a step-by-step guide to fi ling your taxes so that you don’t miss any credits or deductions. worried about being audited?

Some tax packages like H&R Block At Home boxed software offer the peace of mind of free audit assistance. That means you can access a tax professional to help manage correspondence with the Canada Revenue Agency (CRA), should you get an audit request after doing your taxes yourself. keep records in one place:

Organization is key to reducing stress at tax time. Keeping all your receipts (child care costs, RRSP contributions, charitable donations, public transit passes and receipts, medical expenses, etc.) in one place will make fi ling that much easier. It also ensures that you take advantage of all the credits and deductions available to you.

Use a portion of your tax return to reward yourself for all the hard work you have done all year long. Yield big returns

In today’s economy it seems our tax returns can’t get here fast enough. Who doesn’t love a little extra cash in their pocket? Here are some small suggestions that will help yield big returns. By decreasing your principal, your interest payments will also lower, leaving a little more breathing room at the end of each month. 2 Place money in a savings account. If you’ve been eyeing travel brochures or checking price drops on that 50-inch flat-screen television, putting a portion of your tax return into a savings account will help you reach your goal faster. 3 Make a donation. The rising costs for everything from food to transportation around the world mean that non–profit organizations and charities working in developing countries are also feeling the pinch. “For example, it now costs more for our field workers to provide daily meals to children in school and to bring necessary medicine and vaccines to health clinics,” says Mark Lukowski, CEO, Christian Children’s Fund of Canada. “But most of all, it is stressful for the children and families who were already living in poverty and who now wonder how they can afford a bag of rice or their children’s school fees.” Give a gift to help someone in need at ccfcanada.ca. 4 Service your car. Cars always need repairs at the most inconvenient times. Repairs can be very costly and be a large burden if funds are not ready available. Servicing your car with your tax return is a proactive way to avoid these irritating repairs. Not to say you will not run into trouble, but perhaps this tune-up will help to prevent unexpected costs later on. 5 Splurge. Use a portion of your tax return to reward yourself for all the hard work you have done all year long. Updating your wardrobe or purchasing a new toy will help you feel great and inspire you to behave until next year’s tax return. 1 Pay down credit card debt.

While these tips may seem small and simple, each will yield large returns. Planning before spending will allow you to do the most with the money you receive. NC

no excuses!

Top excuses for procrastinating on your taxes It’s that time of year again: tax-filing season. If your spouse, a friend or a tax professional is trying to get you to file your taxes, H&R Block Canada has prepared a handy list of Top 10 Excuses which will be sure to get those pests off your back. 01 I decided to file my nails instead of my taxes. 02 I’m not coming out of my house until this “skinny jeans” thing passes. 03 Chuck Norris never had to file taxes. Why should I? 04 I’m waiting for the Leafs to win the Cup. 05 I’m busy today. Gym. Tan. Work. 06 I have triskaidekaphobia, fear of the number 13. 07 If I file my taxes for 2012, it will draw attention to the fact that I didn’t do them in 2011 or 2010. 08 I’m busy trying to keep up with the Kardashians. 09 I have two kids in university. I no longer have any income to declare. 10 I was about to file my taxes but Kanye West interrupted me. If you’re tired of procrastinating, Hamel suggests, “Whether you will be writing a cheque to the Receiver General or filing for a refund, be sure to get the best outcome possible. If you do your taxes yourself, using tax software products like those available at hrblock.ca will help make sure you get back all the money you deserve or pay the least amount of tax possible.”

Investing in Condos Q&A with Linda Therrien // by susan m boyce

Linda Therrien’s career in real estate

1

began more than two decades ago. While weathering the many ups and downs of the Lower Mainland’s ever-changing marketplace, she’s bought, sold, and rented properties ranging from studio apartments to single-family houses. But through it all, through the “get rich quick” media hype and the “sky is falling” doomsday prophesies, her belief that real estate is one of the best methods of building a secure financial base has never wavered. In this issue, Linda offers some insights and advice for anyone considering condominium real estate as part of their investment portfolio. Q What’s so great about real estate as an investment? A I was born and raised in Vancouver. My father was a fisherman, but he always taught me that real estate is the best way to invest for the long term. It gives you a tangible asset, and as long as you do your homework and keep a realistic perspective, it’s easy and safe. That’s still true today. Yes, the market always goes up and down, but ultimately it always goes up. My first investment property was an apartment in Kitsilano, but over the years I’ve bought in Surrey, Vancouver, Burnaby, even Coquitlam. I’ve held properties for several months and up to seven or eight years, and while some have definitely been better than others, I’ve never lost money on a suite.

Do you prefer new product or resale? Most of the time I buy brand new, but I’m not overly concerned about getting all Q

the bells and whistles because I can add those myself later. What’s most important is finding an area that’s close to a wide range of amenities and has a high demand for rentals. For example, at UBC where you have a combination of amenities, great schools, and a fantastic lifestyle, people are practically lining up to find quality suites. Initially you’ll pay more to buy, but you’ll also get a higher rent. Q How do you decide whether a property is a good investment or not? A I keep on top of the market, so I know what I can expect to make per square foot on a rental basis in a given area — which means I can act quickly when I see an opportunity. For example, I remember one day a number of years ago I was driving to North Vancouver when I heard that a building had just gone on sale in Yaletown. I turned around and within 15 minutes, I’d bought a condo there. Some people do it differently, but I don’t want to be cash positive — I just want to cover the mortgage until it’s paid off. That way, I’m not being taxed on the income now. Eventually the rental income will pay off those mortgages and whether I sell or continue renting, they’ll become part of my retirement portfolio.

Do you use a property manager or do you handle the day-to-day issues by yourself? A I use both methods, but for someone who’s new to this type of investment I recommend getting a property manager. Looking after everything yourself isn’t easy, Q

Q Any other tips for someone considering a condo as an investment property? a Make sure the developer has a good reputation, have a buffer for those inevitable times when you have to cover the costs for a month or two if your property isn’t rented out, and use a really good mortgage broker — someone who will not only get you good rates but will make sure you aren’t stretching yourself too thin. Do your due diligence, and then don’t be afraid to jump in.

and the six or seven per cent you’ll pay a professional manager is well-spent money that’s a business writeoff. They’ll handle everything — maintenance, repairs, even credit and reference checks for new tenants. And when you do decide to sell, they’ll likely have all the pertinent information right at their fingertips.

The 19th annual first time homebuyers seminar

Embracing Homeownership // by Susan M Boyce

pictured top

Last year’s seminar attracted over 750 participants.

And you know what that means. Time for the GVHBA First Time Homebuyers Seminar. And if you’re thinking 2013 is the year you take your first step into homeownership, this free event is one you won’t want to miss: seven experts helping you understand the ins and outs of every aspect of the homebuying process — from mortgage options and provincial property transfer tax exemptions to legal considerations, closing costs, and home warranties. it’s that time of year. Spring.

A Great Time To Buy “With interest rates still incredibly low and so many new home product choices, this is a great time to take that critical first step onto the property ladder,” says Bob de Wit, GVHBA’s CEO. Like other industry watchers, he predicts higher density communities developed around rapid transit nodes will be top performers in the 2013 condo market. “Areas like Surrey Central City, the Cambie Corridor, Burnaby, and along the Evergreen Line are trendy and always in demand.” 88 metro vancouver new Condo Guide march 8 - 22, 2013

Be Prepared With almost two decades of experience in the lending industry, Bill Macklem, owner of Dominion Macklem Mortgages, says many first-time condo buyers overlook the upcoming municipal property taxes on their purchase. “Often when you’re buying a strata unit, the property taxes haven’t been finalized because the strata isn’t set up yet. If your financial institution isn’t paying them through your mortgage, you could be in for a nasty surprise when those taxes come due.” He’s a firm believer oversights like this can be avoided by surrounding yourself with a good support team — a team that should include a lawyer or notary who specializes in conveyancing and a mortgage broker. “If you just want a mortgage, you can go online and get one,” he explains. “But that doesn’t mean you’re getting any help or advice about which product suits you best — advice about things like down payment, amortization, whether to go with monthly or weekly payments. And let’s face it, most first-time buyers expect to either move up or buy another property in the not so distant future. A mortgage broker can help you with long-term planning and goals, and in five years, they’ll still be there to help you again.” Mark the Date The 19th Annual GVHBA First Time Home Buyers Seminar takes place on Tuesday, March 19th at the Bell Centre for the Performing Arts, 6250 – 144th St. in Surrey. Free parking onsite and public transit at the corner. Presentation runs 7-9 p.m., but be sure to arrive early and visit the exhibitor tradeshow from 6-7 p.m. — a great opportunity to chat with industry experts, homebuilders and home-related product suppliers. Pre-registration is required either online atgvhba.org or by calling 778.565.4288. Although the seminar is free, please bring a non-perishable food item for the Surrey Food Bank.

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse. 02 Divide by three. This figure is the monthly payment you can afford to make on your condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.

90 metro vancouver new Condo Guide march 8 - 22, 2013

06 Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.

Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
