Let the sunshine in…. The snow has finally melted and Old Man Winter has made his reluctant exit (for now). Let’s chase away those winter blues and let the sunshine in. The theme this issue is “Get Summer Ready” so it’s time to roll up our sleeves and get to work! A little elbow grease now will pay off in a big way later, and we have an issue chock full of ideas and inspiration to help get you on track for the warm days ahead. Nothing says spring like flowers, and the floral motif is popping up everywhere this season. You will find these blooming buds on everything from cushions and rugs to furniture and wallpaper. No matter how much (or how little) of this trend you want to take on, you can easily incorporate it in your home décor with the help of our designer tips inside. This issue we bring you the first installment of our Outdoor Living feature. Our cover feature shows you how to get your deck and patio spaces ready to dine in style, and get your garden prepped for growing. We also give you a crash-course on hardscaping: what it is, and how and when to use it. Whether you are completely transforming your outdoor space or just accessorizing your yard, we can help you create your own backyard oasis. Home Décor & Renovations Magazine is proud to announce the winners of the Renovation Awards at the CHBA-ER Awards of Excellence, which took place on Saturday March 15. See page 13 to read about the celebrated event that recognized the best in the industry. Congratulations to all the winners and finalists! Enjoy the fresh air, enjoy the warmth, and most of all, enjoy the read.

Renovate for the CHARACTER HOME EXPERIENCE by MARIE SOPROVICH Owner Aquarian Renovations

EVERY RENOVATION IS A CUSTOM BUILD AND THE O’BYRNE’S FAMILY HOME

has captured the character home experience in every way! “Our house has a sense of discovery. The ‘wow’ factor when we bring friends and family through for the first time is so rewarding. We take delight in our new space and we are so happy with how it has all turned out. As we sit down post Reno and contemplate the project we feel, with great confidence, that we wouldn’t do anything different.” Simon and Lianna are eager to share their enthusiasm for the major renovation they created with the help of the team from Aquarian Renovations. “Our home has all the functionality and meets the needs of our contemporary family. Not only that, our house is filled with a character that we could never achieve with a new build. The essence of our home is uniquely our own and we just love it.” To dare greatly and imagine the kind of life that works for you and your family is so important when you are considering a renovation. When Simon and Lianna purchased in this established older neighbourhood they were looking for a lifestyle that would work for their planned family. As a young urban couple who had lived the adults only, condo lifestyle, they looked for a neighbourhood to call home for their family. They wanted a place where community meant connecting with family 8 HOME DÉCOR AND RENOVATIONS MAY - JUN 2014

and friends. Where schools were solid and within walking distance for their children. Where there was an active, engaged community spirit and a place close enough to the downtown so they could still remain a one car family. They found all these things and for many years the structure of their older home worked. As the family grew and their lifestyle matured, there were things in the house that just didn’t work anymore. Having enough bedrooms for everyone on the same floor was important and the current space didn’t allow for that. The growing family needed more bathrooms, closet space, areas for entertaining, and designated playing

space for the children. The stairwells were cramped and there were issues with existing electrical as well as other structural repairs. Staying in the neighbourhood, even during the renovation was essential. “We can still be a one car family from our home and that is so important for us. We chose to renovate for many reasons. Primarily we wanted to stay in our neighbourhood and we really liked our house - it just needed a lot of work to transform into the dream home we were envisioning for the next phase of our lives.” “Our vision was an unfolding one. We wanted a design that was visually attractive and intellectually stimulating. A dear friend of ours had a renovation done on their home and recommended Aquarian to us. The Aquarian team really helped us figure out what we wanted, what we could afford, and what would work for this space.” Lianna went on to describe her “Goldilocks renovation”. The first part of the renovation was the kitchen and at that time the rest of the house was still in the dream stage of tomorrow land. Thoughtful preplanning from the Aquarian team encouraged Lianna and Simon to put new plumbing work through the kitchen walls in the event of a future renovation which may include adding a bathroom in the upstairs space above the kitchen. “That was good thinking.” Lianna recalls. After the kitchen was renovated and the family was enjoying the refreshing new space, the rest of the house by contrast was wanting attention and the “Goldilocks” renovation started to percolate in full force. Planning began again and the first renovation design was grand! It had all the bells and whistles and the drawings were beautiful. As the plan grew the budget did too and it became too much for the family. So back to the drawing board – everyone went for a very minimalist renovation that ended up being just too skinny. Finally, after careful consideration and a little more added to the design budget, renovator and client found the happy sweet spot where design, function, budget and beauty were all satisfied. “And so we came down to the third and final draft that would evolve into our project. We added to these plans as the renovation unfolded, and were delighted to explore different roof line options which ultimately expanded the upstairs and still kept the costs in line. When we realized we could actually open up the space to full height and get a bonus room for the girls to hang out in we were overjoyed! Your team was so accommodating and supportive of the changes we needed to make as the project came together. I know we had a lot of change orders,” Simon recalled, “but we needed to be in it to really feel the space and are so grateful for having a flexible contractor, design team and amazing carpenters who made it work.” For Simon, who has a passion for the city, the climate, and the part of the world we live in, he takes particular delight in the look of the exterior. “It embraces the elements of our long winter nights with some spectacular outdoor lighting. The stone work was done with true artisan workmanship of the past and we learned so much about what real stone work should look like. I love the comfortable portico where we

can sit, enjoy the outdoors and greet our neighbours.” The roof line salutes the character and heritage of the area and creates the space inside for their family to be comfortable, all sleeping on one level and feeling very safe and at home in their new space. Yes indeed, Lianna and Simon agree, “This renovation feels ‘just right’.”

Gienow Renovations JUST GOT BETTER by HEATHER RYAN

A

company known for designing, manufacturing and installing beautiful, high-quality windows and doors just got even better. Gienow Windows & Doors has merged with Ply Gem providing an opportunity for customers to enjoy not just window and door installations, but complete exterior projects through Gienow Renovations. “Ply Gem is a great company; they’ve been around for 70 years and have a similar culture to Gienow’s except that they are much larger and have a much broader range of product available,” says Dallas Paquette, director of retail operations for Gienow Renovations. The merger is a great fit as “it takes all our strengths and links it up to all of Ply Gem’s, so you have two companies with long histories and experience working together, and we get to expand our product portfolio to better meet our customers’ needs,” he says. “We now have the opportunity to offer a broad assortment of products to our customers for their home exteriors all in one place.” “We also see a trend toward people being more aware of styles for their home’s exterior,” Paquette says. “One of the exciting things about joining with Ply Gem is we can now offer a designed exterior. So, for example, if a customer wants a Cape Cod-inspired exterior, we can co-ordinate all the elements.” Customers are invited to visit Ply Gem’s Designed Exterior Studio visualizer tool at plygem.ca where they can check out different styles, colours and products to discover a look they want. Of course, the expert professionals

at Gienow Renovations also meet with customers in their home to discuss their project, provide advice on design and give a free estimate. Along with the expanded product line, a major benefit to clients using Gienow Renovations is its one-stop service. “We handle the entire job from designing and manufacturing of the product to installing and providing a warranty,” Paquette says. “When doing a renovation with us, customers don’t have to deal with going through a separate contractor, supplier and manufacturer; it’s all us. If homeowners have a question or concern they just have to make one phone call. Also, getting the product and installation directly from us is a big cost benefit to the customer.” Further, homeowners can take comfort in knowing the renovator provides a 10-year warranty on the labour and a lifetime warranty on the product, and that they’re getting quality products that are energy efficient, safe and designed to improve their home’s appearance and comfort. To book a renovation project or for more information on Gienow Renovations, visit gienow.com or call 780.454.7366.

or over 25 years Home Style Construction has been expertly renovating and restoring homes in the Edmonton area. Over two decades of renovation experience has established Home Style Construction’s reputation of being a premiere home renovator that can tackle even the most complex job and ultimately provide clients with an exceptional end result. As this year’s winner of the Canadian Home Builders’ Association, Edmonton Region Awards of Excellence Renovator of the Year honour, Home Style Construction now has the official acclamation to support what hundreds of extremely satisfied customers have been raving about for over twenty years. A Member of Renomark and the Canadian Home Builders Association, Home Style Construction offers complete design services for both interior and exterior projects. The extraordinary team behind the company is lead by President and Owner, Cal Tebb. Cal began working in home renovations 26 years ago and from the start his attention to detail surpassed customer expectations. His belief in always ensuring he and his team work to the highest of standards and with the utmost integrity has lead to the success of the company and is what fuelled their strictly referral-based business. The word of mouth factor speaks for itself, and the endless supply of happy clients provides context to the company’s mantra of “we succeed only when we meet and exceed the expectations of our customers”. The team at Home Style Construction offers clients an unrivalled and professional experience from start to finish. The attention to detail shines from the initial stages of the project where all customer calls are returned by Cal personally,

large amount of options available. Customers often offer Cal images of inspiration for what they imagine their space or home to look like, and Cal strives to achieve the desired look within the project. Cal explains “every customer is different, so every project we do will be different” and continues to explain how his team doesn’t go into a job following a certain prototype. Each project is dealt with as a blank slate. Once a project is underway, Cal’s assistant takes over and is onsite daily with their skilled team, getting the project done right and on schedule. Clients often see Cal onsite, making sure each job is on track and at a level of quality that exceeds customer expectations. An immaculate attention to detail is what one would say sets Home Style Construction apart from other renovators, but it is also the fact that they are not afraid of a challenge. “Nothing is impossible” Cal explains, “we have customers call us that tell us they have been turned away by other renovators for certain jobs, and then we come in and tell them how we can make their project happen”. It is this unique quality that has put Home Style Construction in a league of their own for home renovations and restorations, and it is a major factor in their recent Renovator of the Year award win. Their most current project, a 101-yearold home in old Strathcona, is the embodiment of the team’s enjoyment and skill in taking on challenging projects. The residents of the Old Strathcona home requested a renovation that included an addition, but also wanted to ensure their home’s character was left intact in order to preserve their family’s memories. Cal and his team made this all possible and more, and the customer moved back into a picture perfect home that was beyond their expectations. And that is what clients have been provided by Cal and his team - over 25 years of renovation projects that have involved a personalized experience and an end result that is something one can only dream of. Hiring a reputable CONTRACTOR PHOTOS COURTESY OF ACKARD CONTRACTORS LTD. AS A HOMEOWNER, YOU KNOW THAT REGULAR MAINTENANCE and repairs come

with the territory. Just as your car needs to have the tires rotated, the oil changed and the squeaks fixed, your property needs regular repairs, maintenance and occasional upgrades as well. You may need more space and require an addition, or perhaps foundation repairs, new windows, roof repairs, modernizations to the function of the house, and all kinds of other construction related work that is more than even the experienced homeowner can tackle. When the size or difficulty of your project requires that you hire a renovator, choosing a reputable renovator is a crucial decision. You owe it to yourself and your family to do your due diligence and hire the right fit for you. The renovator you hire should have the business, technical, and interpersonal skills to handle the size and complexity of your job. They should have experience with the kind of work you are wanting done and be able to provide you with references. You should feel confident that the project is in capable hands. For the larger renovation projects, it is ideal to hire a renovation company who can take charge of your whole project from the design, through the build, and into the post construction phase. These are the renovation professionals who will take care you, your property and all your renovation needs. WHO DO YOU HIRE? RenoMark is a trusted local organization affiliated with The

Canadian Home Builders Association. Here you will find a select group of dedicated, reputable, and local renovators. Being a member of RenoMark has important obligations and this brings assurance to the homeowner. Renovation companies who belong to RenoMark have solid credentials, adhere to a consistent, special code of conduct, and are committed to creating excellence in the industry. They help homeowners create great results along with a positive renovation experience.

The RenoMark symbol identifies renovation contractors who are members in good standing with Canadian Home Builders’ Association and abide to the Association’s code of ethics. These Renovation companies also have made many important commitments including: › Returning phone calls within two business days › Offering a minimum two year warranty on all work (excludes minor home repair) › Carrying a minimum $2 million liability insurance › Providing a detailed written scope of work and contract for all jobs › Having coverage for workplace safely and employers’ liability and only work with sub-contractors who also carry such coverage. › Carrying all applicable licences and permits › Maintaining a professional level of knowledge of current building codes, permit procedures, and technical skills through continuing education and membership in the Association › Maintaining a safe and organized worksite. WHAT CAN YOU ASK? A reputable

RenoMark renovator will answer your construction questions and be knowledgeable about the type of work you are wanting done. They will give you suggestions for cost-effective projects and help you with your design and product selection. The best proof of quality work is with satisfied customers. Ask your potential renovator to provide you with a list. Here are some effective questions to ask past customers: › What was your experience with this renovator and their trades’ people? › Where you satisfied with the quality of their work? › How did the renovator solve problems or changes when they came up? › How did the renovator keep you informed about the job as it progressed? › Did the renovation crew keep the site clean and orderly? › Was the work done on schedule? › Would you hire this renovator again or recommend the company to your friends or family?

HOW DO RENOVATORS PRICE IT? Some renovators BEFORE may give you a fixed price, which includes all materials, labour, equipment fees contingencies, overhead, and profit. Don’t just spring clean, get organized by HELLEN BUTTIGIEG

includes getting rid of things you don’t need. So get into those storage spaces, drawers and corners, give everything the good old spring clean and get organized, permanently. Start by making room for spring. It’s that wonderful time of year again when we can put away the winter gear and lighten the load. Although there’s never enough storage, there are creative ways to better utilize existing spaces for storing out-of-season items. Here are some ideas to consider: add another shelf above the existing one in all the closets, and purchase under-the-bed organizers. If your bed is not high enough, you can get a bed riser to lift it. Consider creating a document on your computer that serves as an index to outline where you’ve stored what. When winter returns, you won’t have to rely on your memory to find what you need. Name that room. Rooms that don’t have a specific purpose often become dumping grounds for clutter. Before you begin de-cluttering, go through your home, room by room, and determine how you want to use each space. Identify which items support the purpose of the room and which ones should be moved elsewhere. Go for the “no-brainers” Toss old newspapers, things that are broken or have missing parts and clothing items that are permanently stained or damaged. Jump-start your spring cleaning with baby steps. If you don’t know where to begin, start small. Pick just one room. Moving clockwise, remove anything that doesn’t belong in that room and place it in a “move elsewhere” box to deliver to the room it should live in. Pull out anything that doesn’t give you joy or value and place it in a “give away” box. Designate this room as a “no-clutter zone” so you will always have a sanctuary to escape to as you tackle the next room. SPRING HAS FINALLY ARRIVED AND YOU MAY FEEL the urge to purge!

When it comes to cleaning and getting organized, it’s usually not a matter of needing more storage space, it’s about needing better storage, as well as organization that works for you. It’s also about having a good plan, which 32 HOME DÉCOR AND RENOVATIONS MAY - JUN 2014

Keep the momentum going with a “best before” box. If you can’t quite bring yourself to let go of certain items, even though you aren’t using them, consider packing them in a box and writing a “best before” date on it six months away. Put this date on your calendar as a reminder. If you don’t go into that box again before the expiry date, donate it to charity without opening it again. This provides you with a cooling-off period, making it easier to detach.

ONLY ONCE THE PAPERS ARE SEPARATED SHOULD YOU THEN BEGIN SHREDDING, FILING AND CREATING A LIST OF ACTION STEPS THAT STEM FROM THE PAPERWORK YOU SORT. Smart storage You’ve probably heard the term ‘a place for everything and everything in its place’. This is so true, but it’s only part of the solution. The second half of this wisdom is to keep things in a logical position. For example, keep keys by the exit door, coffee and filters in the cupboard above the coffee maker, and magazines in a basket beside the chair where you do most of your reading. Not only will this make it easier to find what you need quickly, it will also cut down on steps and save you time. When trying to find a home for something, instead of asking ‘where should I put it’, ask ‘where would I use it’. Empty spaces result in smiling faces When reorganizing a closet, a dresser or a cupboard, empty it out first. It’s motivating to see the space empty and this will give you immediate gratification. You are also likely to sort through the contents more thoroughly. However, when organizing a large area, empty only a section at a time, sort it and then move on to the next section. The giveaway box Keep a “giveaway” box in or near your closet. Any time you try on clothing that you don’t feel comfortable in or that you don’t look fabulous wearing, drop it in the box. Do the same for items that you discover you no longer like or need. Once the box is full, put it in your vehicle and deliver it to the nearest donation depot or thrift shop. This is what I call painless purging! Clean out the garage If your garage is cluttered, it’s a good time to tackle it. Empty out the entire garage, or work in sections (depending on the amount of clutter and the amount of time you have to clear it). Place like items together in categories: car care, tools, sporting, gardening etc. Create a pile for things you no longer need or want. Heavy duty shelving units and clear bins work great for storing these items within their categories – don’t forget to label. Brackets and hooks work for large items like ladders and bikes. Don’t forget to take the discarded items to the dump if they cannot be sold or donated, and enjoy the satisfaction that comes from a garage you can actually park your car in! Paper piles got you overwhelmed? Separate before you organize. When sorting through piles of paperwork, there

is a tendency to skip a step, and this can lead to feelings of overwhelm and stop the process before any progress is made. Before attempting to organize your papers, you need to separate them. Label 4 piles/bins/boxes/trays: 1. Shred, 2. Action, 3. File, and 4. Recycle. Do not try to organize at this time – just separate. Only once the papers are separated should you then begin shredding, filing and creating a list of action steps that stem from the paperwork you sort. Let go of ‘obligation clutter’ ‘Obligation clutter’ refers to the stuff we are holding on to because we feel a sense of duty. It can be gifts we’ve received, heirlooms we’ve inherited, or things we are saving for our kids. If you are holding on to any of these types of things, I’m giving you permission to let them go, and here’s why: You have no duty to keep gifts forever. The last thing the gift-giver would want is for their gift to be a burden. If a gift you gave were unused, wouldn’t you be happier if it were donated, so someone else could enjoy it? Memorabilia without mess If you have bits and pieces of memorabilia piling up all over your home, it’s time to create a memory box. Purchase or repurpose one container for each family member. Choose plastic bins, photo boxes, hat boxes, vintage suitcases or old-fashioned picnic baskets to store precious mementos. Be selective about what goes inside, and when the containers are full, remove one item before putting another item inside.

SHELL BUSEY: ASK A PRO

Shed some light

on storage by SHELL BUSEY

EVERY SPRING THERE IS A LINE UP AT BUILDING

Supply stores or specialty stores that sell products or materials to construct outdoor storage. This is to accommodate the miscellaneous materials that have accumulated either from moving, downsizing or extra purchases. Often this accumulation ends up in the garage and you are forced to inconveniently park your car in the driveway or on the street. There is a lot more to a storage shed or building than simply building a box with a roof over top. Plan ahead as to what you are going to be storing in the shed, hand tools, garden tools, garden chemicals “ugg” or car parts and so on. You may find that in many cases a lot of items should have been weeded through, thrown out or donated to charity. As you start your planning do not forget to check your local city or municipal bylaws as well as your strata if you live in a complex. Regulations may govern what size you can build, what are the height restrictions, foot print size and even sometimes the materials to be used as well as what it will be used

for. The bigger the structure the more potential use of adjustable racking or shelving. I do not recommend a combo structure with a storage area and a children’s play area attached. The reason for this of course is that you don’t know what type of items you may be storing i.e. dangerous or combustible materials and/or garden chemicals, sprays or weed killers. Separate storage areas are needed for these types of materials. Now for the big question? Will the structure be wood, plastic or steel? Whether it will be a home built or a packaged type will depend on what type of cosmetic look you want in your back yard area. As a safety precaution you should

34 HOME DÉCOR AND RENOVATIONS MAY - JUN 2014

consider not placing the structure away from a fence unless you are able to get behind or beside it and if so use a gate that allows for access but not a security breech. I’m sure by now you can see that there is a little more to outdoor storage than just assembling a building and sticking it somewhere on your property. Here are some items to consider: › Wood is your best choice, you can build shelves inside, paint or stain to match your home and control entry and security. › Plastic: a lot to choose from but still plastic with no or limited ways to add shelving for best use of area to yield storage. › Metal: Similar to the previous plastic choice with the exception that it is metal and in most coastal regions salt air will cause havoc with the exterior and any movable rollers etc.

WOOD IS YOUR BEST CHOICE, YOU CAN BUILD SHELVES INSIDE, PAINT OR STAIN TO MATCH YOUR HOME AND CONTROL ENTRY AND SECURITY.

The end result of any additional storage being provided is to develop a plan, create it, build it and commit to keeping it tidy.

Decoding the code by MICHAEL NYIKES

Q

I have recently had questions emailed to me asking what the impact of the Model National Energy Code is on the Alberta Building Code?

A

Improving energy efficiency standards for building construction codes supports Alberta’s Climate Change Strategy, which looks to energy efficiency and conservation as one of the three main approaches to reducing greenhouse gas emissions and reducing demand on Alberta’s energy resources. The development of the new Model National Energy Codes started in 2007 at the initiation of the Council of Energy Ministers from across Canada. In 2008, all provincial and territorial governments endorsed the upgrading of the original 1997 Model National Energy Codes by 2012 for both buildings and houses. The work on the new codes has been undertaken by the National Research Council (NRC) with full participation of all provinces and territories. The National Energy Code for Buildings (NECB) was published in November 2011 and the energy efficiency requirements for houses and small buildings in the National Building Code (NBC) were issued in online format on December 21, 2012. Both the NECB and energy efficiency requirements for houses and small buildings in the NBC are proposed to be adopted as published to support consistent application of these codes across Canada. This will help ensure builders who wish to work in other jurisdictions will be working with consistent standards and will reduce costs. Energy codes and energy efficiency requirements are essentially the same as construction codes, like the Alberta Building Code, except they have energy efficiency as an objective. Otherwise they deal with the same building materials and systems as covered by the Alberta Building Code. The same provincially

38 HOME DÉCOR AND RENOVATIONS MAY - JUN 2014

trained and certified safety codes officers that issue building permits and inspect construction will be trained and certified to handle energy codes. Following an initial transition period the permitting, inspection and approvals process will occur exactly as it does today and should not impose any additional time constraints on those needing permits. Complying with the energy codes will likely add to the initial construction cost of most buildings. However, there are reports suggesting that for houses there will be zero impact on a family’s monthly household budget. This is because the added monthly mortgage charge on a standard 25 year mortgage will be offset by the amount saved on the monthly heating bill through reduced consumption. Other factors that affect construction cost include: ›› Some homebuilders are already building to high energy efficiency standards which may mean zero increase for their homes. ›› Size and configuration (i.e. square footage, number of stories, lot orientation). ›› Location in the province, meaning homes in the south can be constructed slightly differently from those in the north to achieve the same level of energy performance. ›› Commodity costs both during construction and once occupied. Future Decoding the Code columns will continue to answer readers’ questions about how the provincial building code affects their projects. Email your questions to me at decodingthecode@gmail.com. Be sure to include which city you live in, as well as your phone number in case I need to follow up with you.
