Solid investment decisions begin at home

s there a positive to buying a new home in our current economic climate? You bet there is. When you buy from a new-home builder, your investment is backed by a strong warranty program. It protects your deposit before the home is built and it offers protection against defects in work and materials, unauthorized substitutions and delayed closings or occupancies after the home is constructed. New housing prices are extremely competitive at this time and interest rates are low. If you think posted rates look good, ask your bank or mortgage broker if they can do better. While no one can guarantee what their home will be worth in the next 10 or 20 years, ask a recent new-home buyer what the value of their home is now. Chances are you will see them smile. There has been a steady increase in the price of new homes, especially in communities with new amenities such as schools, shopping and transit. There are no rules about what exactly a builder or sales representative must tell you about your prospective new neighbourhood, so do some homework of your own and investigate the area. The media often stresses the negative side of the story. It’s time to make solid investment decisions, and look beyond the doom and gloom. Investigate how you can make Canada’s economic environment work for you. Happy new-home hunting!

Choose your mover wisely
For this important part of the homebuying process, take the time to do proper research

ar too many people, it seems, have a moving horror story. Not just tales of damaged possessions, delayed deliveries or unavailable trucks, but far worse instances of outright crime. Moving company ripoffs, in fact, are one of the top scams monitored by the Better Business Bureau (BBB). After saving for a down payment, paying lawyer’s fees and other costs associated with buying a home, who can blame buyers for wanting to save a few bucks in the one area they likely feel they can tackle themselves, or by hiring a discount mover to do the job on the cheap. The problem with the latter choice, especially, is the high risk you run in being victim to the various schemes employed by unscrupulous moving companies. To protect yourself, the Canadian Association of Movers, which holds members to a strict code of ethics, urges consumers to research prospective moving firms: contact the CMA for checklists and referrals, as well as other sources such as Industry Canada and the BBB. Moving into a new home should be an exciting and celebratory experience. Ensure it remains that way by not cutting corners on this last important step.

Canadian home sales show highest quarterly growth since 2010: BMO Economics
According to BMO Senior Economist Robert Kavcic, the
latest data from the Canadian Real Estate Association shows that the Canadian housing market remains balanced and well-behaved. Existing home sales rose for the fourth month in a row in June, posting a 3.3-percent seasonally adjusted gain from the prior month and down just 0.6 per cent from the readings of a year ago. “These figures represent another body blow to the Canadian housing bears,” says Kavcic. “The June report leaves the second-quarter tally at an impressive 6.4 per cent above the previous quarter – the strongest performance since 2010. In fact, sales are now back to levels seen before the latest round of mortgage rule tightening took effect in early July, helped by very low mortgage rates through much of the spring.” Kavcic noted that the recent rise in five-year fixed rates – now in the neighbourhood of 3.5 per cent versus sub-three per cent just over a month ago – might have actually stoked sales activity in June, with buyers making their move before their lower rate contracts expired. “That could set the stage for another cooling off period this summer. At any rate, measures of market balance are clearly tightening, with the sales-to-new listings ratio again slightly above historical norms and the months’ supply down for the third time in the past four months.” Regionally, most markets have tightened up in recent months, including an impressive turnabout in Vancouver – sales are now 52 per cent of new listings, up from a low of 36.6 per cent late last year. Toronto is firmly balanced, while Calgary is again seeing a sellers’ market. Kavcic also says that firmer sales and lower inventories have all but erased any threat of an imminent melt in prices. “Average prices were 4.8 per cent above year-ago levels in June, with fully 80 per cent of the major markets surveyed reporting prices up from last year. Vancouver and Regina are both still seeing prices below year-ago levels by this measure, though Vancouver has bottomed in recent months. Calgary is the clear outperformer, up a strong 6.7 per cent year over year, and now less than three per cent from peak 2007 levels.”
Regionally, most markets have tightened up in recent months, including an impressive turnabout in Vancouver – sales are now 52 per cent of new listings, up from a low of 36.6 per cent late last year. “It’s essential that homebuyers stress-test their mortgage against a higher interest rate to ensure they could handle any potential increases in interest rates down the road,” says Laura Parsons, mortgage expert, BMO Bank of Montreal. “It’s also wise to choose a mortgage with a shorter amortization, which can help homeowners become mortgage-free sooner.” Parsons added that those who are ready to enter the marketplace can get a head start on planning by getting pre-approved for a mortgage before setting out to lock down the perfect home.

for a safe and smooth move One of the best ways to ensure the move to
your new home goes smoothly is to plan it well in advance. The Canadian Association of Movers (CAM) stresses consumers get an early start, giving them time to find the best mover for them – and to ensure they don’t get caught hiring a rogue mover at the last minute. Pitfalls to planning poorly or leaving booking until very late are that you risk getting limited choices for movers, unreliable estimates, empty promises and poor service. Here are 10 points to help ensure a smooth move: DOs 1. DO hire a reputable mover. Check with your provincial government, the Better Business Bureau and/or the Canadian Association of Movers before you contract a mover. 2. DO get three on-site estimates – in writing. An in-home estimate is a more accurate estimate – and that means fewer disputes later on, during or after the move. 3. DO validate any estimate that is significantly different from the others. Check the mover’s reputation and validate their affiliations. 4. DO read Industry Canada’s Consumer Checklist for Choosing a Moving Company on CAM’s website, mover.net. CAM has important information on moving for consumers. 5. DO ask how your goods are protected against loss or damage and insured while in transit. You may wish to request additional cargo protection that is based on your valuation of your shipment. And always get it in writing.

DON’Ts 1. DON’T make your decision based on the mover’s advertisement or salesman’s promises. Glossy ads, slick websites and verbal promises won’t ensure a good move. Low prices are often altered on moving day with additional fees and only a disreputable mover will avoid collecting tax. 3. DON’T allow any company to do an over-the-phone estimate. A phone estimate is not binding unless it is followed up in writing and is often unreliable because the mover does not have all of the necessary information. 4. DON’T accept the references a company provides at face value. References can be a marketing strategy so they should not be your deciding factor. 5. DON’T accept any verbal agreement. A verbal commitment cannot be proven in a dispute. Always get promises in writing. You have a responsibility to protect yourself. Find out about your rights and responsibilities. There are consumer protection laws to protect you, but it’s far easier to get a reputable mover than to try and get a remedy after the move.

One of the life events that will have the biggest impact on your money is the arrival of a new babe and the income loss associated with taking maternity leave. In Canada, new moms can take up to 52 weeks off from their jobs and have those jobs protected for their return to work. However, all that time off doesn’t necessarily come with a full pay cheque. Yes, there are companies that offer a “top up,” but it hardly ever is for the full amount of your before-baby pay, and it seldom lasts for the full year. For people who do not receive a top-up, employment insurance (EI) benefits will provide an income. EI benefits are calculated as 55 per cent of your normal earnings up to a maximum salary. So if you’re earning $40,000 a year, which translates into $3,333 before taxes a month, or $769 gross a week, you’ll be entitled to 55 per cent of that or about $423 a week, before taxes. Ouch! On top of that pain is the fact that the first two weeks of mat leave are unpaid, so your income calculation won’t start until the third week. And since

it’ll take between four to six weeks to get your first EI benefit deposited into your bank account, you shouldn’t be counting on that money to make your mortgage payment or buy food. Moms aren’t the only ones who can take time off with your new Mini-Me. Dads can take up to 35 weeks of parental leave; however EI benefits have to be shared between the mother and father so they can’t both collect EI at the same time. Adoptive parents also get to take parental benefits and fall under the same rules as dads. So, now that you know you’ll only be getting a fraction of the income you’ve become used to, how are you going to cope? Many new moms and dads resort to using their credit cards or lines of credit to see them through. Dumb! With a new long-term expense – that’s the baby – adding gobs of interest to the equation is no way to secure your financial future. Every month you’ll fall further and further behind, becoming almost desperate at the hole you’ve dug yourself. And if another baby arrives soon after, your goose will be cooked. Just because Canadians are guaranteed a year of mat leave doesn’t mean we have the right to take it. We only have that right if we’ve taken the time to plan for it, and have the money we’ll need to make ends meet without going into debt. The best way to see the implication of the mat leave income drop-off is to live on the equivalent of your mat leave income for the duration of your pregnancy. Put the rest of the money you’re earning away for emergencies, to buy the stuff you’ll need for baby, or to start an education savings plan. If you can’t swing it for the months that you’re pregnant, you might want to reconsider taking the full year’s mat leave.
Adoptive parents also get to take parental benefits and fall under the same rules as dads. The other thing you have to consider is which member of the family should take the most time with the baby. While, traditionally, women have done this, when the woman is the primary breadwinner in the family then the income loss to the family is felt doubly. Do the math to see who should take time off and how much, and how that will impact on the family’s financial situation. You have to make a budget that balances while you’re off, including a whole bunch of new categories that incorporate baby’s food, clothes, personal care (diapers, shampoo, cream), medical, toys, activities and savings. Don’t forget the costs associated with actually getting the baby here: hospital rooms and parking. If you have a health plan through work, you may be covered for semiprivate room. If not, you may have to settle for sharing a room with a lot of other crying babies. And don’t bank on being in hospital for only one day. If there’s any complication with baby, you’ll be “living” at the hospital until baby can come home. Don’t add financial stress to your already over-stressed life. The arrival of your newest family member should be a time full of joy and excitement. But you can’t expect things to run smoothly if you’re a dope and don’t do some planning. People like to say they didn’t have any time to plan… that they were “surprised” by baby’s arrival. You’re kidding me, right? Nine (I actually think of it as 10) months isn’t enough time to figure out how you’re going to cope? Or maybe it’s that you don’t want to have to face some hard truths. Well, you have a baby to consider now, so it’s time to wake up and smell the poop!

HHHBA raises $2,500
for Mohawk College Bursary
Members of the Hamilton-Halton
Home Builders’ Association (HHHBA) recently helped raise $2,500 for the Mohawk College Bursary Program at the association’s second annual charity summer barbecue. Hosted at Carmen’s Premier C Hotel, the annual barbecue was a great success. More than 100 members, along with teachers and students of Mohawk College, attended the event, enjoying the beautiful weather, great food and fantastic prizes. The money raised will go towards assisting the most deserving graduates of the construction and renovation technician programs at Mohawk College, in order to help students launch their own construction or renovation company. The next award recipient will be revealed next April at the Mohawk College Meet the Grad event. Last year’s bursary funds were awarded to Chris and Jason Ford, two brothers from Brantford. Chris and Jason both left long-time jobs at Ford in Oakville to pursue their dreams of working and renovating together. The brothers plan on using the bursary to start up their own company called Ford Brothers Construction. Mathieu Langelier, HHHBA’s executive officer commented: “Giving back to the community is essential to our association, and when I see past winners of this bursary along with other Mohawk College students, teachers and grads at this event, it really shows the value of what we are doing here.
Mohawk College gives its students excellent training, and we complement this by giving them access to our network of members and their business knowledge. This will help them tremendously to start their own successful companies. “The bursary provides great financial aid for graduates who are just starting their careers. The HHHBA is very proud to support the future of our industry and would like to thank everyone who came out and made this event possible.”

t’s no surprise that more people are choosing to move to smaller town living in Southern Ontario to escape the stress and ever-more costly and more confining feeling of big cities and suburban sprawl around big cities. “We’re seeing families coming to Smithville from places like Etobicoke, Oakville, Burlington, Ancaster, Hamilton and Stoney Creek,” says David Wassmansdorf, vice-president at Phelps Homes. “They say they feel stressedout living in neighbourhoods just outside big cities, even though they originally moved there because those places promised to be tranquil.” Smithville, above Grimsby about halfway between Niagara and Hamilton, has appeal, he says, because homeowners can get up to 50-ft.wide lots on conservation land for far less money than many suburban areas, and be close to big cities amenities and wine country. reason you can’t have organization. The difference is, when it’s just you on your own, it takes discipline, while when living with others everyone has to do their part. You should be able to teach organizational systems and delegate responsibilities so that everyone in the family has a part in keeping the house in order, whether it’s your spouse putting the mail and paid bills in the right folders or the kids putting their toys back in the right place. You shouldn’t have to be the drill sergeant – repeating the same requests week in and week out. Everyone needs to learn to do their part and work together to keep the house in top shape. The “go-to” bin Provide a personalized “go-to” bin for each member of the family for things that don’t belong in the room. It keeps items together but out of sight until they’re returned to their proper place. Reserve a few minutes every day, perhaps before dinner, to do the “dash.” Each person empties his or her bin by returning the contents to the right place. The “in-box” Complementing the “go-to” bin, create a family mail centre to manage paper flow. Create in-boxes for each member of the family. These can be anything from wall-mounted pockets to magazine holders on a shelf. Keep them easily accessible. When paperwork comes into your home, sort it into each family member’s box. Items that need to be signed for school go into a parent’s box.

To save your table from becoming a breeding ground for clutter, bring out the china and silverware and set it for a formal dinner. Interestingly, research from TD Canada Trust, shows one-in-five Canadian couples (22 per cent) admit they are not always 100 per cent honest with their partner about their spending and saving habits. No need to check into couple’s therapy yet – TD and dating guru Christine Hart have some advice to help start the conversation. “Financial baggage is not uncommon; we all have independent financial lives before we enter into a relationship and that can include old student loans, a tarnished credit rating or on the flip-side a healthy RSP or savings account,” says John Tracy, a senior vice-president at TD Canada Trust. “Opening up about finances can be hard, especially at the start of a new relationship, but it is vital couples have honest conversations in order to build a solid financial future together.” Dating expert Christine Hart agrees that couples need to be honest about any baggage – financial or otherwise – they bring into a relationship. of them broke even or lost money, which would you promote? The end result is that banks would like you to take a five-year fi xed rate mortgage and are now making it more attractive for you to do so. By the numbers – changing spreads and changing guidelines Talking about the price of a five-year mortgage and the spread on the bond yields can be very confusing for the average Canadian. Since most people don’t understand it, the media tends to avoid writing about it. As a result, some glaring discrepancies go unreported and questions remain unasked. Let’s start with some basics: ›› A bond yield and a bond price have an inverse relationship. Don’t worry about trying to understand that – you simply need to know that if the bond price goes up, the bond yield goes down and vice versa. ›› Canadian banks and lenders use the bond yields to determine their “spread,” or profitability. ›› They like to keep the spread to a certain range. For example, five years ago, the spread would be between 90 and 130. That means you take the five-year mortgage rate (say four per cent) and subtract the current five-year bond yield (say 2.95) and the difference should be between 90 and 130. If the difference is below 90, then that is a signal for banks to raise rates. If it is above 130, then they would lower rates. In the above example, 4.00 – 2.95 = 1.05, so that would indicate the rate is within the comfort zone and therefore not likely to move. Now let’s look at the way things are today: ›› Let’s assume a five-year bond yield is 1.66 per cent ›› And a typical five-year published mortgage rate is 3.59 per cent ›› 3.59 – 1.66 = 1.93 Based on the numbers that were used five years ago by the chartered banks, a spread of 1.93 would be .63 over the comfort zone – meaning very profitable – and a signal to lower rates (arguably to as low as 2.96 per cent for a five-year term). However, lenders are no longer using the same model for spreads. In fact, due to (and I quote) “the uncertainty in the bond market is forcing a wider than normal margin until investors see some stability return” – the current range that lenders are going by is 1.75 and 1.95. As such, the spread of 1.93 for today’s interest rates is actually at the high end of the comfort zone, but still within range. Some lenders are offering a quick close special of 3.39 per cent, which puts the spread at 1.73 and therefore out of the comfort zone. Any increase in the bond yield will result in those rates increasing, not decreasing. Suffice to say, it would appear that the banks are making significantly more profit on five-year mortgages today than they did five years ago. But having said that – they also experienced the global credit crunch of 2008 and saw first hand the impact to global banks when liquidity in the markets disappeared. And although we complain about the profitability of the chartered banks, it was this very fact that made them the envy of the world when their counterparts in other countries suffered. With ongoing credit and financial issues in Europe and the United States, perhaps the Canadian banks are wise to shore up their coffers while they can. In the meantime, the more investors flock to safe harbours amidst turmoil and uncertainty in the global markets, the more bonds they will buy. The more
they buy bonds, the higher the price goes and as such, the lower the bond yields go. Whether this will translate into lower mortgage rates for you is yet to be determined. And while we could argue that the long-term rates could go even lower or in fact that they should be lower, they are still the lowest they’ve been in a lifetime. So, whether you choose to take a variable with a lesser discount or today’s low long-term rate – one thing is certain: rates are low – if you have a mortgage or you’re planning to get one, take advantage of these low rates today and accelerate your debt reduction. Stability will eventually return to the markets and investors will eventually shift back to equities. When that happens, bond prices will drop, yields will rise and so too will your long term rates. In the meantime, enjoy them while they’re here.

For some, it works out fine; others have problems resulting from a lack of foresight, poorly packed boxes and inexperience in loading moving trucks. Here are a few tips to help you avoid finding damaged items at your destination:

Next, we create a “box wall” stacked to the ceiling to hold the items in the attic in place. Indeed, although the town population is officially listed as about 15,000, the town is a regional hub for business, industry, health care, education, agriculture, government and emergency services which serves an area of nearly 225,000 people. Then, assuming you move ahead with your purchase, eventually you will likely need a mover. People often don’t consider a mover as an important member of their team of professionals. However, given the critical role they perform – taking possession, at least temporarily, of all your worldly goods and moving them without loss or damage – it’s a function not to be taken for granted. Not doing your due diligence and taking the time to select a reputable mover can invite untold problems. Case in point: the following example, which admittedly doesn’t involve a new-home move, but the experience is all too common. So is the lesson learned – unfortunately, the hard way. I recently contracted a “professional” moving company to carry out a last-minute move of five pieces of furniture on behalf of my son, a university student. For a variety of reasons, we decided to hire movers rather than rent a truck. After calling several firms – including large, wellknown companies and smaller, independent ones – I selected a moving company in Whitby, where the pick-up was to take place. Drop-off would be in Waterloo. We agreed on price ($350) and time (9 a.m.) – after I was very clear the move would involve an out-of-town destination. All details were confirmed in a “contract” exchanged via email. The crew was on time for the move the next morning, but almost immediately began talking about a higher rate – $360. Not a huge difference but it immediately raised my suspicions. I’ll spare you all the gory details, but it’s important to share the lowlights of what happened next: » The company I originally contracted the job to the night before was inexplicably unavailable to actually perform the move the next morning, and apparently passed it off to another firm.
phone repeatedly the night before, suddenly was nowhere to be found. » Once the truck was loaded, the fee increased to $450. » Upon arrival in Waterloo, the movers said the fee was $500. “It’s taking longer than we thought, and the furniture is heavier.” » “Sure,” I said, “right after I call the police.” With that, the sordid tale ended. The job not complete, left for us to move the furniture indoors, now the victims of one of the Top 10 scams monitored by the Better Business Bureau (BBB). “I could write a thesis on this,” says John Levi, president of the Canadian Association of Movers (CAM). CAM offers consumers the following tips on how to avoid being scammed by unscrupulous movers: » Find reputable movers through the CAM, BBB or provincial government consumer protection agencies » Ask three movers for estimates in writing » Get the terms and conditions in writing » Ensure your goods will be protected for loss or damage » Read customer reviews on movers’ websites and other forums “Consumers have recourse with their provincial government’s consumer affairs department and with the Better Business Bureau,” says Levi. “Both of these avenues are fraught with difficulties and often take many months to come to some form of resolution – satisfactory or otherwise. And often, the mover simply out-waits the consumer. “It’s far simpler and more effective to engage a reputable mover in advance rather than trying to fi x a bad situation after-the-fact.” My example, though painful and infuriating, is minor compared to other common horror stories involving similarly unsuspecting clients.
