Let us

entertain you!

A

re you feeling a little flustered about entertaining this season? I hear you. This pandemic has definitely changed the way we will be planning to get together with family and friends. But, amidst the constant changes in restrictions, it’s good to keep in mind that even if socializing looks different in 2020, it can still be a special event. Throughout this issue, we aim to inspire you to create an inviting environment you feel comfortable to entertain in; after all, comfort is key! Are you thinking of throwing a traditional sitdown meal? Treat guests to a beautiful tablescape tailored to your distinct style – see page 14 for our ideas. Perhaps, for you, winter is all about quality family time. You may be familiar with the Danish tradition of hygge (the word encompasses a feeling of cosy contentment). Although it’s been part of the Danish culture for decades, in the past couple of years, this lifestyle ritual has also gained popularity in North America. It’s the perfect tradition to adopt over the winter months. Andrea Haraldsen, lead lifestyle blogger at Harlow & Thistle, shares ideas on how to incorporate this cosy lifestyle practice into your life, on page 34. Are you postponing winter vacation plans this year? Our cover story is about

Winter renovation project 6

a new book by designers Colin McAllister and Justin Ryan – Escapology: Modern Cabins, Cottages and Retreats. It will transport you to stunning properties around the world – and might even inspire a vacation-themed renovation in your own home. And, if you need a little nudge to start that reno project you’ve been considering, read all about home renovation tax credits on page 58. The different programs available just might be all the incentive you need to turn your renovation dreams into reality. Whatever this time of year means to you and your family, we hope you enjoy every moment – and stay safe.

TO BEAT THE WINTER BLUES THIS YEAR, MY HUSBAND AND I ARE EMBARKING ON A HOME RENOVATION PROJECT, TURNING OUR BASEMENT COLD ROOM INTO A TWO-PERSON SAUNA. WE ARE WORKING WITH HOME SAUNA KITS (HOMESAUNAKITS-SINCE1974.COM) TO CUSTOMIZE OUR DIY, SMALL SPACE SAUNA. WE LOOK FORWARD TO REAPING THE HEALTH BENEFITS ALL WINTER LONG!

tipS for hoStiNG iNtimate GatheriNGS at home

I

by KATE DAVIDSON • illustration RACHEL JOANIS

ntimate affairs are the new normal this season, as we all seek the warmth of home and the company of those near and dear to us. With safety still being top of mind, this entertaining trend promises to be about appreciation and a little indulgence. If you can’t treat 25 of your friends to a fun party, why not treat your social bubble or those in your immediate household to a truly fabulous, intimate event? When it comes to hosting a great soiree, there are three key elements to consider: Consumables (food and drinks), entertainment, and last but certainly not least, ambience. As a designer, ambience naturally tops my list, as the overall look and feel of the space will lay the groundwork for the evening ahead. Here are some style layering tips to help set the mood in your home for an intimate soiree.

Furniture Yes, you can and should move furniture for your event. While this is a common go-to strategy to accommodate large groups of people, a small gathering can also benefit from some strategic furniture placement. There’s nothing more awkward than people “floating” aimlessly in the room, and furniture placement allows you to usher guests into certain areas of the home. This may include an appetizer table in the kitchen, a beverage station in the den, a music/media area for audio and

Just because your

gathering

may be small

in size, doesn’t mean it should fall short in any way video requests, and areas throughout for guests to chat and chill. Evaluate your space and take note of fixed focal points such as a fireplace or window with a great view. Now, create furniture vignettes around these, with facing chairs or couches, and some small tables throughout for guests to rest their drinks and dishes. Leave enough room between vignettes to allow the flow of traffic. Pay special attention to hot spots such as buffet tables or appetizer areas. Regardless of the size of your soiree, ensure you have sufficient seating to accommodate every guest. You can always borrow a few pieces, or consider investing in some staples such as poufs, ottomans or a small

accent chair. These will come in handy for your gathering and will help fill in those empty corners after your guests have all gone home.

Layers of lighting The right lighting can make or break your party. Create a sense of warmth in your space by dimming the overhead lighting and layering in some table and floor lamps. Light up dark corners, and make every room sparkle with simple strings of white lights, mirrors and reflective materials, and the flicker of real candles – under supervision, of course.

Details matter Just because your gathering may be small in size, doesn’t mean it should fall short in any way. Kick it up a notch by paying attention to the fine details. As I always say, there’s no detail too small, and collectively it’s the little things that will make all the difference. Whenever possible, personalize it – nametags on your guests’ wine glasses, place cards at the dinner table, and a parting gift “just for them” will ensure your guests feel appreciated. Entertaining will look a little different this coming holiday season, and while we’re still getting used to this new normal, we’re yearning to re-establish those warm, close connections with our inner circle. With some thoughtful planning and creative solutions, your intimate gathering is sure to be a huge hit.

here is no doubt that entertaining at home has changed. While dreams of wining and dining with a large group of family and friends maybe be put on pause for the time being, a thoughtfully planned, small group dining experience is a great way to socialize. You’ll want to keep everything on an intimate scale, staying within your bubble, with lots of room for everyone to feel comfortably apart. Here are some easy tips for creating a dining space that is entertaining ready!

Table talk Whether you choose round, square or rectangular, your dining table should comfortably fit in your space, match your home’s aesthetic and stay on budget. It’s important to measure the table-to-wall distance so that diners can get out of their seats easily. The

general rule of thumb is to leave 42 to 48 in. between the table and the walls. We don’t often think of a tabletop as loud or quiet, but metal and glass tend to amplify noise, whereas wood tends to absorb noise for a more comfortable dining experience. And, the best way to keep guests at the table is with comfortable chairs, so it’s a good idea to test out seating options before you buy.

Layering isn’t just for fashion To design an entertaining dining experience, think about layers when you’re choosing textiles for the table, the dishware, decor and lighting. The tabletop is the base of your canvas. If it’s beautiful, show it off and consider

tip One of the most versatile and stylish items in home decor is the bar cart. A rolling bar cart can be your busboy! It can help you serve courses and load up dishes when clearing the table. SKOGSTA DINING TABLE IN ACACIA. $679. IKEA.CA using chargers rather than placemats. Chargers tend to add a sense of formality, and they’re easier to clean up after use. Use your best dishware and serving ware. I’m a big fan of using the “good” dishes year-round. If you enjoy them on special occasions, why not treat yourself and bring them out more often. Add multiple lighting styles and brightness to your dining space to help set the mood. Lighting on dimmers is a great way to control lighting. If you have a centre chandelier over the table, keep the light low and add candles on the table.

An easy decor trick is to put batterypowered LED candles into a large glass vase or add in seasonal items or greenery for an extra special touch.

Enjoy entertaining Especially during these unprecedented times, you want your guests to feel extra special and pampered. But, don’t get caught up in the formalities of being a host. Prepare as much as you can beforehand. Set your table the night before and pre-make any apps and desserts. That way, you ensure you truly enjoy what entertaining is all about – being together.

BEST STREET

T

GaiN the adVaNtaGe oVer YoUr marketplace competitorS oronto, and the GTA as a whole, is on fire. Not everywhere, but there are pockets of raging infernos in the real estate market, unlike ever before in recent history. An October Altus Group study advises that while the first quarter of 2020 was the weakest in 25 years, the

pent-up demand for homes created the highest number of transactions in the third quarter – of all time. Prices of single-family homes are climbing at a staggering rate. With prices up 14.4 per cent year-over-year, Royal LePage forecasts that GTA housing prices are poised to rise another 8.5 per cent in the fourth quarter of 2020 alone.

The single-family lowrise home, the historic Canadian staple, is one of the hottest commodities in every major centre from coast to coast. Where does that leave you? Think about the old real estate adage, location, location, location – but this time with a more targeted focus. Look for the best, then seek out the worst.

the

worst house in the

best area is where you still have a chance to wedge yourself into this marketplace The worst house in the best area is where you still have a chance to wedge yourself into this marketplace, where other buyers are afraid to venture. “The key to success in this area,” says Chantel Crisp, broker with Royal LePage Signature Realty, “is to come in prepared, with the right team of your own third-party realtor, home inspector or, even better, your own professional design-build firm consultant. This can ensure you have experts looking out for your best interest and helping you see what might be good and bad (read – costly) in a listing.” Bad can also mean good for you, in that it not only provides you with better odds of a successful offer, but also means you can renovate the home to suit your tastes. You also stand to have a good return on your investment, as there is more opportunity for capital appreciation when it eventually comes time for you to sell the home. “Be cautious,” Crisp forewarns, “as offers without conditions may be more attractive to the vendor, but also strip the purchaser of any means out if the deal is accepted. Remember, too, an offer without conditions can be lower than an offer with conditions, as vendors will often leave money on the table for a sure thing, versus risk associated with tying up a property with an offer that may ultimately fail, even if a higher number,” she adds. Crisp speaks from personal experience. She retained Eurodale to design and renovate her new family home, complete with an in-law suite to provide additional income support and help pay down the mortgage. The original home, at time of purchase, was in need of a complete gut, a large two-storey addition and underpinning of the foundation, to work for the needs of her growing family. All new systems and finishes were both needed and welcomed. This approach allowed them to move into the community they wanted to live in, but otherwise couldn’t afford. Secondary suites are an as-of-right housing condition across Ontario and can help enter into a housing type that would otherwise be out of reach for many, without the supplemental income support. It’s a great stepping stone. Fixer-uppers can be found in any neighbourhood. “Once you narrow down where you want to live, it’s important to keep an eye out for the homes with poor quality or cluttered photos, or no photos at all,” says Crisp. Buyers these days tend to gravitate towards prettier, staged options. So, the opportunity to scoop up a property at a lower price without the competition may be there. Before purchasing a fixer-upper, speak with your realtor and design-build firm about your vision and priorities. A

before realtor can recommend the most cost-effective fixes that will make the highest impact on your future home value, to ensure you’re spending your reno dollars wisely. In contrast, your contractor can advise you of real costs to undertake what you are planning before you calculate your offer. Both of these are critical aspects when determining your costs on top of the purchase price. In a hot market, being creative and resourceful and building a team of advisors can make the difference between sitting on the sidelines or buying your dream home. Visit realtor.ca to find a licensed realtor and renomark.ca, the home of the professional renovator, to begin your search. Happy house hunting – and may your next offer be the one that is accepted!

With Colin & Justin by Sara Duck

Celebrity designers Colin McAllister and Justin Ryan spark serious wanderlust with their new book Escapology: Modern Cabins, Cottages and Retreats. Twentyfour homes from around the world are beautifully captured and accompanied with informative design profiles which will help you create your own personalized escape – whether you are building, renovating or redecorating. We recently caught up with the designer duo to find out more.

cover story

What does “escapology” mean to you? Escapology, to us, is the social science of “getting away.” In its essence, it’s all about retreating to a special place – a cottage, vacation home or cabin – to decompress. It’s all about shaking off the stresses of our fast spinning world to unwind in a peaceful spot, often with friends, family and loved ones. Now, perhaps more than ever, escape is something about which people dream, and upon which they focus. Few would disagree that life, over the last few months, has changed for almost all of us. With this in mind, we hope escapology will appeal to everyone who’s focused on getting back on track and settling back into an easier way of life. In short – it’s time to reset. And time to relax. And time to love.

What was the inspiration for your book? We’ve worked in home design for more than 20 years – across various continents – in TV, print media and private commission. We’ve always loved what we do, and positively relish

every opportunity we’re afforded to beautify real homes for real people. Ten years ago, however, we started to specialize in vacation homes. We actively seek clients in rural spaces. We adore the rural real estate landscape and felt super driven to share its highlights with the world.

What process did you go through to select each property? When we landed the publishing deal for Escapology, we were excited to share with our viewers, readers and international fan base as many beautiful escapes as possible. But of course, there’s a limit to the number of inspirational homes that can be seamlessly merged into one book. With much help, we eventually arrived at 24 homes. Then the process of selecting the best rooms from each house started. Each property showcases around six zones, so in total, there are approximately 150 spaces, lavishly spread across 236 beautiful pages. Creating Escapology has been little short of joyous: As lovers of the rural idyll, it’s been our

pleasure to curate such a stunning inventory of beautiful abodes to inspire and excite, we hope, in equal measure.

What elements do you love about the Park Corner Barn space? Ah, this is such a beautiful cottage. Located in Oxfordshire, UK, it’s an 18th-century brick and flint barn conversion; to us, the very essence of a modern rustic escape. The wooden beam work can only be described as breathtaking as it intersects and sails majestically above a sea of white painted walls and wide-planked floorboards. And the natural light that floods the space is astounding; the barn’s owner, and his team of architects and contractors, imbued the project with an exciting feel, one that allows it to seamlessly transition from its agricultural past, into its current residential iteration.

You write about the different types of cabins and cottages, what does your ideal cottage include? Our ideal cottage style combines natural wood finishes, layered with white painted walls, jet-toned fenestration, and loads of texture. We love the contrast that happens when these layers are front and forward in any of our schematics. And of course, comfort is paramount – we never take that for granted. Our typical scheme may employ toffee toned hide upholstery, thick woven textiles, rough-hewn wood furniture and a 32

anywhere.”

compendium of ceramic accessories. But don’t forget, the topography is everything. Find us a property with towering trees and commanding elevations of craggy Canadian shield granite and we’ll be happy.

How can homeowners bring that cabin/cottage feel into their homes? There’s no doubt about it: The Canadian retail sector is awash with inventory that amply references the great outdoors. That whole rustic look has become wildly popular. Take, for example, our product line (available in stores such as HomeSense, Marshalls and Winners) you’ll find heavy weave textiles that would look every bit as relevant on a condo sofa as they would a cottage sofa. As always – it’s all about balance. And texture. And

wood detailing. You might be in a townhome, a suburban backsplit or a highrise condo, but with a little planning, you could be anywhere.

If you could escape to any destination over the winter and hygge, where would you go? We’re all about Drag Lake in Haliburton. It’s a vast undertaking – perhaps our most ambitious to date – but we’re utterly in love with the place and, indeed, its potential. It’s super cosy with acres of glass, a roaring log fire, squashy sofas and mountains of books. Perched, as it is, 20 stone steps from the water, the cottage is shaded by a copse of pine, hemlock and spruce trees. It’s a work in progress, sure, but one which we hope to complete within the next 12 to 18 months.

LIFESTYLE BLOG HARLOW & THISTLE SHARES FIVE TIPS TO ENJOY YOUR HOME THIS WINTER – THE DANISH WAY

T

here’s nothing better than curling up in a cosy blanket, in front of a fire and watching the snow fall. It’s just so hygge. No, that wasn’t a sneeze. Hygge, pronounced “hew-ge” is the Danish word for a mood of cosiness, comfort and contentment. The hygge concept is all about enjoying the natural elements within the living spaces of your home. Don’t worry, this isn’t one of those design trends that will set you back thousands of dollars. It’s easy to do, and you might already be doing it and not even know it. Here are five tips to hygge your home:

TIP 2: DECORATE WITH CANDLES Pillar, tea, long, skinny, if you have candles get them out, group them together and spread them out throughout your home. A cluster of tea candles around your tub or modern candlestick holders on a side table are just a few examples where candles can add a modern hygge feeling to your home. Ochre VELVET CUSHION. $39.99. TIP 1: THE EDIT Keep things on display that have meaning and make you feel good; everything else can be put in storage or given away. This disciplined approach sounds ruthless but will do wonders for your well-being and contentment. A good edit will help declutter your space and help create that hygge state of mind. TIP 4: BRING THE OUTDOORS IN Incorporate natural outdoor elements in your home; stone, wood, slate, branches, leather and terracotta are just a few examples. Look for perfectly imperfect pieces. How to acHieve comfortable yet stylisH living for tHe family Home by EugEnia Triandos and Korina Khamis.

T

he colder months call for a warm-up indoors. This will be more relevant than ever this winter, as we increasingly seek the cosy comforts of home, regardless of what’s happening in the world around us. What is warmth as it relates to home, beyond the thermostat reading? To many of us, it’s family time, a sense welcome and cosy comforts at every turn. Now, pack these wonderful things between four walls, for what promises to be one of the season’s – and the foreseeable future’s – hottest trends. So, how do you give a house a “homey” look and feel? We recently

designed this family-friendly home (pictured) that is, by all accounts, “home sweet home” personified. Here’s how we brought this look home, and tips on how you can, too.

Intimate layout

Perhaps the most significant element of a family home is its layout. It defines how you live in the space and how you interact with others. An open-concept interior is conducive to social and communal activities but is also preferred for its space efficiency, making it a common denominator in many new builds and renovations. A challenge with open-concept interiors is a lack of intimacy and focus. Transform that vast, vacant shell by highlighting function and style within defined zones. Typically, these include a kitchen, sitting/conversation area, office/homework space, a dining/entertaining area, and hopefully a reading/resting corner to put your feet up at the end of a long day. If you’re limited on space, take note

that our zones are multi-purpose. Keep this in mind when balancing your needs with the realities of your workable area.

Layered lighting

Lighting is that looming background element that can strengthen (or weaken) all your other design efforts. Ambience begins with lighting, so if your goal is to create a warm, familyfriendly environment, your lighting must reflect that. Opt for bulbs that lean to the warmer side of the spectrum. And dimmers are a must. There are three types of lighting in every lighting plan. Ambient lighting is the overall light in a room, in the form of natural and overhead lighting. Task lighting is functional and is intended to illuminate specific activities, such as a reading corner, desktop and countertop. Last but not least, accent lighting is purely decorative and acts as a highlighter, such as spotlights focussed on artwork, wall sconces or track lighting.

Mixed finishes

Building on the layering strategy above, mixing materials, textures, and finishes is an effective way to achieve warmth and a casual vibe. Combine wood, leather, concrete and natural weaves to bring depth to an otherwise neutral space. Finish the look with a burst of colour, such as a vibrant piece of artwork or a rug, which can unify these various elements. Textiles are a natural way to crank the heat when the winter comes. The patterns and materials are easy to swap with the seasons and they make a big visual and tactile impact. The best part? It is an affordable change!

Final focus

Choose an impactful focal point. If you have a fireplace, we have three words for you. Do. It. Up. This is a physically warming feature that brings together family and friends as a focal point for warm conversation, if not to temper those winter-time chills. We recently brought new life to an old fireplace by cladding it with a beautiful Compac Unique Calcatta slab that we then echoed in the adjoining dining room bar. The fireplace became an instant focal point to anchor the eye and attract the fireflies of the family. “Home” is as much a feeling as it is a place. With thoughtful design, you will feel a warm embrace every time you walk through the door.

In this space, weight training and yoga were the two primary activities. With this in mind, I divided the space into zones. The first was the yoga zone. I wanted this space to be serene, relaxing and warm. To achieve the feel I was looking for, I chose a fireplace from Dimplex. The company’s Ignite linear electric fireplace was the perfect fit because it gives off heat when you want to cosy up for some downward dog, yet, if you want to turn the heat off while working out, you can also use it with just the flame feature. What gym is complete without a television? I chose the Q8G Quantum Dot TV from Hisense for this space.

The image on the screen is so life-like you’ll think the yoga instructor is in the room with you. This Android TV is user friendly, and you can easily

stream thousands of movies, shows or YouTube videos while working out. Now for the weight training zone. I wanted to distinguish the two

areas, so I created an architectural component by adding wood slates to the ceiling. I had the contractor cut the floor and ceiling slates on an angle to create even more of a visual appeal, playing up lines and focal points. Having the pipes exposed created that raw industrial look I wanted. To achieve this look, I worked with Metrie to build a custom slatted wood ceiling. I used a two-in. oak flat stock boards, leaving a small gap between each slat to achieve my industrial look. I didn’t want to cut any corners in this space, so I also added in Metrie’s vintage industrial baseboards and casing, plus a door with black hinges and door handle. Sometimes, it’s these small details that make the biggest impact.

Adding

and lowers for equipment storage and counter space to house essentials such as water bottles and speakers. Now for the finishing touches. I wanted to create a dramatic effect with the artwork. I worked with Posterjack to create larger than life inspiration prints. I went to Etsy and bought some gym inspired digital artwork. All I had to do then was upload the images at Posterjack, pick the exact frame style and size of print I wanted and… voila! Art complete.

Finally, what people might not think about having in a gym are tools to help you with post-workout soreness. This gym is meant for challenging workouts and with that comes sore muscles. I love Rub A535 products to help manage pain. Not only did we need this when building the gym (DIYs and home renovations come with their own set of muscle soreness) but post-workout, it’s perfect for managing pain and muscle fatigue.

Designer Bilha Kangethe highlights what we can expect in home design for 2021

I predict that lighting and decor trends will continue to be an extension of the mid-century modern style. You will see lots of brushed gold, copper and black finishes. Natural fabrics such as hemp will be popular in bedding and handcrafted ceramic pieces represent simplicity and minimalism perfectly.

hat a year 2020 has been! With all the uncertainty and dramatic shifts that have affected us in various ways, we can all agree that we are ready to put this year behind us and look forward to new possibilities that 2021 has to offer. One thing for sure is how we choose to live and interact within the home will continue to evolve. At the onset of the pandemic and during the lockdown, we were forced to slow down and take stock of what really matters. As a result, enriching the functions within the home is no longer an option but a requirement to operate and thrive. Connectivity, balance, peace and tranquility is not only essential but crucial to how we function in our spaces. Consequently, we see these concepts reflected in decor and design trends. Everything from the colour on our walls and functionality of our furniture, to the materials we surround ourselves with. Trend experts predict that 2021 will be heavily influenced by sustainability, environmental impact, minimalism, layered luxury and organic, holistic design. Here are a few trends I look forward to seeing. I hope they will inspire you to create not only the statement you have been craving in your home but, more importantly, to make your home the ultimate inviting living space.

design lesson

Come on in! CREATE A FRONT ENTRANCEWAY THAT IS WELCOMING AND INSPIRING by JEnniFEr BaCKsTEin

F

irst impressions are everything. At first glance, what does your home’s entrance say about? Is it inviting, intriguing, inspiring? If it isn’t all of those things, it’s falling short of what it could and should be. As a designer, my goal is to bring the homeowner’s personality to life in their home – even the entranceway. Historically, many homes were designed with a vestibule separate from the other living areas, serving as a waiting area for visitors, a place to store coats and boots and a way to reduce heat loss from inside the home. Over the years, the “front foyer”

44

RENO + DECOR  |   December 2020/January 2021

has evolved, and many modern homes are designed with an entranceway that opens into its living areas. Since you can see this area from the living areas, and vice versa, it requires an added level of design consideration. Here are some ways to maximize the modern home entranceway when it comes to style and function.

Foreshadow your home’s aesthetic What is the overall style of the space? Perhaps it’s classic, contemporary, eclectic or something else entirely. Whatever your preferred aesthetic, the entryway is a great place to echo similar elements to hint at what’s inside and ensure a cohesive look and feel throughout the house.

my tip:

TWO MUST-HAVES FOR AN ENTRYWAY ARE A MIRROR AND A SPOT TO SIT DOWN. YOU’LL APPRECIATE A SEAT WHEN YOU’RE LACING

UP YOUR SHOES, AND INCORPORATING A PIECE OF FURNITURE, EVEN A SMALL ONE, CAN MAKE THIS SPACE FEEL LIKE PART OF THE LIVING AREA. THE MIRROR IS SELF-EXPLANATORY, FOR ONE LAST LOOK BEFORE YOU HEAD OUT FOR YOUR DAY. HOWEVER, A MIRROR WILL ALSO AMPLIFY THE NATURAL LIGHT IN THIS SPACE, GIVING YOUR HOME A BRIGHT AND SPACIOUS FEEL ON ENTRY.

Make a statement Your entranceway is the first impression people will get of your home (and perhaps you), so make it count. Choose a statement piece that wows, such as a bold floor tile, a vibrant stained glass window, or a favourite piece of art. Remember, if it “speaks to you” in some way, it will appeal to guests as well. Just ensure your selections convey the right message. A professional designer can help if you’re challenged in this regard.

flustered and looking for the exit. Outfit your entrance to accommodate your lifestyle and all the baggage that comes with it. A well-organized closet with doors is ideal; however, consider adding shelves, hooks or other creative solutions to keep that mess under wraps.

Incorporate function

Let there be light

Your home’s entranceway is where you and your family land when you come home – briefcases, backpacks, shopping bags, groceries, coats, boots, the dog and all. Without the proper functional elements, this can quickly become a disheveled dropzone that leaves you feeling cramped,

Look up. What do you see? If you have a high ceiling or a two-storey entrance, enhance its sense of grandeur with a great, large-scale light fixture. Ensure the fixture is suspended at the right height, the scale is key. The rule of thumb is the fixture should have two to three inches for

each foot of ceiling height. A 16-ft. foyer can handle a fixture that is 32 to 48 in. When installing your fixture, consider the height at which it should hang. For extremely high ceilings, the general rule is to leave six ft. between the ceiling and the top of the fixture. For a foyer with low ceilings, opt for a ceiling-mounted fixture versus a pendant or chandelier. Whatever you choose, make it fabulous. Your entranceway is one of the most important rooms in your home. Don’t let it become an afterthought. If you’re designing your home from scratch or giving it a much-needed update, bring this space to the forefront and let it shine!

Interpreting

W

hen given the mandate to stylize an interior space following a modern glamour design direction, it is best to understand what represents “modern” and “glamour.” Today, modern decor means clean lines and a monochromatic colour palette complemented with glass and metal accents. The glamour counterpart is represented by layering rich textures, lavish details and

luxurious accents, in this case with an Art Deco flair. Let me share with you a newly designed home by House of Layth that personifies the modern glamour style.

First impression

As you enter the home, you’re welcomed by a marble floor inlay, composed of an oversized herringbone-patterned mosaic tile, framed with a darker contrast stone and finished with polished chrome

trim. The simplicity of the layering and scale factors bring forth a modern sensibility but with a hint of art deco glamour.

Dining room drama

The dramatic look of the dining room resonates from several carefully orchestrated design elements. The first being the ceiling height transition, from a single- to a double-height interior, separated by a framed archway.

nexthome.ca | myhomepage.ca

47

The second is the expansive wall trim that follows an alternating proportional rhythm and stretches as far as they are allowed. The trim frame accentuates the exaggerated ceiling height, and because they’re uninterrupted, they bring a modern feel to the traditional detail. Within the mainframe, antique mirror panels are inlaid to form a super-sized mirror surface contributing to both a modern and opulent look. The art deco-inspired chandeliers offer another opportunity to add dazzle and sparkle to the interior composition. These fixtures are further enhanced by adding a 19th-century old styling solution called chandelier socks, to adorn and conceal the fixtures’ chain suspension. This turns the suspension system into a feature, as well as convey a silhouette emphasizing the double story height drop. The sapphire jeweltoned, velvet-covered dining chairs

punctuate the art deco feel by way of adding rich texture that ties the whole look together.

The gallery

In the great room, or the gallery, as we like to call it, the space is defined by furniture groupings and anchored by millwork features on both ends of the wall. There is a definite modernity factor to this room. We chose a curtain box to conceal the draperies and supporting hardware and repeated finishes, tones and details from other rooms. For instance, the monolithic fireplace slab cladding references the dining rooms mirror panels’ expansive scale. It’s all about creating a cohesive, connected look from room to room; a designer will help you achieve this.

Streamlined kitchen

Here, appliances are integrated into furniture-like cabinets such as the paneled refrigerator and dishwasher

as well as a barista-approved coffee machine; this gives a seamless, streamlined look. The colour palette is kept neutral with soft grey tones paired with classic white, natural wood elements and pops of silver in the hardware and lighting.

Modern details

Furniture elements such as the bench and artwork in the hallway complement the modern interior. When it comes to art, a pro tip is to consider white frames. This makes the canvas look brighter, even though it’s formally framed, it blends in effortlessly with the white walls for an even more weightless effect. Whether you’re looking for a modern glamourous look or something else, understanding the design concept through proper planning and research can help ensure the right design elements and principals are incorporated into your renovation design.

FIRST ımpressions

B

matters

by stePhAnie grAY

efore owning a house, I didn’t think much about a home’s front door. But, during our home inspection, there were some slight concerns about the quality of the door. As renovations always seem to hurl you down a slippery slope and since we were planning on replacing our front tile, we decided we might as well simultaneously replace our front door. The main reasons we chose to replace our front door: 1. SECURITY. Due to it not being correctly installed, the latches were coming out from the frame, making it easier to be opened by a potential intruder. 2. AESTHETICS. We didn’t like one significant non-changeable aspect of the door, specifically the oval glass with a decorative motif. 3. EFFICIENCY. Because of the poor installation, it also meant it wasn’t efficient at keeping the cold air out (and who wants higher bills?). Not to mention it even let in rainwater!

Like any home decision that involves both function and style, this choice wasn’t so simple. The siding of our home is board and batten in a blue-grey shade (a colour we aren’t sure we’re keeping). With this

in mind, we wanted to select a door that would work with the current colour, but also with our long term vision. Then there was the security and efficiency aspect. We both liked the look of a wood door, but during our research, we learned wood doors are not the most energy-efficient, are harder to maintain and tend to be quite expensive. The good news was a fibreglass door with a wood-grain effect would check off all our boxes in terms of efficiency and style. To fully complete the transformation, we also decided to replace the door’s casing and needed to select a new handle. Thanks to Pinterest, we found a door we loved and a casing to match. Our pick? A craftsman-style door with a six-lite window pane and modern craftsman casing. This was a project we knew required a professional, so we asked for recommendations and went with Mario’s Windows & Doors. Before we could get a quote, owner and installer Mario Lambert needed to come by to measure and

assess. The bad news was the door wasn’t just poorly installed in the frame, it was set too far forward by a foot, causing the door to scrape along the side every time it opened and closed. Such a major change in positioning was another reason why the door needed to be installed before the tiles. We shared our visual references from Pinterest, and he came back with pricing, wood-grain colours and handle options. In the end, we selected a fibreglass door from MasterGrain, with a Douglas Fir grain effect in the shade called Early American. For the

handles, we went more transitional (traditional/contemporary) with Addison on the exterior and Pemberly on the interior, both in matte black and by Schlage. The casing also went from wood (that happened to be rotting) to durable PVC. Overall we can’t believe what an impact the door makes on our

home’s exterior. It not only looks much better, but it opens and closes smoothly. There are still a lot of things we want to do with our exterior (including take out the second-floor door and do a wraparound balcony), but for now, we think we’ve boosted our home’s first impression in the neighbourhood.

I

have many prospective clients reaching out to me at this time of year, with lofty renovation goals and big dreams that their efforts will pay off. A home renovation can indeed offer a great

return on investment – unless it’s not done correctly from the get-go. The most important piece of advice I can offer is that this isn’t the time to start skimping. If you can’t do it right, don’t do it. Maybe put it off

until your budget meets your needs. Cutting corners to save a few bucks will end up costing you more in the long run, because you’ll likely end up having to pay again to repair or redo the work.

separate lists, each noting their own needs and personal preferences. Then we can put them side-by-side and find the commonalities. Compromise on the small stuff is easier when we feel like we agree on something big – usually, a functional and fabulous space.

3. There will be (costly) issues Especially in residential construction projects, you need to plan ahead and budget for any number of wonderments that may be found lurking behind the walls. Set aside 20 per cent of your budget as a buffer zone. I typically keep this amount “in the bank,” and when the project is nearing completion and I can see that we’re in the clear, I can reallocate the remaining amount for splurges appearing on my clients’ wish list. One or two less-than-ideal byproducts accompany most renovations, whether they come in the form of construction dust or budget-busting “surprises.” However, by enlisting the right professional and planning well in advance, you can minimize the negative impacts of a renovation and maximize the positive. Renovations can be daunting territory for many, and there is no doubt that this process can be overwhelming. Selecting materials, sourcing products (and making the right decisions!) and executing the project is a dance best left to a professional. A designer will perfectly choreograph your renovation project without missing a beat, and you can bet that there will be many beats in this process. When the renovation is complete, most of my clients agree that the result is worth the effort and temporary inconvenience of it all. Now, before you get too excited about what will undoubtedly become Instagram-worthy interiors, let me give you another important renovation tip: Be realistic. Be realistic about the project (is your plan even possible?), the process (how long will it take, and what will it all entail?) and the price. Here are some things to keep in mind before you dig in.

1. There will be dust Prepare yourself for the general feeling that you and everything you own will be a little dirty. All. The. Time. This also lasts months after the renovation wraps, as the dust quite literally settles. Cover your vents with plastic and turn off the furnace and air-conditioning systems in advance, to avoid circulating dust throughout your home.

Caladium

I

by MArK AnD Ben CuLLen f you’re an avid shade gardener or just love colourful foliage like we do, give caladiums a try. Pot up a tuber or acquire a plant from a retailer. Either way, you can’t go wrong – and learn how to take care of them all year with our tips.

Caladiums

Mid-October, we dug up our dahlias, tuberous begonias and caladiums. As responsible gardeners who don’t like to see good tubers go to waste, we dig up the bunch and set them in a cool, dry place for the winter. We are happy to report that our caladium collection is 99 per cent healthy. Despite our best efforts, we had to remove one soft tuber that had begun to rot. Checking on the collection every few weeks ensures any rotting tuber does not spread bacteria to the surrounding bulbs. We absolutely love caladiums in the garden; they provide colour in the shade where few other plants do, but they do require a bit of extra work. Is it worth it? We have to say yes.

Spring care

In the spring, about six weeks before the last-frost date, pot up the healthy caladium roots to give them an early start. Keeping the knobby (rounded) side up, place them in a two- to fivecm pot in a damp mixture of peat and container soil. It is imperative that the soil stay moist, dark and warm

e r a c

(23 to 26 C) until new growth begins. Provide indirect light as soon as you see a shoot, and move outdoors when the danger of frost has passed in May. As you may have guessed, caladiums prefer a warm, moist environment. They are very winterhardy, depending on the variety, but most prefer shade. Caladiums are not known for their blooms but rather their colourful foliage. Healthy caladiums may produce a bloom which is best removed to keep energy directed towards the tuber. Water frequently to ensure the soil doesn’t dry out below two centimetres deep. Fertilize once a month with diluted 20-20-20. Most caladium varieties will grow 30 to 50 cm tall.

Winter care

Dig up caladium tubers in late autumn for storage, before killing frost penetrates the soil. Brush off soil and allow to dry in a warm environment with good air circulation for a week or two. Cut back foliage after it dies naturally. Store between 10 and 15 degrees Celsius in loosely packed peat moss, keeping several centimetres of space between them.

Recommended varieties (available at garden retailers midwinter) CHERRY TART: Suited for pots and baskets; performs well in sunny and shady landscapes.

CRANBERRY STAR: Ideal for pots and as accent or border; best suited to shady areas. FIRECRACKER RED: Excellent landscape performance; very tall, better suited to the landscape than the container. GARDEN WHITE: Ideal for use in sunny landscapes or large containers; grows tall, resistant to sunburn. CALADIUM UF-340: Outstanding performance in landscape and container settings; does well in sunny or shady locations; also known as Angel Wing Dwarf White. Some varieties are more tolerant of the sun than others, including: Candidium, F. M. Joyner, Pink Beauty, Postman Joyner, Red Flash, Rose Bud, Sea Gull, Scarlet Beauty and White Queen.

Potential problems

TUBER ROT: Causes tuber to become soft. Select varieties least susceptible to the problem and store tubers properly. Do not store tubers in the refrigerator. A cool, dark area in your basement or cold cellar is best. LEAF SPOT: Causes leaves to develop brown spots. Remove and destroy affected leaves. LEAF BURN: Causes brown spots and leaf die-back. Don’t expose leaves to liquid fertilizer, keep plant well-hydrated and from receiving too direct, mid-day sun.

3 renovAtions to generAte the highest

by HEATHER HADDEN • illustration RACHEL JOANIS

S

o, you’ve decided to sell your home. That means you’ve also likely tossed around the idea of a home renovation to yield the best possible profit. Here are four home renovations that yield the highest payoff.

Kitchen

It’s the beating heart of the home. This is the most-significant and most-expensive room to renovate, but it also gives you the highest return on your investment. There are a few reasons for this. Kitchens are a pain to renovate, from the inconvenience of functioning without a kitchen for weeks (or months) and the effort required to coordinate or complete the work. That means buyers are often willing to pay a premium for a home with a brand-new kitchen. Always choose quality over quantity – a cheap or poorly done renovation can decrease your home’s value.

Bathrooms

Much like the kitchen, bathrooms are difficult to renovate, and many homebuyers will pay extra for the convenience of having it done for

tips Here are some more tips to help sellers keep their eyes on the prize:

1.

Renovate for your target buyer, not for yourself. Your realtor can advise you on the types of renovations that will resonate with buyers in your area, and of the kind of home you’re selling.

2.

Work with an experienced contractor who’s familiar with the type of work you’re planning. Check out their portfolio, ask for references and contact them.

3.

Before any work begins, ensure your contract stipulates precisely what work is being done, what materials and products are being used, the budget and the timeline for completion.

4.

Do it by the book. Don’t try to save on costs by skipping the permits or taking shortcuts in the work. This will only end up hurting your bottom line, not helping.

them. Spa-inspired bathrooms are a common upgrade in older homes when the bath was considered a utilitarian room versus a feature space. A bigger, brighter bathroom with custom elements, such as vanity

and countertops, unique tile work, fabulous lighting and extras like a steam shower, make-up area or a meditation zone can bring in the bucks on resale.

Income suite

An income suite is a biggie – especially in pricey urban housing markets such as Toronto and Vancouver. Young homebuyers often look to tenants to help them pay off their hefty mortgage, and multigenerational households can reside together with greater costefficiency and privacy. Look at secondary suites for rent in the area to get a feel for what those units look like, and how much they rent for. This will be a great selling point for your home. In the current sellers’ market, a fairly-priced home shouldn’t stay on the market for too long. Every homeowner is looking to get the biggest bang for their buck, and the quickest possible sale – which translates to even more money in your pocket. Work with your realtor to determine what renovations make sense in the current marketplace, and for some tried-and-true advice on how to get everything done.

credits

will help kickstart the post-COVID-19 economy

I

by DAVE WILKES • photo EURODALE DESIGN + BUILD n June, the Canadian and Ontario Home Builders’ Associations (CHBA and OHBA) and the Building Industry and Land Development Association (BILD) submitted a plan to the Ontario Jobs and Recovery Committee to help kickstart the Canadian economy post COVID-19. The groups recommended that the federal and provincial governments look at introducing home renovation tax credits to help stimulate the economy in the Greater Toronto Area.

A home energy retrofit

tax credit will encourage homeowners to replace old windows, doors and insulation

The residential renovation industry is essential to the GTA’s economic foundations, job creation, housing quality and long-term prosperity. According to the CHBA, in 2018, the home renovation and repair industry employed 152,993 people in the GTA. The industry in the region pays $9.4 billion in wages and maintains and improves the largest single wealth-builder for many Canadian families, with an investment value of $16.9 billion. A renovation tax credit is a proven stimulus activity that is nearly cost-neutral. A tax credit will deter cash deals and generate tax revenues by bringing the underground economy above board. RenoMark renovators will be ready to help once home renovation tax credits become available, as they provide receipts, pay tax, work with a contract and eschew cash deals ensuring a level playing field. It’s clearly a win-win situation. A home energy retrofit tax credit will encourage homeowners to replace old windows, doors and insulation. Installing an energy efficient furnace, hot water heater, air conditioner or solar panels will not only reduce monthly utility bills, but will keep your home warm in the winter and cool in the summer. And let’s not forget that energy retrofits will increase the value of your home while reducing your carbon footprint. Previous iterations of these types of programs have operated on a nearly revenue neutral basis.

An aging in place tax credit can help seniors make their home safe, more accessible and enjoy independent living in their own home. Projects such as walk-in bathtubs, installing an elevator or chair lift, lowering existing counters, installing adjustable cupboards, replacing knobs with lever handles on doors, adding non-slip flooring and adding more light fixtures throughout the home should be eligible for a retrofit tax credit. With all levels of government facing financial challenges and funding requests, the building industry is providing ideas that will unlock consumer and construction investments that will help stimulate the economy. We are making these recommendations to support economic development with more housing choice and employment opportunities that will support consumers and businesses during the recovery program.

Has the pandemic indefinitely changed the way you live and dress? Casual wear has become de rigueur, with pyjama and sweatpants breaking sales records this year. And, with so many working from home and spending more time inside, many homeowners are rethinking how they can make their spaces more organized, functional and relaxed. We have entered a new age of comfort. When the outside world seems daunting, we want our homes to be a source of solace, our clothes to be unrestrictive and unapologetic. As the winter bears down on us and restrictions change weekly, sheltering in place should be a time to slow down and surround ourselves with life’s little pleasures. It could be mastering the art of sour dough bread, curling up by a fire with family or snuggling in a super soft throw – whatever comfort means to you, embrace it and let it carry you through the pandemic.
