This year will be remembered as the year of the ‘big pivot’ in real estate circles when it comes to the technology used to conduct business. With COVID-19 concerns keeping potential buyers from visiting sales offices and model homes in person, more builders and real estate pros are turning to digital tools to help buy and sell properties than ever before. The real estate industry, particularly on the new-home and condo side, has been shifting towards this new digital reality for years, but the pandemic has made online platforms such as Zoom, and tools such as DocuSign, essential to conduct business safely. NH+CG’s Julie DeBoer has been sharing the latest on what builders are up to in her #InsideOttawa feature. She has begun visiting more sites (wearing a mask, of course) and her latest round up can be found on page 6. Julie’s also fond of pickyour-own apple orchards and she’s sourced a ton of them for you to visit in between your house-hunting adventures. There are many advantages to buying an investment property in today’s market. This column will explore some of the things you need to be aware of when purchasing that rental condominium or house. EXTRA CASH ON CLOSING

When renting a residential property from the get-go you are not entitled to the ‘New Home Buyers Rebate’ from the government at the time of closing. You will need to front the money and collect the rebate back as part of your income tax filings. YOU BECOME A LANDLORD

As soon as your property is rented you are a landlord and must comply with the Residential Tenancies Act, 2006. There are several rules and regulations you’ll have to follow and familiarize yourself with, including but not limited to, the form of the lease, eviction processes, and a landlord’s obligations for maintenance. You will also have to deal with tenant issues and concerns on an ongoing basis. While hiring a property manager may alleviate some of these issues, their salary becomes an additional cost.

often require more maintenance and repairs than an average home and repairs may be needed on an emergency basis. It’s important to set aside money for home improvements and repairs, future vacancies, and taxes. AS AN EXAMPLE HERE ARE SOME THINGS YOU NEED TO BE PREPARED TO PAY FOR:

a) Carrying the mortgage and all expenses if you have no tenant or if the tenant you have stops paying rent; b) The condition of the property (i.e. hot water tank or broken stove replacement), projected vacancies and rates of tenant turnover; c) Commercial insurance. You may also incur extra fees when purchasing the property. If you are a first-time homebuyer and counting on the Land Transfer Tax rebate for example, then you must occupy the home as your principal residence within nine months of the date of transfer in order to qualify. With a new construction rental property you will also be responsible to pay HST on the property upfront and apply for a rebate from the Canada Revenue Agency yourself, rather than have the builder take care of it. This adds significant upfront costs to the purchase of a rental property.

rentals such as Airbnb, VRBO, etc. has sparked much debate as to what will be allowed and it depends on the municipality where the property is located. As a result, there is a lot of inconsistency. Some cities require that a short-term rental be a principal residence. This is significant because it prohibits a person from purchasing a property with the intent that it be used for shortterm rentals year-round. There are also a number of other cost prohibitive regulations including licensing and registration requirements and a 4 per cent Municipal Accommodation Tax on all rentals for a period of less than 28 consecutive days. While these pitfalls are important to be aware of, with proper planning and the help of your real estate lawyer and other professionals, a rental property can be a fantastic investment. Purchasing a pre-construction home offers many benefits and advantages, such as choosing your own finishes and paying today’s price for future value. In order to maximize your return on investment as well as you enjoyment of the home, there are a few key points to keep in mind when making this purchase. FLOORPLAN

single-family residence, one thing’s for sure - layout matters. Only taking into consideration the total interior square footage is simply not enough. Look for layouts that avoid wasted space in transitional areas like hallways, or acute angles that create unusable wall space. Ask yourself - does the layout offer an obvious furniture layout, or will I be forced to purchase special furnishing items to work with this layout? Don’t just rely on the developer’s depiction of furniture on the floorplans - often times those pieces are not to scale. Try to avoid floorplans where “public spaces” are only accessible via “private spaces”. For example,

when the only bathroom in the condo is an ensuite in the master bedroom. Or, if the powder room is only accessible through the kitchen. I’ve seen both of these examples in real life and both of those listings took a long time to sell. LIGHT AND EXPOSURE

I have yet to come across a buyer that hates natural light or nice views! When looking at a floorplan, make sure to note location and size of the windows and try to avoid a strictly northern exposure. A southfacing balcony or backyard will typically get you the most sunlight. …continued on page 18

Whether you’re looking at a condo or a single family residence make sure to do your due diligence in researching the zoning and future plans for the lots around you. While there is rarely a guarantee that future construction won’t ever obstruct your views, it’s important to know what you’re getting yourself into.

Be mindful of your unit’s location of the floor plate - resale potential might be affected negatively if your condo is near the garbage chute or right beside the elevator. I would also suggest to avoid proximity to common amenities. Fitness rooms can create a lot of noise and some developers don’t go the extra mile to sound-proof those spaces.

CONDO SPECIFIC

What’s above the condo you are considering purchasing? If it’s a unit of the same layout, your chances of not having additional bulkheads in the middle of your living space are way better than if the floorplan above you is different. For example, if the kitchen above you does not match the location of yours then there might be some additional bulkheads needed to cover that plumbing, which would then lower your ceiling in more areas than desired.

FREEHOLD HOME SPECIFIC

If you are purchasing a home in a new subdivision, be mindful of your lot’s location in that community and whether your street will become an artery road to other streets. Try to map out the routes your neighbours might take to get to the main roads. It’s also important to note how wide your street is and how much street parking is going to be allowed near your home. Avoid being close to the neighbourhood

mailbox stop, at a road junction or intersection - anything that might maximize the amount of traffic in front of your home. FINISHES

When time comes to choose your interior finishes, I suggest steering clear from passing fads. Choose neutral, timeless, unimposing design features that will appear to a broad range of buyers in the future. While it’s nice to express yourself through your home style, you can do so through light fixtures, paint colours and furniture. When it comes to finishes that are harder to change in the future, like flooring and kitchen cabinetry, try to stick with styles that are not too personal. Avoid too many dark finishes - dark hardwood floors with a dark kitchen tend to make spaces seem darker and smaller than they really are. If you feel overwhelmed or unsure of your own design skills, hiring a professional interior designer to visit the show room with you is an investment worth making! In summary, you owe it to yourself and your pocket to make the best investment decision possible. This might seem pessimistic, but I always think in terms of the “worst case scenario” situation - if you have to re-sell your property in the middle of the winter, in a slow buyer’s market, what can you do now in order to give yourself the best chance at a successful sale? Do you find your mind wandering? Your focus wavering? Your productivity suffering? Perhaps you’re new to the whole work from home thing, or maybe your space doesn’t meet your needs. Whatever the issue, a good home office environment can yield rich results! Here are some tips to make the most of your home office so that you can get down to business. PUT THOSE UNUSED NOOKS AND CORNERS TO WORK

Two major challenges homeowners are facing right now are working from home and finding the room for a dedicated office space. You don’t need a big space to have a good set-up. All you need is some peace and quiet, a little storage and work surface, and a lot of creativity. We’ve seen some fabulous home offices occupying a home’s basement, an empty corner, the spare closet, built into a kitchen or tucked into the nook under the stairs. Remember, it needs to be quiet. The rest, like lighting and furniture, will make it comfortable and functional. THINK MULTI-PURPOSE

Now before we dig into double-duty, let’s be clear – a multi-purpose home office is counterproductive. Regardless of where you set up your home office, however big or small, ensure your home office doesn’t double as the laundry folding table or kids’ craft zone. Instead, the multi-purpose factor comes into play when it comes to your furniture. Always opt for multi-functional pieces that can serve another purpose – a top priority if your space is limited. An ottoman or table with hidden storage underneath, an efficient filing system (if you haven’t gone digital yet) or a sitting-to-standing desk are an excellent investment and available for purchase and delivery online.
