A LOOK AT

OTTAWA WEST An abundance of amenities, natural beauty and small-town charm is beckoning new homebuyers to Ottawa West.

A place where coming home feels like a true escape from the city, the location, just west of downtown Ottawa, is serviced by Hwy. 417 making it less than an hour away from the downtown core by car.

The communities of Carleton Place, Carp and Arnprior, all located within Ottawa West, are among the fastest growing areas in the region. Thanks to the region’s close proximity to the city, homebuilders have been hard at work planning and building new communities to keep up with demand from families looking to move to the area.

CARLETON PLACE

Carleton Place in Lanark County is about 46 kilometres west of downtown Ottawa and is one of the largest towns in Ottawa West. With a population of nearly 12,000, the area has two high schools and a district hospital, too.

Although Carleton Place has plenty of modern amenities, it provides natural outdoor options for residents as well. Centennial Park has a kids’ play area, or bring along your kayak or canoe to paddle away the day on the river. Riverside Park Beach, another waterfront delight, is a popular place to picnic. It also has a terrific beach and small pier where you can fish.

Dog lovers will love Carleton Place Dog Park located behind the Carleton Place Aquatic Centre.

Most every type of shopping can also be found here including a Walmart Supercentre and Giant Tiger — and there is an historic downtown core set beside Canada’s very own Mississippi River. This is the perfect place for a stroll or a meet- up with friends as there are many quaint shops, cafes and restaurants to enjoy along the riverfront.

CARP

Less than a half hour’s drive from Carleton Place you’ll find the community of Carp, located just 33 kilometres from the city. With its own kindergarten to Grade 8 public school in the heart of town, Carp has a small-town charm and is the smallest of the three areas we’re looking at in this issue. Being closest to both the city of Ottawa, where even more amenities abound, and Kanata, which is less than 15 minutes away by car, it has a variety of shops and services in 8

town as well. The convenience of this location can’t be beat if you prefer to be just outside of these busier areas. There are plenty of golf courses in the region, as well as and places to enjoy the outdoors, such as South March Highlands Conservation Forest, just minutes away.

ARNPRIOR

Just north west of Carp, about 20 minutes by car, is Arnprior, the last community on our Ottawa West tour, and it’s not lacking for outdoor recreational assets either.

Known for its close proximity to the Ottawa River, it has many beautiful riverside parks, such as Robert Simpson Park, where the giant trees provide lots of shade, and a splashpad and climbing gym keep the kids busy. The views along the river are also stunning.

Arnprior also has its own regional hospital, a high school, a dance school, and two elementary schools as well as a number of daycares and a music school. There are shops and plenty of places to dine, including an incredibly popular chip truck on Madawaska Boulevard called Wes’ Chips, (rated 4.7 stars on Google). There are several grocery stores in Arnprior, too.

Since the widening of Hwy. 417 to four lanes, Ottawa West has experienced significant growth, just one of the many reasons these three communities are among the fastest growing in the Ottawa region.

THE VALUE OF UPGRADES One of the most exciting aspects of buying a new home, aside from move-in day, is choosing your home’s colours, fixtures and finishes.

Unlike buying a resale property, buying from a floor plan has many advantages. You get to choose everything!

decor and design selection process can be a lot of fun.

However, if you don’t know the long-term and personal value of upgrading these items, and what you can afford, it can be stressful.

Last year, Greg Graham, COO of Cardel Group of Companies and president of Cardel Homes told New Home and Condo Guide that buyers should pay special attention to what it will cost to

have any upgrades installed before they finalize their decisions.

“Under mortgage qualification rules, buyers should find out if they have sufficient room within the approved financing to add upgrades,” he said. “You don’t want to be disqualified under preapprovals or alternatively, have to reach into your pocket to add more equity, unless of course you have planned for it.”

Will pets and children be running around your home constantly? Think about upgrades that will benefit you in the long run in this regard.

Graham said to prioritize items that are important to you.

Determining what needs to be done now and what can wait can help keep you on budget.

“Structural upgrades (if they are offered by the builder) should always be considered first,” Graham said. “For example, if you desire a kitchen nook extension or prefer developed basement stairs, these types of upgrades can’t be added later or are very expensive to add later. Consider all exterior structural items, too, such as adding windows or extending a garage, as critical in deciding on final selections and associated costs.”

In terms of the value of upgrades, before finalizing your

selections it’s always a good idea to do some good old-fashioned research in advance.

Home upgrades can include everything from the thickness of your carpet under-padding, to the mantle you’ve chosen for your gas fireplace. Some builders can also finish the basement of your home in advance.

The rule of thumb is to budget between three to five per cent of the purchase price of your home for upgrades. However, not everyone has the same requirements when it comes to customizing their home. Keep in mind, homebuilders offer plenty of quality standard features which are already included in the price of the home. You do not have to upgrade anything if you don’t want to.

To facilitate the selection process, homebuilders often have design centres for purchasers to visit to make their selections.

Thankfully, once you’re at the design centre, you won’t have to go it alone.

Builders like eQ Homes, Phoenix Homes and Cardel Homes have their own in-house consultants to help you with the selection process.

They will keep you organized, and oftentimes design schemes for kitchens and bathrooms are already pre-determined to make this process easier.

You can also employ your own designer to help you — just be sure to contact the builder in advance to find out what protocols are in place during the pandemic.

Determining the value of upgrades, and how important they are to you, in advance of your appointment is important.

Think about your lifestyle needs.

Do you have a large family? Love to entertain? Will pets and children be running around your home constantly? Think about upgrades that will benefit you in the long run in this regard.

If appliance upgrades are something you’re considering, find out what’s available so you can research the brands being offered and ask the builder what warranties are available.

Your final upgrade selections are part of a contractual agreement between you and the builder.

Document what you’ve selected so it can be clearly referenced once you move in.

Your builder should supply a detailed outline of your selections once they are finalized.

Be smart. Do your homework, and create a budget for your upgrades and determine what the true value of each means to you.

Last year proved to be an interesting one for mortgages. The COVID-19 pandemic has had lasting effects on the global economy, rates of unemployment and, more specifically, the financial stability of many Canadian households.

Since March 2020, 16 per cent of mortgages in Canada have been deferred to help homeowners who were financially impacted by the pandemic – a number that has slowly fallen since then.

During the pandemic, credit cards, car loans and other bank loan payments were also deferred, which has considerably impacted the credit scores of many people across the country. This has left many Canadians in financial situations where their credit score has dropped, sometimes significantly, and their mortgage options may have become more limited. Especially if you find yourself in a situation where your debts have accumulated and you want to leverage your home equity to borrow against your home to refinance and consolidate your debts.

WHAT DOES ‘GOOD’ CREDIT MEAN?

Lenders typically favour homebuyers with credit scores of 680 or higher and use this to evaluate the strength of a mortgage application.

If you’ve been slightly impacted by the pandemic and find yourself in the 600 to 680 range, this is considered “mid-level” credit. The good news is that there are many Prime A lenders, such as credit unions and monoline lenders who offer more leniency compared to the big banks, along with favourable mortgage rates and features. These sources can be an option for an approval.

WHAT ARE YOUR MORTGAGE OPTIONS WITH LOW CREDIT?

Low credit is when your credit score falls below 620. Being in this range makes it more difficult to get approved with Prime A lenders.

There are still options available for you. When you can’t get approved with A lenders, exploring different B lenders is a good alternative.

B Lenders make it possible for people with low credit, less income or high debts to get approved for a mortgage, with some additional requirements. Buyers are usually expected to make a larger down payment of 20 per cent or higher, and are subject to slightly increased rates compared to A lenders. When you work with a B lender, the terms are shorter (one to two years) to give homeowners an opportunity to improve their credit and later refinance into a better Prime A mortgage.

If your income and credit are too low and your debt is too high for A and B lenders, private mortgages are a potential option.

These lenders come at a higher rate with additional fees, but are

a common solution for those who cannot meet the standard lender criteria.

WHAT HAPPENS IF YOUR CREDIT IS LOW WHEN YOU RENEW?

If your mortgage is up for renewal and your credit score has fallen below your lender’s criteria, it may be time to start searching for a new lender. When you receive a notice for mortgage renewal, it’s important to know that you’re not obligated to sign back under the same terms. If you’re looking for a better alternative to your current mortgage, you have the option to either negotiate with your current lender or shop around and switch lenders for a better mortgage.

One of the most common questions our clients ask is, “When will I get the keys to my new home?” If the transaction is a typical purchase, our answer will be “Most likely by 6 p.m.” But when someone is selling a home to buy a new one, and the closing dates of both transactions are the same day, our answer may be lengthier and more qualified.

A standard Agreement of Purchase and Sale (“Agreement”) allows a purchaser until 6 p.m. on the date of closing to fulfill their obligations to purchase the home.

On a typical residential transaction, the purchaser’s lender will send mortgage funds to the purchaser’s lawyer, who will then send the full amount required to purchase the property to the seller’s lawyer. After the transfer of funds, a Transfer will be registered to legally convey the property to the purchaser.

Most funds are transferred by wire transfer, most of which occur almost instantly, but some can take several hours.

If you are selling one home to buy another, you will be at the mercy of the purchaser, their lender, lawyer and the timing of multiple wire transfers. If your sale closes before the 6 p.m. deadline, we then need to take all the same steps above to complete your purchase.

In a perfect world, it all fits together. But our world is not perfect.

Your lawyer may be ready and fully prepared, but for some reason the purchaser of your old home causes an inordinate delay – and that purchaser has no obligation to get you the funds early enough

had it right. Have a backup plan in place, in case everything goes sideways.

2. Almost every institutional lender provides bridge financing. This allows you to buy a new home before selling your current home by giving you a temporary loan, in addition to your mortgage, to be paid back on the sale of your home. Get a bridge loan and close your purchase first.

3. If that doesn’t work, arrange for your goods to be picked up and held overnight and close the sale first. to close your new home. If we receive funds from your purchase too late in the day (for example, 5:50 p.m.), we may not be able to complete the transfer of funds required to complete your purchase (bank wires are touchy after 4 p.m.). At this point, you have moved out with all your belongings in a moving truck, and you have no new home to move into. At the very least, you are left scrambling at the last second to find a spot to park your moving truck. And worse, where will you, the kids and dog sleep?

Technically, if you couldn’t close by 6 p.m., you have breached your purchase contract, even though you did nothing wrong. Most sellers will allow an extension to the next business day. Many will ask you to pay any legal fees or other costs they incur. At worst, the seller can note you in breach of contract, terminate the agreement, take your deposit and leave you with no new home.

HOW TO AVOID TIMING ISSUES ON CLOSING

Most often, things work out, although the stress can be quite concerning. Get the right lawyer who understands your needs and works with you to try and meet them. Good luck and happy home hunting.

When I was four years old, my father pointed to five pyramid cedars planted in a row across the rear of the yard. “The middle one is yours,” he said. Without any more explanation, he had given me ownership over a living thing, and it felt very special. After all, I was the middle kid of five

children. As the years passed, I never forgot that cedar tree; for me, it made my house a home.

Today, when you walk up to the front door of my family home, you will always be greeted by some sort of plant according to the season – large hanging baskets dripping with fern foliage in the summer, and evergreen boughs in the winter. Ben plants window boxes with fresh herbs at his house throughout the summer, and always has a pumpkin and squash at his door come fall. Food gardening has always been the thing that makes his house a home.

After you garden for a while, you learn a lot about people by

observing their choices used at the front of their house. A swing on a porch, visible from the street, says the owners are social and desire to be inclusive. A tall hedge at the street that blocks the front door’s view tells us that the owners enjoy their privacy.

An unkempt hedge or yard and a lack of outdoor furniture are likely signs of, well, you know, and we hesitate to say, “indoor” people.

When it comes to making a house a home, it’s not just one thing that completes the process. It’s an accumulation of honest efforts and memorable events that can warm up a place.

And gardening can be at the heart of it all.

With springtime comes an even greater influx of renovations, and kitchens always seem to be at the top of the list of rooms to get attention.

Kitchen renovations can be stressful, but honestly, the kitchen is really one of my favourite rooms to renovate. There are a multitude of design inspirations, finishes and great products on the market to make organization and workability much simpler. When designing your kitchen, it is important to give attention to the practical aspects of how your space will function, or more specifically, how you will function in your new space.

rooms in your home. They often need to be multi-functional and easily adapt to day-to-day living, especially given the challenges we have all faced over this last year.

However, the kitchen also seems to be the hub of entertaining for our family and friends. If you have a larger space, this is less of an issue; in a smaller footprint, though, we are forced to be more organized, creative and pragmatic.

COLOUR TREND FOR THE YEAR

Colour is one of the key foundations of any design. Colour enhances design in so many ways by contributing to our daily attitudes and emotions, creating contrast and creating an overall feeling in the space. The colour palette for this year is one that to me is both energetic and serene.

Pantone has released two colours that almost battle each other, and Benjamin Moore has released a lovely calm colour of the year with an even more serene palette.

Pantone has announced two colours for 2021 – Illuminating and Ultimate Grey. Illuminating, a bright, almost energetic neon yellow, is bound to make those who use it inspired and happy.

Ultimate Grey, on the other hand, is considered to be safe and comforting. Benjamin Moore has chosen Aegean Teal supported by a palette of warm and familiar tones. Aegean Teal, can be quite bold on its own, but combined with its neutral supporting palette, it is quite calming and serene.

There are so many reasons to incorporate colour into a design. Your design can be driven with colour to create a fun and interesting space. Colour can create contrast, giving the design warmth and visual depth. Colour

can also be used to evoke a feeling within the design. The theory behind why we use colour is quite amazing; it truly affects how we feel and how we live our lives every day. “The best way to incorporate these new on-trend colours is to introduce them in small doses. Our design team adores incorporating the colours of the year into our residential projects through our accessories, such as accent pillows, artwork, area rugs and even small, unexpected accents of paint.

Our favourite way to add a pop of colour to a home is by painting the interior doors! Don’t be afraid – your builder-white office door is begging for a new colour… perhaps Aegean Teal? You might love it! Painting your front door is a cost-effective way to add colour to your exterior as well. A small weekend do-it-yourself project can make a large impactful difference when adding colour to your home this way.

If painting interior doors is not for you, another on-trend way to add colour to a space is through colour-blocking murals. We are increasingly seeing abstract colourful wallpaper, which can easily be painted onto a wall using the colours of the year. This design feature can add a punch to any space.

Furniture is another effective way to add colour to a design.

We love a bold colour accent chair or stool in a living room with corresponding pillows on the sofa to tie it all together. If adding colour to a space is scary for you, try incorporating small accents first, such as throw blankets, pillows and artwork. Once you are more comfortable with colour, then start playing around with drapery, bold furniture and statement art pieces. The design opportunities are endless.
