EDITOR’S NOTE

CHOOSING A ‘HOOD I grew up in a bustling suburb that was my hometown for a solid 23 years before I left the bedlam of traffic sounds and people for ambling country roads and raucous turkeys that selected inopportune times to cross the street. When it came time for my partner and me to flee the coop after we had saved enough money residing with his parents rent-free, we looked at what our key must-have’s were for our new community. There were factors that were imperative to us in order to fall in love with a new place.

We appreciated the intimacy of the tight-knit community of my partner’s town where we had resided the last three years, but I missed the proximity to amenities that I had grown up with in the mini metropolis that I had always called home.

We wanted a place that embodied all of these of qualities, while also possessing its own unique character, history, and kept us within a reasonable distance of both of our social circles and our respective families. After a few weekends canvassing a variety of towns and cities, we fell head-over-heels-in-love with a mid-sized town that provided us with that small-town charm and all the amenities we wanted. Now came that hard part – resale or brand new? We needed to make the decision to either pick an established neighbourhood or take a leap of faith at an up-and-coming new subdivision that was under construction. While the established area would have allowed us to move in within 30 days, we were enchanted with the possibilities of what being part of something new would be like. We loved the idea of fostering new connections with people who were likely in the same boat as us – first-time homebuyers or young couples planting their own roots, too.

Purchasing a brand-new home in a new community provided us with a sense of ownership that went beyond the home-buying experience. Our presence here has helped influence a sense of comradeship amongst our neighbours that we wouldn’t trade for anything. Plus, it’s certainly convenient to be within a two-minute drive of a grocery store when we forget to buy milk.

Economic update

How to downsize On Thursday, Feb. 20, Carrington Communities, Move Coordinators, and Sweetly Real Estate Pros hosted an information session focused on helping current homeowners learn How to Downsize. Attendees were treated to delicious appetizers while experts were on-hand sharing their advice about the process of downsizing from

a home to a condo, tips on the condo purchase process, and answered questions from attendees. The event took place at the Veritas Condos in Griesbach located at 528 Griesbach Parade NW. The Annual Economic Forecast Dinner was hosted on Tuesday, Feb. 4, at the Edmonton Expo Centre. Attendees had an opportunity to hear the latest economic update from two prominent economic professionals, Felicia Mutheardy, Senior Economist at the City of Edmonton, and Dawn Desjardins, Vice President & Deputy Chief Economist with RBC Royal Bank.

Hosted on the last evening of the Residential Construction Industry Conference (RCIC), the Grant Thornton sponsored event offered a chance for industry leaders to network and gain insight on the year ahead. Highlights from event included key economic indicators for the City of Edmonton, such as notes regarding unemployment rates increasing from 6.7% to 6.8%, and housing starts dropping from 8,039 to 7,763 for 2020 compared to 2019. Although the next few years present challenges to the housing industry and the economy as a whole, there are opportunities to adapt and help build consumer confidence on a local level. brings the future to Alberta homes

That kind of technology seems quaint now with the ready availability of advanced home automation systems that someone from the 1980s would have thought of as magic.

Bringing the power of technology to the home has always been a pursuit at Jayman BUILT, where innovation has been part of the culture. And now, on its 40th anniversary, Jayman BUILT is making affordable, attainable, single-family homes attuned to the future a standard.

a Smart Home Automation system and an electric vehicle-charging outlet (in attached and detached garage homes). These enhancements to Jayman’s Core Performance inclusion, coupled with standard solar panels on all single-family homes, reduce the environmental footprint of Jayman homeowners and prepare them for a future based on wireless connectivity.

“This announcement kicks off our 40th anniversary year,” says Jayman BUILT President and COO, Dave Desormeaux. “This is a declaration that now is the time for Albertans to receive more value and enjoy a better quality of life in a home built with the future in mind.”

to providing a home that takes into account the enormous advances in technology in the world. The electric vehicle charging station alone is a nod to what he believes is the inevitability of electric cars in every garage in as little as the next five years.

“We’re preparing the homes for the future, when 30 per cent of all vehicles on the road are expected to be electric. We’re jumping into the forefront to make sure all of our homes are ready.”

Thinking ahead has always been a hallmark at Jayman BUILT. It was only last year that they introduced solar panels as a standard to all their homes, and that initiative has borne considerable fruit.

“We sold some 800 homes across Alberta last year, each of them with six solar panels. And that, in a year, has generated 1-1/2 megawatts of power that goes back in the province’s power grid. We can double that number this year,” Desormeaux tells New Home + Condo Guide.

The 54-year-old Toronto native has always had an affinity for technology and was already assembling computers when he was in high school. His stint working in Silicon Valley helping develop software further whetted his appetite for new ways to improve home living through technology. This new Jayman initiative is the most recent manifestation of this lifelong passion.

Under the program, each Jayman BUILT singlefamily home will now come equipped with an electric vehicle charging outlet, a one-Ring video doorbell, an Ecobee Smart Thermostat, an August smart lock on the front door, and smart light switches. They will also have a Ring floodlight and security camera for the backyard.

“All that technology is available to buy at your local

retailer and install on your own in your existing home, but tying them all up to communicate under one system is a challenge,” Desormeaux he says. But, through its partnership with tech-giant Amazon, each new home now has the power of Alexa to control its functions.

“Alexa brings all this technology together, allowing homeowners to seamlessly sync all their devices.”

Some lenders and mortgage brokers are trying to push a 30and 35-year amortization. 2. Choose weekly or bi-weekly, never monthly payments, as this will help to accelerate the amount of time that would be required to pay off your mortgage as you will be lowering the principal at a quicker rate.

3. Most mortgage products offer a prepayment privilege where you can put a lump sum of money down on your mortgage, usually

once a year on the anniversary date, without penalty. If you are able to do this, it will give you a large savings.

4. If you can’t manage to do a lump sum prepayment, then doing something as simple as adding a few dollars to your weekly or bi-weekly mortgage payment would help significantly, too. You would be surprised how much time and paying of interest you can save by even making your mortgage payment $10 more than what the lender has calculated your weekly or bi-weekly payment to be.

In recent years, developers have sought to find creative new ways to stand out to get prospective renters or commercial tenants into their buildings. Incentives offering to pay the first few months’ rent have been popular, while some of the quirkiest have been a year of free avocado toast or wine.

Alberta-based Rohit Group of Companies has come up with arguably one of the most unique ways to attract small to midsize businesses, and residential tenants to its signature urban project, Stadium Yards.

The family-owned Rohit Group launched The Cut, an entrepreneur competition, which includes a prize worth $125,000 that can be used to purchase equipment and/or furniture, pay for rent and use for upgrades to customize the brand-new retail commercial building. They also partnered with ATB Entrepreneur Centre to support the winner with mentorship and startup commercial banking advice.

“The concept is to help elevate a good creative business idea into a thriving neighbourhood amenity for the residents of Stadium Yards,” says Marty Pawlina of Rohit Group of Companies. “The Cut is a unique way to show Rohit Group’s commitment to building a complete community, from shared spaces, to complementary businesses integrated into the development” From the 47 entries received, the company narrowed the list to 10.
