Dream Unlimited announces that Dundee Developments will now operate as Dream Development

D

ream Unlimited (DRM:TSX) announces that the business known for many years as Dundee Developments will now operate as Dream Development. For years, the parent company of the development business has been Dundee Real Estate Asset Management (Dream). Last year, the parent company became an independent public business and decided to change the name of all its divisions from Dundee to Dream to bring clarity and simplicity across all of its businesses. As of May 12th, Dream’s land and housing business and each of the REITs it manages have changed names to Dream Development, Homes by Dream, Dream Centres, Dream Office REIT, Dream Industrial REIT and Dream Global REIT. Dream Development is one of the largest land developers in Saskatoon, Regina, Calgary and Edmonton. With over 10,000 acres of land owned or under contract, Dream has the land to develop even more homes and communities in the future than ever before. Active through Dream and its predecessors, Dream has developed thousands of acres of land over the years and created communities that have become homes for many thousands of residents. In Edmonton, Dream has been active for over 30 years in the land development business, first as Lehndorff Properties and then Dundee Developments. Over that period, they created many of Greater Edmonton’s finest family communities and master planned neighbourhoods of uncompromised quality that offer a diverse mix of home styles, popular lifestyle amenities, and prices to satisfy almost every household budget. From Strathcona Village and Willow Ridge in Sherwood Park to Millcreek Meadows, Meadowbrook Ravines, Tamarack, Laurel and Maple Crest in southeast Edmonton, Dream Development has a proven record for transforming land into value rich communities that satisfy owner expectations and foster peace of mind. Dream Development is currently working on a new community with the second stage of Laurel – Laurel Green. Dream Development is committed to maintaining the legacy of excellence forged by its predecessors. With the new name comes greater clarity and a statement of purpose to plan and create even better places for people to live, work, and play. Dream has also launched a new retail division called a Dream Centres, which is focused on developing new format retail within Dream Development’s master planned communities. The focus will be to create retail experiences that complement their communities. Dream Unlimited’s largest division is its western Canadian land and housing business. Dream Unlimited also manages Dream Office REIT and Dream Industrial REIT, both of which have significant holdings concentrated in western Canada.

Jeff Heximer, Vice President, Edmonton Land (right) and David Morris, Senior Development Manager (left), hosted an event to announce Dundee Developments name change to Dream Development.

Dream Unlimited is an active developer of condominiums in Ontario including the award winning Distillery District and the Pan/Para Am Athletes Village communities. Dream has significant presence in communities across Canada and is focused on building better communities. The scope of Dream Unlimited is large. Altogether, 125,000 people work in Dream managed office buildings in Canada, 60,000 work in Dream buildings in Europe, Dream’s industrial buildings are the size of 300 football fields and are full of everything Canadians need, their renewable power division provides clean power to 60,000 homes, and 10,000 people move into their communities each year. About Dream Unlimited Corp. Dream is one of Canada’s leading real estate companies with approximately $13.5 billion of assets under management in North America and Europe. The scope of the business includes residential land development, housing and condominium development, asset management for three TSX-listed real estate investment trusts, investments in and management of Canadian renewable energy infrastructure and commercial property ownership. Dream has an established track record for being innovative and for its ability to source, structure and execute on compelling investment opportunities.

Research and due diligence Three simple steps to success

S

SUSAN LEGGE

EDITOR-IN-CHIEF Wall2Wall Media

hopping for a home online is a great way to narrow your search, but there’s nothing like visiting the sites, models and sales offices to get down to the nitty-gritty. Before you venture out, here are some pointers: First, be clear about what you want and expect in a new home and in your builder. Remember, the range of prices in the new-home market generally reflects differences in location, features and home styles. There’s no magic involved. If a builder’s pricing seems out of whack with others in the area, ask for an explanation. Higher prices could mean better quality materials, finishings, features and service. Make sure that

the price you are paying will deliver the quality you want. Second, understand exactly what is included with the home you are buying and what is optional. Ask the sales representative to show you samples, and request a “spec” sheet that clearly lists what is included, as well as any upgrade options. Third, evaluate any promises that have been made during your visit. Is the builder prepared to put them in writing? Hearsay comments should not be included as part of your evaluation process. Sit down with your sales representative, ask questions and discuss your Agreement of Purchase and Sale in detail – then take it to a lawyer before it’s finalized.

Why we should care about DCs Rising Development Charges may come with an ultimate price we can’t afford to pay

f you’re currently in the market to buy a new home – and doing your due diligence and research – you’re likely hearing more and more about something called Development Charges. DCs are the fees applied by various levels of government when homes are built, to pay for new roads, transit and other infrastructure. Home building associations across the country have been speaking out – and lobbying the appropriate government bodies – on this increasingly challenging issue, since the charges in many cases are skyrocketing. These costs are transferred right on to you, the new-home buyer – along with your associated mortgage interest. No one will argue against the need for new infrastructure, but the industry warns that affordability is increasingly at

risk with skyrocketing fees. If they are allowed to rise unchecked, what will that do for the future of homeownership? And what will it do for a sector that is an important engine of economic growth? Studies are already showing there is a growing disconnect between the ambitions of GenYers and Millennials – the homebuyers of the future – and their financial realities. And more and more sources – including the latest RBC Economics Research Housing Trends and Affordability Report – warn affordability is only going to get worse. Add rising Development Charges to the equation, and – not next year but maybe in five or 10 years – we could be facing an ultimate price that none of us can afford to pay.

Make Room

for the baby boom » by jim rivait

jim rivait

Jim Rivait is Chief Executive Officer of CHBA – Alberta. Starting his career working in government, Jim spent the last decade working in the private sector specializing in government relations, advocacy, strategic communications, policy development/analysis and association management.

Baby, we’re growing fast! News that a record number of children were born in the province last year confirms the impression gained from frequent stroller sightings – Alberta is enjoying a baby boom. The media hubbub about the popularity of the names Liam and Olivia drowned out any talk about what the birth of 53,090 babies means for Alberta communities. Just imagine this. That’s enough babies to require more than 11 million diapers in a single year. They could fill 736 full-sized school buses that would stretch out in a convoy for more than eight kilometres. Someday, they could snap up almost every seat in three new NHL arenas like the one under construction in downtown Edmonton. And even though these babies don’t know it, they are the reason thousands of families spend time discussing a theme familiar to many parents: “Do you think we need a bigger home?” Population experts talk about “family formation” as one of the key reasons people decide to buy their first home. And with Edmontonians in the mood for lots of “family formation,” it only makes sense to expect the city’s already strong housing market to get a baby boost. The Edmonton home building industry is certainly seeing the impact

18 New home Guide | jun 6 - jul 4, 2014

of rising population and a strong economy. The number of new single-family homes started so far this year is up 10 per cent over last year to more than 1,800 residences. Those new homes have plenty of features to appeal to families eager to find more space. New homes offer a cleaner and safer environment for the whole family. Indoor air quality will be managed using the latest technology. Moisture levels will also be controlled and those unpleasant reminders of previous residents – pet odors being an example – will be a thing of the past. New parents will also appreciate the safety upgrade that comes with a new home built to meet the latest and highest standards. Features such as hard-wired smoke detectors mean extra peace of mind that will make sleep more restful – at least when baby does not have other ideas about how to spend the night. And it is a comfort knowing your new home will have better insulation and more efficient heating and cooling systems. That means a comfortable home for baby and lower utility bills for mom and dad. There’s also something about having a family that tends to make people think of look-term security. So, a 10-year home warranty is the kind of investment protection that many young families will appreciate. Best of all, Edmonton’s vibrant home building community has a wide selection of homes to meet the needs of individual buyers. Talk to a CHBA – Edmonton Region member about the many different styles, locations and prices available in the market. It doesn’t take long to fall in love with a new baby – or a new home! The Canadian Home Builders’ Association – Alberta represents new home builders, renovators, developers, trade and supply companies, and professional services. Check the CHBA Edmonton Region website for local builders.

The Estates

at Waters Edge R

ecreational lake front property has long been exclusively thought of as a summer treat. From that first warm weekend at the end of May, residents of cottage country do their best to squeeze in as much time at the lake before the leaves and snow fall. There is, however, a new development in Alberta that offers the exclusive benefits of lakeside living year-round. Whether prospective buyers are looking for a weekend retreat or a permanent residence, The Estates at Waters Edge offers unique, single-family homes to accommodate a range of budgets and lifestyles. This secure, gated development is situated 45 minutes west of Edmonton on the shore of Lac St. Anne. As a perennial community equipped with resort-style amenities, residents enjoy the beauty that every season has to offer. Summer activities include water sports, fishing, walking, biking, or golfing at a nearby course. Winter brings its own selection of outdoor activities, including snowmobiling, cross-country skiing, snowshoeing, and ice fishing. For skating and hockey enthusiasts, there is an outdoor NHL-sized ice rink, complete with a skate change and warm-up facility. Access to a private boat launch and a maintained marina allows for carefree boating enjoyment. For social gatherings, a clubhouse, featuring a kitchen, dining area and games room, can accommodate gatherings both small and large. Home designs are created in-house by the Waters Edge Architecture Team to keep turnaround time to a minimum. Most home builders charge a fee for any changes to their plans, however, this service is complementary for buyers who choose to build with Waters Edge. Owners can also choose to purchase an undeveloped lot and construct with their preferred builder as long as the proposed design fits within the architectural and landscaping guidelines.

20 NEW HOME GUIDE | JUN 6 - JUL 4, 2014

Waters Edge homes have been designed in a timeless Craftsman-style and are available in an array of two to four bedroom floor plans ranging from 1,150 to 2,500+ sq.ft.. Layouts and room sizes are completely customizable to ensure that each plan meets the buyer’s needs. Yards are fully landscaped and can include a choice of parking pad, attached or detached garage. A variety of high-quality interior finishing packages are also available and owners can rest easy knowing that their residence comes with a 10-year Progressive Home Warranty to ensure the highest home construction quality. Lot prices start in the low $100,000’s, and two bedroom residences with completely landscaped lots start in the low $300,000’s. Two brand new showhomes are now open and available for immediate possession. Contact Mike at 780-405-6378 or 1-877-405-1105 or visit watersedgeestates.ca for more information.

Exploring backyard trends of 2014 » by Shane’s Landscaping & Contracting Ltd.

One of the easiest ways to add luxury and tranquility to your lifestyle is to redefine how you look at your backyard, and what can be done to make it beautiful. In

the past, the majority of people used to think about their backyards as just a piece of land where you can plant flowers, grow vegetables and let your dog out to do its business. Today, you can do so much more with what you have, from creating a personal oasis from the hustle and bustle of everyday life to extending the comfort of indoor amenities to an outside living space. Here are some of the best backyard trends of 2014: Create an outdoor living room

Instead of strictly using your backyard for utilitarian purposes, expand your relaxation territory and develop an outdoor living room. Create the same atmosphere that is found in your indoor living room by integrating large, comfortable outdoor sofas and ottomans. Let your backyard be your playground and use bold

colors. Experience a level of unparalleled intimacy by strategically placing outdoor lights that can be adjusted to the desired intensity. Hold a “Summer Time Kick off” party after you install weather-proof flat-screen TVs and stereo systems. Control the temperature by setting up ceiling fans to circulate warm summer air and heating lamps to breathe warmth into your outdoor living space. water to invigorate the senses

To bring a calming element into your space, introduce a flowing water feature. The soothing sounds of bubbling water streaming from a constant source can add a sense of tranquility that rivals most day spas. There are many different ways you can integrate flowing water, ...continued on pg 32

including cascading waterfalls and custom-made fountains. Ponds are another route you can take when considering placing water sources in your space. Koi and other aquatic life transforms your backyard into a relaxing Eastern-style garden. Eliminate the indoor/outdoor boundary

Take advantage of a large outdoor living space and eliminate stifling walls. Incorporate retractable screens that disappear when not in use. If you are uncomfortable with the idea of a completely open space, consider installing a set of French doors with Phantom’s retractable door screens to form a nearly invisible separation between your indoor and outdoor rooms. In today’s modern outdoor areas, many people enjoy integrating plush fabrics and treatments to add comfort to their porches and patios. Motorized retractable screens can deliver shelter from the sun and the bugs, letting you spend more time relaxing on your outdoor couch with a good book.  Install a source of fire

What good is a luxurious outdoor living space with all the amenities of an indoor room without a good source of heat? If you really want to tie your project together, think about integrating either a built-in fireplace or a fire pit. These attractive, useful heat sources are ideal for romantic nights alone with your significant other or large family and friend get-togethers. It doesn’t matter if you are in the middle of a frigid winter or relaxing during a cool summer night, chilly weather can ruin a great mood. However, with a decent-sized fireplace or firepit, you don’t have to run indoors to stay comfortable. You wouldn’t be the first person to consider placing a fire source at the center of your outdoor space. Careful to check bylaws when deciding where to place any fire source. According to a recent survey conducted by the Society of Landscape Architects, firepits and fireplaces enjoy a 97 per cent popularity rating Shane’s Landscaping & Contracting ltd. specializes in residential, estate and acreage landscape construction. From patios to water features, driveways, retaining walls, lighting, walkways, fences, irrigation, garden beds, boulders, barbecue, fire pits and the new synthetics grasses, we can help make your landscaping beautiful. Canadians still optimistic

about housing market: BMO

According to the 2014 BMO Housing Confidence Report, 44 per cent of homeowners intend to buy a property in the next five years. This represents a slight drop from 2013, but still signals a high level of confidence in Canada’s housing market – particularly among those under 30 years of age.

However, results vary widely in Canada’s major city centres: » I ntent to buy has surged in Montreal, with 63 per cent planning to purchase a property in the next five years – up 13 points from last year » Half of those in the Greater Toronto Area (51 per cent) plan to buy in the next five years, a decline of eight points from 2013 » Further west, intent to buy in Calgary is up five points to 54 per cent, while Vancouver is down four points to 54 per cent » A fter seeing an increase of 15 points last year, Atlantic Canada dropped notably; intent decreased by 18 points to 29 per cent. “The dip in overall intent could reflect expectations of higher interest rates, while the drop in the GTA likely reflects concerns about valuations and a possible price correction,” says Sal Guatieri, senior economist, BMO Capital Markets. “The improvement in buyer confidence in Montreal should help to absorb a moderate overhang of condos in that market.” After seeing an improvement in affordability between fall 2012 and spring of last year, this measure has flattened in 2014, with 45 per cent of homeowners cutting back or dipping into their savings to pay their mortgage. “Seeing consistency in terms of affordability year over year is encouraging, however, interest rates are likely to begin moving up in the near future, resulting in households potentially facing some strain down the ...continued on pg 38

Connecting nature with people

T

here are many reasons to love Secord – convenient west end location, homes of exceptional value, and a variety of homes for all stages of life. At the top of the list of what residents love is Secord’s beautiful parks and walkways, and the sense of community and friendly neighbours. That was the vision that developer Hopewell Residential had in mind when designing Secord – a welcoming place to connect with nature and with the people who matter most. Located just off Winterburn Road (215 Street) and Secord Boulevard (96 Avenue), residents can enjoy two ponds and a natural wetland surrounded by pathways and new and fully-grown trees. Secord has ample space for families to explore and play including playgrounds, picnic areas and parks.

A full variety of home styles, from townhomes and duplexes to laned homes and front-attached garage homes, means there is a home for everyone in Secord from the first-time homebuyer, to the move-up buyer and homes for the young professional or an empty nester. The Secord Corners townhomes offer two or three bedroom options starting in the $280,000s. Duplexes by Daytona Homes start from the $300,000s. Sabal Homes and Innovations by Jayman are building laned homes from the $350,000s. For the move-up crowd, Jayman MasterBuilt, Sabal Homes and Prominent Homes have front-garage homes starting from the $450,000s. These three builders also have six brand new showhomes. jun 6 - jul 4, 2014 | New home Guide 43

Minutes away from all amenities, including shopping, dining, grocery stores and professional services, makes Secord a prime, desirable location. To celebrate, Hopewell is hosting a Summer Solstice Grand Opening on Saturday, June 21 from noon to 5 p.m. It’s a family fun event with refreshments, children’s activities and giveaways, including the chance to win a $500 Lowes gift card. And watch for a new laned showhome parade featuring Sabal Homes and Innovations by Jayman that is scheduled to open this fall. The showhomes, like all homes in Secord, follow timeless architectural themes that accentuate the neighbourhood’s natural habitat. Craftsman, Classic, Arts & Crafts and Prairie each have their own character and charm, yet complement each other to create a diverse and harmonious community with lasting appeal. What to do when you hire a contractor Many experienced and reliable contractors work in your community – highly skilled professionals who do business the right way. Unfortunately not all contractors play by the same rules. Some cut corners to offer lower prices. They promise you a “good deal” as long as nothing is written down and you pay in cash. These cash deals can mean a lot of risk for you. Contractors who don’t do business properly don’t protect you from accidents or their mistakes. If there is a work-related injury or damage to your home, you could face lawsuits and financial loss. You could be responsible for your contractor’s unpaid bills. And you could be stuck with work that is incomplete or badly done. While serious, these risks are easy to avoid. Before you agree to let anyone work on your home, take these three simple steps: know who you’re dealing with, make sure you’re protected from risks, and always Get in in Writing! ™

How to find

a good contractor • Ask friends, family and neighbors about contractors they have hired to work on their homes. • Contact your local Home Builders’ Association or other trade association for a list of professional contractors in your community. • Ask your local building materials store if it has a list of recommended contractors. • Ask your utility company if it has a list of recommended contractors. • Check with your local Better Business Bureau to find out if a contractor is a member.

For more advice, including detailed information about contracts plus worksheets you can use when interviewing contractors, visit HiringAContractor.com For a listing of builder and renovator members, contact the Canadian Home Builder’s Association - Edmonton Region. Call 780-425-1020 or visit their website at chbaedmonton.ca Get it in Writing! provides information to help you make informed choices when you build, renovate, or repair your home. Bridge financing – what is it and how can it help you? » by alyssa richard

Alyssa Richard

is the Founder and CEO of ratehub.ca, a mortgage rate comparison site that aims to empower Canadians to make smart financial decisions.

It’s unlikely that the first home you buy will be the one you stay in forever. At some point, you’ll want to sell and buy a new home – either to upsize, downsize or move to a new location. And when you find yourself in that situation, there’s a good chance you’ll be relying on the equity from your existing home to help you purchase your next one. Unfortunately, you could get stuck in a situation where the closing date for your new home is before the closing date of the home you’re selling, which leaves your down payment tied up in equity. Mortgage brokers estimate that 20 to 30 per cent of Canadian homeowners find themselves in this situation; if you’re one of them, bridge financing is the tool that can help you out of it. How does a bridge loan work? Well, let’s say the closing date for the home you’re buying is 40 days before the closing

To qualify for a bridge loan, all you need is a copy of the Sale Agreement from your existing home and the Purchase Agreement for your new home. 54 New home Guide | jun 6 - jul 4, 2014

date for the home you’re selling. A bridge loan is simply a loan for the amount of equity you want to take from your existing home that covers you for those 40 days. Bridge loans are automatically repaid when your sale goes through and your equity is put against the mortgage on your new home. Because bridge financing is so common, all of the big banks offer it to their mortgage customers. (Note that some smaller lenders and credit unions do not.) Most lenders are comfortable lending up to $200,000 for as many as 120 days. If you require a larger loan or an extended period of time, you may need to hire a real estate lawyer, which makes the financing process more expensive, as legal fees will be involved. Of course, as much as a bridge loan is meant to help you out with your home purchase, it is still subject to interest – often at a rate similar to an open mortgage or a personal line of credit (such as Prime plus two or three per cent). The interest rate may seem high, but remember it’s only charged for a short period of time, before the equity from your first home will be available to repay the loan. Your lender may also charge a flat administration fee in the range of $200 to $500. To qualify for a bridge loan, all you need is a copy of the Sale Agreement from your existing home and the Purchase Agreement for your new home. Oh, and firm closing dates on both properties – without them, you may need to get a bridge loan from a private lender, who will charge you a much higher interest rate than what one of the big banks would. Good luck!

Just bought a new home and on a tight budget? Don’t fret! With expert advice from Toronto-based interior stylist Paul Semkuley, we show you where to spend and save your precious pennies for each room in your house.

BEDROOM

SPEND Mattress & Box Spring | Approx $1,500 – $3,000 Although it is the least glamourous item to buy for the bedroom, it is the most important. A good mattress will make all the difference in getting your beauty sleep each night. “The mattress should last you at least 10 years,” says interior stylist Paul Semkuley. “Especially when you purchase it with the coordinating box spring – as it absorbs up to 50 per cent of the body’s impact.” Semkuley also suggests getting comfy and cosy in store by laying on it like you would normally sleep, to see if the mattress is a right fit. Whether you prefer a mattress that is firm, made of organic material or one that comes with a pillow top for extra comfort, buy the best one you can afford.

Pssst! TIP Don’t try to save money by using an old foundation or box spring with your new mattress. A mattress paired with its new box spring work together for all around better support, and keeps the mattress in shape longer.

BATHROOM SPEND Vanity & Countertop | Approx $2,500 – $4,000 You may think this is an odd pick to invest your money in, but the vanity is a key item for the bathroom. Don’t forget you will be using the vanity every day, multiple times, opening and closing doors and exposing it to moisture. “The most important need of the vanity must be function,” says Semkuley. “Spending more on cabinetry that is made of solid wood will last much longer in a “wet” environment, than those made of a pressed wood compound.”

onnect Homes welcomes you to explore the Argyle. This modern two-storey home combines the stunning features and exceptional design that is expected from Connect Homes. At 1,425 sq. ft., this lane home is filled with unique design features and details that set it apart from other homes in the market, and offers multiple floorplan options and modifications to explore. Connect Homes’ specialized pre-building system takes place in their state-of-the-art manufacturing facility, where the home’s components are pre-built in a controlled environment and transported to the home lot to be assembled on site – significantly reducing the construction phase! This unique and

modern building process allows for more wood to be used throughout the home, specifically between floors, as well as in the walls themselves, and ultimately leads to a home that is more structurally sound than when built through the traditional route. Step into the charming Argyle and you will find yourself in an entryway that features a convenient bench plus plenty of storage and hanging space. This Drop Zone is a standard feature in every Connect Home and was created to cater to the needs of every day life, allowing homeowners to unload and store their outerwear belongings efficiently. Upon entering the home, you will find yourself in an open concept environment. To the right of the entryway is the spacious living area. An electric fireplace is the focal point of the living space, adding warmth and ambiance to the home. Another unique feature of this Connect Home is the Enterplace, where fireplace and entertainment needs are combined to ensure everything is pre-set to hang your TV above the fireplace - ultimately offering a more effective use of space for the homeowner. Large triple pane windows facing the front of the home bring in plenty of natural light into the space. Beautiful rich jun 6 - jul 4, 2014 | New home Guide 65

toned hardwood floors line the great room, dining, and kitchen area of the home creating a seamless design. The dining area transitions off the living room and provides enough space to comfortably seat four to six people. A large closet and access to the basement level of the home are found to the left of this space. An optional Connect-Tech Zone is also found in this area of the home, and offers tech-savvy individuals a work area with built-in charging stations that are USB capable. This area can also be used for a laundry room, with other laundry room options including the second floor or basement. An impressive kitchen anchors the backend of the Argyle. The kitchen features a central island with an eating bar that provides the perfect spot for quick meals or some extra seating for entertaining guests. A full size pantry is a standard feature in every Connect Home, allowing for an ample amount of storage for dry goods and kitchen supplies. There is also a substantial amount of cupboard space, with an option to upgrade to 42-in. kitchen cabinets to suit individual lifestyle needs. Multiple backsplash options are offered to the home buyer, including beautiful mosaic tile, ensuring individual tastes are satisfied. Each Connect Home includes an appliance allowance giving the homebuyer the freedom to pick the best options for their specific needs. To the left of the kitchen is a large half-bath and a back entry to the home – also with a Drop Zone. Each home includes a 10-by-10-ft. back deck (perfect for the summer months) and parking pad.

Plush, neutral toned carpet leads to the second floor, where you will find an upper level as expertly designed as the main floor. A flex space is featured to the right of the staircase offering some additional storage. The generously sized master retreat is to the right side of the upper level and includes a walk-in closet, and large ensuite. Oversized windows centre the room and create an airy environment in the space. Two additional bedrooms are found on this level of the home, each providing large closets and substantially sized windows. A full bath is situated next to the two bedrooms. Alternate floorplan options for the second level of the home include replacing the two bedrooms with a large owner’s suite with two walk-in closets and private ensuite, as well as a second bedroom and a flex space option that can be used as a second living area, home office and much more. LIVING ROOM SPEND Sofa | Approx $3,500 – $5,000 The living room is the main hub of any home. It’s where you will do most of your entertaining and it’s the place you will go to snuggle and watch movies together. It’s important, then, that you invest in a sofa that not only looks good, but is comfortable, durable and functional for your space. Paying a little extra now, means a sofa that will last through the years. “When you have great bones in a sofa, you can always reupholster it, knowing that you will have the comfort that you have enjoyed for so many years,” says Semkuley.

Headlines & market predictions versus your reality » by Lydia McNutt New-home buyers, when selling their existing home, often dread having to endure weeks (possibly months) of painful open houses and showings. In my recent

experience, lucky for us, the For Sale sign turned to Sold quicker than expected. Now, those worries about selling our home have shifted to buying one and meeting everything on our must-have list – budget and timing included. In a casual chat with a real estate agent about our plan – selling our home first, then buying – he advised me and my husband to take the reverse route and buy first. “It’s a sellers’ market,” he said. “Selling won’t be the problem, it’s buying that you should be more concerned with.” Well, the agent was right on one count – our house sold in a matter of days. But buying before selling? While the idea of taking our time to house hunt, pack and move appealed to us (my husband are I are both meticulous planners; we had our whole wedding timed, right down to the minute!), the possibility of paying two mortgages simultaneously, or settling for less than list price on our home in the interest of a quick sale, were certainly not in the plan. Ultimately, our comfort level dictated that selling before buying was the way to go. We now know exactly how much equity we have to put toward our new house, and we won’t get stuck paying two mortgages. To us, this peace of mind is worth the risk of possible bidding wars and being beaten out by a bigger, better offer. In fact, we almost expect that scenario. After all, it is a sellers’ market, right? While it’s a good idea to pay attention to the headlines and all the advice offered – professional and otherwise – take it with a grain of salt. You can never really predict what will happen in the real estate market, though many may try. Experts guess at where the market is going based on trends and historic data. And while the picture may look a certain way from a national, provincial or city-wide perspective, what happens from one street to the next, from one price range to the next, can differ dramatically. Your guess as to what the housing market holds in your specific circumstances is as good as anyone’s. Is it a buyers’ or sellers’ market? Will prices rise or drop in the next few weeks while we search for the best home and the best deal? What will happen to mortgage interest rates in the short term? Should we buy now, or wait until the feverish,

76 New home Guide | jun 6 - jul 4, 2014

spring-time frenzy blows over? Rather than losing sleep worrying about things you can’t predict or control, think about your own circumstances and plan your future based on your personal facts. Take an honest look at your financial situation. Review your assets and debts, including mortgage (current and expected payments), car loans, lines of credit, student loans and other bills. Are you secure in your job? Are you planning to grow your family? Will you be taking parental leave from work, and if so, can you afford to pay all your bills on your now-decreased income? Once you figure out what your reality is and where your comfort level lies, you’ll be better equipped to make a decision without being bombarded by the latest headlines. The key message? Buy when you’re ready for the market, not when the market is ready for you.

Your first mortgage from reGuLAtioNs to rAtes, We Demystify WhAt CAN Be CoNfusiNG AND iNtimiDAtiNG for first-time Buyers » by WAYNE KARL Fixed versus variable rate, short or long term, open or closed… these are just some of the important – and complex – questions you’re likely pondering as you prepare to take out your fi rst mortgage. To help demystify this often intimidating subject, New Home Guide enlisted the help of three experts:

ALyssA riChArD, CEO of RateHub.ca

Peter KiNCh,

award-winning mortgage broker and best-selling author of The Canadian Real Estate Action Plan

NHG For those who have never bought a home before, the topic of mortgages can be intimidating and confusing. How do you suggest first-time buyers begin to prepare? RicHaRd Get educated. You can talk to an expert

(mortgage broker or a bank), educate yourself online or do a combination of the two. There are so many resources online to choose from. Don’t be scared to talk to family and friends who have purchased homes before; they probably had all the same questions.

KiNcH The first thing you should look at is your budget.

It’s one thing to find out how much of a mortgage you can qualify for, but it’s another to look at how this new home is going to impact your budget. Analyze your current monthly housing expenses and determine the maximum amount you can afford. Research what monthly costs you should incorporate into your budget as a homeowner beyond the monthly mortgage payment – including property taxes, condo fees, insurance, utilities and maintenance. Working within a budget will not only prevent you from getting into a home you can’t afford, it will give you peace of mind. Once you have your budget in place, work with a broker to get a pre-approval and secure an interest rate for at least 120 days, so that you don’t have to worry about rising rates while taking your time to find the right property.

RoSS The most important thing a first-time buyer can do

CALum ross,

senior vicepresident and mortgage agent at The Mortgage Centre

is prepare a household budget. Once you have a really good indication of what your total household income is, after tax, then you can determine your ability to save for a down payment and an affordable monthly mortgage payment. One of the best resources available for first-time buyers is still the Canada Mortgage and Housing Corp. (CMHC) website. The tools and data are very useful and since they are not trying to sell you anything, it is unbiased. Visit cmhc-schl.gc.ca ...continued on pg 82

//your first home...continued

NHG Short, long, fixed, variable – what type of mortgage might better suit first-time buyers, and why? Richard If you’d prefer to pay the same amount each month, go fixed. If you’re

comfortable with some level of risk and want to minimize costs, variable rates are proven to be cheaper in the long run. As for your mortgage term, it’s important for first-time buyers to think about a five-year time line. Studies show that 70 per cent of homeowners break a five-year term at the 3.5-year mark, which if you went fixed could result in a big prepayment penalty. If there’s any chance you’d move in five years, go variable (penalty is only three months’ interest) or get a shorter term.

Kinch The truth is, everyone has a unique set of circumstances. If you can get a five-year rate around three per cent, go with a long-term rate. Otherwise, take the variable. A fixed-rate mortgage guarantees you a certain interest rate for a fixed term, such as five years. This rate is typically higher than a variable rate would be, but think of the extra cost as “insurance” against interest rates going up. A variable rate will start out lower, but there is no guarantee as to when or how high it will go, so there is a risk factor. If you’re on a tight budget and you can’t afford for your mortgage costs to go above a certain amount, then take a fixed rate and sleep well knowing exactly what you can pay and afford for the next five to 10 years. If you have a little more flexibility in your budget, take a variable rate today, but increase your monthly payments to more than the minimum. You’ll accomplish two things: accelerate the speed at which you pay down your mortgage; and adjust your family budget so that if you renew into a higher rate environment five years from now, you won’t experience payment shock. Ross The challenge for first-time buyers is that they tend to want the stability of a

payment – good for budgeting purposes. The problem is that they typically own the home for less than five years. Generally speaking, it is important to remember that the cash-flow crunch typically exists only for a short period at closing and shortly thereafter, and depending on the difference between short- and long-term rates, the difference in payments can be substantial. Make sure you do the math and make the decision that won’t cause you to have payments over your cash-flow comfort level.

NHG What do you foresee in the mortgage landscape in the coming year that first-time buyers should be aware of? Richard It doesn’t sound like interest rates will go up until late 2014 or even

2015. Canada’s low interest rates have been referred to as “an anomaly,” but some economists say the numbers are normal based on our current rate of inflation. Of course, Ottawa can always change things, such as the minimum down payment requirements or the lending guidelines. In any case, I’d suggest first-time buyers pay close attention to what’s happening in their market and follow the news.

82 New home Guide | jun 6 - jul 4, 2014

Kinch The government is definitely trying to find ways to become involved in slowing down what it perceives to be a heated housing market. The question is, what is left? Ottawa can impact only high-ratio mortgages such as those insured by CMHC. Currently, homebuyers can get a high-ratio mortgage with only five per cent down. I really don’t see them changing the down payment requirement to 10 per cent. An area they may intervene is the CMHC insurance premiums – such as increasing the premiums homebuyers have to pay based on how much they put down. They have also taken a closer look at qualification rules, especially for the self-employed. Outside of CMHC, the Office of Superintendent of Financial Institutions (OSFI) will put more pressure on banks that currently offer a 30-year amortization on conventional mortgages (minimum 20 per cent down) to change the maximum amortization to 25 years. Ross The lending environment may

very well see more stringent mortgage guidelines in the next six to 12 months. There is a growing concern about household debt levels, which could result in changes to the way mortgages are approved with both banks and other mortgage suppliers. At this time, I don’t think we are likely to see much in the way of changes for first-time buyers, but there is talk about moving the amortization period from 30 years back to 25, which could mean that the payments will be larger for mortgages.

//insurance needs & options

Four things Canadians would rather do than think about insurance When it comes to thinking about insurance, new research has found that there are a lot of unpleasant tasks Canadians would rather do in place of researching coverage options. A recent survey commissioned by TD Insurance found that 62 per cent of respondents would prefer to shovel snow, spend a Saturday doing laundry, go to the dentist or even wait in an airport security line rather than think or talk about insurance coverage. The national survey also explored Canadians’ ability to estimate risks and the likelihood of certain events. The findings indicate that as a group, Canadians generally underestimate risks. For example, the survey found that 81 per cent of participants underestimated the likelihood of a home break-in, which is about 1 in 200 according to Statistics Canada. Furthermore, two-thirds (67 per cent) of those surveyed reported seeing themselves as more safety conscious than the rest of the population, even though statistically this can’t be the case. “When the probability of risks are not well-known it can be difficult to seek out insurance coverage that offers

88 New home Guide | jun 6 - jul 4, 2014

the right protection,” says Craig Richardson, vice-president at TD Insurance. “We encourage customers to talk to their insurance providers to better understand their coverage. We strive to help customers weigh options against risks and factor in the necessary considerations to choose coverage that best reflects their needs.” The survey found that respondents were as likely to overestimate potential risks as they were to underestimate them. Asked to predict the chances of being injured, even slightly, in an auto accident in a typical year, 36 per cent underestimated the likelihood but 30 per cent overestimated. According to Transport Canada statistics the odds are approximately 1 in 130. “Studies have shown that many people prefer to avoid thinking about negative situations, even if they believe those situations are likely to happen,” says Dr. Edwin Weinstein, a psychologist and president of the Brondesbury Group who advised TD on its research for this initiative. “Shopping for insurance is one of those times in life where you’re forced to think about situations you would rather avoid. It’s not surprising that people would choose to shovel snow than consider the possibility that unpleasant things can happen.” The results also showed risk assessments differ across gender and age groups. For example, men were more likely than women to identify themselves as above average in safety consciousness and health. Almost three quarters of men (72 per cent) said they were more safety conscious than others, whereas only 62 per cent of women made the same claim. And, at 53 per cent, men were also more likely than women to believe they were healthier than others their age – only 44 per cent of women identified themselves as having above average health. Interestingly seniors over 65 years of age were the group most likely to rate themselves healthier than others their age, with 65 per cent choosing this option. “It’s great to have a positive outlook in life, but it’s also important to be prepared,” says Richardson. “Our advice is to expect the best, but plan for bumps in the road. For example creditor protection insurance – on a mortgage, car loan or even a credit card – can help ensure one doesn’t default on a loan in the case of a life event that makes it difficult to make payments.”

//insurance needs & OPTIONS

Do you need

mortgage loan insurance? Buying a new home and not sure if you need mortgage loan insurance? Well, if you’re making a down payment of less than 20 per cent of the purchase price (what’s known as a high-ratio mortgage), your lender will almost certainly require you to have mortgage loan insurance. What many consumers don’t realize, however, is that this insurance doesn’t protect you, the homeowner – it protects your lender against mortgage default. But since the mortgage is insured – essentially guaranteed by Canada Mortgage and Housing Corp. – this program also enables consumers to purchase homes with a minimum down payment of five per cent.

What many consumers don’t realize, however, is that this insurance doesn’t protect you, the homeowner – it protects your lender against mortgage default. 90 New home Guide | jun 6 - jul 4, 2014

Mortgage loan insurance is not to be confused with mortgage life insurance, which guarantees that your remaining mortgage at the time of your death will not be a burden to your estate. The CMHC Mortgage Loan Insurance premium is calculated as a percentage of the loan and is based on the size of your down payment. The higher the percentage of the total house price/value that you borrow, the higher percentage you will pay in insurance premiums. If you’re putting down five per cent as a down payment and mortgaging the balance, your loan-to-value (LTV) ratio is then 95 per cent. Generally speaking, the higher the LTV, the greater the premium for mortgage loan insurance. For example, for an LTV of 95 per cent, the standard premium is 2.75 per cent of the purchase price; for an LTV of 90 per cent, it’s two per cent; for an LTV of 85 per cent, the premium is 1.75 per cent, and so on. The premium can be paid in a single lump sum or it can be added to your mortgage and included in your monthly payments. Without mortgage insurance, you may avoid the insurance premium, but you could also pay higher interest rates for the mortgage, as well as additional administrative fees. At the end of the day, for the vast majority of borrowers, the cost of CMHC Mortgage Loan Insurance is more than fully offset by the savings achieved. Under the CMHC Green Home program, buyers may qualify for a 10-per-cent premium refund and extended amortization period without surcharge, for mortgages used to finance an energy-efficient home. //INSURANCE NEEDS & OPTIONS

HOW TO ESTIMATE YOUR

home insurance premiums Like all insurance premiums, how much you pay for home insurance depends on a number of factors related to risk. Insurers analyze these risks, and figure out how likely it is that you – or a group of people with the same set of circumstances – will make a claim, and how much that claim will cost.

break-ins. The cost of home insurance, therefore, varies from neighbourhood to neighbourhood, from city to countryside, and is based on knowledge and experience.

THESE FACTORS TYPICALLY AFFECT WHAT YOU PAY FOR HOME INSURANCE:

» Proximity to water Insurers are concerned about fi re, and will look at how far your home is from a source of water (fi re hydrant, fi re station). If you live in an urban area, this is generally not a problem. If you live in the country and the distance is great, however, this will influence the cost of your home insurance. The sooner a potential fi re can be put out, the lower the cost of restoring your home.

» Where you live Insurers keep records about such items as the number, type and cost of claims by neighbourhood. They can tell from past experience what the circumstances are in your neighbourhood, and how likely it is that you will have to make a claim. For example, if you live in an area where most people commute to work and homes are left unoccupied during the day, the statistics may show your neighbourhood has more

» Replacement cost The factor that will make the biggest difference in the cost of your home insurance is simply the size and composition of your house – as well as your contents. The larger the home and the more contents you have, the more it will cost to replace. In addition to the square footage, insurers take into account such matters as the quality of construction used to build your house, as that can vary greatly from home to home. » Heating Not usually an issue with new homes, oil tanks have the potential for causing costly environmental hazards, so your insurance representative will ask questions about the age and condition of your tank. There is far less risk with forced-air gas furnaces or electric heat, so you may pay more for your home insurance if your home is heated by oil. ...continued on pg 106 102

//INSURANCE NEEDS & OPTIONS...continued

» Electricity There are several factors concerning electricity. Do you have breakers or fuses? What is the flow of electricity coming into your house? And what kind of wiring do you have? Insurers know from experience that breakers pose less risk than fuses, and that a minimum of 100-amp service is better than a lower level of service, as a lower amp can lead to overloading and fi re. » Pipes Galvanized or lead piping usually means that the plumbing is older, and older plumbing is more likely to crack, leak or run into other problems. Insurance companies generally prefer homes where the plumbing is made of copper or plastic. » Age of roof Not usually an issue with new homes, insurers generally prefer a roof that has been updated within the last 20 years. Some policies will pay only depreciated values, as low as 25 per cent of the replacement cost, for damaged roofs that are near the end of their designated service life. » Other uses of your home Insurers will want to know if you have built or are planning to build a secondary rental suite in your home; begin operating a business there; or make any other significant alterations to the structure or the way your home is used. » Other factors Insurers will ask if you have a security alarm and a fi re alarm, and whether they are monitored by an outside service. They will also want to know if you have a swimming pool and other structures on your property, such as pool houses or storage sheds, that are worth more than 10 per cent of the insured value of your home.

Insurers analyze these risks, and figure out how likely it is that you – or a group of people with the same set of circumstances – will make a claim, and how much that claim will cost.

106 NEW HOME GUIDE | JUN 6 - JUL 4, 2014

» Basic or full coverage Once all of the above is taken into consideration, you can choose the types of coverage you’d like – which will also influence the cost you pay. While there are government regulations dictating how much insurance drivers must have, there are no such laws when it comes to home insurance. The only requirement may be one set by your bank or mortgage holder. From there, it’s up to you to decide whether you prefer basic or more comprehensive coverage. And this is something your independent insurance representative can help you with. THE FOLLOWING FACTORS TYPICALLY DO NOT AFFECT WHAT YOU PAY FOR HOME INSURANCE:

» Gas versus electric appliances The types of appliances in your home do not affect the cost of your home insurance. » Brick exterior versus aluminum siding Most insurance companies do not use type of construction as a rating factor when calculating home insurance premiums. However, construction type is used when calculating the building replacement cost (what it would cost to rebuild the dwelling with materials of like kind and quality, if it were destroyed).

Here’s what you can do to Recycle, Renew and Reuse • Keep your car in good working order. Tune-ups and filter changes cut down on exhaust emissions, and you’ll get better gas mileage. When you change your oil, take your used motor oil to a recycling centre. • Use available transit alternatives. • Separate your garbage. Glass, aluminum, paper and even plastic can be recycled. If a recycling program is not directly available to you, contact your municipal sanitation department. • Donate reusable clothing and linens to charity. Most pick-up regularly in your area. • Become environmentally active in your community. You can make the world a better place to live... now and for future generations.

Tom Haga Concrete Wall No.7

Generally thought of as a playful background to a home’s interior, wallpaper has been around for many, many years – dating back to the 16th century. Today it is more popular than ever. Wallpaper can inject so much more

personality into a space in the form of pattern, texture and colour, which you can’t always get with a paintbrush and roller.

Types of Wallpaper

Wallpaper is available in several different materials, each with its own characteristics. Vinyl The most basic type of wallpaper, easy to clean, hang and remove, and great for moist areas such as bathrooms. Embossed Textured paper can usually be painted and is excellent for covering up walls with imperfections. Easy to install and easy to clean. Foils Metallic-looking wallpaper that will add brightness and sparkle to any room. Looks best

installed on flat walls with no flaws or damage. Can be difficult to hang, though it is fairly easy to clean. Grass cloth Woven out of long strands of grass, this extremely textural wallpaper has an organic quality like no other. Very difficult to hang and tough to remove. Textile Fabric type of wallpaper which can be more difficult to both clean and hang, but adds great texture and depth to a space. Flocks Velvet or velvet-like raised designs on vinyl type paper. It can add great personality and aesthetic to any room however not all types are washable. This paper can be tricky to handle and difficult to hang. Choosing the Right Pattern

If your furnishings and decor are already complete, then you want to select a paper that complements the existing colour and style as well as the size and shape of the room being wallpapered. If there are already other patterns present in the area then be sure to choose a harmonizing ...continued on pg 120

scale. In terms of the room to be wallpapered, keep in mind that horizontal patterns will make a room appear wider, and vertical patterns will make ceilings feel taller. Where to Wallpaper

In the 1970s, your house wasn’t quite up to par unless you covered every square inch of every wall with wallpaper. Today, that’s hardly the case. However, if you’re using it in a smaller space such as a powder room, I still say to go for it. One feature wall is usually all you need to make a room pop, like behind the bed in a bedroom. Also, consider wallpapering the ceiling to create high impact and style.

Measuring for Wallpaper

Measure your walls carefully to calculate the amount of paper you’ll need to cover the desired area. Standard rolls measure 11 yards in length, 20.5 in. in width, and wide width rolls are sometimes available which are the same length but measure 27 in. wide. I always recommend adding one extra roll to the amount you require just in case. The experts where you’re buying the material should be able to assist in the calculations to be sure. Once you see what paper can do for your walls, you may instantly reach for the paste rather than a brush the next time you need to freshen up a room. 122 New home Guide | jun 6 - jul 4, 2014

Follow these steps to see if you’ll qualify for a mortgage on your dream home

01 02 03

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

05

06 07

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

Multiply this figure by the amount you need to borrow. Divide by 1,000. » Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.

All mortgages are of two basic types: Conventional: The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property.

You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. Open mortgage: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall. Closed mortgage: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. Portable mortgage: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
