Accessibility, affordability, and amenities – not necessarily in that order – are what new home buyers are looking for in a place to settle down. But a sense of connectivity is just as important. But what else should buyers be aware of when deciding to live in a brand new community?
Many of today’s new communities offer in-community amenities that are designed to establish a sense of connection to nature, a connection between neighbours, a connection to the world around it.
Edmonton’s developers have leaned into this way of thinking, and have taken pains to knit this kind of relationship between homebuyers and the communities they design. In this issue, we tour some of Edmonton and area’s new amenity-centric communities

and see how connectivity influences lifestyles.
Community amenities are what makes life happen, as the shared spaces promote neighbourliness and a sense of belonging.
“We’re all so time-strapped these days, and so it’s ideal to have easy access to the things that support all aspects of your life and lifestyle,” says Tom Lumsden, Development Manager for Blatchford, the City of Edmonton’s dynamic urban residential development near the downtown.
Rohit Communities believes that having the community’s amenities available to residents as soon as they move in is crucial.
“Residents in new communities desire quality, walkable neighbourhoods with connected open spaces like parks, playgrounds and trails,” says Jim Killoh, Senior Project Manager for their new, award-winning community of Chérot.

“In-community amenities – for example playgrounds and parks –can support physical and mental health by encouraging people to enjoy the outdoors and de-stress from the day,” he continues. “The neighbourhood or community you live in is really an extension of your home, so it’s no surprise that location and what it can offer is often the first consideration when you’re looking to buy.”
developments mean it is land that is being developed for the first time such as the new suburban communities, as opposed to brownfield developments that reuses previously developed land, like those found in the inner city.
The former does present challenges to new residents, like lack of trees and greenery, limited commercial establishments nearby, and a lot of construction traffic. Killoh says that that these issues “come with the territory” of buying in a new community.
But, it is important to note, that they are temporary in nature. “Purchasers can be aware of short-lived construction noise and added on-street parking but, they may also be aware of the great opportunity that living in a modern home represents, with the ability to plant trees and landscaping ideally, according to how they want their property to appear.”
A big advantage of choosing to build in a new community is that buyers get to pick the site of their lot. Premium lots, lots without unsightly obstructions (like power boxes), next to amenity or greenspace – greenfield lots offer those in abundance to buyers who get in at the onset of the development.
Brownfield developments have some of the same temporary incoveniences, their advantage is that they are usually closer to already established commercial areas.
“There are pros and cons to buying in a new community, just like there are with buying in a mature community,” Lumsden says. “In a new community you get the benefit of a brand new, more energy efficient home. And while most new communities are located on the outskirts of the city, Blatchford is unique in that it is a new community that is centrally located. This means that the community is already well surrounded by shopping, restaurants, schools and other amenities. And as Blatchford grows, we will see these amenities move even closer to home as they get built right in the neighbourhood.”
Chèrot, which just won for Best Showhome Parade at this year’s BILD Edmonton Region’s Awards of Excellence gala, puts a lot of thought in the shared experiences among its residents, as the developer donated to the city more than 25 acres of land in the 245-acre community.
This land will be used partly for the creation of a future multi-use recreation centre that is destined to become the social, cultural and recreational hub of Chèrot and all surrounding communities.
“Chèrot is our first development in St. Albert, and we wanted to make it special. There will also be a 10-acre park and school site in the center of
the neighbourhood that will be ‘shovel-ready’ by the end of the 2025,” he says. “The proposed recreation centre will be the first in this area of St. Albert.”
He says Rohit Communities employs a collaborative, team approach to planning community amenities that can be years in the making before a new area begins construction.
“Aside from a thoughtful layout of the overall community, one of our goals is to provide a functional park and playground in the early stages of a development, offering a ‘ready to enjoy’ amenity rather than residents having to wait. While residents of Chérot will enjoy a future Community Amenities Campus with a Recreation Centre as part of the neighborhood, other amenities were already completed before the first residents moved in.”
Like all Rohit communities, Chèrot had its in-community amenities like its paths and a playground ready to use before its first residents moved in. It is a veritable Paris of the Prairies complete with its very own Eiffel Tower – a uniquely designed playground structure at the heart of the community.
But even more than that, Chérot marks a significant development as the first St. Albert community west of Ray Gibbon Drive, and a gateway to the vital Lakeview Business District.
Chérot fits in perfectly with its modern French countryside living. There are French influences throughout, ranging from its home styles — French country modern and French farmhouse — to more subtle European touches that are evident in the chosen street names. The Paris Park playground is the cherry on top.
“Chérot combines outstanding value with an ideal location. This peaceful community features walkable streets and will soon offer residents access to excellent amenities, both within the neighborhood and nearby,” says Rohit Communities division Marketing Manager, Daisy Lieu.

It’s not very often that an urban neighbourhood so near the city’s inner core can be designed basically from scratch. But that’s exactly what’s happening in Edmonton’s Blatchford.
The former site of the province’s first airport is now being redeveloped into a modern community designed for the future. It is committed to achieving a healthier, more sustainable and enriched lifestyle where up to 30,0000 Edmontonians will live, work and learn. It was named “Best New Community in Canada” by the Canadian Homebuilders’ Association (CHBA) in 2023.
Blatchford is taking off. Last year it was actually number one on the list of redeveloping neighbourhoods in the city with the most new rowhouse. “It was also number five on the list of redeveloping neighbourhoods in Edmonton that experienced the most new development activity,” Lumsden says.
Blatchford is geared to creating more homes for Edmontonians to live as the city’s population grows – and in a way that’s environmentally sustainable. “With this in mind, it’s being developed to have three to four times the density of a traditional suburban community, so you’re not going to find large, spaced out lots or sprawl.”
Its unique, custom-designed streets create amenities that make it easier for residents of all ages to safely enjoy the outdoors. “When you visit the community you’ll notice our sidewalks are much wider than what you’re probably used to. This encourages people to get around by foot or on wheels. And then our roads are narrower to slow down vehicle traffic. You’ll also find separated bike lanes, corridors that connect the homes to all that great green space – including a very popular kids playground – and recreation trails,” Lumsden adds.
Yorke Mews, Blatchford’s pedestrian-only street, is consistently touted by residents as a Blatchford favourite. “It’s a wide street where no vehicle traffic is permitted and it’s lined on both sides by homes with front doors that open right onto the street. Known in the neighbourhood by its nickname ‘the Mews’, it’s perfect for street hockey, basketball nets, and block parties. Residents even do a Halloween costume parade there.”
Blatchford is being developed as a green community. While that in itself is pretty special, its sustainable features are good for both people and the planet. Like the community garden plots and apple orchards. And speciallydesigned landscaping. “You’ll see what looks like areas of tall grass throughout the community. These are what’s called bioswales. They’re used to improve air and water quality while also providing a natural habitat for wildlife, including the ducks and geese that frequent our large stormwater pond,” explains Lumsden. “Blatchford’s amenities really do work together to help protect and sustain our environment –while also creating a great living environment for all our residents to call home.”.

Townhomes are a lot of things for a lot of people, but its inherent affordability is what makes it one of the hottest selling types of homes right now.
For one thing, townhomes are offered in a wide variety of styles that work for different kinds of lifestyles. They may be stacked on top of each other; or sitting sideby-side in a row; they can offer single-level living or a three-storey lifestyle; they can have condo fees and there are those that don’t.
But the best thing about them is the unbeatable affordability.
Townhome buyers love the fact that they can get a two- or threebedroom (increasingly, even four bedrooms) home for a lower price
than is typical for a duplex or laned home, with the extra advantage of a low-maintenance lifestyle. Some also come with attached garages, which is a big bonus.
There is a wealth of new townhome developments in many of the newest communities in and around Edmonton, so location is not a problem. We spoke to a couple of award-winning townhome developers – Cantiro and StreetSide - to find out why they are so appealing to today’s buyers.
Cantiro says townhomes offer the perfect balance between space and style, with all the comforts of
a single-family home and the lowmaintenance lifestyle of condo living. And in their case – no condo fees.
“They’re ideal for first-time buyers, downsizers, and anyone seeking modern design and affordability in vibrant, connected communities,” says Gary Hoeft, General Manager, Cantiro Homes. Cantiro added to its multiple accolades by winning Builder of the Year – Large Volume at this year’s BILD Edmonton Metro Awards of Excellence (AOE), so buyers recognize that the Cantiro brand is a name that can be relied on.
StreetSide, which also won at BILD EM’s AOE awards as Multi-

They have complete ownership rights and can make decisions about it without the need for approval from a condominium association.”
StreetSide has a similarly wide range of townhomes on offer.
“We offer two-storey, threestorey bungalow townhomes and back-to-back townhomes,”
Freeman says. “Offering multiple styles of townhomes as well as ownership formats allows us to really help homeowners with budgets from $265 to $400k.”
StreetSide also has no-condo fee townhomes to give owners full control off their property, and greater flexibility on how they choose to live and use their property.
“Eliminating condo fees is often desirable as it creates a lower monthly cost and allows buyers to qualify for more with their lender,” Freeman says.
“Townhomes without condo fees also have a higher resale value as well as there has shown to be a long-term demand for this ownership style. We have seen that this style of townhome is always the quickest to sell out, but it does come at a bit of a higher price point ($350k) than a maintenance-free or bare land condo format.”

It was another grand affair, as the BILD Edmonton Metro hosted its annual Awards of Excellence in Housing Gala on March 15, that announced the bestof-the best in the region’s new home industry.
BILD Edmonton Metro CEO Kalen Anderson says that this event was a special evening bringing almost 1,500 people together to celebrate the best of the industry.
“We are very happy to announce the winners for this year’s Awards of Excellence in Housing,” says Anderson. “Together, these recipients and our industry are driving forward projects, developments, and initiatives that ensure our region is affordable, competitive, and attracts talent and investment here.”
Cantiro headed the list of winners, as they were named Builder of the Year-Large Volume, taking
home a total of nine awards that night. Kanvi Homes took home Builder of the Year – Small Volume, and StreetSide Developments was named Builder of the Year – Multi-Family. Winners were awarded across 15 categories and over 500 member companies.
