Whether you’re relocating from one coast to the other or moving to your first place out of your parents’ home, moving can be hectic, exciting and certainly stressful. But, relax. You can eliminate all of the anxiety associated with moving by taking control of the situation with confidence. If you decide to move yourself, book a moving truck well in advance from a reliable company that can help with some tips on moving as well as advice regarding the size of vehicle you will need. If you decide to go with a pro, ask your friends and family to recommend a mover. Call at least three companies to ask about their services and then decide. Professional movers can do everything for you if you wish, from packing and unpacking, to disconnecting appliances and electronics, but of course there’s extra cost involved. Make sure you understand the terms of your agreement no matter what you decide, as well as any additional costs such as insurance and mileage fees, so you can budget accordingly. Happy moving!

If you’re planning to buy a home this spring, spend these last few weeks of winter doing some research to figure out the where, the what and the how of your purchase. Before you start shopping, visit your mortgage broker or bank to get your financing in order. This is the “how” part of the equation. Answer questions like: How much can I afford to spend on a home? How much do I have for a down payment? Will I be using my RRSPs toward my down payment? Will I be able to afford my lifestyle and still make my mortgage payments? Don’t forget to budget for closing costs and your other bills. A home works much better with electricity! With your budget defined, you can hit the streets. Location is the one thing about your home that you can’t change. It affects how much you’ll need to spend on your purchase and property taxes, your lifestyle while you live there, and the resale value when you sell the place. Drive, walk and surf the web to learn as much as you can. Map the amenities that matter most to you – schools and parks, shopping areas and banks, highways and public transit. How close do you want to be to your work, family and friends? Visit prospective locations at different times of the day and ask yourself, “Will I feel comfortable jogging early in the morning, or walking the dog alone after sunset?” Once you know how much you can spend, and have narrowed down your locations of choice, you can zero in on the “what” of your new condo. Create a list of “must-haves” and “nice-to-haves.” If you’re purchasing a condo with someone, you’ll have to take their wants and needs into consideration as well, which can make shopping a little more complicated. Getting your ducks in a row now will allow you to shop with confidence, and actually enjoy this exciting time.

According to a recent home ownership survey, 65 per cent of Canadian homeowners are worried about mortgage rate increases and 56 per cent admit that their mortgage is higher than they expected. Flexible payment options can help take some of the guesswork out of interest rate increases. Speaking to a mortgage specialist and making a few simple changes can help you save thousands on interest costs and take years off your mortgage. Here are a couple of tips to help you pay off your mortgage even faster: Make annual mortgage payments on the principal

Many mortgages allow you to make a lump-sum payment once every 12 months or at renewal time, which is applied directly to the principal. If you come into a large sum of money through an inheritance or bonus, consider making a pre-payment, which can shave years off your mortgage. If you double up your payments once per year for 25 years on a $250,000 25-year mortgage at a five per cent interest rate, you can save more than $30,000 and shave three and half years off your amortization term. Switch to a bi-weekly mortgage payment schedule

Changing to an accelerated bi-weekly payment can be an easy adjustment that will help you save on mortgage interest. The bi-weekly accelerated payment works to help you pay down your mortgage faster, as you actually end up making 26 bi-weekly payments per year versus 12 monthly payments – this adds up to an extra monthly payment every year.

Housing Starts to Stabilize in 2014 and 2015

Canada Mortgage and Housing Corp. (CMHC) expects housing starts to stabilize in 2014 and 2015. Support from improved economic and demographic fundamentals will be tempered by a combination of a modest and gradual increase in mortgage rates and a slowdown in demand from first-time buyers, according to CMHC’s first quarter 2014 Housing Market Outlook, Canada Edition. “With a relatively high number of units currently under construction, we expect builders will gradually adjust their activity in order to reduce their level of inventory,” says Mathieu Laberge, deputy chief economist for CMHC. “Housing demand for resale market homes will continue to be sustained despite expected modest and gradual increases in mortgage rates toward the end of the forecast horizon,” Laberge adds. On an annual basis, housing starts are expected to range between 176,600 and 199,800 units in 2014, with a point forecast of 187,300 units, relatively unchanged from 187,923 units in 2013. In 2015, housing starts are expected to range from 163,200 to 206,600 units, with a point forecast of 184,900 units.

Multiple Listing Service (MLS) sales are expected between 436,000 and 497,000 units in 2014, with a point forecast of 466,500 units, up from 457,485 in 2013. In 2015, sales are expected from 443,400 to 506,000 units, with an increase in the point forecast to 474,700 units. The average MLS price is forecast between $380,100 and $400,700 in 2014 and between $384,300 and $409,900 in 2015. CMHC’s point forecast for the average MLS price calls for a 2.1-per-cent gain to $390,400 in 2014 and a further 1.7-per-cent gain to $397,100 in 2015. If you’ve had them for more than three months and still haven’t read them, it’s time to take an honest look at whether they are adding value or complicating your life. Go online and remove your name from catalogues you don’t read, and cancel magazine subscriptions that clutter your life, drain your energy and rob you of peace-ofmind. You can always purchase the odd magazine or two when you have some extra time to devote to reading. ›› Make bill paying easier by synchronizing due dates. Paying bills can be time consuming and difficult to keep track of, especially if they are due at various times throughout the month. Consider calling all your creditors and having the due dates on your monthly bills changed to either the 1st or the 15th of the month. Put a reminder on your calendar to ensure that they’re paid on time. Consolidating tasks saves time and mental energy. ›› Create kits to make life easier. Items that are used together should be stored together to make tasks easier and save you time. Store all your knitting supplies in one bin; your gardening supplies in another. Your tax savings will vary based on where you live in Canada, your income level and the amount of interest you pay. As a quick example, though, with a mortgage of $200,000 at 4.5 per cent, your tax savings could be approximately $3,000 per year. freedom, imagine receiving these savings year after year – with minimal effort required. Imagine the impact of a higher interest rate or larger mortgage. A popular nickname for describing some of the possible techniques is the “Smith Manoeuvre,” coined by Frasor Smith. A variety of versions of the plan exist, and vary in aggressiveness and implementation to suit your needs and comfort. With a Supreme Court decision related in part to questions surrounding the appropriateness of interest deduction plans, tax advisers have largely been given the green light to help clients restructure their affairs in an optimal fashion.


So, what do you do with this good debt? You invest. Traditionally, this was thought of as an excellent vehicle to acquire mutual funds and similar investments. However, this may be a great opportunity for you to go beyond that and invest in your business. In its simplest form, these interest deductibility techniques allow homeowners the ability to convert the non-deductible portion of the interest on their mortgage to fully deductible over a period of time. The period is typically several years, however, your financial situation and aggressiveness may dramatically decrease this time. A variety of mortgage products provide the ability to divide your mortgage into at least two segments, which allows you to track the interest expense on these segments separately. Your total mortgage will typically be set at 75 to 80 per cent of the value of your home. If you are permitted a total mortgage of $200,000 on your home, you may start with the “bad” portion (non-deductible) of the mortgage at this $200,000 and the “good” portion (deductible) of the mortgage at zero. As you make payments on the mortgage, your principal on the bad mortgage will decrease, leaving you additional room to borrow on the good debt. In other words, your total mortgage may still be $200,000, however, it is divided between good and bad debt. So, what do you do with this good debt? You invest. Traditionally, this was thought of as an excellent vehicle to acquire mutual funds and similar investments. However, this may be a great opportunity for you to go beyond that and invest in your business.

You may be able to shorten the conversion time of your bad debt where, for example, you have non-registered financial assets that can be sold and the proceeds used to pay down some bad debt. Tax refunds, inheritances, unexpected sources of funds, extra mortgage payments are further ways of speeding up the conversion. While restructuring must be done properly, your efforts will be rewarded. Talk to your tax, mortgage and investment advisers to determine whether such a plan can work for you and that you are comfortable with the full implications. Also, work closely with your mortgage adviser as you pay close attention to the features of the mortgage product that you use to ensure you have the required flexibility to accomplish your goals. There are significant differences between the products beyond the interest rates which command your attention. This article is brief in nature and omits many important details that may dramatically change how financial plans may affect your particular situation. INHABITING A SMALL SPACE doesn’t have to mean living light on

character. To keep your home in the sky feeling like a home of your own, here are a few ways to inject a little edge. DINING

› A single accent wall can be all you need (especially in a compact space) to dramatically change the look of the space. Bouclair Home recently added a line of affordable wallpapers in many modern prints for a high-end look at under $30 a roll. › A custom integrated table makes a strong statement while saving space by meeting a wall. Pairing it with transparent chairs (a trendy choice) lets the architectural shape stand out. › For big impact from just a little paint, coat your interior doors in a dark gray to add sophisticated interest. I like using Benjamin Moore’s #2121-10 Gray. › Consider using an arcing floor lamp over a dining table for the hip retro-modern look, but they’re also very practical if you want the effect of a pendant lamp without the electrical work (or long-term commitment).

› Remove the doors on a cupboard and create a miniature gallery for photos, books and sculptural art. › The knobs and pulls in your kitchen are an oft-overlooked detail that can be easily switched up to add a dash of personality. › Having your upper and lower cabinets painted two different colours lends variety and a high-end, European look. Try painting the uppers a lighter shade to open the space, or the lowers a bold hue (such as a raspberry red) to add flavour without overwhelming. › In an open-plan space with wallpaper, here’s how I keep the look consistent from kitchen to dining area: use a single wallpaper in both, and even as the backsplash. Just have a sheet of glass laid over the paper in the kitchen to create a durable surface. BATHROOM

› Visitors will always be impressed by a beautiful bathroom, especially when they find something other than the everyday builder’s standard. Consider upgrading your sink to add a huge punch of colour or texture. › Painting the ceiling a bold colour in a small powder room adds drama without bringing in the already tight walls. In fact, in a high ceiling condo, this can actually make the space feel more proportionate. I recently used Benjamin Moore’s #2054-20 Beau Green for a project and it turned out beautifully. › Replacing a plain mirror with one sporting an intricate frame or modern etched detail adds visual interest in the place you’re already looking the most often.

› If you have the room, a small piece of furniture can make your bathroom feel less utilitarian and more like a private spa – a garden stool gives a place to perch a book while soaking in the tub, and a floor lamp (wired safely) adds an extra layer of light and an unexpected decorative detail. LIVING

› Gallery-style art collections are hot, with people embracing the variety and easy elegance of a mismatched collection. Gather your framed pieces, replace any of the frames that stick out too much with minimal black, white or wood options, and hang them one by one from the centre of the wall outward (starting at eye level) until none are left or the composition feels complete. › Replacing the legs or feet on your furniture, or simply remove the existing pieces and painting them a bright shade, adds a custom detail in an unexpected place. › Freestanding lamps aren’t the only easy option for improved lighting – plug-in sconces install quickly and typically come with covers that mask the wires trailing down (no need to open the drywall). For a modern industrial vibe consider leaving the wire exposed and painting it red or another high-contrast colour. › Combine your book shelf and side table by simply stacking the biggest books right on the floor. Pile them to about 18 in. next to your favourite reading chair, and top it with a transparent tea-tray for a modern, spacesaving look that’s 100 per cent unique to you.

packing tips to make your move a little easier

❏ Gather boxes in all sizes from friends, neighbours and stores.

❏ Collect cushioning material such as bubble wrap, foam

pellets, furniture pads, old blankets, plastic bags, tissue paper, newspapers and small towels to use as padding inside boxes.

❏ Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors. Carry it with you as you pack up items in your home.

❏ Reinforce the bottom of boxes with extra tape for added strength.

❏ Label each box with the name of the room in your new home where it should be placed.

❏ List the contents of the box on the side of it. ❏ Clearly label boxes containing fragile items. ❏ Place china in plastic bags and stack plates upright on their sides, not flat.

❏ Pack your TV, stereo and computer in their original boxes whenever possible.

❏ Keep boxes to 50 pounds or less. ❏ Pack heavy items into their own smaller boxes and place

lighter items together into larger boxes. (Hint: Don’t pack all your books into one box!)

❏ Don’t move flammable, combustible, corrosive or

explosive items such as paint, gasoline and ammunition.

Whatever your circumstances and preferences, a great condominium location is rightly at the top of your must-have list

hen shopping for that perfect home, there is so much to think about, but location always tops the list in importance. I encourage new condo buyers to consider this key factor from many ways. For example, it’s important to take your work commute into consideration in a realistic way. Too often, people look at a map, draw lines on it and measure distances as the crow flies. This is not a good idea, because crows fly over the road twists and turns, traffic lights and other things you have to contend with. When you are considering specific buildings, be logical and do a little homework before you sign on the dotted line. The best way to find out whether your commute is reasonable from a particular building is to start out from that location during morning rush hour and actually do the drive. Then drive back to that condo after work. You may be surprised at how long – or how short – the trip is. A condominium that is farther from your workplace may, in fact, be a quicker drive, depending on its proximity to major highways or public transportation. Shift workers who commute outside of rush hour may have a completely different outlook on location. Again, do the commute during the times when you usually drive and see just how it is. There is always the viable alternative of taking public transit. For trips in and around the city, whether for work or pleasure, it may make a lot more sense for you to hop onto a bus. It’s a great idea to look at the location of the condominium you’re considering in other ways as well. What can you do without driving or even taking public transportation? Shop? Bank? Drop off dry cleaning? Think about the places you visit often. Will those trips be a breeze? Are you taking night courses or involved in recreational activities? How convenient will it be to travel to your school or community centre? There are so many things in life affected by your home’s location. For empty-nesters who are approaching retirement years and downsizing, a condo that enables them to stay in the residential area they know and love can be a wonderful solution. For first-timers who do not own a car, a suite in a condominium on a public transit line in the hub of the city is great. And living downtown is becoming increasingly popular for families who feel that the shorter commute means more time to spend with their kids. Then again, with entrepreneurship such a popular lifestyle today, there are many condo owners who work out of their homes – and let’s face it, no commute is the best commute of all! Today’s advanced technology has even sparked some companies to have employees work from home part of the week. This means that from a work/commute perspective, they have phenomenal choice when it comes to location. Whatever your circumstances and preferences, a great condominium location is rightly at the top of your must-have list. Be optimistic and realistic, and you will make the right choices!
