re you ready to buy a home? There is some work to do before rushing into the housing market. Take the time before you start the home hunt to go to the bank or a broker for a pre-approved mortgage. Not only will this define what you can afford, but it also locks you into today’s low rates for 90 days or more. Having that extra peace of mind is a good thing when you’re searching for the perfect home. If you’re looking at homes that require a possible renovation, take this into account as part of the purchase price as well. Since price is the driving factor, once you have an idea of what your budget will be, compare what you’ll get in the locations that interest you most to see what’s available. If you’re a first-time buyer with a limited budget, consider living a little outside of your location of choice. It will mean getting a lot more home for a lot less money until you’ve built up enough equity to make a strategic move to your preferred location. Do your research and don’t fall victim to “over-analysis paralysis.” Once you find the home that meets your wants and needs, remember the “here today, gone tomorrow” scenario. Chances are, if you’ve found the perfect home, others could be seriously considering it too.

f you’re thinking of buying an investment property, good for you! Real estate is one of the only forms of investment that, if you’re in it for the long term and have done your homework, typically yields favourable results. Someone else pays down the mortgage (in the form of rent) and when you’re ready to sell, you pocket the profits. But before you set your sights on a rental property, there are some things to consider. The minimum down payment required to buy an investment property is 20 per cent of the purchase price. Beyond that, ensure you can carry those additional mortgage payments if you don’t have the place rented out immediately. Which brings us to the next point – finding the right renter. While most of us think of the “homework” as being on the part of the tenant to find a nice place in a convenient location at a great price, landlords also have to ensure they are taking in someone financially reliable who will respect their home – your property. This includes conducting a credit check through a credit bureau, and checking references. Think about the type of homes and the areas that will be most in demand. An investment property isn’t much good if you can’t find a tenant. If you plan on renting out a secondary suite in your own home, ensure it complies with municipal bylaws. Notify your home insurance company about the plans for your property, and find out what kind of coverage you’ll need and what this covers. If your rental unit isn’t up to code, you won’t be able to get insurance. Do you plan on maintaining the property yourself? Being a landlord can be a fulltime job. Are you prepared to take emergency calls in the middle of the night, not to mention the regular maintenance required on the home and property? You might consider hiring a property manager to take care of the day-to-day tasks. Remember that real estate is rarely a get-rich-quick scheme. If you’re in it for the long haul, the return could be your ticket to a truly “golden” retirement.

f you live in a condo or apartment built in the last 60 years, you probably have radiant baseboard heat. Debunking myths for

eal estate investment has become a popular topic around the water cooler and dinner table. The more turmoil we see in the stock markets, the more Canadians begin to look for a safe harbour to safeguard their hard-earned money. One choice for investors seeking less volatility in their investments is real estate. Yet surprisingly, real estate investors in Canada still represent less than five per cent of home purchasers. So it begs the question: if the majority of people think investing in real estate is a good idea, why aren’t more Canadians doing it? The answer is fear. An individual may intrinsically believe that buying real estate is good, but if the thought of doing so intimidates them because they’re not sure how or what to do, it results in no activity. It is easier for most people to do nothing than to venture into uncharted territory that is wrought with fear and false information.

The solution to overcoming fear is knowledge. Equipped with the proper information, it becomes easy to debunk some of the myths and misconceptions and begin your investment career with confidence. Here’s a look at some of the most common myths that hold people back from moving forward: “I need to make hundreds of thousands of dollars to be able to afford buying multiple properties.” This is a common misconception. The fact is, you don’t. While every lender has their own internal way of calculating the rental debt, they all generally follow the same formula: » Calculate 40 per cent of your verifiable income (if you’re self employed, that would be 40 per cent of the two-year average of line 150 on your tax return). I call this number your “Debt Service Limit” (DSL) – the maximum amount a lender wants to see you pay toward your Personal Consumer Debt (PCD).

“My banker told me I shouldn’t buy rental properties or that they cannot offer me a mortgage on rental.” This is a classic case where many Canadians fail to understand that not every loan officer at every bank is an expert in real estate investment portfolios. You will recall, as I mentioned, less than five per cent of Canadians purchase real estate for investment purposes. The same statistics hold true for bankers and brokers. Less than five per cent of bankers and brokers understand how to work with real estate investors. The fact is, not every bank in Canada has an appetite for

If this were to represent a 20-per-cent downpayment, then the maximum purchase price on an investment property would be $1 million. This could represent the ability to purchase four condominium suites at $250,000 each. Other common concerns or myths: » “I don’t want to get a phone call in the middle of the night because someone’s toilet won’t flush.” I’ve owned a fair amount of real estate and most of it in a different province. The best money I have ever paid is six to 10 per cent of the rental income on a good property manager. Invest in your manager and never ever worry about that midnight call. » “What if my tenant skips town with my rental income?” 1 Focus your investing on towns with strong, diversified employment. Avoid small towns with high vacancy rates. 2 Always have a contingency fund equivalent to three months of rent put aside for every property you buy at the time of purchase. That way, if you do have a vacancy, you do not have to subsidize it out of your own pocket.

And the biggest concern why most people are afraid to act: “What if the market crashes and I lose everything?” The answer to this question is very simple: Invest, don’t speculate. Speculators look for short-term opportunities to make quick cash. They take risks and gambles, hoping to get rich quick. Investors buy for the long term and don’t gamble. Real estate investing doesn’t need to be and shouldn’t be a risky gamble. If you purchase a property today at fair market value in a town with a solid tenant base with low vacancies, and you have a tenant who is essentially covering all of your expenses and you are planning to hold that property for the long term, then the value of that property between the time you buy and the time you sell is quite frankly irrelevant. The market can crash three times over the 15 to 20 years you own it and if, in that time, the tenants help you pay off your mortgage, then chances are, 15 years later, you will have made a good profit, regardless of what the market did in the interim.

❏ Label boxes containing fragile items with large red lettering.

❏ Collect cushioning material like bubble wrap, foam pellets, furniture pads, blankets, plastic bags, tissue paper, newspapers, and small towels to use as padding.

Creating Space

t can be pretty straightforward deciding how each room in a house is to be used. Often the focal point, like a fireplace or built-in cabinets, delineate furniture placement, and windows and doorways need to be considered as well. Designing a space that looks amazing and is practical and functional can sometimes be tricky. Often it takes a little (or a lot) of editing and deciding which pieces of furniture actually work for your lifestyle, or are they things you thought you were supposed to have. For example, when you purchased the dining room table and chairs, you thought you were supposed to get the china cabinet too because they were a set, and your Mom had a china cabinet so you should too, right? The dining room and the nook in the kitchen are perhaps the easiest rooms to place furniture in, because there is usually a light fixture that tells you exactly where the table will go. The problem arises when you are trying to fit the china cabinet and/or sideboard into the space as well. Sometimes the dining room is so full of furniture that it is

impossible to pull out a chair so a guest can sit comfortably. Heaven forbid once they are seated, someone needs to leave the table for some reason, thus, asking every person seated on their side to get up and create a conga line so they can get out, leaving your dinner guests wandering around until said person returns to the table. As a stager, I see many homes with china cabinets that are full of “stuff� that is rarely, if ever, used and is poorly displayed because there is so much of it. Often when staging a home, I ask that these large pieces of furniture be removed so the room will feel larger. Almost without exception, the homeowner is surprised how much bigger the room looks and feels. All other rooms in the house have a focal point or an architectural feature that tells us where to place the furniture.

A fireplace is a feature that cannot be ignored and furniture should be placed accordingly. The television can be challenging in this case, but is usually placed beside or above the fireplace. This is where function comes into play and it is ideal for the television to be placed near the focal point, especially in a smaller room. In a formal living room that does not have a focal point, must be created. This can be accomplished with a beautiful piece of furniture or a large piece of artwork, allowing the furniture to be arranged to highlight the selected piece and the actual space in the room.

In the bedroom, the bed is most often the focal point. If possible, do not block the windows with the headboard. It is really nice to have fabulous bedding, pillows, and bedside tables and lamps that are the appropriate scale to the bed and the size of the room. This room is often the last to get decorated, but should not be; it is very important that this room in particular be cosy and comfortable, so proper rest is achieved for the busy lives we all live. Every room in a home needs to have a definite purpose. Many of us have too much stuff and keeping it all contained can be a problem. Doing a continuous edit of everything allows us to live and breathe easier, and will do the same for our homes. I believe everything in our homes should be used or have a purpose. The purpose may be just that the glass hippo sitting happily on the coffee table gives you joy to look at because it was given by a friend that carried it all over South Africa before bringing it home to you.

inter vacation time and slower work schedules create an ideal time for open houses. But as homes fill up with presents, decorations and visitors, sellers are often faced with the challenge of striking the right balance between cosy and crammed. Keeping your home tidy and sparingly decorated doesn’t mean sellers can’t celebrate the season in style, but remember that buyers are looking for just the right amount of sparkle. “Potential buyers expect that there may be some decorations, but when they arrive they are trying to envision how they would spend their day-to-day lives in the home,” says Phil Soper, president and chief executive, Royal LePage Real Estate Services. “Keeping the holiday decorations to the right level will be easier if you remember the goal is to bring out the home’s structural charm,” Soper adds. Potential buyers can be put off by a home that has too many personal items on display. So, while trying to manage the Christmas clutter, sellers should also remove items that remind buyers that the home belongs to someone else. To assist sellers, Royal LePage compiled this top 10 list when selling a home during the holiday season:

1 Too many lights A home will dazzle more if lights are kept to a tasteful minimum. Sellers should opt for white lights instead of multi-coloured flashing bulbs to provide a more neutral glow to a home. 2 Forgetting to clear the snow Snow can look beautiful on trees, but driveways and walkways should be cleared as soon as the flakes fall. Buyers should be able to move freely during an open house so it’s important to remember to clear all the outdoor paths and patios around your home. 3 No life or landscape Give buyers a chance to imagine the potential in your landscape. Frost-resistant plants like flowering kale or miniature trees allow sellers to liven up walkways without taking away the buyer’s ability to envision his or her dream outdoor spaces. 4 Get cosy Everyone appreciates a warm, cosy home – especially in the winter. Set the thermostat to a warm temperature for the whole day, and be mindful that some thermostats have low temperature pre-sets during the daytime when no one is at home. When the home is attended, light fireplaces and candles to create a comfortable environment throughout the day. 5 Engage the senses Simmer a pot of cider with cinnamon during open houses or showings to create a warm and festive scent. 6 Lingering odours Be aware of those holiday dishes that may leave a strong odour behind. If possible, wait until showings are completed before cooking those traditional favorites – buyers will appreciate a neutral-smelling environment. 7 A home’s seasonal bests Photos of the home’s back and front yards, gardens and patios in spring and summer will show potential buyers what the house looks like when it is not buried under snow and when the leaves are still on the trees. 8 Don’t let the tree take over A smaller holiday tree, with minimal decorations, will create the appearance of more space. A huge tree, on the other hand, will make the room look smaller, and busy decorations can intensify clutter. 9 Presents should not be present It is important to cut back on clutter when showing a home. Hide those wrapped presents to keep them out of eyesight. 10 Too many decorations Remember, when selling a home during the holidays, less is always more. Calgary’s real estate market on steady sales pace

algary’s real estate market continued its steady sales pace in October posting double digits gains over those recorded the previous year, according to Calgary Real Estate Board (CREB®) figures. Total sales in the combined single-family and condo markets in the city of Calgary were 1,953 in October, a 17.7 per cent jump over the 1,659 recorded in October 2012 and up slightly over September’s 1,923. Sales of single-family homes were 1,336 in October, a 14.3 per cent hike over the 1,169 sales recorded in October 2012, but done a fraction from the 1,354 in September. A total of 14,340 single-family homes were sold in the first 10 months of the year, a 7.4 per cent increase over the 13,355 during the same time period last year. Condo apartment sales were 337 in October, up 24.4 per cent over the 271 tallied in October 2012, and up 3.9 per cent from the 324 recorded in September. Meanwhile, condo townhouse sales totalled 280 in October, a whopping 27.9 per cent jump over the 219 recorded in October 2012, and a 12.5 per cent hike over the 245 in September. Year-to-date, 3,482 condominium apartments and 2,774 condo townhouses were sold – 18 per cent higher than last year. “October sales were strong, which is somewhat typical for this time of year as people want to buy and be moved in by Christmas or the start of the New Year,” says CREB® president Becky Walters. “And we did see some properties sell quicker; properties that are priced right can sell in one day and for the asking price, but the economy is not the same as it was in 2006 and 2007, so it’s unlikely we’ll see a repeat of that frenzy pace.” Walters notes that it’s been a great year for the condo market. “When I look at the sales and the growth in the median price for the last few months, I think ‘wow.’ We’re seeing large gains in year-over-year comparisons and I think a lot of that has to do with affordability.” 50 • ResaleHome&CondoGuide | Volume13 Issue12

While the number of new listings added in the city has risen for four consecutive months in year-to-year comparisons, they dropped in month-to-month comparisons in all markets in October, and still remain lower than expected. In the single-family market, the total number of new listings added in October was 1,739, up 7.7 per cent from last October’s 1,615, but down 11.9 per cent from September’s 1,975. The number of new condo apartment listings added in October was 450, an 8.2 per cent gain from October 2012’s 416, but down two per cent from September’s 459. Meanwhile, number of new condo townhouse listings added in October was 333, an 18.5 per cent hike from October 2012’s 281, but down eight per cent over September’s 362. Benchmark prices in all categories were up in year-to-year and month-to-month comparisons. The single-family benchmark price in October was $468,000, an eight per cent jump over October 2012’s price of $433,300, and up slightly from September’s $463,700. Condo apartments benchmark price in October was $276,100, an 11.8 per cent jump over October 2012’s $247,000, and up 1.2 per cent over September’s $272,900, while condo townhomes benchmark price hit in $302,200 in October, a 8.3 per cent hike over the $279,000 in October 2012, and up a fraction over the September’s $299,100. “Normally at this time of year if we have low inventory that’s not a problem because we also see a softening of demand, but that’s not happening; there is still strong demand in the market, so we continue to have a sellers’ market,” Walter says. “Inventory is up year-to-year, but we would like to see more listings added.” She adds the steady demand and lower supply is helping to boost prices, “but I don’t think were going to see prices go up a huge amount.”
