CREB president Becky Walters explains, “There are fewer sales in the lower end of the market because of low inventory, but we’re seeing an increase in sales in the move-up and high-end markets . . . There is still a large range of housing choices available in the $1-million plus market, so it’s a buyer’s market in that range, but it���s a seller’s market for homes that are priced below $600,000 or $700,000,” she says. So, what does this mean? In a buyer’s market, purchasers are in prime positioning for a good deal. With plenty of pickings and lots of competition among sellers, there’s room to negotiate price and terms. Perhaps you can arrange a longer closing, a lower purchase price, or some renovations that need to be done to bring the home up to par. In a seller’s market, the opposite is true. Rather than competition among sellers, the competition is among buyers, putting upward pressure on prices and terms of purchase. If you find a home you love, time is not on your side. You’ll have to move fast, and keep your conditions to a minimum. You have to decide if you’re comfortable purchasing a home without conditions of home inspection or financing. Get preapproved for a mortgage and have a deposit ready, so the seller knows you’re serious and ready to make a deal. Regardless of the market, have your financing in order before you start the home hunt. You’ll know how much you can spend, and will be locked into today’s great rate for 90 days or more. A

s the saying goes, “you only get one chance to make a great first impression.” This applies to everything we do, including selling our homes. Let’s begin with the exterior. Stand in front of your property and look at it objectively. Remove anything that is not pretty. Store items such as excess flower pots – especially if they do not have any plants in them or are too small for the space. As for the raccoon holding the welcome sign or the frog lounging on its back, store these too. These things look adorable but can add to the clutter both outside and inside your home. Having a welcome mat is a lovely touch, but one reading “Welcome to the Nut House” is not. The mat must be generic and not specific to anyone. Silk plants in pots outside in the winter are not okay either – they are not fooling anyone, no one has that green of a thumb! Remove Christmas lights as soon as the weather permits as well. If space allows, a couple of chairs and a small table create a nice vignette and is welcoming to buyers. It also makes the neighbourhood feel very friendly.

Okay, now for the interior. De-clutter… everywhere! This especially includes closets, pantries and cupboards. Buyers will be looking inside every drawer and closet when they are looking at your home. They are going to be considering all storage areas to see if their own stuff will fit. Storage space is important to everyone because most of us have a lot of stuff. Make sure the floor is visible in the closets and the pantry, and everything is as neat and clean as possible. Use baskets and bins to contain those small, unruly items like make up, toothbrushes and hair product. It is a good idea to have a basket designated for each person in the bathroom, which can be

brought out for use and returned under the cabinet and out of sight when not needed, leaving your space ready for a viewing without the last-minute panic when you get a call that an agent is bringing a client over to see your property. Now, let’s consider the furniture. Remove and unnecessary small side/ decorative tables. They tend to hold small, unnecessary items like candles and knickknacks, which should also be stored away. Pack away some of the stuff in the china cabinet, displaying

This means if you have an entire set of china from your Aunt Mabel, leave it in the cabinet and pack the rest of the miscellaneous things that only add to the visual clutter. Crystal looks beautiful in a china cabinet, especially if the cabinet has integrated lighting. Okay, now it is time to remove the things that we are so used to looking at, that we don’t even see them anymore. These items include various mats on the floor, toilet brushes and plungers, waste bins and tissue boxes. None of these are pretty to look at, which is why they are not showcased as décor in show homes. The same principle applies to fans, which suggest the possible need for air conditioning, while space heaters scream the lack of heat circulation. Plants must be healthy and robust – preferably no dried flowers and only beautiful silk flowers, please. Get rid of those blue and pink arrangements from the ’80s along with the valances that coordinate with them.

Sadly, it is best to remove as many traces of pets for viewings as possible. This is a tough one for me, as I am a pet lover (except for spiders!) but not everyone feel the same way. It is ideal if pets are off the property for showings. Hide everything that they lay or chew on, as well as their food and water dishes. The same principal applies to the children. Toys should only be in their rooms and possibly the family room, as long as it is not the first thing potential buyers see when they walk in. The colours toys come in are not always aesthetically pleasing in large quantities and it can be difficult to incorporate them into the colour scheme. Try to keep toys in rooms where they can be quickly put away in bins, baskets or even inside a large storage ottoman. Keeping a property perfect for viewing can be a daunting and seemingly unrealistic task. It can be made easier if excess items are already stored and only what is needed is readily accessible yet easily hidden out of sight. Who knows? hopping for a home can be a fun experience, but with the numerous associated expenses, it can be a stressful one as well. Home prices expected to rise in Alberta,

CREA updates resale housing forecast

T

he Canadian Real Estate Association’s (CREA) previous two forecasts anticipated that national sales activity in 2013 would improve following the slow start to the year, buoyed by the continuation of low interest rates amid a constructive economic backdrop, and the return of buyers who deferred purchase decisions or were otherwise sidelined in the wake of tighter mortgage rules and lending guidelines implemented last year. National sales have improved more quickly than anticipated. This likely reflects the transient influence of buyers with pre-approved financing making purchases before their lower pre-approved rates expire, particularly in some of Canada’s most active and expensive housing markets.

“Real estate markets can be very different depending on the region and community due to local factors,” says Laura Leyser, CREA president. “For that reason, buyers and sellers should talk to their realtor about the housing market outlook where they live or might like to.” CREA’s forecast for national sales activity has been rebalanced with a modest upward revision this year to reflect stronger-thanexpected sales for the year to date. CREA’s previous forecast for national sales in 2014 remains little changed. Sales are forecast to reach 449,900 units in 2013. This represents a decline of one per cent from last year, and marks the sixth consecutive year for which activity will have held to within short reach of 450,000 units.

The upward revision to activity in British Columbia accounts for nearly half of the small upward revision to national activity this year. The forecast for sales across the Prairies has also been raised. Alberta and British Columbia are the only provinces where CREA forecasts annual sales to rise above levels last year. In 2014, national activity is forecast to reach to 465,600 units – a rebound of 3.5 per cent, and in line with its 10-yearaverage. The forecast increase reflects a gradual strengthening of sales activity

alongside further economic, job and income growth, combined with only slightly higher mortgage interest rates. British Columbia is still forecast to post the strongest sales increase in 2014 (up 6.7 per cent) compared to a weak result in 2013. Most other provinces are forecast to post gains in the range between two and four per cent. Average prices have also remained firmer than expected due to a rise in the share of national sales among larger and pricier markets compared to last year. The national average home price is projected to rise by 3.6 per cent to $376,300 in 2013, with gains strongest and in the range between four and five per cent in Prairie provinces and around six per cent in Newfoundland and Labrador. Average price growth in British Columbia and Ontario is expected to come in just under the national increase, advance by less than one per cent in Quebec and New Brunswick, and recede by less than one per cent in Nova Scotia. “The environment for home prices in Quebec, New Brunswick and Nova Scotia will likely be shaped by ample inventory levels relative to sales,” says Gregory Klump, CREA’s chief economist. “The balance between the two indicates that buyers have an abundance of listings from which to choose in those provinces, which could keep pricing prospects in check until sales draw down inventories.” The national average price is forecast to edge up a further 1.7 per cent in 2014 to $382,800. Alberta is forecast to see the biggest average price increase in 2014 (3.4 per cent), with gains in Saskatchewan, Manitoba, and Newfoundland and Labrador running just ahead of overall consumer price inflation. Average prices in Quebec and New Brunswick are expected to remain stable in 2014, with other provinces eking out gains ranging from 0.5 to 1.5 per cent. Calgary’s real estate market bucks the summer doldrums

lthough typically hit by the summer doldrums, Calgary’s real estate market bucked the trend in August as sales and prices rose above figures posted in year-to-year comparisons, according to figures released by the Calgary Real Estate Board (CREB). Total sales in the combined single-family and condo markets in the city of Calgary were 2,196 in August – a whopping 27.5-per-cent jump over the 1,722 recorded in August 2012. Sales of single-family homes in Calgary were 1,517 in August, an incredible 30-per-cent hike over the 1,167 sales recorded in August 2012, although it was a slight 3.7-per-cent decrease from the 1,575 sales recorded in July. Condo apartment sales were 397 in August, up an amazing 26 per cent over the 315 in sales tallied in August 2012, and basically unchanged from the 398 in sales recorded in July. Meanwhile, condo townhouse sales totalled 282 in August, a 17.5-per-cent jump over the 240 recorded in August 2012, but a 4.4-per-cent drop from the 295 in July. “From a seasonal perspective, we usually see our market slow down in August and it did drop a bit compared to June and July, but it was well above last August and there were good solid sales in all levels of the market,” says CREB president Becky Walters. “There are fewer sales in the lower end of the market because of low inventory, but we’re seeing an increase in sales in the move-up and high-end markets. “There is still a large range of housing choices available in the $1-million plus market, so it’s a buyer’s market in that range, but it’s a seller’s market for homes that are priced below $600,000 or $700,000,” she says. “Condo sales are also doing fabulous and a lot of townhomes are selling very quickly, which is nice to see,” Walters says. “For people who bought a condo five or six years

ago, it took a while for the market to rise to a point where they could now list their property and not lose.” Walters notes that more people are comfortable with their job security and have confidence in the economy, which is keeping sales steady and there are more investors coming back into the market. However, Calgary’s market continues to be impacted by lower-than-expected inventory. In the single-family market, the total number of new listings added in August was 1,969, up 8.8 per cent from last August’s 1,810, however, the number of active listings in August totalled 2,791, a 21.1-per-cent drop from 3,535 in August 2012. The number of new condo apartment listings added in August was 450, a three-per-cent drop from August 2012’s 464, while the total number of active listings in August was 690, down a huge 35.2 per cent from August 2012’s 1,065. Meanwhile, number of new condo townhouse listings added in August was 355, a 14.9-per-cent hike from August 2012’s 309, but the total active listings was down substantially with just 417 in August, a huge 28.6-per-cent drop from August 2012’s 584. Walters notes the combination of strong sales and lower inventory is putting pressure on house prices that continue to show small but steady gains since the start of the year. The single-family benchmark price in August in the city of Calgary was $464,700, a 7.4-per-cent jump over August 2012’s price of $432,600, and up slightly from July’s $461,600.
