Tay-Ky Developments

Sees more renos going Green by HEATHER RYAN

IN THE PAST FIVE YEARS more and more people undertaking renovations want a home that is more energy efficient and are choosing environmentallyfriendly products, says renovator Colin Adams. The owner/operator of Tay-Ky Developments has worked in the industry for years, learning every trade from concrete to finishing. Adams started the renovation company in 2009 to offer quality products and craftsmanship – and quickly found it also meant being Green. “One of the biggest things we discovered when we started was that having options for a Green renovation is important. This means having environmentally sustainable products, using materials that have low or no VOCs and conserving our natural resources is definitely the way to go; it’s the future,” Colin comments. “Everybody wants a home that is energy efficient, so we go Green with as many products as possible that make sense, but are still quality products that we can stand behind.” “Building Green for us is responsible. We can’t sustain building with what I call throw away products,” he adds, “so by offering standards that are above builder grade, clients get quality products that will last longer, increase the home’s value and save on energy costs.” Going with Green products costs more up front, he notes, but many homeowners understand the up front cost will provide long term gain as they will save money on energy bills, and they get a healthier indoor environment. Among the standard products Colin incorporates are LED lights. “Our standard pot light is now LED, because they last 25 to 30 times longer and save on energy costs. For example, we spent $550 to change our bulbs to LED and we saved almost $100 a month on electricity.” Another energy-efficient product is spray foam insulation. “We only need to use five-pound spray foam insulation in a basement addition and we would have had to use R30 batting insulation to get its equal, so it makes better sense.” High efficiency furnaces and hot water tanks are preferred, and Tay-Ky couples them with a Nest system that monitors heat exchange, learns temperature comfort levels and ensures optimal efficiency. Since Tay-Ky’s inception, they have offered Mohawk’s smart strand and silk line carpets to clients. These are made from corn husk which is a natural material 8 YPNEXTHOME.CA

providing incredible spill protection and no off-gassing. Other Green standards are: low-flush Toto toilets; Lux triple-pane, low-E, UV filament windows; low or no VOC paints from Benjamin Moore and Cloverdale; Moen fixtures; floor tiles and quartz countertops made with recycled materials; and cabinets made from sustainable wood products. “We explain the pros and cons of the products to our clients and advise them honestly on the best choices,” Colin says. “Many clients choose to go Green because of the energy savings and because of the health benefits for their families.” For more information on Tay-Ky Developments, visit tay-ky.ca.

DEVELOPING YOUR BASEMENT? Here’s what you need to know about windows by VANESSA GASH

ARE YOU THINKING ABOUT RENOVATING YOUR BASEMENT? Before you start, you should be aware of all of Alberta’s safety code requirements. You will require a Building Permit if your alterations are more extensive than cosmetic upgrades. A Development Permit may be required if your proposed renovations do not meet Land Use Bylaw requirements. For this month’s article, I’m going to focus on window requirements. There have recently been building code changes to basement window wells. A window well is a space maintained partially or fully below the adjacent soil for a window - also known as below grade. Basement windows can come in many shapes and sizes. If you are developing a recreation room, games room or office, the size of the window is not a matter of building code concern. However, if you decide to develop a bedroom, the size of the window is very important. The Alberta Building Code requires that bedroom windows have at least 0.35 m2 (3.8 sq ft) of clear opening that a person could crawl through, with no dimension less than 380 mm (15 in). This requirement ensures that there is an alternative way to escape in case of fire or emergency. Where basement windows are located partially or fully below grade, a window well is also required. These requirements have been in place for many years. In the 2014 Alberta Building Code, which became mandatory last November, the clearance in front of bedroom windows increased from 550 mm to 760 mm. This

requires a larger window well. The clearance also applies to any obstructions around the window, like overhead hazards that prevent a safe exit from the bedroom. Window wells serve a number of purposes. They prevent soil from sitting directly against the window; they help prevent moisture like rain or snow from entering the basement and they provide drainage of standing water. These things help to protect your foundation and prevent damage. For windows located in bedrooms, they also provide a transition between the interior and exterior of the home that can aid in escape. If you have ever tried to navigate through a basement window, you will likely understand the benefit of a larger window well. Although windows are not typically used for escape, the ability to exit in an emergency is very important. With basement windows typically positioned at least 1.2 m (four ft.) above the ground, the task is that much more difficult. Once you wiggle through the small opening, you are still confined by the window well itself. Increasing the size of the window well increases manoeuvrability to allow for a quicker escape. In a fire, these extra seconds can be invaluable. On occasion, people will want to install basement windows closer to the basement floor level than is typical. Although this is possible and helpful for escape, you may not be aware of why these windows are usually located where they are. Based on the weather we experience, the Alberta Building Code lists the frost depth for Calgary at 1.2 m (four ft.). This means that you need

at least 1.2 m of soil or earth on top of your house footings to protect them from damage during our frequent freeze-thaw cycle. If you remove earth below this level to install a window well, you need to provide an alternate form of protection for your foundation. If not, you could risk cracking or structural damage. When installation of your new window will result in less ground cover than the minimum, you will need an engineer to design a way to protect your foundation. To obtain a Building Permit, you will require a stamped letter and/or a detail from a professional engineer registered to practice in Alberta. It is important to know that although your home may currently have a properly sized egress window, the window well may not meet current code. If you are developing a new basement bedroom, you will need to remove the existing window well and install a larger one to meet the new ABC requirements. All other types of rooms may still use the originally installed window well size. The Land Use Bylaw has been updated to accommodate the extra width, and the requirements for one side yard to maintain 1.2 m clear for firefighter access has not changed. Any time codes change, it can present new challenges for the home building industry. While suppliers get up to speed with the new changes, the larger wells may not be in regular stock yet. Before you purchase a new window well, be sure to confirm

that the proper clearance can be achieved. It is also worth mentioning that the Alberta Building Code does not require that window wells are pre-manufactured galvanized units, which are window wells with a protective zinc coating to steel or iron to prevent rusting. Some other options to consider include pressure treated wood, decorative stone, concrete block and concrete. Further information, brochures, requirement check lists and Building Permit applications are available on calgary.ca. If you have specific questions about building code, please contact 311 and ask to speak with a safety codes officer at the Technical Assistance Centre.

Astoria’s Montebello showhome Showcases leading trends by HEATHER RYAN

ASTORIA CUSTOM HOMES SHOWCASES some of the leading trends in home decor and design for 2016 in its latest showhome in the award-winning community of Watermark at Bearspaw. The Montebello, a 3,565 -sq.-ft. two-storey luxury dream home, is highlighted by custom-crafted details, exquisite features and finishings and the highest quality of workmanship – a trademark of Astoria Homes. Astoria Homes consists of Astoria Custom Homes and Astoria Custom Renovations, guided by Jim and Lisa Stinson and is celebrating their 15th year building and renovating prestigious homes like the Montebello, featuring a sophisticated blend of old world elegance with fresh new trends and bursts of colour. “If variety is the spice of life, then colour is the spice of decorating,” says Vice-President and CFO Lisa Stinson. “With bulky metal appliances, kitchens can come off a little drab so we got colour cooking in the kitchen with the Cranberry La Cornue Professional Range and stainless accents, which was the inspiration of the Montebello blending old world charm with sleek functionality and fashion.” Montebello’s kitchen blends Shitaki quartz and Ice Lennon granite countertops with a dramatic waterfall granite, creating a stunning statement piece, while cool sophistication of decor painted Revere Pewter walls and Cloud White trim is combined with the warm elegance of natural Olio finished White Oak Farmhouse hardwood and exquisite Allura Alder Cobblestone and Maple Cloud White cabinets. The showhome also features timeless and sustainable Birch Ledge Cut stone pillars, a majestic two-storey vertical reach fireplace, a dramatic open rail curved staircase and splashes of cranberry and ginger throughout. Upstairs, the boy’s bedroom is full of spunk and energy, diverting from the norm with a blend of fun accents and warm and bold brick wall to deliver a definite wow factor. “We were looking for fun inspiration for a range of ages that incorporate beautiful design with organization,” Lisa says. “Meanwhile, a girl’s bedroom doesn’t have to be pink and frilly to be feminine. We used cranberry, blues, greens and a big splash of ginger to design an eclectic girl’s bedroom,” she adds. The bright colours and bold patterns are well balanced and make the space feel girly and fun, but not too fussy. The Montebello replaces The Austin as Astoria’s showhome in Watermark. The Austin, a 3,774-sq.-ft., four-bedroom, Country transitional home highlighted by a two-storey great room, two-sided stone fireplace and a master retreat with a spa-inspired ensuite is listed and available for possession. “We are also very excited to announce that we’re launching an Acreage Division, featuring the Stetson,” Jim says. Building

a turnkey acreage residence is a specialty that requires unique expertise with sound knowledge in land, septic, roads, water flow, which Jim Stinson has. Jim and his team will develop the plan that is right for your country home.” Learn more about Astoria by visiting the Montebello showhome, 24 Rockwater Way in Watermark, or www.AstoriaHomes.ca.

Decoding

THE CODE by MICHAEL NYIKES

Q A

I received an email from an individual who was considering installing a solar powered hot water system and wanted to know what plumbing code requirements there are for this.

The 2010 National Plumbing Code has a dedicated section with a quite a bit of information around the requirements for installation of solar domestic hot water systems. Each of the provinces subscribe to National Plumbing Code article 2.6.1.8. and therefore items pertaining to materials, piping, allowable pressures, water temperature and protection from contamination relating to the application of solar domestic heating systems are consistent across the country. Systems for solar heating of potable water shall be installed in conformance with CAN/CSA-F383-87, “Installation Code for Solar Domestic Hot Water Systems.” and shall be certified to CAN/CSA-F379.1-88, “Solar Domestic Hot Water Systems Liquid to Liquid Heat Transfers)”. In addition: • All piping, fittings, heat exchangers used for domestic hot water, must be made of approved materials and suitable for use with potable water. • Operation of a water system at pressures above 550 kPa (80 psi) will accelerate deterioration of the system and could create a health risk due to splashing and potential scalding. • If the solar domestic heating water system contains water with a temperature in excess of 60°C (140°F), a mixing valve or other means shall be installed in the potable hot water supply to temper the water to reduce scald hazard potential. • Do not introduce toxic chemicals such as those used for freezing protection or boiler treatment. Potable water systems must be protected from all sources of contamination

14 YPNEXTHOME.CA

to reduce the probability of creating an unsafe potable water supply. • Required protection to prevent cross connection and backflow must be provided. It is also important to note that the authority having jurisdiction may consider a properly submitted alternate solution with the permit application for systems that are not certified. The alternate solution shall be complete with supporting documentation from a professional engineer licensed to practice in the province of Alberta and the alternate solution shall contain evidence of compliance with the requirements of CAN/CSA 379.1-88 or CAN/CSA 379.1-09. These installations would fall under the plumbing code regulation and require a plumbing permit, installation by a plumber and inspected by an SCO in the plumbing discipline. Future Decoding the Code columns will continue to answer readers’ questions about how the provincial safety codes affect their projects. Email questions to decodingthecode@gmail.com. Be sure to include which city you live in, as well as your phone number in case I need to follow up with you.

business profile | PRESTIGE RAILINGS & STAIRS

A STAIRCASE CAN GIVE YOUR HOME by MICHELLE HOPKINS THE STAIRCASE IS OFTEN the first thing people see when they walk through the front door. A good first impression reflects on the rest of the home. First and foremost, stairs need to fulfil their primary function of getting you from one level to the next, yet a staircase is often the focal point of a home. With more of us focusing on improving our homes rather than moving, on an aesthetic level, a staircase can serve as a powerful design element. “There has been a definite increase in the attention people are paying to their staircases,” says Blaine Wickerson, owner of Prestige Railings & Stairs. The company has been a leader in staircase design and manufacturing for more than 27 years. In terms of renovation, replacing a staircase is akin to knocking down a structural wall. But if your stairs are badly positioned, in disrepair, or hinder light flow through the house, then it’s worth considering, as a new flight can make all the difference.

A STEP UP Your available space will determine the shape of your custom stairs – circular, spiral, straight, floating and so on. As a general rule, the wider the flight and the more subtle the climb, the more inviting the overall staircase will appear – but it will also take up more floor space. “There are endless choices out there, and unless it’s a fairly large staircase, most can be custom designed away from the home and then brought in to install, as part of the renovation process,” says Wickerson. Renovating your stairs may seem like a complex project, but no matter what your budget, there are several ways to improve the look of your stairs. Timber Kings’ ANDRÉ CHEVIGNY

at the Calgary Home + Garden Show by HEATHER RYAN

One of the stars of HGTV’s Timber Kings, André Chevigny will be in Calgary this February as a presenter at the Calgary Home + Garden Show. It runs Feb. 25-28 at the BMO Centre & Corral, Stampede Park. As a speaker on the Home + Garden stage, André will share insights into the quality and craftsmanship that goes into their log homes, and how the longevity of these builds allows generations to enjoy the family home. André is the general manager in charge of the day-to-day running of Pioneer Log Homes of Williams Lake, B.C., a multimillion-dollar company with a global client list. Pioneer Log Homes custom builds unique log homes. Each one is handcrafted on site, then taken apart, shipped around the world and reconstructed wherever the client wants. André manages more than 120 employees and millions of dollars worth of log inventory on the yard. A hard upbringing has formed André into a hard-working master craftsman. Prior to his appearance we had a chance to ask André questions about the upcoming show, and more. Q: Tell us about how you got started and being a master craftsman? A: I started peeling logs for my brother, Bryan, when I was 14 after school and on weekends, and I learned through hard work. I’ve been doing this for 30-plus years and I love what I do, working with people and building log homes. Fitting wood, especially logs together, is a real art. It takes years of respect and experience to call yourself a Master Craftsman. Now you can go to school to become a Master Craftsman or certified log home builder. In fact, Pioneer had a big part in writing the curriculum many years ago for the apprenticeship program, and I taught some of the early classes for apprentices and I’m very proud of it.

I’M GOING TO SPEAK ABOUT THE VALUES OF BUILDING WITH WOOD AND THE IMPORTANCE OF BUILDING ENVIRONMENTALLY, SOCIALLY AND ECONOMICALLY Q: What advice do you have for people looking to do a renovation project or have a home built? A: The best advice I give is follow your gut. Always check references before you enter into a contract or agreement with a company. I still shake a person’s hand and look them in the eye – that goes a long way for me and that’s my philosophy. I’m about building relationships, that’s my passion, and I enjoy being involved with our clients as much as I can. Q: What are you going to talk about at the Calgary Home + Garden Show? A: I’m excited to be coming to Calgary and talking about Pioneer and our philosophy about building right for longevity. I’m going to speak about the values of building with wood and the importance of building environmentally, socially and economically – that’s a mindset and our philosophy. I think people today are better informed, more educated and more in tune with the environment. It doesn’t matter whether you live in an urban setting or in the country, we as a group have to think about how to build for future generations as well as respecting the environment.

FEB - APR 2016  |  HOME DECOR AND RENOVATIONS  19

Q: Have you spoken at the Calgary Home + Garden Show before? A: This is the first time I’m going to be a presenter at the Calgary Home + Garden Show. I’m looking forward to meeting folks and answering questions. I’m sure there will be some people who have built a log home before or want to build one or have questions about the television show. Q: Have you built any log homes in Alberta or the Calgary region? A: We’ve been working in the Prairie provinces for many years and we’ve built a ton of homes in Alberta. We finished a big home in Ponoka just last year, and we’ve built in Bragg Creek (west of Calgary), and many other areas in Alberta. Q: Tell us about one of your bigger projects. A: We did a project in Kelowna, B.C., at Big White ski resort for

But it doesn’t matter if we’re building a 10,000-sq.-ft. home or a small cabin, the projects are equally as important and we build them the best we can. That’s how approach everything. S.I.S. Supply Install Services REVEALS TRENDS IN EXTERIOR RENOVATIONS by HEATHER RYAN

BEFORE

IF YOU WANT TO GIVE your tired looking exterior a facelift in 2016, there are several trends and a new program to help in the decision-making process, say the exterior renovation specialists at S.I.S. Supply Install Services Ltd. The locally owned S.I.S., a one-stop shop for exterior renovations, is celebrating its 25th anniversary this year and identifies James Hardie products such as shakes, lap siding, trim and panels as a popular trend that will continue in 2016. “We’re seeing a significant increase in people wanting James Hardie siding for their homes because it’s such a great product,” says general manager Jody Roberts, noting that S.I.S. is one of James Hardie’s “Preferred Contractors” in Southern Alberta. “James Hardie products are durable, long lasting, hail damage resistant and fire resistant,” he says. “It’s also Engineered for Climate so the product we use in Calgary is different than what they use in Texas – it’s designed for our climate.” S.I.S. recently completed a home in Beddington that showcases the Hardie product (shown in before and after photos). This 1980s-era home went from a flat-looking offwhite siding with brick accent “to a trendy Evening Blue with black trim and cedar accents, which really makes this home 22 YPNEXTHOME.CA

AFTER

stand out,” says marketing co-ordinator Karen Steinmann. “There are also some new colours – Pearl Gray, Gray Slate, Deep Ocean, Rich Espresso, Aged Pewter and Night Gray – that are following the new trends in interior design.” Another new and growing trend for exterior renovations is the use of wood accents. S.I.S. uses both real wood as well as composite and sustainable materials with a wood grain look to achieve this. “We used an environmentally friendly bio-composite siding product on a recent renovation we did to a home northwest of Calgary,” Steinmann says. “The house was a 1970s-era side split and the owners were doing a complete renovation and wanted a more contemporary look. Using this on the front entrance really made it pop.” Also new for 2016, S.I.S. has joined the Alberta Renovation Warranty Program, so its customers receive deposit protection and a two-year warranty up to $100,000. “This really gives customers, especially those doing large renovations that may be apprehensive about a company not being around to complete the work, piece of mind that their deposit is protected and work is warrantied,” Steinmann explains. business profile | KURMAK

KURMAK – your next renovation by MICHELLE HOPKINS YOU ARE EXCITED! You’ve decided to renovate your dated bathroom. You’ve watched DIY television shows, done a little research and you figure you can save money. Before you grab that sledge hammer and start destroying the bathroom, you might want to consider why it’s probably best to hire a renovator rather than attempt to do it yourself. “Firstly, most home owners don’t realize that the renovations might not be covered under their home insurance,” says Frank Gordon-Cooper, principal, Kurmak Builders, one of the city’s premier custom home builders and renovators. “In addition, a reputable

renovator knows all of the current city codes, can get the proper permits and has full liability coverage for both their tradespeople and the materials.” Furthermore, a respected renovator hires professional tradespeople who know what they are doing and warranty their work. Another important consideration is time. A contractor can complete the job in a timely manner. So, unless you are experienced and trained in construction, your work is probably not going to have the professional finish or look of a skilled tradesperson.

Finally, ask yourself: Will your work impress future buyers or leave them feeling like it was a rushed job or that it doesn’t look as polished as the rest of your home? If you have doubts about your ability to complete the job to the standard that will sway future potential buyers, consider hiring professionals. “It’s also a lot less stressful on the home owner,” adds Gordon-Cooper. If you are considering a major renovation, call Kurmak Builders to discuss your custom home or renovation needs at 403-277-5525 or visit www.kurmakbuilders.com.

WHAT is STAGING? by LAURA LE

STAGING IS THE PROCESS OF PREPARING A PROPERTY FOR SALE. Homes that are staged sell faster and for more money. This is achieved by creating immediate buyer interest in your property. When a property is placed on the market it has features and benefits that are both good and bad. The job of a staging professional is to enhance the positive aspects of the property, show off the architectural details and make your home stand out from the competition. This is extremely important for the photographs needed for online postings. Most buyers are looking at photos before venturing out from property to property. Do you have an empty property that is getting no viewings? Most staging professionals have access to furniture on a monthly rental basis. The fees are minimal when compared to the length of

time an empty/unfurnished property is on the market. Most buyers cannot envision their possessions in the home because often an unfurnished property looks smaller than it actually is. It has been proven that most buyers place their sofa in the exact spot the sellers sofa was, thus proving that buyers need to see the property furnished. It is also beneficial to bring in a professional stager to offer advice in an occupied property. This process often involves removing excess furniture and de-cluttering. By removing clutter, the rooms suddenly seem to become larger, allowing the homeowner to start the packing process and the emotional separation from the home to begin as well. Encourage the children to help in the decluttering process so they feel like they are part of the decision. Once the editing has been completed, the best features of the property are highlighted so that the less appealing aspects, if any

exist, become minimal. The home must become de-cluttered and de-personalized. Cleaning is also an important step, the property must be spotless. A fresh coat of neutral paint is never a bad idea and the return on investment is very good, especially since most homeowners can paint themselves or offer friends and family the bonding experience that comes with helping out. (Okay, the pizza and beer that comes with helping out.) Try looking at your property through the buyers eyes, as though you’ve never seen it before. Ask a friend to be completely honest with you and critique your home. It is also a great idea to photograph each room yourself and look at it through the “lens”. This can really let you see what others may see. The home must be clean, organized, de-cluttered and de-personalized. If this has been done it should result in both more money for you, as well as sell faster than the competition.

new sink and faucet

can update your kitchen By HeatHer ryan

Sink: BLANCO IKONTM, SILGRANIT® in White Faucet: BLANCO ARTONATM in Stainless Finish / White

THE KITCHEN IS FREQUENTLY characterized as the

heart of a home so it’s not surprising many people look to update it even by making some minor changes. Small touches such as adding a new sink and faucet can give your kitchen a new look that will better reflect your personal style. “Today’s sinks are functional, durable and beautiful,” says Edyta Drutis, senior marketing manager at Blanco Canada. “Frequently, we look at colour trends in kitchens and refresh our sink colours to match or complement the other decor features.” This year, Blanco has added a new Biscuit colour to its line of SILGRANIT® sinks. “This is a versatile warm white with just a hint of yellow that brings a fresh and light look to any style of kitchen,” Edyta comments. “It was inspired by the subtle whites emerging in all aspects of kitchen design, from backsplashes to flooring to cabinetry.” Another emerging trend in kitchens is the apron front (also known as farmhouse) sink design. “The sink area is often the hardest working space in the kitchen, and apron front sinks experience even more contact than traditional undermounts. However, homeowners love the matchless style of the apron front design and it’s right on trend now,” she adds. With this in mind Blanco has introduced the first apron front sink

made of SILGRANIT®, a natural granite composite that is a durable, beautiful alternative to the ceramic, stainless steel, or copper materials that are most commonly used for apron front sinks. “The BLANCO IKON™ will not scratch or stain and will maintain its beauty for many years, and is both extremely hardwearing and exceptionally easy to clean,” Edyta says adding it comes in three popular SILGRANIT® colours that reflect today’s trends: Anthracite, Café and White. “With its slightly angled apron design, it also adds an architectural element to any kitchen.” And, when choosing a new sink, don’t forget about the faucet. “Today’s faucets are a blend of function and design for contemporary urban kitchens,” Edyta says. “Busy home chefs want faucets that offer practical features designed to help them get through kitchen tasks quickly and efficiently.” She notes Blanco’s new URBENA™ and ARTONA™ faucet collections offer some of the most sought-after features such as a hidden sprayhead activated by an almost invisible control button, highly-arched spouts that make filling pots and vases effortless, or models with pull-down, dual spray functions. As well, stainless finish and chrome styles are the trends for today’s kitchen, and homeowners choosing a Blanco sink are also colour co-ordinating them with a Blanco faucet “for a sophisticated, seamless design.”

THINK BIG:

Creating the illusion of space by MICKEY FOULDS

I AM FASCINATED by the current movement towards tiny homes, minimalism and “off the grid” living. The concept of not taking more than you truly need is hugely appealing, and the drift away from materialistic priorities makes complete sense to me. However, I do have my limits. The mere thought of living in a home not much larger than a postage stamp, in which you have to clamber up a narrow ladder and approach your bed in a semi crouching position to avoid hitting your head on the impossibly low ceiling of the loft above the tiny living room, makes absolutely no sense to me at all, even though you may be saving on your heating bill! Your home should be a wonderfully comfortable place in which you feel nurtured and peaceful, not some continuous Spartan challenge for physical and mental survival. The value of space should never be underestimated. Here we are not referring to space to fill to the rafters with all your “stuff” in the form of endless storage (do the cull and you will find most homes have ample storage for everything you really need) but rather open space – rooms which have a sense of tranquillity and room to move. If your living spaces are small, however, as many older homes and condos are, there are a number of strategies that can be employed to visually maximize your space. 1. COLOUR. The simple rule of thumb is that light colours and cool colours recede, and warm colours and dark colours advance. These affect the perception of depth, so aim for light and cool (soft blues, greys and greens, as well as shades of white) to enlarge your room. Light colours also reflect more incoming light. 30 YPNEXTHOME.CA

I frequently hear the objection to cooler shades – that our cold winters demand that we use warm-toned wall paint – which is a limited perspective. Warmth can be added to a room painted a cool wall colour with furniture, art and accessories. Picture a pale grey room with yellow throw pillows and accents, gold picture frames or warm wooden furniture. Keep trim colours a shade of white as they expand the perimeter of the room. Both Sherwin Williams and Benjamin Moore have selected shades of white as their colour of the year for 2016, so if you select white you will not only have the illusion of more space, but you will be on the forefront of current design aesthetics! Minimise contrast, as the busier the colours the smaller the room will seem. Monochromatic colour schemes are far more peaceful. 2. LIGHT. Natural light has a huge effect on space, as brighter rooms always feel larger. Select minimal window treatments such as roller shades or honeycomb type blinds. Drapes tend to partially cover windows and block the light, as well as physically encroach into the room and taking up valuable footage. Add lamps FEB - APR 2016  |  HOME DECOR AND RENOVATIONS  31

to brighten dark corners. A good mix of ambient, task and accent lighting is perfect. 3. SCALE. Avoid having lots of small items, rather invest in a few larger pieces of furniture, art and accessories. Simplicity and a clutter-free environment by default give you more room. This is where minimalism comes into its own! Buy furniture designed for condos, as these pieces offer great functionality without wasting space with large rolled arms or sloping backs. Stay away from pieces that are very tall, as they will make the ceiling feel lower. Also, keep the tops of tall cabinets and upper kitchen cabinets free of decorative accessories for this reason. 4. REFLECTION. One of the oldest tricks in the book is the use of mirrors. Their advantage is twofold. Firstly, the addition of a large mirror literally doubles the space it reflects. Secondly, mirrors add significantly more light when carefully placed in relation to windows. When placing mirrors remember to check what is being reflected – it should always be a pleasing view! 5. FLOORPLAN. Create clear walkways and leave room to move around. Three feet is a perfect width. When designing your room, have a clearly defined focal point to which your attention is drawn. Avoid multiple focal points – TV and fireplace in different locations – as it will create a more complex and cluttered feel. If your sofa is placed along a wall, leave a couple of inches behind it. Furniture which is pushed hard against the wall suggests that you are desperately

MICKEY FOULDS MSC CID CRSS Metamorphosis Design Ltd. phone 403.651.3462 email metamorphosisdesign@shaw.ca

32 YPNEXTHOME.CA

trying to squeeze every last inch out of the room, whereas that little two inch shadow between the wall and the sofa relaxes that impression considerably. Remember to leave negative space – walls which are clear of art or cabinets which have few, if any, accessories, give the eye a place to rest when looking at a

room, as well as giving more importance to the pieces you display. So, a big thumbs up to simple living – and in my book less does not necessarily mean tiny. I love my open spaces and “larger” rooms, all the more so when they are decluttered and only displaying the things I truly value!

PLAN AHEAD

for a successful renovation by BRYAN TUCKEY

NO MATTER HOW BIG OR SMALL, every successful home renovation starts with a plan. Your first step is to clearly identify why you are renovating. Are you renovating to improve functionality and increase your enjoyment of your home, or are you doing it to increase its value for a quick sale? If you are looking to sell, consider investing in areas that offer the most payback. These include the kitchen, bathroom, floors, roof, doors and windows. Find a renovator early so they can guide you through the renovation process. Some projects will require you to obtain permits, a complex process that can take several months. A professional renovator will know what permits you need and how to get them. Many renovations require architectural or design services while others require an engineer. Such services may be necessary to obtain your building permits and should be 34 YPNEXTHOME.CA

factored into your budget. Consult with your renovator on what services you need. They can also give you a rough estimate of how much the project will cost. When it comes to budgeting, set aside 10 to 15 per cent of the project cost as contingency. Changes during the process are not uncommon, and they can impact the cost and timing of the job. Just make sure you and your renovator agree on how potential changes will be handled. A detailed written contract is vital to a successful renovation, and a sign you are working with a real professional. Your contract should clearly outline the scope of work, project timelines, payment schedules, warranties and how to handle any changes. If you don’t sign a contract, chances are that you’re not working with a professional and will have no legal recourse should you receive substandard work. Professional renovators also have legitimate business licenses, are insured and offer warranties on their work. They regularly attend educational seminars and courses to keep their knowledge and skills current. That means they know about any changes to the Building Code or municipal requirements. Talk to several renovators and interview them before deciding who to work with on your renovation. Find out what kind of experience they have doing similar work to what you want done. Ask for references and if they are a member of a professional association. A great resource to find professional renovators, trade contractor or custom builders is www.renomark.ca. The website includes a searchable database of companies who abide by a renovation-specific Code of Conduct. This includes offering a minimum two-year warranty, having liability insurance and providing a detailed written contract for all work. Don’t be afraid to call references to ensure that you are working with a true professional. Your home is one of the biggest assets you will own in your lifetime. It deserves the attention of a professional.

The trends of 2016

and how to bring them home by JO ALCORN

AFTER RINGING in a new year I always find it a great time to update your decor and add in some new trends, colours, textures and accessories to update your look for the coming year. Here are my top six trends for 2016.

1. Mixed metals – Platinum, gold, copper, steel – as long as they’ve got a metallic sheen, they go together. It’s bling like you’ve never seen before in 2016. Pier 1 Imports has great choices when it comes to mixed metals that will truly make a statement in your home; add some of their one-of-a-kind pieces to really make an impact.

2. Pastel colours – Adding hints of pastel will infuse a room with energy! Whether it’s from your accessories or the walls themselves, there are so many ways to bring a new colour into your home. If you are nervous about pastels, incorporate the trend methodically with some accent pieces to get you started. Try an area rug or pillow to see if you like the colour and you can add more as you desire. I also love trying out a new colour in my artwork. I use Poster Jack, an online service where you pick the art you want to use (use your own photos or choose from theirs), pick the frames and colour, and they ship it all to your door. Changing your art can be a very cost effective approach, while changing up your look completely.

3. White delight – Clean, crisp, fresh white walls, white accessories, white furniture, you name it! White is going to make a name for itself this year! You can’t go wrong with

36 YPNEXTHOME.CA

Benjamin Moore’s Simply White to freshen up your space or dated pieces of furniture.

4. Shop locally – Local and Canadian made products will be buzz words for 2016 and shoppers will love to brag about supporting the trend too. My Jo Alcorn Collection of pillows and sofas are all designed and made in Canada. Low carbon footprint is an important trend to support. Available at shop.ca.

5. Greens – They’re not just found in the kitchen this year! In 2016, greens will be scattered throughout the house; available in large, medium and small options, you can choose whatever fits your home decor! If you are like me and can’t keep a plant alive to save your life, try some faux options; Bouclair has so many to choose from, and they add a nice hint of green to your decor. Wishing everyone a stylish and prosperous 2016!

Now is the time to plan your landscaping projects

GET THE SPRING ON SPRING by BONNY DANN/ESCAPES INC. photos courtesy ESCAPE INC.

AS THE COLD WINTER DAYS CONTINUE, all too slowly turning into spring, it is the perfect time to put a plan into action to remedy any shortcomings in your existing landscape, or to plan the development of the site your new home sits on. Autumn is the ideal season to begin your plan before spring, but if you do your homework and are organized, you still have plenty of time this winter season. As landscape designers we will do the design work to create the perfect outdoor spaces for you and your family, but there are several items you can do in advance to speed up that process saving your both time and money.

BUDGET This is critical and the first step before starting to plan what you need or would like. A rough guideline is five to 10 per cent of your home’s value and, generally speaking, well designed landscapes will increase property values. But how much will depend on not only how much is spent, but also the current housing market. If your property has grade changes with the neighbouring properties, or if you need level areas in a FEB - APR 2016  |  HOME DECOR AND RENOVATIONS  37

sloping lot you will need retaining walls and they can get quite expensive to construct. Another expense you may want to consider when starting to look at budgets is irrigation depending on how much time you have to devote to watering. Watering needs are greatest the first year after that it depends on the plant material but watering is forever part of having sod, trees and other plant material.

LANDSCAPING GOALS Start with your needs and then add in your wants in order of priority as these are needed from the onset of the actual design process. You do not need to focus on actual design at this stage just determine how you will use the space. Items to consider are: » Do you want to entertain outdoors? For how many people and in what way? » Do you need a play area for your children? What type of adult area could that become later on? » Do you have dogs that need their own play or bathroom areas? » Do you need extra storage outside or a potting shed? » How much time do you have to spend on maintenance? Knowing how many hours a week you can devote to keeping your landscape looking good will help determine not only finishing materials but how much lawn to have and what type of plantings you require. 38 YPNEXTHOME.CA

You are now pretty well equipped to meet with a landscape designer. The designer will take the architectural style of your home into consideration when planning the style of your outdoor living spaces as well as the requirements of your lot. The level of maintenance you want to do will help with the overall design and with all of the softscape choices. Have a copy of your RPR, your title or any other information from your builder/developer or the cty with regard to landscaping restrictions. A blueprint of a new home is helpful if the designer is not going to be inside, so they can plan the views from the windows. Developing a master

MAKE OVERS If your landscaping needs are just a new patio, a few beds made over, or creating curb appeal in the front you really only need to plan the amount you want to spend and call a designer. If you need a complete make over planning the same way as for a new site will speed up the process but keep in mind you will have demolition and haul out costs as well. Having a well-designed and well-installed landscape will not only help increase your property’s value but will give you and your family years of enjoyment in outdoor spaces created, just for you!

plan doesn’t mean you need to do it all at once but it does mean you have guidelines to follow and can continually add in items. Most of the hardscape should be done first but having said that it is possible to add in a patio or a walkway later on it just means taking something else out and making some adjustments. So even if you are a DIY type of person, follow these steps and draw out your plan or sketch so you do not end up needing to make all kinds of changes further down the road. Also if this is a DIY project, check the labels on the trees and shrubs and plant them based on their mature size and not how they look now!

Adding diversity FOR AN ECO-FRIENDLY GARDEN PLAN by JACKIE SWARTZ

IN THE DEPTHS OF FREEZING COLD temperatures one has the time to ponder and plot a dream garden that becomes a sanctuary to local wildlife. In the past few years we have experienced numerous shifts due to climate change. Consequently our wildlife may need our intervention to safeguard species that choose not to migrate. We can concurrently offer protection while we plan and dream of how our gardens will offer up even more beauty in the unfolding of spring. Following are some inspirations and suggestions to make this year’s garden memorable, beautiful, interactive, and eco-friendly. Let’s begin simply by watching out the windows from the warmth and comfort within our living space. Yes, that is the word: space – take a good look at your outdoor space. Is it bird friendly? Are there adequate food sources available to the birds 42 YPNEXTHOME.CA

remaining all year round? Are the birds protected from predators? All this should be considered when planning your active spring garden. I have two lovely dogs and the joy unfolds when I watch them at play with the magpies in the back garden. I designed a fenced-in area for the garden so the plants are safe during the dog romps. Being safe addresses the next element requiring our attention. The aspect of safety. Are the birds safe in your yard? Food and shelter are the basic needs of all sentient beings. Our gardens play host to everything from insects to small mammals. Do your trees offer shelter and do they provide seeds or berries throughout the year? I have a cherry tree that feeds wildlife all winter long. These are the notable factors to record when watching out the window. All this information facilitates a productive start in planning your spring garden.

When you give consideration to the above details you can take pride in knowing this information provides a safe haven for birds, and it will help inspire you to add the missing details this spring. For example, shrubs that produce berries are loved by numerous local birds. Making these additions to your spring garden will ensure that your yard will be teeming with life adding colour, enchantment, and happiness to both you and the wildlife you attract. Your yard does not need to be large in order to accommodate these factors. Limiting the size of your lawn reaps benefits to both the owner and the wildlife visitors. A manicured lawn doesn’t provide a lot of food or habitat for birds. Also, lawns contribute a multitude of other environmental problems. A good example is the abundant use of fertilizers and pesticides in order to control insects and diseases. Instead, try planting indigenous and nonindigenous plants that mimic the natural plant communities. By incorporating some of these indigenous plants your garden, it becomes user friendly to wildlife, and instantly adds excitement

and interest. There are a variety of plants and shrubs of various heights and widths to pique one’s interest. The following shrubs, trees and vines are suggested: Hedge Cotoneaster, Thiessen Saskatoon shrub, Honeyrose Honeysuckle shrub, Amethyst Coralberry shrub, Carmine Jewel Cherry tree, Pin Cherry tree, Shubert Chokecherry tree, American Mountain Ash tree, Starlite Flowering Crab apple tree, Valiant Grape vine, Blue Boy Clematis vine, Virginia Creeper vine, Dropmore Scarlet Trumpet Honeysuckle vine and Golden clematis vine easily provide shade quality and food. Conifer trees like White Spruce, Bakeri Spruce, Columnar Colorado Spruce and Fat Albert Spruce provide protection during storms. Collecting water from these storms in a decorative barrel also contributes to the health of wildlife as well as the garden. Remember to supply a source of water for visiting birds. Birds receive some of their water from food, but they still need open water for drinking, bathing and cooling themselves. Bird baths are safe and come in a variety of styles and heights. Baths with pedestals will keep birds safe from predatory cats. Water depth should not be more than three inches. It’s important to clean the bath every few days and fill it with fresh water for drinking. You can pick a couple of leaves off a tree and let them float around in the birdbath. This will attract humming birds. They use the drops of water on the leaves for bathing. And the leaves also provide a safe home for our ladybugs. Instead of raking and removing all of your fall leaves, keep several small piles about six inches thick around your yard. The leaves will decompose attracting earthworms and insects for feeding. Sparrows and robins will love you for this and inspire them to make their homes nearby. Providing nest boxes in your yard will increase the amount of birds in your yard. There is at least forty eight species of birds that will use the nest boxes. The boxes can be made out of wood, but stay away from using paint in the inside or treated wood. This could harm the eggs and the young. Placing them under sloping roofs will keep the rain out. Keeping the holes around one inch-to-one and a half inch will keep out larger predator birds. You will find many fine feathered friends moving in to your new eco-friendly garden. And you will see many species of birds that you may not have seen before. In order to learn just how many species are found in your area I highly recommend a visit to the local Inglewood Bird Sanctuary. Here you will learn what species stay all year round, and what food sources are necessary for their survival. You can easily transfer and apply this new-found knowledge to your own garden at home, and you will be protecting the birds from predators like cats and coyotes. tips and tricks

GARAGE

ORGANIZATION AS HOMEOWNERS, WE PAY ATTENTION to the value of our houses.

We all know that for years kitchen and bathroom renovations have been at the top when it comes to return on investment (ROI) but did you realize that your garage is also at the top of the list? With an expected ROI of almost 65 per cent, according to Remodeling Magazine’s 2015 Cost vs. Value report, having a garage is worth a lot of money. So why do almost 70 per cent of homeowners admit that their garage is too full of clutter to even hold their car? It’s time to take back all that great usable space.

Here are my five steps to helping you create a space that is more than just a spot to put the garden tools. 1. GET EVERYTHING OFF THE GROUND The size of your garage is very important when realizing its true value. If your garage looks big, it’s worth more! Being able to see the entire floor makes a room more spacious. Utilize racks and wall storage systems like the Gladiator GearTrack to get awkward items like bicycles, rakes and shovels up and out of the way. 2. PAINT THE FLOOR OR ADD TILES Seeing as much of the floor as possible

is key to visually maximizing your garage, but no one wants to see a floor covered in stains from the car or the lawnmower. Choose paint or a tile designed specifically for floors so that it will last. When picking a colour, go with something that will hide any future stains and marks. I personally like a charcoal grey because it not only hides the scuffs from everyday use, it also hides dust and dirt that blows in when the garage door is left open. 3. HIDE THE SPORTS GEAR Too often the garage becomes the home of bulky sports gear like hockey bags or golf clubs. These awkward bags are always getting in the way or falling over. Look for storage unit on wheels to hide all of the uncooperative items behind closed doors. Now everything has a place and is contained. 4. ADD LIGHT The biggest downfall of most garages is the lack of light.

While saving wall space for storage instead of windows is a great idea, it’s 46 YPNEXTHOME.CA

A well-lit garage is important for safety as well. Being able to see any possible hazards is very important to ensuring everyone’s safety. 5. CUSTOMIZE TO MEET YOUR FAMILY’S NEEDS Like a backyard, every homeowner uses their garage differently. Having the ability to customize your storage solutions is key to making any space meet your needs. Choose a garage storage system that allows you to build and customize based on your available areas just like you would a kitchen; adding shelves, racks and storage exactly where you need it. Also consider choosing a system that allows you to grow. Being able to add-on or make changes will give you flexibility in the long term.
