resenting a wide range of housing products, neighbourhood conveniences and an array of amenities, Walden is hitting its stride with plenty to offer new homebuyers in southeast Calgary. Located just south of Lake Chaparral and easily accessible from Macleod Trail and 194 Avenue S.E., Walden was started in 2008 by Genstar Development Company and “the community is really turning the corner in 2013,” says Genstar’s development manager Patrick Briscoe. “It’s really moving forward from being a new community to a community with a mature look and established amenities,” he says, noting the opening of the Gates of Walden, which features a Shopper’s Drug Mart, Starbucks, a neighbourhood pub with rooftop patio, various shops and services and will see the addition of a Save-On-Foods grocery store in 2013, helps to boost the community’s established feel.
“It’s the first thing people see when they come into the community, and it really adds to the attraction and convenience factor because people can walk to amenities,” Briscoe says. Walden also offers an exciting mix of housing styles for first-time buyers to those looking for move-up luxury, “so there is definitely something to suit everyone’s needs and price range.” Walden is introducing a new semi-estate offering in Phase 12 backing onto a naturalized park with larger lots and homes built by California Homes, Cardel Homes and Centrex Homes. “We’re really excited about this product dubbed Walden Park, because of its location, and four new showhomes will launch this spring including two from Centrex,” Briscoe says. Homes by Avi has a semi-detached product in Phase 11, “and sales are going really well and their Urban Fusion architectural look really gives a new dimension and character to Walden,” he says, noting the builder has four showhomes. As well, Avi Urban launched a new townhome project called Edison in early February featuring a single garage with two-storeys above. “These townhome continue the modern type of architecture in the community and will be a great looking addition,” he says. Excel Homes and Innovations by Jayman also offer single-family lane homes and front-attached garage homes on smaller lots in Phase 11. “They have four showhomes and are getting tremendous feedback from people and Excel has also received a positive response to its legal secondary suites.” Cardel Homes and Homes by Avi are also building larger front-attached garage homes in Phase 10, and there are still some limited lots available that back onto Walden Pond. Walden takes its inspiration from nature’s beauty being surrounded by tranquil parks, open spaces and pathways, and presents a community where families can live, work and play. The community was named after Walden Pond, and has been designed to ensure there is low impact on the environment, such as crafting infiltration beds running
alongside the streets to capture storm water, preventing water from flowing directly into the Bow River. Genstar also retained native trees and vegetation giving Walden the look of an established neighbourhood. Walden residents have easy access to Macleod Trail and Highway 22X, as well as to Deerfoot Trail, with a wide range of shopping opportunities just a short drive away; and it’s just five minutes to the Somerset LRT. There are 14 showhomes already open in the community with four new ones opening April. aunched late last summer, Redstone in Calgary’s New North is quickly gaining the attention of new homebuyers attracted to its great outdoor spaces, housing styles and stellar location. Being crafted by Qualico Communities on approximately 480 acres, and with more than 4,100 homes when completed, Redstone is a new, emerging community that is estimated to be fully built out over the next 10 to 15 years, says sales co-ordinator Tyler Kaluzniak. “Redstone is a beautiful family-friendly, walkable community that offers tremendous green space and a wide range of housing styles. There truly is something for everyone,” she says. ffering an abundance of amenities, great location and diverse housing styles has made SkyView Ranch an overwhelming success with buyers. Crafted by Walton Development and Management in Calgary’s New North, SkyView Ranch was one of the fastest growing communities (based on building permits) in Calgary last year and it continues to be a popular choice for people from singles and couples to families and empty nesters. “This year, 2013, has already started out with some incredibly positive sales activity in the community,” says marketing manager Kendra Milne. “There has been a tremendous amount of growth in SkyView Ranch because homebuyers recognize its potential.” In fact, buyers have responded so well to SkyView Ranch that it’s now moving into its final phases of single-family homes, so people considering a move to this terrific community should act quickly to get the lot and home they desire.

Crafted by Genesis Land Development, Saddlestone presents peaceful living and a pedestrian- and environmentally-friendly atmosphere largely due to its “fused grid” design that strikes a better balance between providing efficient routes for vehicular traffic and providing safe opportunities for pedestrian activities within neighborhoods.

Being crafted by APEX Developments, Hillcrest is situated on 146 acres in southwest Airdrie and will consist of approximately 600 single-family homes, 150 duplex homes and 100 townhomes once completed. Hillcrest is situated on the highest point in Airdrie, and the way APEX has designed the community a number of homes will have good views of the mountains or downtown Calgary. Creative ways to edit your “stuff ” by sylvia daoust
While small space living certainly has its perks – less cleaning, a lower energy bill and a cozy atmosphere –there is a flip side. Small spaces have limited storage and few places to “hide” the excess. This means you have to edit your stuff with a minimalist attitude. You can’t afford the luxury of owning every small appliance and gadget out there, and you can only keep what you use on a regular basis. Space is at a premium, so borrow or rent the rest!
Think Multifunctional If you are in need of a few furniture pieces to better fit your new living quarters, think multifunctional. Don’t spend your cash on pieces that fulfill only one need. Instead of a standard coffee table, opt for a storage ottoman. If you’re in the market for a bedroom suite, headboards with built-in storage are a smart idea. Avoid nasty dust bunnies from collecting under the bed and opt for drawers or open cubbies built into the frame. Compensate Utilize wall space and create vertical storage to compensate for limited floor space. A simple towel rod with “S” hooks mounted to the back of a door can become a home for an array of accessories. Rather than a traditional nightstand, mount a shelf or cube in addition to a reading light on the wall beside the bed. These overlooked vertical spaces can keep the small stuff off the floor and tucked away in an organized fashion. With a little creativity and a storage design plan, even 800 sq. ft. can feel spacious! Make the most of what you have and look for hidden places where you can stretch your space. Simple changes in your home’s storage can create a more calming environment and enhance the way you live.
Use Hidden Spaces No matter the square footage, there are always hidden spaces waiting to be used in a more efficient way. An entry’s landing steps can be converted into storage drawers (visualize the fronts of each step rolling out). Having these additional drawers for outerwear helps streamline your entryway. Look around for any niches or alcoves where you can add shelving or modular units. Areas with storage potential can be found under stairs or windows, in bathrooms, and sometimes even above door frames. Do Double Duty Creating double-duty rooms is crucial to maximizing your small space. You may only have one spare room, so this space has to have more than one function. Murphy beds with a drawer or hanging options offer a comfortable area for guests, while still allowing space for a home office. The storage real estate in the spare closet can’t be wasted on the odd occasion a guest needs to hang a shirt. Choosing the right community by Heather Ryan Regardless of whether you’re shopping for your first
home or moving into your second or final abode, finding the right place to live – a good environment for raising a family or enjoying your retirement years – is as important as the house you choose. Communities in Calgary and surrounding areas each offer different amenities that are bound to suit your family’s lifestyle. The word “community” conjures up different images for buyers from streets lined with white picket fences and a canopy of trees to children playing in the park and swooshing down a toboggan hill. Depending on your lifestyle, you may dream of living in an area with nature trails, bike paths and sports facilities or you may desire a community that offers a lake and beach or a centre for hosting events. “The real estate adage definitely is a key to finding the home of your dreams. If you don’t love your ‘location, location, location,’ you won’t love your house after the initial excitement wears off,” says Donna Moore, CEO of the Canadian Home Builders’ Association – Calgary Region. “Many of the developments today are built with a master plan with sustainability in mind, so you will be able to live, work and play in your own neighbourhood, and the community has every type of housing available to provide choice,” she says. “Ask yourself what you want in a neighbourhood – whether it’s greenspace, proximity to work, bus service, schools, a diverse

mix of neighbours, or a combination of all of these. That will help you rate the communities as you look to ensure you pick one that fits your lifestyle, your needs and your wants.” When it comes to newly started communities. “Again, ask questions,” Moore says. “What will the future of the community look like; what else is planned for the neighbourhood; when are other services and amenities planned? The more you ask, the better informed you will be to make the best choice for you and your family.” One way to help you choose the right place to buy a home is to take a drive through the newer communities in the city and the neighbouring municipalities to determine what will work best for you and your family. Often one of the most important elements families look for a community to provide is an opportunity to connect with their neighbours, where they can meet socially outside their homes in parks and greenspaces and interact in and around their homes. If this is a priority for you, you’ll want to find a community that presents a good balance between greenspace, parks, playgrounds and pathways for everyone to enjoy. Some communities may offer a central park or a residents’ centre where people both young and old can go to and interact. Some families may be drawn to water features such as a lake and beach front area, ponds with an extensive pathway system,

For parents with infants or school-age children, living in communities that offer future or established schools, day cares, day homes and medical facilities are often high on their priority list. Communities that have neighbourhood conveniences or are in proximity to shops, services and restaurants are also attractive, while having bus routes and easy access to major routes also factor in when looking to buy. When looking at the various communities also consider the type of lot that is best suited to your lifestyle. Various communities offer different size lots and different locations that present other benefits, such as corner lots, walkouts and those backing onto greenspace or environmental reserves. You can find a lot that is big enough to build a three-car garage with a big yard where the kids and dog can play, or you may want a smaller lot that will
require less maintenance. If you’re a first-time homebuyer you may be seeking affordability that a zero-lot line can provide. The right neighbourhood might also mean increased home value in the future – another consideration. “It all comes down to finding a place to live that meets the needs of you and your family,” Moore says. “Finding the right community and right location is just as important as finding the right home and the right builder.” She also suggests going to credible websites such as the Canadian Home Builders’ Association – Calgary Region “where you’ll find a wealth of information to help you in your search.” You can also search the different major residential land developers’ websites and CMHC’s website. As well, searches on web reveal several sites that provide tips to choosing the right neighbourhood. Regardless of whether you’re looking at new community or one that is already established, walk around to get a feeling for the community. erched above an escarpment with scenic river and mountain views, MountainView in Okotoks presents a beautiful natural setting for new homebuyers. MountainView is being developed by APEX Developments on 130 acres of land located on the west side of Okotoks within minutes of downtown. Comprised entirely of single-family homes, the community will be home to approximately 400 residences when complete. “MountainView is quickly becoming the sought after address in Okotoks, sales have been excellent in our first phase and we are looking forward to releasing our second phase this spring,” Susan Henderson, senior development manager at APEX. “The community presents an abundance of green space, an outstanding entrance and the beginning of the community pathway system,” she says.

Even if you can’t do everything at home, chances are you take work home with you from time to time to catch up or get ahead. Being as productive as possible at home means having a dedicated workspace – no matter the size of your place. Location, Location, Location If you don’t have a separate room devoted as an office, then your first step will be deciding where it should be located. You may want to draw out your floorplan on paper and try it in different locations until it feels right. Consider nook/alcove areas, corners, and areas in front of windows. The Work Surface Having some sort of furniture piece to act as a ‘desk’ is the key component to a home office (and no, it can’t be the coffee table in front of the television). It has to be a single item with a surface, whether large or small, that has only one purpose: to serve as a workstation so that your mind knows to focus on work when you’re sitting at it. If you use the same surface you use for other activities (such as eating) your mind will tend to wander off and want to take part in those other things it’s known to do there.
