Genstar’s Walden

A new community with an established look by HEATHER RYAN

P

resenting a wide range of housing products, neighbourhood conveniences and an array of amenities, Walden is hitting its stride with plenty to offer new homebuyers in southeast Calgary. Located just south of Lake Chaparral and easily accessible from Macleod Trail and 194 Avenue S.E., Walden was started in 2008 by Genstar Development Company and “the community is really turning the corner in 2013,” says Genstar’s development manager Patrick Briscoe. “It’s really moving forward from being a new community to a community with a mature look and established amenities,” he says, noting the opening of the Gates of Walden, which features a Shopper’s Drug Mart, Starbucks, a neighbourhood pub with rooftop patio, various shops and services and will see the addition of a Save-On-Foods grocery store in 2013, helps to boost the community’s established feel.

“It’s the first thing people see when they come into the community, and it really adds to the attraction and convenience factor because people can walk to amenities,” Briscoe says. aunched late last summer, Redstone in Calgary’s New North is quickly gaining the attention of new homebuyers attracted to its great outdoor spaces, housing styles and stellar location. Being crafted by Qualico Communities on approximately 480 acres, and with more than 4,100 homes when completed, Redstone is a new, emerging community that is estimated to be fully built out over the next 10 to 15 years, says sales co-ordinator Tyler Kaluzniak. “Redstone is a beautiful family-friendly, walkable community that offers tremendous green space and a wide range of housing styles. There truly is something for everyone,” she says. A

northeast Calgary community that embraces the principles of sustainability, walkability and offers an abundance of green spaces is proving popular with buyers. Crafted by Genesis Land Development, Saddlestone presents peaceful living and a pedestrian- and environmentally-friendly atmosphere largely due to its “fused grid” design that strikes a better balance between providing efficient routes for vehicular traffic and providing safe opportunities for pedestrian activities within neighborhoods.

“It reduces the amount of asphalt and environmental impact in the area, further immerses residents in untouched, natural beauty and increases the amount of pathways and access to pathways,” says Olga Mardones, land marketing co-ordinator. “It also promotes tranquil and safe neighbourhoods, creates more opportunity for families and children to enjoy green spaces and increases the potential for social interaction,” Mardones says. t seems Calgarians like living on the ridge as new homebuyers have made EvansRidge the fastest growing community in northwest Calgary. “We’re pretty excited that our community is so popular with buyers that they’ve made it the fastest growing northwest community based on the number of permits issued,” says Cheryl Heilman, marketing co-ordinator for Dundee Developments. “We’re also pleased to introduce two more builders into the community – Excel Homes and DS Homes, which will add even more choices for buyers,” Heilman says. Creative ways to edit your “stuff ” by sylvia daoust

While small space living certainly has its perks – less cleaning, a lower energy bill and a cozy atmosphere –there is a flip side. Small spaces have limited storage and few places to “hide” the excess. This means you have to edit your stuff with a minimalist attitude. You can’t afford the luxury of owning every small appliance and gadget out there, and you can only keep what you use on a regular basis. Space is at a premium, so borrow or rent the rest!

Think Multifunctional If you are in need of a few furniture pieces to better fit your new living quarters, think multifunctional. Don’t spend your cash on pieces that fulfill only one need. Instead of a standard coffee table, opt for a storage ottoman. If you’re in the market for a bedroom suite, headboards with built-in storage are a smart idea. Avoid nasty dust bunnies from collecting under the bed and opt for drawers or open cubbies built into the frame. Compensate Utilize wall space and create vertical storage to compensate for limited floor space. A simple towel rod with “S” hooks mounted to the back of a door can become a home for an array of accessories. Rather than a traditional nightstand, mount a shelf or cube in addition to a reading light on the wall beside the bed. These overlooked vertical spaces can keep the small stuff off the floor and tucked away in an organized fashion. Crafted on 900-acre in the city’s northwest by Genstar Development Company, Panorama Hills is now moving into the final few phases, so buyers are nearing the last opportunity to get into this incredible community. “It’s really a bittersweet moment because Panorama Hills has been the best selling community in the city for the last 10 years, but we’re now down to the last chance to build in Panorama

Choosing the right community by Heather Ryan Regardless of whether you’re shopping for your first

home or moving into your second or final abode, finding the right place to live – a good environment for raising a family or enjoying your retirement years – is as important as the house you choose. Communities in Calgary and surrounding areas each offer different amenities that are bound to suit your family’s lifestyle. The word “community” conjures up different images for buyers from streets lined with white picket fences and a canopy of trees to children playing in the park and swooshing down a toboggan hill. Depending on your lifestyle, you may dream of living in an area with nature trails, bike paths and sports facilities or you may desire a community that offers a lake and beach or a centre for hosting events. “The real estate adage definitely is a key to finding the home of your dreams. If you don’t love your ‘location, location, location,’ you won’t love your house after the initial excitement wears off,” says Donna Moore, CEO of the Canadian Home Builders’ Association – Calgary Region. “Many of the developments today are built with a master plan with sustainability in mind, so you will be able to live, work and play in your own neighbourhood, and the community has every type of housing available to provide choice,” she says. “Ask yourself what you want in a neighbourhood – whether it’s greenspace, proximity to work, bus service, schools, a diverse

That will help you rate the communities as you look to ensure you pick one that fits your lifestyle, your needs and your wants.” When it comes to newly started communities. “Again, ask questions,” Moore says. “What will the future of the community look like; what else is planned for the neighbourhood; when are other services and amenities planned? The more you ask, the better informed you will be to make the best choice for you and your family.” One way to help you choose the right place to buy a home is to take a drive through the newer communities in the city and the neighbouring municipalities to determine what will work best for you and your family. Often one of the most important elements families look for a community to provide is an opportunity to connect with their neighbours, where they can meet socially outside their homes in parks and greenspaces and interact in and around their homes. If this is a priority for you, you’ll want to find a community that presents a good balance between greenspace, parks, playgrounds and pathways for everyone to enjoy. Some communities may offer a central park or a residents’ centre where people both young and old can go to and interact. Some families may be drawn to water features such as a lake and beach front area, ponds with an extensive pathway system,

When looking at the various communities also consider the type of lot that is best suited to your lifestyle. Various communities offer different size lots and different locations that present other benefits, such as corner lots, walkouts and those backing onto greenspace or environmental reserves. You can find a lot that is big enough to build a three-car garage with a big yard where the kids and dog can play, or you may want a smaller lot that will

require less maintenance. If you’re a first-time homebuyer you may be seeking affordability that a zero-lot line can provide. The right neighbourhood might also mean increased home value in the future – another consideration. “It all comes down to finding a place to live that meets the needs of you and your family,” Moore says. “Finding the right community and right location is just as important as finding the right home and the right builder.” She also suggests going to credible websites such as the Canadian Home Builders’ Association – Calgary Region “where you’ll find a wealth of information to help you in your search.” You can also search the different major residential land developers’ websites and CMHC’s website. As well, searches on web reveal several sites that provide tips to choosing the right neighbourhood. Regardless of whether you’re looking at new community or one that is already established, walk around to get a feeling for the community. P

erched above an escarpment with scenic river and mountain views, MountainView in Okotoks presents a beautiful natural setting for new homebuyers. MountainView is being developed by APEX Developments on 130 acres of land located on the west side of Okotoks within minutes of downtown. Comprised entirely of single-family homes, the community will be home to approximately 400 residences when complete. “MountainView is quickly becoming the sought after address in Okotoks, sales have been excellent in our first phase and we are looking forward to releasing our second phase this spring,” Susan Henderson, senior development manager at APEX. “The community presents an abundance of green space, an outstanding entrance and the beginning of the community pathway system,” she says.

A major attraction to MountainView is close to 50 per cent of the land is provided as green space – a mix of environmental reserve, active public space and passive recreational park space, pedestrian pathways and public reserve space. The community boasts more than 35 acres of environmental reserve, which includes a lively creek, a naturalized wet pond and mature trees. “The whole community is being developed on an impressive plateau with green space that includes natural tree stands and prairie scape, and it overlooks the lower wetlands with a creek meandering through the area,” Henderson says. The escarpment also provides breathtaking views of the Sheep River and the Rockies. The escarpment is a significant feature, “because it runs around the community, and we’re going to make sure it’s accessible to everyone by creating pathways and vista park spaces where people can sit and enjoy the views,” she adds. MountainView’s builders Excel Homes and Sterling Homes are currently selling move-up and estate homes with front-attached garages in various styles and sizes. Prices start in the $420,000s and include lot and GST. The builders have two showhomes each on parade located in Phase 1. Lots in Phase 1 are a minimum of 36 feet wide, with several lots sized up to or wider than 46 feet, providing buyers with a great mix to choose from. “Buyers love the larger lots and the fact that they can get more for their money in Okotoks, and if they choose to they can build a more customized home,” Henderson says. Both Excel and Sterling are crafting homes that feature architectural styles – Mountain Alpine, Tudor, Arts and Crafts, Prairie and Craftsman – that were chosen to reflect the community’s picturesque natural setting. The carefully designed architecture establishes a sense of identity and continuity throughout the community and ensures its lasting value, Henderson says, noting that from blueprints to backyards every aspect of MountainView is built to strengthen the connection between you, your home and your habitat.

Entrepreneurs, freelancers and more big corporation employees are skipping the commute and working from home. Even if you can’t do everything at home, chances are you take work home with you from time to time to catch up or get ahead. Being as productive as possible at home means having a dedicated workspace – no matter the size of your place. Location, Location, Location If you don’t have a separate room devoted as an office, then your first step will be deciding where it should be located. You may want to draw out your floorplan on paper and try it in different locations until it feels right. Consider nook/alcove areas, corners, and areas in front of windows. The Work Surface Having some sort of furniture piece to act as a ‘desk’ is the key component to a home office (and no, it can’t be the coffee table in front of the television). It has to be a single item with a surface, whether large or small, that has only one purpose: to serve as a workstation so that your mind knows to focus on work when you’re sitting at it. If you use the same surface you use for other activities (such as eating) your mind will tend to wander off and want to take part in those other things it’s known to do there.
