New home excellence in the new normal To borrow from that famous Bob Dylan song, the times, they certainly are a-changing. The last six months of 2020 have been like none other any of us have seen. Sure, there was the great recession of 2008-09, SARS and other significant societal moments that severely challenged our economy and housing market. No other issue has come at us so unexpectedly, dictating major changes in how we live, work and play, so quickly and significantly, with potential longterm changes in everything we do. But, as our 12 contributors in our Expert Panel, and another six in our Industry All-Stars feature explain, real estate in the GTA continues to perform well, and over the long-term, is

expected to remain healthy. In your favour are a number of key points. One is the strength of the economy in Ontario, the GTA and Toronto, and therefore the housing markets in and around these areas. Another is the new-home building industry, which in the GTA and surrounding area, is second to none. To say builders and developers – and supporting marketing and sales firms – are resilient is an understatement. They have all pivoted and adjusted their businesses to respond to COVID-19 appropriately, while continuing to build quality product. The times are indeed changing. But big picture, long term, new home excellence in the GTA in the new normal remains an opportunity.

5 reasons to be upbeat about GTA housing by WAYNE KARL
It may seem like there’s a lot of uncertainty in GTA housing, with all the economic and market challenges brought on by COVID-19. Indeed, there is some insecurity in certain areas, but there’s also plenty of reasons to be upbeat and positive about the new home market in Toronto and elsewhere in the GTA. Here are five of them.

This point could certainly read #TorontoStrong, or #GTAStrong, in the context of the strength of its housing markets, but in fact much of Ontario is equally a strong performer. Why? In a word desirability – in the fact so many people still want to come and live and work in the GTA and elsewhere in the province. Strong and diverse economies produce employment opportunities, which lead to population growth, which means healthy real estate markets. Take, for example, a recent report from ReMax Canada that highlights that price growth in Ontario will lead the country for the remainder of 2020 and into next year – thanks to pent-up demand and low inventory levels. The ReMax 2020 Fall Market Outlook Report forecasts the average sale price in Canada could increase by 4.6 per cent during the remainder of the year, but check out the expectations for markets in Ontario:

Given the impacts COVID-19 has had on the economy and real estate markets, it’s critical now more than ever to look at things on a micro level. It’s easy to read the headlines from national bodies such as the Canadian Real Estate Association (CREA) and Canada Mortgage and Housing Corp. (CMHC) – which are mandated to analyze what’s going on across the country. But what’s most important to you is what’s happening in your market. When you buy a home, you don’t buy a national market. You buy one property, on one street, in one neighbourhood, in one city and region. Forget the national headlines. Examine what’s happening in your market. The same applies to the economy. If you need further convincing, re-read reason No. 1.
4 INTEREST RATES
2 NEW HOME EXCELLENCE It’s true that the GTA housing market has a new home supply problem – chiefly, that there’s not enough of it to meet demand. The Building Industry and Land Development Association (BILD) and other groups continue to lobby the various levels of government to address the issue – and they are listening. But that will take some time to sort out. In the short term, though, especially strong sales and price growth are the order of the day. In its latest market statistics, for example, BILD reports that new home sales in August 2020 were up 217 per cent from August 2019, and 119 per cent above the 10-year average. Two-hundred and 17 per cent. “With the record sales activity and unusual number of project launches we saw in August, it is becoming clear that the COVID-19 pandemic delayed consumers’ housing purchase decisions as well as builders’ project openings,” says Ryan Wyse, group manager at Altus Group, BILD’s official source for new home market intelligence. “After the normally busy spring months were severely affected by the pandemic and related government-imposed restrictions, we saw much stronger activity than normal during the summer.” And the quality of new home product in the GTA is second to none. 3 LOCAL, LOCAL, LOCAL Location, location, location is the oft-quoted No. 1 rule of real estate, but if there was ever a time to underline a 1a it’s now, and this: Local, local, local – meaning real estate is local, hyper local.
Interest rates have been at historical lows for… it’s been so long, many of us forget. The Bank of Canada’s influential overnight rate has been at 0.25 per cent since March 2020, and most experts don’t expect any significant increase any time soon. “Our assumption is that rates should stay fairly similar to where they are now moving into 2021,” says Jesse Abrams, co-founder and CEO of Homewise, a mortgage advisory and brokerage firm based in Toronto. “(This year) saw a huge drop in rates, due to the macroeconomic climate, driven by COVID. Real estate is a large part of Canada’s GDP, and as the economy rides the wave of the pandemic, encouraging the constant flow of home sales is going to be integral. This leads us to believe that rates should hold steady through 2021. If the economy does suffer again, there is potential that rates could drop further.”
5 THINK LONG TERM It is paramount – especially during times of any uncertainty such as we are seeing during the pandemic – to view housing in the long term. Historically, there aren’t many investment classes that outperform real estate over a period of, say, five to seven years. While serious, the pandemic is a short-term challenge. “The pandemic has resulted in many families rethinking their housing needs, and many have taken this work-at-home opportunity to show their employers that they don’t need daily supervision to get their work done at a high level,” says Ben Myers, president of Bullpen Research & Consulting Inc., Toronto. “Some are even getting much more done, as they save themselves the long commute and stress that goes with it. “With no need to consider a daily trek to work, buyers can expand their geographic search area, and many can afford that brand new home they’ve always desired, in a community that is outside the GTA. “Look for a boom in the secondary markets on the outskirts of the GTA in 2021.”

BILD Awards demonstrate excellence in GTA homebuilding industry by DAVE WILKES Every year, our BILD Awards celebrate and recognize the best in the design, building, marketing and sales of new homes in the GTA. The excellence of our industry’s work is a huge source of pride. This year, the awards ceremony was virtual, but even more meaningful. At a time when our communities are reeling from the health and economic effects of COVID-19, each winning company, home and condo development reminded me of the contribution that our industry makes to our region – supplying homes, creating jobs and generating revenue.

I cannot do justice to all of the winners in the 44 BILD Awards categories in this column, but I will mention a few. You can see a complete list, as well as images, at bildawards.com. Great Gulf Homes was named Home Builder of the Year, in both the lowrise and mid/highrise categories. This award recognizes builders that set the standard for the industry through professionalism and dedication to excellence. Our Green Builder of the Year Award recognizes builders that best demonstrate outstanding leadership in Green building practices. Tridel was named Green Builder of the Year in the mid/highrise category and Acorn Developments in the lowrise category. Acorn Developments was also the recipient of the People’s Choice Award, selected by popular vote, for Lookout on the Knoll, a townhouse development in Richmond Hill. The company took home two other awards related to this project: Best Semi-Detached/ Townhouse Design and Best Website. The award for Best New Community, Built, recognizes a vibrant, complete community that optimizes its use of land and existing and new infrastructure. This year, the award went to Residences of College Park by Canderel
Best New Community Planned/Under Development – Brightwater
Best Highrise Building Design – Tridel at the Well
Home Builder of the Year Highrise – Great Gulf Homes Management. The award for Best New Community, Planned/Under Development, went to the Brightwater community in Mississauga, by DiamondCorp, Dream Asset Management, FRAM Building Group and Kilmer Van Nostrand. Concord Canada House by Concord Adex was named Project of the Year, Mid/Highrise, while New Lawrence Heights, a townhouse community in North York by Metropia and Context Development, was Project of the Year, Lowrise. This award category recognizes new projects in the GTA that best combine excellence in design and marketing and best exemplify quality and innovation. Ralph Del Duca, president of Chestnut Hill Developments, received the Riley Brethour Leadership Award, named after the late founder of PMA Brethour Realty and presented to an individual who exemplifies outstanding professional achievement in residential building while contributing to the improvement of the profession and the Association. Finally, I’d like to mention an award that recognizes our members’ role as true community builders, the Stephen Dupuis CSR Award, named in honour of a beloved president and CEO of BILD who passed away
People’s Choice Award – Acorn Developments in 2011. This year, Concert Properties was chosen as the BILD member that exemplifies commitment to corporate social responsibility, in recognition of its environmental leadership and its support of organizations working with homeless youth. Do your due diligence and shop the competition based on your own highest priorities. Larger, more affordable condo suites, as an example, are becoming more of a presence in areas outside the downtown core. Buyers may be able to take advantage of more space, utility and flexibility in locations just north of the downtown core for a more reasonable price. Given what has transpired in 2020, having space to be able to work from home – such as offices or boardrooms in common areas that are equipped with the conveniences and infrastructure for work, in addition to in suite dens and flex spaces – has become much more important. How might the pandemic affect the new home industry, that buyers should be aware of? One particular area is the reduced need to be in the downtown core. We have seen how the workforce has quickly adapted to working remotely, and options that weren’t necessarily prominent pre-pandemic, are now right in front of new-home buyers. The prospect of living further from the downtown core, in larger condo suites or ground related townhomes is much more of a consideration for purchasers than ever before. How is Aoyuan addressing the affordability issue in the GTA? In our initial venture in North York, we teamed up with the local municipality to deliver an affordable housing program. In our first phase at M2M, Aoyuan’s A First Home program focused on smaller one-bedroom and one-bedroom plus den

suites, to tremendous response. We were able to offer great suites at a price that helped first-time homebuyers realize their dreams and get into the housing market. Using the example of M2M again, we expended significant effort on designing larger two- and three-bedroom suites with all the utility a homeowner would want. Given the location is only a few subway stops from the downtown core, we were able to provide larger spaces, conveniently located at walking distance to public transit, at a price point that buyers could afford. What is it about Aoyuan that differentiates it in the marketplace, or what would you like potential buyers to know about your company or projects? We don’t think a home is simply a room with four walls. It is in our DNA to ensure that the right amenities are present in all of the communities we develop. We try to ensure our homeowners have options with respect to transit, retail, shopping, entertainment, parks and public spaces so they can live the best quality of life based on their own personal needs. At M2M, a daycare, community centre, public park, 80,000 sq. ft. of retail and 100,000 sq. ft. of office is a great example of how we bring Building a Healthy Lifestyle to life.

More people are looking to locations that give them room to safely distance but still have conveniences close by. This is one reason home sales have been surging in the 905 and beyond, as people seek less dense neighbourhoods. Communities where people can walk to grocery stores, parks, restaurants and services, yet allow for safe distancing, will be sought after. Parks, greenspaces and trails are more important than ever, not only as places where people can get outside to exercise, relax or socialize, but to enjoy the calming benefits of nature. Many people want to avoid elevators due to social distancing and hygiene concerns, and they seek homes with private, ground-oriented entrances, such as townhomes. With so many people working from home, or kids being schooled at home, it’s important to have enough room for family members, and to have open-concept spaces for the family to come together. Not everyone can afford or wants a large backyard, but thoughtfully designed decks and rooftop patios can maximize space and provide that vital connection to the outdoors. How might the pandemic affect the new home industry, that buyers should be aware of? Buyers wanting to visit a sales office or model home should book an appointment first and bring a mask and hand sanitizer. Alternatively, many builders have turned to technology to serve buyers while keeping everyone safe. Buyers can tour new houses from the safety and comfort of their own homes on their computers or devices, and thanks to DocuSign, purchasers can now complete a transaction entirely online. Buyers should note how the market is shifting, with many purchasers choosing lowrise homes as opposed to highrise condos. The 905 and other centres beyond the GTA are enjoying robust sales, as more people look to neighbourhoods and communities where they can safely social distance and be close to green space. With a rise in remote working, more buyers are looking
at homes that can accommodate home offices. How is Dunpar Homes addressing the affordability issue in the GTA? While Dunpar specializes in luxury townhomes, we work individually with our buyers to make the purchase process as smooth as possible. How is Elite addressing the affordability issue? We diligently meet with city officials, planners and the public listening to and addressing their economic needs and requests. The most important factor to addressing affordability is selecting locations that are sustainable and affordable in the first place. We offer luxury homes at affordable price points, as most of our properties are located throughout southern Ontario, where the average price per sq. ft. ranges from $400 to $600. The largest trend in home types right now is in townhomes, which provide more space/privacy than a condo, but are more affordable than single-detached homes. For single-detached homes, bungalows are currently the most popular and affordable style, maximizing space for young families and removing unwanted stairs for empty-nesters. Most of our developments are mixed use, featuring singledetached and townhomes that support affordability, lifestyle, space and are energy efficient. If you’ve been searching for a new home for a while, what was important to you prior to March 2020 may be significantly different now. Consider simple pleasures and things that you may have taken for granted previously that are now top of mind. For example, you may feel greater appreciation for a home that’s larger, or the desire for a backyard where the kids have more room to play outdoors. Or perhaps you’re now working from home and need a proper office space, versus the dining room table you’re used to working from. I encourage prospective homebuyers to consider what’s now become more important to their lifestyle and to find a home that enables you to have the quality time you want for you and your family. How might the pandemic affect the new home industry, that buyers should be aware of? As with many industries that have had to adjust to influential (good and bad) factors, the construction industry has also been impacted. Something that may affect prospective buyers is potentially longer timeframes to complete homes. This is a result of many factors, but a few examples include longer wait times for permits or required inspections, as well as shortages on building materials.
We expect that more home designs will address e-working and e-schooling, yet also offer flexibility as things evolve. As people are spending more time at home, they are using more power and water. Therefore, buying a home that offers a high degree of energy-efficiency and water conservation will become more important, as will locations that provide high-bandwidth Internet service. How is Geranium addressing the affordability issue in the GTA? There is no simple answer to the housing affordability challenge. However, over the last few years, Geranium has introduced home styles such as stacked townhomes, offering a great alternative to highrise living especially for first-time buyers. Providing living spaces where every square foot is utilized effectively, allows builders to offer smaller layouts that are highly functional, at a more reasonable purchase price. Housing supply shortages can result in upward pressure on home prices. When there is not enough supply to meet demand, prices can be forced up. Therefore, having an adequate supply of all types of housing for all types of homebuyers at all times is one of the most important ways we can mitigate against upward price pressures. Residents can support their local municipality in their effort to provide an adequate supply of housing for all household types. What is it about Geranium that differentiates it in the marketplace, or that you’d really want potential buyers to know about your company or communities? Geranium approaches the design of every community with a lens of its future occupants. For this reason, the streetscape and home design process is unique to each community in which we build, factoring the needs and wants of our future homeowners as well as elements such as environmental features and area amenities. Given the costs and expenses associated with such a significant purchase, you will want to take the time to find a home that offers you built-in flexibility with features you’ll value, providing many years of enjoyable use as your family grows and changes. Consider multi-purpose spaces that evolve to study rooms and could eventually offer privacy for teenagers. You’ll also want areas you can gather with the family. Many households include multiple generations, which may require a home layout that offers a self-contained suite. Depending on your stage in life, consider whether the floorplan offers the flexibility to adapt to your needs in the future. And, as is apparent since midMarch, we are spending more time at home, enjoying the outdoors in your yard is something many are contemplating. Finding a neighbourhood that is well located, and includes the kind of facilities, shops and services you need is important, especially with more people working from home who are reliant on local amenities. How might the pandemic affect the new home industry, that buyers should be aware of? Timing is key to our industry, affecting both new-home buyers and builders. The initial shutdown of municipal operations and the gradual transition to online services have affected the speed at which approvals can be completed, ultimately impacting the timing for bringing new residential communities to market. The pandemic has also influenced the availability of materials, labour and equipment necessary for building homes. This situation has us evaluating

alternatives to materials such as wood sheathing, for example, to maintain construction schedules while retaining product quality. How is Kylemore addressing the affordability issue in the GTA? Our niche is at the top level of home design and construction and, while maintaining these standards, we do offer a range of sizes and styles suited to firsttime buyers, as well as others. In our Langstaff-Gateway development, currently in the planning stage, we are supportive of the Mayor of the City of Markham’s initiative to include some affordable housing opportunities at this Bayview and Hwy. 407 location. This, combined with Kylemore’s quality highrise buildings, will create a dynamic mix of housing. At Angus Glen South Village in Markham, released for sale this fall, we will offer a full range of home styles, from townhomes to spacious homes on 70-ft. lots, and in the later phases midrise condominiums. What is it about Kylemore that differentiates it in the marketplace, or that you’d really want potential buyers to know about your company or communities? Each year, we build a finite number of high-quality homes in desirable, mature communities in the GTA. The choice locations, designs and built-in features and finishes we include mean that our homes come at a premium price we know may not suit every buyer. This is our market niche; one that has been developed and sustained over 22 years through the vision of our partners and the commitment of a hands-on team that includes loyal suppliers/trades and staff who are excited take on every new project.

This is an unprecedented time, but the issues are ultimately short-term – think forward instead of just about the next year or so, and make your decisions based on your criteria versus any inconveniences you might be facing now. Prioritize location above all else. Do your research into what’s changing in that community and what the future plans are, as that’s what you’re buying into. How might the pandemic affect the new home industry, that buyers should be aware of? We’re re-looking at amenities and what’s important to the buyer to make sure we’re meeting changing needs. Condo lobbies, for example, need to be set up to accept an influx of packages with ease. People are also changing how they’re working, so the need for amenity space to allow you to work from home, both from your unit and from communal space, is becoming much more important. How is Lifetime addressing the affordability issue in the GTA? Many of the developments we’re proposing already offer affordable units within the building. We’re also looking to design spaces as efficiently as possible,
knowing the size of the suite dictates its price. Many of our developments are mixed use, and because the need for office space is decreasing, it allows us a greater opportunity to put more affordable housing in the building. What is it about Lifetime that differentiates it in the marketplace, or what would you really want potential customers to know about your company or projects? Despite the size of projects that we have on the go, or the scale of the projects we’ve built, Lifetime is still a family-run business, heavily focused on the architecture and design of our buildings. And probably most importantly, we don’t think of ourselves as just builders – we recognize our buildings have a great impact on the neighbourhood. As such, our culture is rooted in social responsibility and we are dedicated to supporting and enhancing the communities in which our projects live. The GTA is a challenging and highly competitive market to purchase a resale or pre-construction home, with all types of product available. It is important to focus on where you want to live, and then you can determine what you can afford in that specific market. With new construction, it’s important to understand who you are purchasing your home from, their product, features, values, quality and their customer service. How might the pandemic affect the new home industry that buyers should be aware of? To ensure that construction sites remain a safe space, additional COVID protocols and social distancing measures are enforced. This has resulted in slower construction productivity and will likely lead to price increases to account for the longer durations and additional health and safety measures. With more people working from home, designs are being redeveloped with an emphasis on creating spaces that are conducive to this new normal, highlighting multifunctional rooms and smart technologies that allow for touchless control, wherever possible. How is Minto addressing the affordability issue in the GTA? Minto has always strived to offer a wide range of expertly designed products, recognizing the importance of creating affordable, quality homes. This is why our acquisition focus includes land purchases that can be used for affordable housing, on lots that

are further outside Toronto, where we can build homes with more space, for less. We have plans to launch two major projects next year in Oshawa and Etobicoke, and are also building smaller square footage entry level products, such as studios and one-bedrooms, with projects that are focused on combining residential and rental aspects. Developing more than 85,000 units across North America since 1955, Minto is an integrated builder and developer, with dedicated in-house teams for rental, low-, mid- and highrise developments. With everything from absorption of sales to changing the ways homes are offered, shown and sold, this pandemic will no doubt have short- and long-term effects on the real estate market. As society navigates through COVID-19 and all levels of government react and enact policies to deal with the situation, millions of Canadians in the non-essential workforce are now working from home and are not visiting businesses and other public places. Some buyers may decide to put off on their home purchase while they assess the uncertainty of the health, economic and employment conditions. In the long term, the market will return strong. Although it’s very difficult to predict how long COVID-19 will pose a threat, the reality is that the fundamentals of most major urban centres and housing markets won’t change. Pent-up buyer demand, inventory shortages, limited land inventory and the population growth are all conducive to healthy market activity once we have mitigated the health risks and the financial markets stabilize.

What key advice would you stress to prospective new-home buyers in these unprecedented times? The world has changed. Ample personal space and privacy combined with natural outdoor attractions are the key to healthy, active living. We ask our customers to consider a number of factors, such as location and outdoor private space. We believe private yards will provide sanity and well-being for the whole family if the public outdoor space ever closes again. You can get more space for your money in the suburbs and put yourself at less risk. Consider a location just outside the city with an agreeable commute into the city. A location that is also closer to nature, with open fields where you can picnic or work out in the park is huge for your wellbeing. Inside the home, look for space for a home office, for kids to do virtual learning. Ideally, powder rooms should be close to the front door, to wash your hands upon entry. And storage spaces, to keep a good stock of non-perishables. National is making all of these considerations for our upcoming sites such as Tyandaga Heights on the Park. At Tyandaga Heights, the homes are large and come with abundant private outdoor spaces. And steps from home, residents have the Kerncliff Park and City Park with acres of open space and unspoiled nature inviting them to a wholesome, healthy lifestyle. How might the pandemic affect the new home industry, that buyers should be aware of (for example, some reports indicate more buyers will prefer lowrise homes such as those National builds)? We have already seen a lot of people moving out of their condos and looking for a home that offers private outdoor space. We encourage that move to bring you closer to nature and well-being. In fact, National’s new “You are the Greenprint” is the idea that we not only want to build homes with designs that are smart and make your life easier, but we also want to encourage well-being and health, by building in locations with access to greenspace, with rear yards, with a flex space for a prayer room or yoga studio. In addition, because of horizontal social distancing, materials are much slower being delivered to building sites. With vertical social distancing, transporting materials within the building has slowed because of the restrictions of numbers of people riding elevators.
What key advice would you stress to prospective new-home buyers in these unprecedented times? The biggest piece of advice I would give to prospective new-home purchasers is that this COVID situation will eventually go away. We saw evidence of this recently when the province opened up somewhat in late summer, and there was a huge demand for real estate. Units were selling fast with prices rising in most locations across the GTA. It is important to note that the cost of building materials and labour continues to spike, and regardless of whether you make a buying decision, buy in a highrise, townhome or single-family home, real estate will continue to sell. In spite of the recessions we have experienced, the real estate market has always been resilient, and what used to be seasonal no longer exists. The key difference with this economic slowdown is that it will take a vaccine or the virus running its course before we see a full market recovery. But the market will most certainly come back. How might the pandemic affect the new home industry, that buyers should be aware of? The most significant effect during the pandemic has been on construction schedules, primarily because of the various layers of government that builders must
How is Plaza addressing the affordability issue in the GTA? Plaza has always been a leader in product design with the needs and designs for the buyer being paramount. We are constantly modifying and improving and working with our purchasers to create a product that is more affordable, but without cutting back on quality, finishes or customer service. What is it about Plaza that differentiates it in the marketplace, or that you’d really want potential buyers to know about your company or projects? The Plaza difference is our customer service commitment to be there at all times regardless of the conditions. When COVID hit, we immediately implemented a system where the purchaser could navigate the entire buying process digitally through video-conferencing. We heightened our messaging so that they all knew they had that option and could consummate the deal through DocuSign. We strongly believe in accommodating our purchasers. We currently have three buildings that are occupying, and we are providing two options for postdelivery inspections: We accompany the purchaser throughout the suite respecting social distancing; or we videotape the PDI and send it to the purchaser. If, by chance, there is a deficiency, we video the repair so the purchaser has the comfort of knowing it has been taken care of. We have found that this has instilled a great deal of trust in us by our purchasers.

The builder’s reputation has always been important, but more so now, more than ever. Select a quality builder that has a good reputation, with testimonials from happy homeowners, and truly cares about the community it is helping create. How might the pandemic affect the new home industry, that buyers should be aware of? The pandemic has created a stronger awareness of wellness and health opportunities within our industry. Buyers should seek out builders that prioritize and are able to adapt to this new challenge. For example, within Tridel’s communities, we are focused on improving the indoor air quality of suites using ERV systems, as well as the common areas, by installing UV air purifiers directly into the duct system. We are also continuing to improve our touchless experience by using wave-to-open door operators and touchless fixtures in the common areas.

How is Tridel addressing the affordability issue in the GTA? Affordability in the GTA continues to be challenged by lack of supply in the market. We are introducing new projects in different areas such as Thornhill and Etobicoke, in addition to the downtown core. Tridel is also a proud partner of Toronto Community Housing, as we work together to revitalize the Alexandra Park community. Our latest launch, MRKT Alexandra Park, is introducing 175 suites downtown, and 103 affordable suites, within the fully integrated community. Noorez Lalani: The pandemic forced us to reflect on whether our homes are truly able to accommodate the nuances of our individual needs and unique daily routines. I don’t think people ever thought we’d look at homebuying through a lens that forces you to imagine your living room as not only a place to lounge and relax, but also to exercise; or at a kitchen as not only a place to dine, but somewhere that can double-up as an office. Make sure your purchase checks off all (or most) of your boxes. Unfortunately, there is no “one size fits all” piece of advice; make a list of all of the attributes you require in a home. It might include: Proximity to transit and grocery stores, nearby parks for outdoor activities, extra useable space that can accommodate homeschooling or work. Then, don’t be afraid to be picky and shop around. Truly do you best to imagine living in your space in the most turbulent of circumstances. If it still feels comfortable, then it’s the place for you. How might the pandemic affect the new home industry, that buyers should be aware of? Gary Switzerr: The pandemic has affected the new home industry in a number of ways that we can expect to remain for the foreseeable future. Buying a home is a very emotive experience and a huge part of the joy in doing so is quite sensory. Previously, buyers could walk into a presentation centre at any given time and be greeted by an associate, with the ability to touch, feel and interact with the space. Nowadays, obvious restrictions have been placed in order to keep both the buyer, seller and sales teams safe. We wouldn’t say the process is any less special, but it’s different and will require some adapting. From a design perspective, buyers can certainly expect to see a number of new trends emerge. What might have been important before the pandemic, is seemingly less so. Creating a space where livability and lifestyle can co-exist harmoniously in a single dwelling will become the impetus behind suite design for many builders. At the same time, we anticipate amenity and communal spaces will be designed to facilitate social distancing measures and some shared work-from-home spaces.
How is MOD Developments addressing the affordability issue in the GTA? Switzer: One of the biggest factors is the lack of supply. At MOD Developments, we’re increasing supply through the addition of 551 new condominium units with our latest project, 55C Bloor Yorkville Residences. At the same time, we’re also replacing the 100 rental units that once existed on the site. Historically, cities that have the biggest affordability issues are typically the ones where the amount of new housing does not meet market demand. Only by increasing supply and maintaining a mix of housing types can Toronto remain affordable. What is it about MOD that differentiates it in the marketplace, or that you’d really want potential buyers to know about your company or projects? If momentum has anything to do with new home and condo sales, we can look forward to ongoing success in 2021. In July, as the pandemic scare lessened, we had the strongest new home sales since 2007, and benchmark prices for both low- and highrise homes were up over the previous 12 months. Then came August, with overall sales up 217 per cent from August 2019 and 119 per cent above the 10-year average. Benchmark prices were slightly down from July, but still up year over year. The moral of the story is that we have figured out how to keep the new home real estate market flourishing in the pandemic situation. Technology took a starring role in making that happen, as shopping and buying new homes and condos online has become an easier process. There will always be some people who prefer to come in person, and we can continue to accommodate them during the pandemic by following protective procedures. Consumer confidence continues to remain strong, which is great news for our industry and for the economy. Pent-up demand continues, especially for product outside of the city core. Flexible work schedules that lessen personal contact every day and the increase in work-from-home jobs mean people can live anywhere. In line with that trend, the need for home office space has become paramount, even in compact condominiums, as well as some sort of exterior space, whether just a balcony large enough for a chair and a table or a rooftop terrace. By buying new, you choose the elements that make your home reflect your personality. You also earn equity, usually before you move in. Mortgage interest rates are still exceptionally low, and prices continue to rise. So, sooner rather than later should be every buyer’s motto, now and into 2021.

President/CEO and Managing Partner Milborne Group Hunter: In March, April and May when things initially locked down, business volumes dropped probably about two-thirds. They didn’t go to zero, but they really fell off significantly. Because you’re buying a pre-construction condo, it is pretty discretionary, right? You don’t have to do it this week or this month or this quarter, but by June 1 we did a new launch and it was quite successful. Then on July 6, we did another one and on Aug. 18, another one. It was a total of about 850 units and overall they’re probably 75 per cent sold. Mariana: What’s also changed is the emphasis on the right deposit structure. More than ever, it’s so important to marry that whole offering because it really comes down to what people can afford. Also, providing inventory in the $600,000 to $700,000 range. This seems to be the threshold where people feel confident buying a one-bedroom, or one-bedroom plus den suite. But again, the deposit structure needs to be extended for as long as possible. Hunter: There is a little bit of a decentralization trend happening, so places we are selling in Newmarket, Uxbridge, Stouffville and Hamilton are going to do better over the next year or two, also because it’s more affordable. Mariana: You really have to look at the different generations and what their motives are for buying. In terms of condos, there’s always going to be an appetite for small units in the downtown core. In some 905 areas, you will be seeing more multi-residential condos coming. We see local people are buying to downsize, but they are buying smaller units for their children, too. Hunter: In March, April and May, prices held steady. The projects we launched this year were priced higher than those we launched last fall. Generally, prices are up, and there are many reasons for this. Look what’s happening in the U.S. Canada is still more immigration friendly, and immigration dropped off but now it’s coming back. If a global pandemic didn’t dampen the prices of real estate, then what will? You may see some plateauing, or you may see some prices dropping a little here and there, but there is a lot more demand than there is supply.

LOOKING AHEAD, I anticipate a very busy 2021 for real estate professionals. To say that 2020 has been unusual is an understatement – but it has shown once again that we are part of a resilient industry. Remember that real estate was the first to pick up and reignite the economy after the great depression. Here we are again, with different circumstances, but with history repeating itself. Real estate has led the charge in the current economic recovery of our great city, region and province. Thinking back, the banking crisis of 2008 and 2009 was a low point as well, and during that time, real estate came to a halt. We did recover, of course, and the pandemic situation is different in that we sold residences throughout the worst of it. Real estate was considered an essential service, which it is. People’s life circumstances change, and as a result, so do their housing needs. Pandemic or not, many people had to buy to accommodate their lifestyle needs. Our numbers may have been down, but we never stopped selling. We met the situation head on and made our business work, largely through the use of technology. It showed our true grit as industry professionals. I see a bright, positive future. Just look at the sales statistics for both resale and new homes and condos. July, August and September have been brilliant. Prices have risen, and the market has exploded – unheard of during a recession. People now have the choice of purchasing totally online, or in person with COVID-19 precautions in place. Both approaches are working equally well for us at Baker Real Estate Inc. As an industry, we have proven that you can’t keep us down, even with a pandemic.

THIS TIME is really teaching us how to be more strategic and creative, which is interesting. We’ve launched projects recently, and the process has completely changed. It used to be, we would do separate broker and public events, and we’d invite 100 to 1,000 people. But we can’t do that anymore. Now, it’s all done online. We still host people at the sales office, but we’re getting more concerned with the (COVID-19) numbers going up. And, we’ve found the majority of people ask us questions online and on Zoom, and our reliance on using more digital, user-friendly tools has come to forefront. A scale model is no longer important if nobody’s coming to the sales office. But an online portal, such as Blackline, where people can spin the building and see their unit, and say, “I want a two-bedroom, 800-square-foot unit facing south. What’s available?” These tools are becoming much more engaging and important to the end user. Will new home designs change because of the pandemic? Yes, 100 per cent. Aside from our company’s main form of business, which is to sell real estate, we’re involved with the majority of our developers right at the design stage, and we’re looking at that more carefully than ever before. With regards to highrise, people are looking for slightly larger units. We’re seeing more suites with workspaces and dens, as opposed to micro suites, and we’re seeing slightly larger condos coming into play. For condo amenities, we’re also determining how we divide these spaces in the event of another situation such as a pandemic. On the lowrise side of the business, we’re seeing greater importance of including home offices, home recreation areas and outdoor spaces, and the building standards are all playing into this. Air quality control is also important in both lowrise and highrise housing now.
COVID-19 has certainly transformed many facets of our life, and the housing market is no exception. There have been a lot of projections and predictions on where the new home market is headed in this new context of the realities of the pandemic and life in a post-pandemic world. In the early days of the shutdown, many in the industry predicted an abrupt correction of the market – in sales volume and pricing. Looking back, we see that the complete opposite has, in fact, occurred – we are now seeing sales activity and pricing reach new highs. There have been many surprises and re-forecasts, but what comes next and what does the new normal look like? Housing supply is very tight. Interest rates are at historical lows. Since the reopening of the economy, the rebound we have seen in the housing market has consistently beaten predictions. We saw a more than 200-per-cent increase in new home sales from last year (August 2020 data, Altus/BILD) along with sizable price gains. So, what are some interesting takeaways from our experience? A time for reflection: We have all been contemplating and re-examining life choices: Work, relationships and housing, in particular. The realities of life during a pandemic highlight some of the limitations of small suite lifestyle, the potential challenges of living in a highrise, access to greenspace, and the flexibility of truly working remotely – not having to commute on a daily basis. As such, we have seen a shift and motivation to move to less urban density and more ground-oriented housing. Does this mean the end of the skyscraper condo in the downtown core? Most likely not – years of intensification, urban planning and placemaking will not vanish and the desire to live in the heart of major cities will not diminish – this is very likely a short-lived reaction to the current state.

Riz Dhanji President and Founder RAD Marketing WHAT I believe is this is a short-term phenomenon that’s happening. The reason is because, obviously with the pandemic, people feel that they have this option to work from home now. People think “Okay, I can move out of the city now” because they don’t have to work five days a week downtown or maybe they can do four days a week outside the city. Traffic is easier, so it’s a lot better. People are not understanding that there’s an end date to this, and the end date is the vaccine. In the news right now there’s a possibility of a vaccine early next year, with mass adoption come spring or summer of next year, right? As soon as that happens and as soon as companies start to say “Okay, the cases have gone down. It’s under control. We want people come back to the office,” you’re going to see companies and employees starting to move back into the office, particularly in the downtown core. You’re going to see borders open up and immigration start to flow, too. Over the next few years, Canada may well make up for the immigration that it has lost this year. So, traffic is going return, and people are going to say “Wait a minute, my drive is two hours now when I thought it was going be less, and now my employers asking me to come back to work more often.” We need to rethink this strategy of staying outside and look at moving back into the city. That’s my sense, for the next year. I’m not saying that everyone who decided to move outside of the city is going come back, but a big portion of them will move back in and a big portion of new immigrants will take over renting condos in the downtown core and working in the downtown core. Major tech companies and corporations such as Amazon and Shopify are still increasing office space there. So, they’re looking 10 years out. Yes, there will still be a certain amount of working from home, but eventually people are going to get back into the office.
We need to rethink this strategy of staying outside and look at moving back into the city.

It’s hard to look ahead into 2021 without reflecting on what a year 2020 has been. The world came to a standstill as COVID-19 swept across the globe, impacting every aspect of our lives in Ontario. Borders, schools and businesses all closed. During these times of uncertainty, the Ontario government began to identify essential businesses and services that needed to continue to stay open and keep working, such as grocery stores and pharmacies. The Ontario government also quickly recognized that there are thousands of buyers waiting for keys to their new homes, and that any delay in their scheduling move would have a cascading effect on the homebuying and building processes. With the residential industry applying new health and safety protocols and tracing requirements for every worker on a jobsite, Ontario made residential construction an essential business which allows housing projects to continue working until completion. Connected to the work on the site is the important work of municipal building officials to inspect and approve homes for occupancy. To the credit of many municipalities, building departments responded by moving inspections onto a virtual or remote platform, and through the power of innovation and ingenuity, we all started working together to get keys into the hands of homeowners. What is happening on jobsites across Ontario, the effort to work together to keep everyone safe while completing homes, was equally matched by the provincial government, as they continue to stay focused on its signature housing legislation, More Homes, More Choice. Moving forward on new growth plan population forecasts, finalizing development and community

benefit charge regulations, and providing provincial approval for municipally supported housing projects through a municipal zoning order, are all key important actions to delivering the much-needed housing options Ontarians require. For a year that started with a complete COVID-19 shutdown, it is looking to end with a lot of positive housing news. The systems put in place by our industry and government during the initial shutdown will likely continue moving forward, an example of making things better as result of a crisis. That should serve as a longterm positive outcome. The most recent housing starts tell us that housing construction remains strong, keeping thousands of people employed and getting those keys into the hands of new homebuyers faster and safer. The latest sales numbers tell us that Ontarian’s are still #homebelievers, who still believe in the great Canadian dream of homeownership. This means 2021 is shaping up to be another busy and productive year for our industry, where we need to deliver more homes and more choice across Ontario.

6 common first-time buyer mistakes – and how to avoid them by JESSE ABRAMS Purchasing your first home is the start of an exciting new chapter. However, it’s also a lot more complex than many first-time buyers anticipate, making them prone to missteps if they’re not prepared. Here are five common mistakes – and how you can avoid them. 1. NOT FULLY UNDERSTANDING THE DOWN PAYMENT Although first-time buyers in Canada are able to make a down payment as low as five per cent, down payments of less than 20 per cent require mortgage insurance. This protects your lender in the event you’re unable to make your mortgage payments. The cost of insurance will vary based on the size of your down payment. For home purchases with a down payment of 20 per cent or more, insurance is not required. 2. NOT GETTING MORTGAGE PRE-APPROVAL Mortgage pre-approval is highly recommended and very helpful. It allows you to determine how much you can borrow at the start of your home search, while providing insight into your overall home affordability. 3. NOT CONSIDERING FIRST-TIME HOMEBUYER INCENTIVES
Before you begin your home search, look into some of the government-assisted programs available to firsttime homebuyers.
FIRST-TIME HOME BUYER INCENTIVE This incentive assists buyers in making a down payment on their first home. It offers them five per cent on the purchase price of a resale home and 10 per cent for a new build. 4 FAILING TO CONSIDER YOUR CREDIT SCORE Strong credit is a prerequisite for buying any home. Your debt-to-income ratio and credit score are two key metrics that lenders use to determine your eligibility for a mortgage. It’s recommended that your credit score is above the high 600s, and preferably 700-plus. 5 OVERLOOKING ADDITIONAL COSTS First-time buyers are mostly focused on saving for a down payment. But other financial considerations include your monthly mortgage payment, lawyer fees, closing costs, mortgage insurance (if applicable), property tax, moving costs and other living expenses. 6 NOT SHOPPING AROUND FOR A MORTGAGE PROVIDER
Many first-time buyers assume the big banks are the only place to get a mortgage, when credit unions and monoline lenders offer competitive and often better mortgage products. Shop around and see the different options available.
HOME BUYERS’ PLAN (HBP) This program allows qualifying first-time buyers to withdraw up to $35,000 tax-free from their RRSP for their initial down payment. Buyers are then required to repay these funds back into their RRSP over 15 years. LAND-TRANSFER TAX REBATE This rebate helps to offset the land transfer taxes that need to be paid upon purchasing a home. Eligible buyers in Ontario can receive a rebate up to a maximum of $4,000.

In Vancouver, One Central, a spacious 44-storey, 550-suite condo with over 12,000 square feet of amenities, is set to be the largest and tallest residential tower in Metro Vancouver's popular Surrey City Centre. Alpha Garden, a five-tower, four-phase development in Burnaby, designed and planned by IBI Group in cooperation with PWL Landscape Architects Inc., features 50,000 square feet of retail and office space encircling a park. It is conveniently steps away from a SkyTrain station. Planning is also underway for the newly acquired Vancouver property, The Valley, located near Queen's Park and an 8-storey, 41-suite tower in Fairview, Granville's high-end residential neighbourhood. "Aoyuan has what it takes to help make Toronto and Vancouver more liveable for people who want a healthy way of life," says Santino. "The company's deep understanding of people's lifestyles and behaviours has allowed us to build a strong service-oriented approach to real estate development." Aoyuan has no plans of slowing down. If anything, Canada's unique culture of diversity and inclusivity has inspired the company to design more master planned lifestyle communities in urban settings across the country. Vancouver and Toronto will remain Aoyuan's focus for future development and the company is in negotiations for projects in both cities.
