Karim Virani March 2022 - Spring is the season of new beginnings. Warmer temperatures, longer daylight hours and flowers bursting into bloom signal the beginning of spring on our stunning West Coast. As we head into our traditionally busy spring real estate market, it’s worth noting that we are still in a strong seller’s market. February 2022 sales were 26.9 per cent above the 10-year February sales average. Real estate experts agree limited supply and historically low interest rates are fueling Metro Vancouver’s current recordbreaking prices. “Despite having a higher volume of people listing their homes for sale in February, the region’s housing market remains significantly undersupplied, which has been pushing home prices to new highs month after month,” says Taylor Biggar, Chair, Real Estate Board of Greater Vancouver. The MLS Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $1,313,400. This represents a 20.7 per cent increase over

February 2021 and a 4.6 per cent increase compared to January 2022. The benchmark price for detached properties is $2,044,800, up 25 per cent from February 2021. Now is an excellent time to sell as prices are continuing to rise. n immediate sense of serenity takes hold when you cross the threshold of the Upper Levels Highway into West Vancouver’s storied British Properties. A grand, grassy boulevard is lined with cherry trees that paint a dramatic swath of pink when blossoming in spring. Towering cedars and Douglas firs offer a woodsy welcome to this mountainside neighbourhood that was established in the 1930s and remains one of Metro Vancouver’s most exclusive and desirable areas in which to live.

There are no street grids or concentric circles in this community that’s draped across the mountain. Instead, roads undulate along the natural topography that’s studded with stately edifices fronted by gardens of rhododendrons, Japanese maples and dogwoods. Some areas are more manicured with lush lawns and sleek architectural elements, but untamed natural beauty adds to its allure. At every turn are unfettered and peek-a-boo views of mountain, city and sea—the crowning glory of the quiet environs. The Baden-Powell trail cuts a straight path above the curving rows of single-family residences nestled within the pristine surroundings. Hikers, joggers and dog walkers alike amble portions of this 48-km trail that traverses the North Shore. It winds East through Capilano River Regional Park and West across Brothers Creek to Horseshoe Bay. Unlike other areas of Metro Vancouver where industry provided a prelude to residential development, the British Properties was destined to be a luxuriant domain for living, with homes surrounded by nature as it remains today. That vision was realized by the wealthy Guinness family of Irish beer fame, who backed the British Pacific Properties company to purchase a 4,000-acre parcel of land stretching from the Capilano River to Horseshoe Bay. During its early days, the neighbourhood was perhaps too secluded: access involved taking a ferry across the first narrows of Burrard Inlet. In the same year, a playful proposition was added to the mountain village. The Capilano Golf & Country Club was the vision of A. J. Taylor, a Vancouver entrepreneur who initiated the purchase of its 160 acres of land from the Guinness family. Members can revel in its history as they tee off in this pocket of rainforest and unwind in the grand Tudor clubhouse that was built in 1939. A quick drive down the hill is Hollyburn Country Club, which recently completed a $15 million expansion, offering 25 tennis courts, state-of-the-art fitness facilities and services such as personal training and childminding. Similarly, Park Royal Shopping Centre continues to reveal expansions and sustainable enhancements such as electric vehicle-charging stations.

Properties is setting forth a new vision, densifying neighbourhoods with mixed-use villages and semi-detached homes. The area will open up once again, ushering in a new generation of families who will continue to write the neighbourhood’s colourful story.

Human-Kind.com Something Special on the North Shore he pandemic has created a different reality for us all. The Coronavirus came along and created a different reality - one in which many who live in this beautiful enclave have been pushed to the edge of their financial means and beyond. Karim Virani, who lives on the North Shore, realized that a growing number of people within his local community were struggling to make ends meet, and needed help.

Due to a principle instilled early in his life by his parents, one should always "you reap what you sow", Karim saw an opportunity to fulfill a long-held dream to give back to his community. With this in mind, he brought together a team to launch a philanthropic venture called "Human-Kind". Its mission? As Karim's daughter Alyssa Virani describes it, "Our purpose is to spread and encourage kindness in the community. A simple task, yet often forgotten.” After studying the community to discover the pressing needs Human-Kind could potentially address, it was quickly realized that food insecurity was a huge issue in the wake of COVID-19. Local food banks were struggling to provide their clients with the same quality food due to social distancing and supply chain barriers. Even in such a seemingly wealthy community, many families don’t have reliable access to nutritious meals, with the pandemic only making it worse. Food insecurity often means relying on canned foods and other non-perishables. Many soup kitchens were also closed due to COVID-19, leaving community members with limited options. This is when the vision for Human-Kind was born, a meal program to provide the local community in need with healthy and deliciously prepared meals. “We wanted to find a way of providing families with healthy meals made with fresh ingredients”, explains Alyssa. Given the emotional stress induced by food insecurity, they wanted to provide a means to bring families together around a dinner

table. With a strong hope to find a creative solution to food insecurity, a dream was soon made a reality.

with Fresh Slice pizzas being delivered weekly to people in need.

“I first approached Stan Fuller, the chairman/owner of Earls restaurant, and he just loved the idea. I suggested we talk with the president Mo Jessa - to try and get the logistics right”, says Karim. After a series of presentations, Earls was only too happy to get involved. With a partnership with Earls Restaurant and Bar, they started preparing to launch a program to address food insecurity through the distribution of meals across the community. A brilliant plan, but how would they raise the funds, and how would meals be delivered?

In an effort to help identify people in need who can best benefit from this initiative, partnerships have been formed with local community programs including North Shore Family Services, The Lookout Shelter, and most recently, the Downtown Eastside Women's Centre.

With the help of a local artist, a bracelet made of white Howlite and black ironwood beads was designed as a fundraising method. Soon after, a T-Shirt was also designed with the help of a local graphics company. The T-Shirt slogan reads 'Human-Kind: Be Both", a simple but powerful daily reminder. All profits from T-Shirt and bracelet sales are one of the fundraising methods for the meal initiative. A few generous corporate donors have also contributed to the Human-Kind initiative, including Neptune Terminals, Virani Real Estate Advisors, VitaSave.ca, JT Insurance, PSDDB Canada, and Multigraphics, with the list of lead supporters continually growing. After a year of meal deliveries, and over 10,000 meals delivered to people in need, Fresh Slice Pizza was also eager to get on board with the program. In fall 2021, the Human-Kind initiative expanded to the downtown Eastside of Vancouver,

Through a combination of community support, corporate donors, Human-Kind has now delivered over 12,000 meals to people in need within the North Shore and Downtown communities of Vancouver. We asked Karim how the idea even began? “I think it has to do with my roots, where I came from”, explains Karim. Having moved from Africa to London and later to Canada at the age of 12, he wondered if there are any people in need here in the West.
