December 2021 - As the temperatures outside start to cool and we look forward to Christmas, and warming up by the fireside with some hot cocoa, Vancouver’s Real Estate market remains red hot, keeping us all on our toes. A low supply of homes for sale, coupled with a high demand from buyers is pushing prices upwards. The market is robust, and for those thinking about selling, the opportunity remains strong. As Real Estate Board of Vancouver’s economist Keith Stewart says, “Home sale activity continues to outpace what’s typical for this time of year and the pool of homes available for sale is in decline. This dynamic between supply and demand is causing home prices to continue to edge up across the region.” As of October, the total number of homes listed for sale on the MLS was 8,034, a 35.3 per cent decrease compared to October 2020 and a 13 per cent decrease compared to September 2021. The lower inventory is causing buyers to do away with conditions in order to put forth a more competitive offer. The BC government once again attempts to cool off the market by introducing new legislation called the ‘cooling off’ period, allowing buyers to walk away from a sale without suffering major financial consequences. Tell us what you think of the province’s new legislation, or

speak to one of our experts to find out more about these new rules. Further more, new and existing land owners must keep in mind the recently introduced Land Owner Transparency Act. For pre-existing registered owners in British Columbia, disclosure must take place before November 30, 2021. We recommend getting legal advice from your lawyer or accountant about this new requirement, and if you have any questions at all, feel free to give me a call. She comes with extensive experience in real estate as a salesperson, managing broker and branch manager. Shari started her real estate career in 1993 with Windermere Real Estate followed by time at Skyline Properties and Berkshire Hathaway Home Services. Shari is also very active in the local community and served in numerous community organizations including the Asian Counseling & Referral Service, Federal Way Diversity Commission, and the Korean American Coalition. She currently serves as the President of the Asian Real Estate Association of America Greater Seattle Chapter. Shari grew up in Chicago and graduated from University of Illinois with a BA in Literature. She moved to the Pacific Northwest 31 years ago when she married her husband John. She has two grown sons and in her free time, Shari enjoys traveling, yoga and reading.
