Sizzling Summer! When we mention sizzling we don’t just mean the weather. This year so far has brought record number home sales and low inventory to Santa Barbara County. California Real Estate reports, “A brighter economic picture, coupled with record high housing affordability, pushed the spring and summer home buying season off to a strong start”, said CAR President LeFrancis Arnold. “With a continuing improving economy and interest rates declining to new record lows in recent weeks, we should see a steady improvement in the housing market throughout the end of this year”. National Real Estate reports, “Smart money, largely from investors responding to low home prices and rising rents, is changing real estate and we could see a potential surge once the broad perception of homeownership changes to that of an appreciating asset”, said NAR Chief Economist Lawrence Yun. We are very pleased to announce our newest addition to Village Properties. Village University was established to bring continued updates and education to our agents. The four week courses are composed of a variety of subjects. There are classes regarding technology and staying ahead of the curve, and tips on negotiating offer presentations. We have continuing education on the purchase contract and the many important areas of the the transaction. We feel strongly that education is key to always being prepared to guide our clients through a sometimes complicated transaction. We are all very excited that Village Properties along with Movegreen will be putting on our 2nd Annual Golf Tournament to benefit our Teacher’s Fund. It will be held at Glen Annie Golf Course on September 21, 2012. Due to the many budget cuts countywide our local classrooms are having to do with less and our school children are suffering. Santa Barbara A Look Back

Santa Barbara is blessed with an abundance of treasures. We have phenomenal natural beauty, great weather, rich history and some truly amazing local people. John Fritsche is one of those resident treasures. He is a keeper of local history and has been collecting vintage postcards of a Santa Barbara era that is passing us by. Special glimpses of Santa Barbara from the late 1800’s and pre-1925 earthquake times through the heyday of the Miramar Hotel, the building of our Harbor, and the ever changing scope of the Santa Barbara landscape. John has assembled a vast collection of vintage Santa Barbara views that fill over twenty-five well-stuffed albums. He has taken great care to separate the albums into different subjects including hotels, homes, estates, aviation history, and various Santa Barbara areas from Carpinteria through Solvang. John came to Santa Barbara in 1955 after serving our country during the Korean War. He previously earned his bachelor’s degrees in ornamental horticulture and soil science from Cal Poly San Luis Obispo. Over the years, he worked at several Santa Barbara area aerospace firms including Raytheon and Santa Barbara Research. He has a unique knowledge of the aviation history of Santa Barbara including Lockheed and the development of the Santa Barbara Airport. Many of his postcards feature people’s individual homes or estates. John says, “People didn’t have cameras in the

early days. They would buy a postcard for a penny, or they would get a street photographer to come by and take a picture a mother and her kids and maybe a dad standing in front of their house and send it off to people in the Midwest or East.” John’s postcards provide a precious and sometimes personal view of our beautiful town. Many of his cards contain dates, addresses and messages written to loved ones. Long before email arrived on the scene and ages before facebook, people would hire the photographer to print the image of their homes on card stock and send it off to family they had left behind. These images can be found at postcard shows in the Los Angeles and Pasadena areas where hundreds of vintage postcards can be viewed and sorted through. Other sources for collecting include the internet and estate sales. Mr. Fritsche has been generous in sharing his knowledge of our local history and his treasured postcards with us. He continues to collect these precious mementos of Santa Barbara’s past that hold the key to promoting the allure of Santa Barbara worldwide over the decades. Boehm Biography Group Walks the Walk

by Jeff Boehm award-winning operation, but Eric decided he still had more to give, a deeper legacy to leave. He had a vision for a company that would assist in the preservation of individual history, believing fully that everyone has a story to tell – not just public figures and celebrities. Claiming he was “too young” for retirement at age 86, he gathered those closest to him and formed BoehmGroup. “I was too old to spell bibliography,” joked Eric, “So I fell back on biography.” Today, three generations (Eric, founder; Steve, son; Jeff, grandson) collaborate to create individual and organizational biographies. It seems fitting – they certainly practice what they preach when it comes to the concept of their business: linking past, present, and future.

Jeff, Steve & Eric Bohem When Jeff Boehm was 13, he sat down and wrote a 100page autobiography. The first 50 pages recapped his life to date, from as far back as his young mind could remember. The other half focused on his family members and their memories. Jeff, now 27 and Chief Operating Officer of Boehm Biography Group, looks back at his work and smiles, seeing the way his handwriting used to look.

Let’s Get Personal: BoehmGroup Helps Individuals and Businesses Tell Their Stories BoehmGroup’s belief that everyone has a story to tell becomes clear just from a glance at its clientele. While the project allows readers to learn more about their community, it also creates a sense of unity amongst the local proprietors – the chance to stand sideby-side with the other prominent contributors within Santa Barbara. Showcased in a six-by-nine full-color book, BoehmGroup will highlight the achievements, visions, and challenges surrounding each business’s success, complete with inspiring stories and high-res images. Ten thousand copies will be distributed throughout Santa Barbara County, free of charge to its readers. Steve Boehm says he hopes the insights gathered in the book will motivate other entrepreneurs to create and pursue unique visions that have positive impacts on the city. “We want this concept to motivate residents to support local businesses, but we also want it to be an example of how dreams can be realized when we support each other within a small town like Santa Barbara.” Despite the city’s relatively small population, BoehmGroup said businesses see their location in Santa Barbara as a strength. Eric said the small town fosters feelings of belonging for business owners and individuals alike – an opportunity to provide a personalized touch and get to know one another – something that would be much more challenging in a bigger city such as Los Angeles. His thoughts are that all people, including BoehmGroup, can use such personalization to build lasting relationships. A wealthy town overall, Santa Barbara is a hub for those who have accomplished much. “Santa Barbara is full of people from diverse backgrounds… You have a lot of successful people living here, people who have made an impact,” Eric said. “They have significant stories to tell."

Can You Dig It?

Developing Your Own Water Supply by Charley Pavlosky

A

ll right then, so it’s like this: water is the “Deliverance” of all in life. Okay first off, get the sound of banjos out of your head. When I use the term deliverance, I refer to the fact that while over three fourths of the Earth is covered by water, a very small percentage is considered potable, or adequately fit for human consumption. Ergo (aas the lawyers like to say) if you have land, you’d better have a well - or at least consider one as a sane and safe alternative to local utilities in the event you don’t wish to rely on the government for your basic needs. I mean seriously, have you seen the roads lately? Yeah, you get my point. So in that spirit, let’s talk about developing your own water supply. Because without that, we’d all be dead in about four days. So for me, that would be Priority One on my property. There are several types of available water: Artesian wells, springs, and naturally occurring aquifers, all just below the water table in most cases. Some are a few feet down, others well beyond drilling capacity. The key is to find and source yours, so you know your real options. Once sourced, you can have a bored well, a driven well, a water-jetted well, or a drilled well. All of these you can do on your own with rudimentary equipment available at your local rental house.

a pond behind your property or a cistern or collection vault at or under your property, which also collects and stores rainwater. And you don’t need much to cover your basic needs. For instance, if your spring or well takes 30 minutes to fill a 5-gallon container, then you have a water source that provides 10 gallons per hour, or 240 gallons per day, enough to support a small homestead. And in the event the spring runs dry during certain times a year, a 5 ½ foot by 6 foot by 6 foot cistern will hold 1500 gallons – a thirty day supply. And cisterns five times this size are practicable in areas with 30 inches of rain per year. So for a few hundred dollars to a thousand, you can have a secure and clean year-round water supply that will pay for itself in the first year or less. So far so good. Now lets briefly look at the most common types of wells:

Hand-Dug Wells

Once you’ve sourced your water, tested it and developed a method of extraction, you should set to creating a collection area in the event of a dry season, whether 40 - Village insight

Until recent centuries, all artificial wells were pumpless hand-dug wells of varying degrees of formality, and they remain a very important source of potable water in some rural developing areas where they are routinely dug and used today. Their indispensability has produced a number of literary references, literal and figurative, to them, including the Christian Bible story of Jesus meeting a woman at Jacob's well (John 4:6) and the "Ding Dong Bell" nursery rhyme about a cat in a well. Hand-dug wells are excavations with diameters large enough to accommodate one or more men with shovels digging down to below the water table. They can be lined with laid stones or brick; extending this lining upwards above the ground surface to form a wall around the well serves to reduce both contamination and injuries by falling into the well. A more modern method called caissoning uses reinforced concrete or plain concrete pre-cast well rings that are lowered into the hole. A well-digging team digs under a cutting ring and the well column slowly sinks into the aquifer, whilst protecting the team from collapse of the well bore. Hand dug wells provide a cheap and lowtech solution to accessing groundwater in rural locations in developing countries, and may be built with a high degree of community participation, or by local entrepreneurs who specialize in hand-dug wells. have been successfully excavated to 60 meters (200 ft). Hand dug wells are inexpensive and low tech (compared to drilling) as they use mostly hand labor for construction. Hand dug wells have low operational and maintenance costs, in part because water can be extracted by hand bailing, without a pump. Hand dug wells can be easily deepened, which may be necessary if the ground water level drops, by telescoping the lining further down into the aquifer. The yield of existing hand-dug wells may be improved by deepening or introducing vertical tunnels or perforated pipes.

Drilled wells are typically created using either top-head rotary style, table rotary, or cable tool drilling machines, all of which use drilling stems that are turned to create a cutting action in the formation, hence the term 'drilling'.

Driven wells may be very simply created in unconsolidated material with a "well hole structure", which consists of a hardened drive point and a screen (perforated pipe). The point is simply hammered into the ground, usually with a tripod and "driver", with pipe sections added as needed. A driver is a weighted pipe that slides over the pipe being driven and is repeatedly dropped on it. When groundwater is encountered, the well is washed of sediment and a pump installed.

If the casing is installed during the drilling, most drills will drive the casing into the ground as the bore hole advances, while some newer machines will actually allow for the casing to be rotated and drilled into the formation in a similar manner as the bit advancing just below. PVC or plastic is typically welded and then lowered into the drilled well, vertically stacked with their ends nested and either glued or splined together. The sections of casing are usually 6 m or more in length, and 6 to 12 in (15 to 30 cm) in diameter, depending on the intended use of the well and local groundwater conditions. So I don’t know about you but all that work has made me thirsty and I’m going down to the kitchen, grabbing a glass and turning on my kitchen sink faucet to get a drink of the best beverage on earth.
