According to a California Association of Realtor recent survey homebuyers are more optimistic about the housing market than they were three years ago. They also note that the housing market continues its momentum, posting strong year-over-year sales and price gains in every county of the state. Here at Village Properties we can certainly attest to that statement with increases most every month in the number of sales. In fact inventory is very low. And as they say when inventory is low for a period of time, then prices begin to increase. As we mentioned in the last issue we were just getting ready for our 2nd Annual Golf Tournament benefiting our Village Properties Teacher’s Fund. Although we were a bit nervous about succeeding again, we were pleasantly surprised when we surpassed our 1st years efforts. We were able to raise over $70,000 for our local classrooms and teachers. We want to thank those who sponsored, volunteered and supported this very special and worthwhile event. We thankfully have been able to fund many more teacher requests this school year, such as science projects, new rugs for kindergarten and first graders and much needed outdoor equipment. We generally fund 30 to 40 classrooms each month of the school year. All of us at Village Properties work hard to bring our clients whether buyers or sellers to give the best possible service and are grateful for your business. ast July, we officially “broke ground” on Alma del Pueblo and began preparing the site for 37 residential units and the home of the Santa Barbara Public Market. The sales team at Village Properties; Pippa Davis, Emily McBride, Elizabeth Wagner and Tim Walsh had been diligently preparing the marketing plan for many months and were excited to open the doors to the sales office last September. Build Group, Inc. expertly disassembled the old Vons grocery store, and salvaged or recycled 80% of the materials, consistent with LEED for Homes Platinum qualifications. All wood sheathing and beams were salvaged and sent to Mexico to build homes. We uncovered a concrete foundation associated with a Safeway store from the 1930s, and that, along 8 - Village insight

with all other concrete was crushed and recycled as well. The two mature date palms that anchored the site were taken to a local nursery to be revitalized and sold. Joseph Knowles Mural Moved to Chapala Street – The Walls Came Down Most notable was the successful movement of the colorful six panel mosaic tile mural created by the prominent Santa Barbara artist Joseph Knowles that had adorned the Victoria Street facade of Safeway/ Vons since 1959. Each panel measured approximately 13 feet high by 18 1/2 feet wide and weighed 10 tons, so our team had to take special care to move

them to their new home on Chapala Street, where they will again enliven the wall of a vibrant local grocery, our newly designed Santa Barbara Public Market. A total of 465,000 unglazed tiles in eight colors were used to create the six panel mural, and only 3 tiles were lost in the process (click below to see short movie of the murals on the move).

While meeting with first time home buyers this past week; I was reminded of how fortunate I am to have been able to work with this very extraordinary group of buyers. Beside the fact that I learn so much from this group, there is just something about a first time home buyer, maybe it is an aura they possess, I am not sure, however helping them into home ownership gives me the most gratifying feeling and makes my job as a realtor the very best!

the first time and after an hour spent in the waiting room, in which time you have been able to read all emails, texts and make reply’s, you are called into the office, only to spend the next precious five minutes with the chosen doctor in order to build your case? Then there are the calls to help desks, sometimes sending you reeling around a voice response system, testing the power of your patience and endurance! I relate this to that first time home buyer, who needs as much information and understanding as can be provided. We as sales people need to appreciate and grasp where our clients have been and where they want to go; put quite simply, we need to sit in their chair! The dictionary defines customer service this way; customer service is the provision of service to customers before, during and after a purchase. “Customer service is a series of activities designed to enhance the level of customer satisfaction- that is, the feeling that a product or service has met the customer expectation” In some cases it may be easy to make that sale; the real work and satisfaction comes into play with the service that is supplied after that sale. Rising Prices When will sales rise and prices immprove? The median home sales price in Santa Barbara has been about $800,000 for the last 4 years. The question has been when will it start to go up again, and how fast will prices improve? What are the signs that will tip us off that this is happening? Two of the consistent answers have been Supply and Demand. As the number of homes sales increase, the price should be driven up by that demand. And as the number of available homes decreases, the prices should be driven up by the scarcity. The two graphs below indicate that we are at a tipping point. The first graph shows the number of sales on a monthly basis in the South County. Some of the highest months are in 2012, and the yearto-date total is 40% ahead of 2011. So the demand is way up. The second chart shows the number of homes for

A SHORT HISTORY of

Montecito, California

The Hot Springs Hotel

I

n the Spring of 1769 while Spanish soldiers were busy erecting a Royal Presidio on the site of Santa Barbara, their spiritual leader, Padre Junipero Serra was scouting for a place to put his tenth California mission. He selected a spot in Montecito’s beautiful East Valley, where an Indian trail snaked up a canyon. That trail is known today as Hot Springs Road. However, Father Serra died shortly thereafter, and nothing further was done about the Mission It was not until 1786 when Father Fermin Lasuen arrived that he decided against Montecito as a mission site believing that it was too far removed from the protection of the Presidio. He decided on a site 4 miles west, thus depriving Montecito of what would have been an historic landmark. Montecito means “little woods” and it swarmed with grizzly bears, wolf packs and human renegades. Between 1782 and 1846, the soldiers of the Presidio fell as much as twenty years behind in their salaries. In order to compensate these soldiers reaching retirement age, free parcels of the “Santa Barbara Pueblo Lands” were awarded them. These lands, granted by the King of Spain extended from Goleta to the Rincon. Most of the soldiers chose 50-acre plots in what became known as “Old Spanish Town” starting on the west where Hot Springs and Cold Spring Creeks join to form Montecito Creek and extending East along East Valley Road as far as today’s Montecito Village. Montecito was thus founded by some of Santa Barbara’s “first families”. Many of their descendants still live on land owned by their forebears over 200 years ago. In prehistoric times, the Indians discovered a group of hot mineral springs in a canyon above Montecito. It was said that the water had magical powers to heal the sick. Indians traveled from long distances to soak in these mineral springs. In 1855 an ailing ‘49er named Wilbur Curtiss came to Santa Barbara with a life expectancy of six months. A Chumash Indian led

Birnam Wood Golf Course Curtiss up to Hot Springs Canyon to the ancient spa. The “miracle waters” restored Curtiss to such robust health that in 1862 he filed a homestead claim on the Hot Springs and thus became Montecito’s first American settler. He built the first of four wooden hotels at the springs, each destroyed by the periodic forest fires which swept the mountains. The hotels were a popular tourst spa through the 1890’s, 1300 feet above sea level. The last Montecito Hot Springs Resort hotel was lost in the Coyote Fire of 1964. Newton Coats was in the vanguard of that American wave of settlers, arriving by covered wagon in 1858. He bought a farm for 75 cents an acre. A building lot on that same land is now part of the Birnam Wood Golf Course. The price of Montecito land had risen to $50 an acre by 1867 when Montecito’s “three colonels” arrived: Silas Bond, William Alston Hayne, and B.T. Dinsmore. Bond established Montecito’s first large horticultural nursery on Hot Springs Road. His neighbor, Col. Hayne, a Confederate verteran, built a Southern style plantation house and laid out the first of Montecito’s famous formal gardens. Col. Dinsmore, a native of Maine, bought the historic San Ysidro Ranch from its Mexican owners and planted Montecito’s first orange grove. He also acquired the Jaurez adobe, built in 1830 at 461 San Ysidro Road, which is now called the “Hosmer Adobe” for Dinsmore’s son-in-law, Tom Hosmer, who purchased the Hosmer farm in 1871. The Hosmer Adobe, the San Ysidro Adobe, and the Massini Adobe at 29 Sheffield Drive, are the principal historic landmarks remaining from Montecito’s old Spanish days.
