Dear Friends, I am pleased to bring you the Real Estate Market Report for September, keeping you in the know and up to date on the latest activity and trends in the communities we serve in South Santa Barbara County and Santa Ynez Valley. The economy continues to grow and consumer confidence is up. The stronger than expected economic data released this week meant that mortgage rates climbed and reached their highest levels in many years. Santa Barbara property values have appreciated for the past seven years in a row. September has shown a definite slowdown in home sales, following a very strong August. The number of homes available for sale is up, but the median price has flattened out at $1,200,000. There are great opportunities for buyers as the California housing supply continues to lag behind the increasing demand. If anyone is thinking about purchasing a new home, now is the time to do so. Our Back-to-School Client Appreciation Ice-Cream Party on September 28th was a huge success. McConnell’s Big Blue ice-cream truck served well over 150 guests with mouth-watering treats. The


Teacher’s Fund drawing for a sunset cruise for six, raised close to $4,000 for our local Santa Barbara County teachers. The following day, over 40 Village Properties agents participated in the Heartwalk, raising another $5,560 for the American Heart Association. Every Halloween, “Ghost” Village Road attracts over 1,500 people in costume and ready for treats. The Lower Village turns into a lively daytime trick-or-treating extravaganza, and we are prepared for the exciting event. Children and their parents walk up and down the entire stretch of the road, collecting as much candy as possible. Don’t forget to dress up and come by our Montecito office at 1250 Coast Village Road on October 31, from 3:00 - 6:00pm for “Ghost” Village Halloween Celebrations.
