New 5% Deposit Guarantee Scheme Boosts Buyer Confidence
Adding further momentum to the market is the recent expansion of the Government’s Home Guarantee Scheme, which took effect on 1 October 2025.
The updated scheme allows eligible first home buyers to purchase with as little as a 5% deposit, without needing to pay Lenders Mortgage Insurance (LMI), and with no cap on the number of available places. Income limits have also been removed, and the price cap for Cairns has increased to $700,000, making it more accessible to a wider range of buyers.
This means more first home buyers entering the market, particularly in the unit and townhouse segment in Freshwater, where prices typically sit comfortably below the new threshold. For sellers, the current conditions represent an excellent opportunity to achieve premium results. The combination of low stock levels, strong buyer confidence, and fast-selling properties is keeping competition high.
