WELCOME TO MY LATEST QUARTERLY MARKET UPDATE

Stock across the southern corridor remains at record lows, creating strong competition among buyers.

Between Gordonvale and Mount Sheridan, there are only 41 established homes currently for sale across all price ranges and property types including houses, units, duplexes, townhouses, and villas.

These figures cover the suburbs of Gordonvale, Mount Peter, Edmonton, Bentley Park, and Mount Sheridan, and refer only to ready-to-move-in homes. They exclude vacant land and house and land packages that are yet to be built.

At the more affordable end of the market, there are just 2 homes available under $500,000, making this the hardest segment for buyers to enter. Most properties in this range are attracting multiple offers within days of being listed. The $500,000 to $650,000 range offers only 10 options, spread across all five suburbs combined.

In the $650,000 to $800,000 bracket, there are 16 homes, yet demand continues to outweigh supply, particularly from families and relocators looking for modern, movein ready properties. From $800,000 to $1 million, there are 8 homes, while the $1 million plus range includes only 5 listings.

This shortage of available homes continues to place upward pressure on prices, especially for well-presented and well-located properties. Many buyers are expanding their search areas or adjusting budgets simply to secure a home.

The imbalance between supply and demand remains the key driver in today’s market. For homeowners, conditions continue to strongly favour sellers. For buyers, being prepared with finance and ready to act quickly can make all the difference.
