Across the wider Cairns region, housing stock remains exceptionally tight, and competition among buyers is showing no sign of easing. The limited number of available properties continues to drive quick sales, strong prices, and increasing frustration for those trying to secure a home.
The government’s expanded First Home Buyer Deposit Scheme has also sparked a noticeable lift in activity. Enquiries from first home buyers searching up to $750,000 have ramped up since the change came into effect, and we expect the supply of lower priced properties to tighten further as more buyers take advantage of the scheme.
The average asking price for a house in Cairns is now $855,870, while units are sitting at an average of $396,804. These figures reflect steady buyer confidence and strong demand across all price points, from first homes through to higher end lifestyle properties.
Investors are also entering the market in greater numbers, drawn by exceptionally low vacancy rates and solid rental returns. The current rental vacancy rate of 0.7% remains among the lowest in Queensland, placing continued upward pressure on both rents and sale prices.
With limited supply and consistent buyer demand, the Cairns market continues to show resilience and stability. Well presented homes are attracting strong enquiry, multiple offers, and quick results, while investors and owner occupiers alike compete for a small pool of available listings.
