The overall US housing market in 2023 experienced a slowdown due to higher borrowing costs and record-high home prices, but the Federal Reserve has signaled a possible rate cut. Despite fewer transactions, home prices remained stable due to the nationwide housing shortage, predicted to continue in 2024. Mortgage rates will be the primary driver of property values, with falling rates potentially driving up home prices. Now is a good time for buyers to enter the market and for sellers to maximize equity gains while minimizing competition. More locally, we analyzed the McCall, Donnelly, and Tamarack residential sales from 2022 to 2023.

Although our area saw a decline in total sales by 25% in

2023, we saw an increase in sale prices by 13%. As the Boise real estate market fires back up this first quarter, this trend follows up the canyon 90 miles north to Donnelly and Tamarack Resort. The influx of new Boise buyers to our listings in January has set the tone for one of our best 1st quarters in 17 years. Check out the current transactions and new listings on the following pages.
