Hello, Spring!

Longer days, hints of green grass emerging from the snow, ice melting on the lake... the renewed energy is abundant here in Valley County. Often considered the “mud season” or “shoulder season” in mountain resorts, I’ve grown very fond of this time of year. The slower pace provides space to reflect on the first quarter of our real estate transactions (please continue reading the market update below) and strategize for the months ahead

It’s also an ideal time to assess your mountain home now that the snow has melted and see how it weathered the winter A little attention now can help preserve the beauty and value of your home throughout the seasons.

Here's a helpful Spring Mountain Home Checklist to get you started:

Check your walkways and railings for cracks or necessary repairs

Examine your exterior stain and assess if re-staining is needed to protect your asset

Clear gutters and downspouts of pine needles and debris

Inspect your roof for any missing shingles or signs of damage

Service your HVAC system in preparation for warmer temps

Refresh your landscaping trim dead branches, fertilize, and plan new plantings

Wash windows and check screens for tears

Test smoke and carbon monoxide detectors

Deep clean outdoor furniture and prep patios for use

Restock emergency kits in case of late spring storms

Tamarack Resort got off to a great start to 2025. We saw a 37% increase of total sales volume in Q1 of 2025 over Q1 of 2024 with a total of $27,079,900, as reported in the Mountain Central MLS. Lead by an increase in single family homes and re-sale condo’s, townhome sales and vacant lot sales still lag behind. Compared to the surrounding areas of Donnelly and McCall that saw an increase of 13% in overall sales volume from 2024 to 2025, it is great to see Tamarack Resort leading the way in Valley County once again!

Residential Home Sales in Q1 of 2025 included a 4BR re-sale chalet with a record sale price of $2,300,000, three custom chalets, two estate re-sale homes and a cottage in Rock Creek for $1,400,000 Overall, we saw a 31% increase in sales price and a 29% increase in total sales at the start of 2025. Average sale price across the board was $2,406,257 with 115 Days on Market. Tamarack currently has 20 SFH’s on the market with an average list price of $3,154,900. We have 4 cottages averaging $1,351,250 per list price, 8 estate homes with an average list price off $4,606,625, and 8 chalets & villa’s averaging $2,492,143 per home listed

Condo Sales were lead by 9 re-sales of the 11 in total. Two bedrooms dominated the market, followed by four studio’s and two 1BR’s The 64% increase in sales over 2024 is likely due to sales price. The average sale price dropped by 44% mainly due to re-sale prices compared to new developer inventory prices We currently have 26 condo’s listed in the MLS of which 14 are new condo’s offered by the Developer and 12 are re-sale opportunities. Average price overall is $1,125,000.

Townhome Sales were dormant in 2025 simply due to low inventory. We had 3 sales in Q 1 of 2024 averaging $1,085,000 Tamarack currently has two townhomes on the market in the Golden Bar area. Check them out later in this newsletter!

Vacant Lot Sales in Q1 were lead by our own Julie Suitter! She brought the only two buyers to Tamarack, including a golf course lot and our slopeside lot listed on Velvet Falls Court that closed at $1,000,000. 2024 did not have any lot sales in Q1. Tamarack currently has 27 homesites listed for sale Of these, 11 are on the golf course and 9 have ski access

As we look into the 2 quarter of 2025, we face a few potential challenges starting our sales season The tariffs are the top headlines to which the stock market is reacting. Interest rates are still significantly higher than in the last several years, and building costs could remain high if Canada's tariffs are implemented. However, we could see this as an opportunity for those seeking a safer haven to invest their money in real estate

As our good friend and Tamarack homeowner, Harmon Kong, wrote in his book Values over Valuables, "We are about to see between $84 - $129 trillion dollars in estimated wealth transfer in the upcoming decade " Perhaps the next generation will consider investing in real estate in Idaho. Per a study by the Idaho Department of Labor found that the average value of a single family home in Idaho increased about 173% since the Q3 2011. Don't wait to buy real estate.
