HOW TO FIND THE PERFECT LAKE FOR YOUR FAMILY COTTAGE. The first question most people ask when considering a cottage purchase is ‘what is the lake like’? It is a pretty complex question because most lakes do not have consistent shoreline. If you’re looking at a cottage on Lake Simcoe for example, you could be looking at a property with a sandy shallow beach or a deep, rocky high shore. Lake Simcoe is one of the largest lakes in Ontario, it is on the lock system and has more of an ocean vibe. It is known for accessibility to the city, great fishing, kiteboarding, swimming and water sports. The base of the lake is sandy, the water is clean, clear and freezes over in the winter. Depending on the property it can be subject to shore wall damage because of the high winds that come off the large lake in the winter, so you want to be sure to inspect the condition of the shore wall. If you’re looking at a smaller lake in the Kawarthas, they tend to be shallow, soft and often a little more weedy. Muskoka Lakes are most often deep and dark with steep rocky shorelines. The Muskoka Lake properties have more of a classic Canadian cottage vibe with lots of exposed rock on private, treed lots. The deeper, dark lakes are great for boating and fishing and often don’t totally freeze over in the winter months. Every Lake and shoreline is different so it is important to know what to expect in the general areas. The further from the city, the more affordable cottages become. You can also consider properties with deeded access instead of direct waterfront which is also a more affordable option. Rivers and canal properties also tend to be a little more affordable depending on the location. Consider if you’d like to be on a big open lake with large boat access or a small locked lake for quiet and privacy. Alternatively you may prefer a marshy, shallow lake best for canoeing and paddling with nature or a deep, rocky lake for boating and cliff jumping. Hopefully these tips will help to make your cottage search more efficient.
