Todd & Associates, Inc. is a multi-discipline firm serving clients throughout the United States with a comprehensive range of professional consulting services. We have integrated Architecture, Planning, and Landscape Architecture disciplines to provide the most responsive service to our clients. Phoenix, Arizona

The apartments at Vista Ridge are thoughtfully designed as three-story garden-style walk-ups, providing a charming and tranquil environment for residents to call home. The development encompasses 15 residential buildings. Additionally, a clubhouse and fitness center are centrally located providing residents with convenient access to recreational and social amenities.

Designed to provide comfort, convenience, and affordability, this project offers their residents an array of amenities including a pool, 2 tot lots, BBQ stations, ramadas, and a community garden. Residents have the added convenience of carport parking and the flexibility to select from a variety of 1, 2, or 3-bedroom floor plans, all conveniently situated in close proximity to Downtown Phoenix.

Santa Fe, New Mexico

Turquoise Trail is a visionary residential project that aims to provide affordable housing options for families, conveniently located off the I-25 in Santa Fe, New Mexico. Designed to enhance the quality of life for its residents, Turquoise Trail offers a comfortable and welcoming community with a range of amenities and housing options. The development comprises thirteen, 3-story buildings that blend with the natural beauty of the surrounding landscape.

Each building offers a spacious 2, 3, or 4 bedroom apartment, catering to the diverse needs of families. Nestled in the city of Phoenix, Arizona, the Aviara Flats project is an expansive 18.5-acre residential community that aspires to redefine affordable living. Comprising 372 units with versatile 1, 2, and 3-bedroom options, Aviara Flats offers a contemporary and modern living experience. The communities have been designed with an emphasis on walkability and the pedestrian experience, connectivity to transit, architecture and building scale, and the streetscape. This development includes 14 threestory buildings, with a central one-story community clubhouse serving as the heart of the community.

The community’s extensive amenities include a fitness center, pool and spa, a community garden, and outdoor fire pits to create an inviting social atmosphere. Mesa, Arizona

Solstice of Mesa is a 237-unit, age-restricted community that creates a unique living experience that provides a safe, healthy, and active lifestyle within an affordable 55+ senior community. The project is comprised of a single residential structure that provides wings on dwelling units branching off from the centrally located clubhouse/commons core. The building undulates along the long side of the property, creating three significant courtyards for outdoor living. The recessed balconies create an exciting facade with jogs in the foundations and vertical elements of the building while providing a private shaded outdoor space for residents. The site has been carefully designed to create a community-oriented social construct and places an open space emphasis on common space amenities and communal social opportunities. Common area open space improvements include shaded BBQ dining areas, a swimming pool with an extensive deck area, cabanas, an outdoor gaming area (including bocce ball and corn hole courts), shade structures, and extensive landscaped walks. Additionally, the project includes an 8,145 SF clubhouse with kitchenette facilities, media room, business/office center, conference room, yoga studio, and fitness center.

Casa Azure is an independent senior living community offering 196 affordable units. Casa Azure is adjacent to Aviara Flats a part of a planned community.

Within this 4-story gated community, residents have an array of amenities to enjoy. Dominium’s commitment to affordability doesn’t compromise on quality or amenities. The centerpiece of the community is the clubhouse, a hub of activity where residents can socialize, engage in events, and build lasting connections with neighbors. Outdoor amenities include a pool and spa with cabanas, Ramada and fire pit.

This community is located up against the Encanto Boulevard frontage to define and reinforce the streetscape form contemplated within the Encanto Boulevard Bicycle Avenue Cross-Section. Pedestrian pathways are provided throughout the site with multiple pedestrian corridors. Architectural styles include a progression design, with heavier materials and textures on the bottom and lighter materials on the top.

La Victoria Commons is a redevelopment project transforming four vacant parcels owned by the City of Tempe. La Victoria Commons will house 104 affordable, for-rent apartments in 4 stories over podium parking with 19 for-sale one- and two-story townhomes. The apartments will reside in a five-story, mixed-use building, with the first floor composed of office space for La Victoria Commons staff, along with Copa Café and Copa Health Clinic.

Designed to cater to the diverse needs of its residents, this project is close in proximity to the light rail. La Victoria Commons not only offers affordable apartments and townhomes, but also exemplifies a holistic approach to community development.

GLENDALE SENIOR APARTMENTS

Glendale, Arizona

The Glendale Senior Apartments is a modern four-story building, comprising of 148 units. Each unit is designed to promote independence, while ensuring comfort and convenience for its residents. The project’s commitment to affordability allows seniors to enjoy the benefits of independent living without compromising their financial well-being. The residents have access to a range of amenities including a spacious community room, a well-equipped catering kitchen, outdoor patio and dining area, and a fitness center.

In addition to the walking paths and courtyard, a community garden was incorporated into the landscape design. Comfortable seating areas, shaded by trees or pergolas, invite residents to enjoy the outdoors. The development has also integrated solar carports as well as rooftop solar to proivde shaded parking for the residences while limiting their energy usage with renewable solar energy.

BELL MIRAGE ESTATES

Surprise, Arizona

Bell Mirage Estates is a 60-unit affordable housing project owned and developed by Community Services of Arizona (CSA), a nonprofit organization. CSA’s focus is to strengthen the safety of at-risk individuals and families and integrate them into the community. The project’s 5-acre site provides a pedestrian link to the adjacent Lizard Run recreational area. The 60 units are designed in a townhouse configuration, orienting units to the street, sidewalks, indoor amenities, and neighboring parks. Each of the community’s 12 buildings house 4 to 6 units of two or three bedrooms. Amenity space includes a clubhouse, business center, landscaped courtyards with BBQ and lounge seating, and children’s playground.

Architecturally the buildings are designed as traditional, flat-roofed desert dwellings. The composition of buildings of different sizes and varied accent colors further creates a village character where internal front doors orient to an inviting green space and recreation complex at the core of the community.

El Caro Senior Apartments is a 102-unit affordable senior living community located in North Central Phoenix. Gardner Capital’s development partner, United Cerebral Palsy, provides physical and developmental support to its residents, as well as educational growth for individuals with this disability. Twenty-five percent of the units are dedicated to these residents.

This gated community, for seniors 55+ features amenities and services that are sure to please all residents. The expansive 2-story, 2,500 SF clubhouse includes a business center, conference room, kitchen, and lounge. Outdoor amenity space includes a tranquil pool, lounge area, spacious courtyards, and a dog park.

ENCANTO POINTE

Phoenix, Arizona

Located on a 1.86-acre site within Encanto Village, Encanto Pointe is a 54-unit supportive housing project designed to serve the chronically homeless and low-income individuals supported by Section 8 vouchers. Encanto Pointe was the first new-build Housing First project for the state of Arizona. Encanto Pointe was designed according to Housing First’s principles, a set of strategies aimed at first establishing permanent housing for homeless people and then providing them with social services, rather than moving them between various shelters and service providers.

Each of the 54 one-bedroom units is housed within a one-story building and designed around a secure community courtyard. Amenities include a community room/kitchen, fitness center, laundry facility, and business center. Residents can relax or grill in one of its courtyards with BBQ areas or play basketball on one of the two courts.

LADERA DEL NORTE

Ladera del Norte is a unique 30-unit independent living community that provides seniors with affordable housing with a portion of the units reserved for victims of elder abuse. The community is fully gated, providing a secure living environment. Ladera del Norte is nestled into the base of the North Mountain Preserve and blends beautifully with the Sonoran backdrop. The two residential buildings are oriented to allow for splendid views of the mountainside overlooking downtown Phoenix or the adjacent desert landscape.

The design strategically positioned each unit in a way that maximizes the surrounding views through large picture windows in each living room. The Community Center allows residents to entertain friends and neighbors with a great room, kitchen, and outdoor patio. The community also offers ample open space with courtyards, meandering walkways, seating areas, and lush landscaping.

Key amenities include a clubhouse, business center, and pool with water feature. Other amenities include a children’s play area, sports courts, and a laundry room. Maddox Estates includes a mix of spacious 2 bedroom apartments and 3 and 4 bedroom townhomes.

Santé of Chandler is a 70-bed transitional rehabilitation center (TRC) located on 4.6 acres adjacent to the Chandler Regional Medical Center. The contemporary, single-story design blends with the surrounding neighborhood while providing a residential feel. Its conceptual “main street” anchors the interior spaces of Santé of Chandler. Amenities, such as an Internet café/bistro, activity spaces, and rehabilitation therapy rooms, are designed to form this main street. Guest wings, housing the state-of-the-art suites and two caregiver stations, flank the main street.

The building’s footprint encompasses several outdoor spaces, providing sheltered, quiet areas throughout the community. Outdoor amenities include landscaped courtyards, shaded dining/lounge space, and an outdoor therapy garden, providing a variety of walking surfaces as part of the rehabilitation program.

Located in Phoenix’s heart and close to the 51 Freeway, Madison Pointe comprises a 2-story clubhouse and two 3-story stacked flats apartment buildings. One of the two 3-story residential buildings has an elevator to assist residents in need of enhanced accessibility. Resident amenities include a clubhouse with kitchen, fitness center, mailroom, business center, and laundry facility. The outdoor space has inviting courtyards with BBQ areas and a playground.

The site was specifically chosen based on the proximity to light rail and bus stops. With 55-units, Camelback Pointe creates a safe, affordable community with resources committed to improving health, wellness, and housing stability for the residents. Revitalizing the surrounding area, this complex has an urban feel and utilizes a neutral color palette with lively accent walls. Healthcare facilities and civic/recreational amenities surrounding the area provide community development services for its residents.

Camelback Pointe offers one-bedroom units with ample amenities, including a fitness center, multi-purpose room, lounge, and computer lab. Additionally, there is a business center, kitchen, and laundry facility. Outdoor space was designed to accommodate social gatherings utilizing courtyards and open space with an area set up for gaming such as bocce ball and horseshoes. Also included is a lounge area with a ramada, BBQ, and lush landscape.

Located in the heart of Winslow, each of the 52 units features 9’ ceilings, a private laundry room, and a patio with mountain views. The design of Winslow Crossings blends with the surrounding community using brick accents, siding, and a neutral color palette.

Winslow Crossings’ amenities include a clubhouse with a fitness center, computer room, kitchen, and multi-purpose community room. Outdoor amenities include a ramada with BBQ, a children’s playground, and spacious courtyards.

GARY TODD, AIA, LEED AP BD+C

Gary Todd, President and founding Principal of Todd & Associates, has over 40 years of design and leadership experience. Since founding the firm in 1981, he has played a major role in the development of numerous highly-successful projects throughout the continental United States and Hawaii. Working with his team and the client, Gary provides a holistic approach using a collaborative oriented design process. Gary has extensive design experience in the multi-family residential, student housing, senior living, hospitality, and commercial industries. He strives to design and develop unique projects that are tailored to individual client needs and has a strong understanding of the trends in each market. Gary’s devotion to the purpose, goal, and vision of his clients continues to serve as a key factor in the ongoing success of the firm.

DAN BRUSNAHAN, AIA, LEED AP BD+C

As a Principal at Todd & Associates, Dan has established a high level of design excellence through his extensive list of projects. He has strong leadership skills, overseeing our senior living environments and worship communities. Through his collaborative efforts with his team, his goal is always to create lasting developments. He strongly believes that the quality of life is improved through the integrity of space and quality of design. His experience also lies in hospitality, worship communities, multifamily, and mixed-use projects. Dan has presented as a panel member, on the “Creation of Enabling Environments for Seniors” at the state of Arizona sponsored Conference for Senior Living. He has also given presentations at the Arizona Assisted Living Federation of America Annual Conference and the National Association of Home Builders: Boomers and Beyond Conference.

CRAIG STOFFEL, RA

As Director of Design, Craig oversees Todd & Associates’ design studio and helps create an overall design vision for the firm and its clientele. He works directly with clients, listening to their needs and desires leading to innovative and inspirational designs crafted to exceed the design of each project. Collaborating with his teams, he provides guidance in creating comprehensive solutions through the implementation of a well-defined design process. With over 35 years of experience, Craig has a broad range of involvement in the design of projects from day to day coordination within the design team to the generation of creative design solutions. His broad experience encompasses all market segments with a focus on residential and mixed-use design.

SCOTT PIEART, AICP

Scott Pieart has over 20 years of experience in design, planning and construction services. He has been responsible for the coordination of multi-discipline groups which included governmental agencies, organizations, citizen advisory committees and open house/public meetings. His project experience includes urban planning, master planning, landscape design, environmental planning and public participation. Scott’s previous work has involved due diligence research/analysis, site planning, master planning, urban design and public facilitation.
