The apartments at Vista Ridge are thoughtfully designed as three-story garden-style walk-ups, providing a charming and tranquil environment for residents to call home. The development encompasses 15 residential buildings. Additionally, a clubhouse and fitness center are centrally located providing residents with convenient access to recreational and social amenities.
Designed to provide comfort, convenience, and affordability, this project offers their residents an array of amenities including a pool, 2 tot lots, BBQ stations, ramadas, and a community garden. Residents have the added convenience of carport parking and the flexibility to select from a variety of 1, 2, or 3-bedroom floor plans, all conveniently situated in close proximity to Downtown Phoenix.

SOLSTICE OF MESA
Mesa, Arizona
Solstice of Mesa is a 237-unit, age-restricted community that creates a unique living experience that provides a safe, healthy, and active lifestyle within an affordable 55+ senior community. The project is comprised of a single residential structure that provides wings on dwelling units branching off from the centrally located clubhouse/commons core. The building undulates along the long side of the property, creating three significant courtyards for outdoor living. The recessed balconies create an exciting facade with jogs in the foundations and vertical elements of the building while providing a private shaded outdoor space for residents. The site has been carefully designed to create a community-oriented social construct and places an open space emphasis on common space amenities and communal social opportunities. Common area open space improvements include shaded BBQ dining areas, a swimming pool with an extensive deck area, cabanas, an outdoor gaming area (including bocce ball and corn hole courts), shade structures, and extensive landscaped walks. Additionally, the project includes an 8,145 SF clubhouse with kitchenette facilities, media room, business/office center, conference room, yoga studio, and fitness center.

ATRIA AT METRO CENTER
Aurora, Colorado
Atria at Metro Center is a 222 affordable senior living community for active adults, 55+ community. This community is situated in Aurora near the light rail and several major highways, convenient shopping and medical centers, and Denver International Airport. This community is situated on a sloped terrain, presenting unique design challenges. We chose to embrace the varying grades, developing a concept of stepped architecture with buildings of different heights and complementary architectural details. At the city’s request, we incorporated brick in our design, aiming to set a precedent for future neighborhood developments. This use of brick is intended to foster a cohesive aesthetic in upcoming housing projects.
A pocket park was also added on the street corner to provide a green, inviting space for resident gatherings and pedestrians. This terraced plaza, was also sloped, creating another level along the street frontage. Amenities at Atria are located in the center of the building and include a clubhouse, fitness center, theater, and game room. Outdoor space includes an active lawn, and resident garden with lounge seating. There is below grade parking, with 51 spaces, with the additional parking that is gated surface

LA VICTORIA COMMONS
Tempe, Arizona
La Victoria Commons is a redevelopment project transforming four vacant parcels owned by the City of Tempe. It will house 104 affordable, for-rent apartments in 4 stories over podium parking with 19 for-sale oneand two-story townhomes.
La Victoria Commons is the result of a great partnership with the City of Tempe, Newtown CDC, the Tempe Coalition for Affordable Housing and city’s Hometown for All effort. This innovative partnership combines low-income rental units (Copa Health), a great community space, a Copa Health Integrated Clinic, a Copa member run café and for sale townhomes (Newtown). The City of Tempe is hopeful it will be a model for low-income housing tax credit programs going forward.The apartments will reside in a five-story, mixed-use building, with the first floor composed of office space for La Victoria Commons staff, along with Copa Café and Copa Health Clinic.
Designed to cater to the diverse needs of its residents, this project is close in proximity to the light rail. La Victoria Commons not only offers affordable apartments and townhomes, but also exemplifies a holistic approach to community development.

GLENDALE SENIOR APARTMENTS
Glendale, Arizona
The Glendale Senior Apartments is a modern four-story building, comprising of 148 units. Each unit is designed to promote independence, while ensuring comfort and convenience for its residents. The project’s commitment to affordability allows seniors to enjoy the benefits of independent living without compromising their financial well-being. The residents have access to a range of amenities including a spacious community room, a well-equipped catering kitchen, outdoor patio and dining area, and a fitness center.
In addition to the walking paths and courtyard, a community garden was incorporated into the landscape design. Comfortable seating areas, shaded by trees or pergolas, invite residents to enjoy the outdoors. The development has also integrated solar carports as well as rooftop solar to proivde shaded parking for the residences while limiting their energy usage with renewable solar energy.

Nestled in the city of Phoenix, Arizona, the Aviara Flats project is an expansive 18.5-acre residential community that aspires to redefine affordable living. Comprising 372 units with versatile 1, 2, and 3-bedroom options, Aviara Flats offers a contemporary and modern living experience. The communities have been designed with an emphasis on walkability and the pedestrian experience, connectivity to transit, architecture and building scale, and the streetscape. This development includes 14 threestory buildings, with a central one-story community clubhouse serving as the heart of the community.
The community’s extensive amenities include a fitness center, pool and spa, a community garden, and outdoor fire pits to create an inviting social atmosphere. Casa Azure is an independent senior living community offering 196 affordable units. Casa Azure is adjacent to Aviara Flats a part of a planned community. Within this 4-story gated community, residents have an array of amenities to enjoy. Dominium’s commitment to affordability doesn’t compromise on quality or amenities. The centerpiece of the community is the clubhouse, a hub of activity where residents can socialize, engage in events, and build lasting connections with neighbors. Outdoor amenities include a pool and spa with cabanas, Ramada and fire pit.
This community is located up against the Encanto Boulevard frontage to define and reinforce the streetscape form contemplated within the Encanto Boulevard Bicycle Avenue Cross-Section. Pedestrian pathways are provided throughout the site with multiple pedestrian corridors. Architectural styles include a progression design, with heavier materials and textures on the bottom and lighter materials on the top.

67 Flats is part of a multi-generational master plan community with multifamily and senior living developments adjacent to each other. 67 Flats is the multifamily component with 384 units. It is planned as a series of 3-story buildings in a gated setting, designed around community amenities. Indoor amenities, including the fitness center and clubhouse, encourage an active and healthy lifestyle for adults and children. Outdoor spaces entail a pool, spa, BBQ grilling stations, and lounge seating.
The 67 Flats and Juniper Square PAD a accommodates the urban design and embracing the unique characteristics of our communities. The vertically integrated buildings, made possible by the height allowances of the PAD, will enhance the local landscape and create a harmonious blend of modernity and tradition. The two integrated communities have been designed with an emphasis on the living experience for each demographic, highlighting walkability and the pedestrian experience, connectivity to transit, quality/interesting architecture along with appropriate building scale, and a visually interesting streetscape.

JUNIPER SQUARE

Juniper Square is a 221-unit active adult senior living community within a multi-generational master plan community in Glendale, Arizona that also includes an adjacent multifamily housing community, 67 Flats.
Two 4-story buildings wrap an expansive courtyard that includes a pool, spa, grilling stations and seating areas. There is a 2-story clubhouse which includes a salon, a movie theater, a library, a card and craft room, a fitness center and a multipurpose activity room.
Residents are the key to bringing energy to areas of the City that lack investment. Moreover, housing options for seniors and families should be located in close proximity to public transit (i.e., buses), which can help mobility for residents and increase ridership for transit). Eliminating unnecessary parking will deemphasize the role of the automobile, furthering the urban design of the site and creating a more walkable and transit-oriented design footprint. The added streetscape will soften the buildings and provide shade for pedestrians.

SANDOVAL FLATS
Rio Rancho, New Mexico
Sandoval Flats is a 216-unit multifamily community dedicated to providing affordable housing options for families in Rio Rancho, New Mexico. Situated in the heart of Rio Ranch, the project consists of eight, 3-story buildings that were designed to blend with the local landscape. Each building offers a variety of housing units, allowing residents to select from comfortable 1, 2, or 3 bedroom apartments. This project adheres to the La Plazuela de Sandoval Master Plan design guidelines utilizing regional architecture incorporating flat roofs, stucco, and wood elements.
Sandoval Flats’ central location benefits from the city’s amenities, including schools, shopping centers, recreational facilities, and employment opportunities. The on-site amenities of the project also include a fitness center, pool, outdoor kitchen and patio, and a tot lot. Rio Rancho exemplifies the vision of creating an affordable and familyfriendly community in New Mexico.

Within the Canyon Trails Master Plan, Suncrest Vista is designed as an active adult senior living community. Neighboring this development, Estrella Springs provides multifamily housing. Suncrest Vista is a 261unit community comprised of two 4-story buildings wrapped around a common central courtyard. The amenities are centrally located in the middle of the complex, fostering a sense of community.
The City of Goodyear’s General Plan Land Use assigns a Transit-Oriented Development (TOD) Overlay to Suncrest Vista and Estrella Springs. This designation highlights areas that are within walking distance of a key transit route, either planned or existing. Suncrest Vista is designed to enhance and support current and upcoming retail, dining, office spaces, and entertainment venues. The architecture design has a contemporary style that follows the City’s Design Guidelines, utilizing landscape palettes, architectural details, signage, and colors that complement the surrounding area. Estrella Springs is the multifamily component a part of the Canyon Trails Master Plan. Adjacent to Estrella Springs is Suncrest Vista, the senior living component. Within 14 3-story buildings, there are 396 multifamily walk-up style units, with a mix of 1, 2 and 3 bedroom units.
The City of Goodyear’s General Plan Land Use designates Suncrest Vista and Estrella Springs with a Transit-Oriented Development (TOD) Overlay. This overlay denotes areas within walking distance to a major future or existing transit route. Estrella Springs will complement and support existing and future retail, restaurants, offices, and entertainment. The overall design includes thoughtful architecture and visual interests that follow the City’s Design Guidelines. It utilizes landscape palettes, architectural details, signage, and colors that complement the surrounding area.
There is an Uber/Lyft drop-off pavilion located at the community entry. Just inside the leasing center, the clubhouse and fitness center provide residents with spaces for socializing, relaxation, and maintaining their fitness routines. Arterra at Truman Ranch is the multifamily component of a multigenerational community within the Truman Ranch Market Place Master Plan. This 3-story, 388-unit community will include both apartment units and four 2-story townhomes.
Truman Ranch Market Place is a 44-acre commercial/retail master plan located in Surprise, Arizona. Purchased from the Truman family in 2007, the design goal for these communities is to embrace the future while preserving history.
Arizona farm buildings, renowned for their diverse architectural designs, serve as our inspiration. By incorporating contrasting strong and modest elements, we aim to create a project that stands out. The use of common block, split face block, stone, steel, wood, and galvanized corrugated metal roofing as basic building materials will further enhance the unique identity of this project. Lush landscaping will utilize Indigenous species sensitive to water conservation, further enhancing the tranquil spaces. Amenities at Arterra include a fitness center, clubhouse, pool, and spa with grilling stations. There is also a playground and turf spaces for gaming and recreation.

ORCHARD SPRINGS AT TRUMAN RANCH

Orchard Springs at Truman Ranch is a 213-unit active adult senior living community that is part of a multigenerational master plan with a multifamily housing component. The architectural design will honor and preserve the ranch-style heritage of the land once known as Citrus Farms by protecting the property’s history and embracing its growth. The architectural design of these projects pays homage to the traditional forms, shapes, and materials found in historic Arizona farms, recognizing their past land use.
This project will invite future connectivity to adjacent properties, creating a very interactive community component while continuing to provide a shield to the adjacent auto-dealer use, therefore protecting the serenity of the remaining Truman Ranch Property. The landscape goal is to reflect the historic land use in key pedestrian seating areas using historic elements of both an Arizona farm and a citrus farm. Outside of key locations, the landscape palette shall be designed for water conservation. Amenities include a main central courtyard with pool, spa, grilling stations, and a turf area for recreation.

Casa Grande, Arizona
Cottonwood Ranch Apartments provides 300 units of new affordable housing apartments for families near the Phoenix area. This 3-story, multi-family community will offer a mix of 2-, 3- and 4-bedroom units. The architectural design style is contemporary southwest, using a color palette that complements the surrounding area. Collaborating with Lincoln Avenue, there was a focus on creating and implementing various innovative solutions to support their residents and the community. Solar panels will be incorporated to increase the long-term efficiency and sustainability of the community.
The pedestrian and vehicular flow within the development was meticulously planned to ensure efficient circulation for both pedestrians and vehicles. Trees and lush landscape will line the sidewalks around the frontage of the community. Amenities include a pool/spa, a clubhouse, and fitness center. There is also an outdoor gaming lawn, social area with tables and chairs, children’s playground and a dog park.

SOLANA VILLAS
Buckeye, Arizona
Solana Villas, a three-story multifamily community with 200 units, will provide much-needed housing to the historic downtown district.
The architectural design borrows from both the historic downtown area and the future commercial development planned by Carefree Buckeye 29, LLC. The influence of the downtown area is integrated through the prominent use of red brick along the wainscot of the buildings, providing a strong visual base for the structures. The utilization of these colors ties into the brick base of the first story and provides visual interest to the upper floors. Combining the light and dark-colored stucco with the brick wainscoting creates an attractive and compatible theme for the site.The architecture focuses on modern style, historic materials, and eventful articulation, which will enhance the look and feel of the public streetscape and provide seamless integration into the surrounding community.
Amenities at Solana Villas include a clubhouse, activity room, fitness center, yoga studio, pool with cabanas, seating areas and a large outdoor kitchen. There is also a dog park and playground.

Legado Apartments aims to offer a contemporary and practical urban living experience in Prescott Valley’s bustling entertainment hub. This 5-story building offers 1, 2, or 3-bedroom unit options to its residents.
On the ground level, you’ll find convenient shops and retail spaces, while a rooftop restaurant provides residents with stunning views and an exceptional dining experiences.
Amenities offered include a community clubhouse, a 24/7 fitness center, and a resort-style pool. Located on a 1.86-acre site within Encanto Village, Encanto Pointe is a 54-unit supportive housing project designed to serve the chronically homeless and low-income individuals supported by Section 8 vouchers. Encanto Pointe was the first new-build Housing First project for the state of Arizona. Encanto Pointe was designed according to Housing First’s principles, a set of strategies aimed at first establishing permanent housing for homeless people and then providing them with social services, rather than moving them between various shelters and service providers.
Each of the 54 one-bedroom units is housed within a one-story building and designed around a secure community courtyard. Amenities include a community room/kitchen, fitness center, laundry facility, and business center. Residents can relax or grill in one of its courtyards with BBQ areas or play basketball on one of the two courts.

LADERA DEL NORTE

Ladera del Norte is a unique 30-unit independent living community that provides seniors with affordable housing with a portion of the units reserved for victims of elder abuse. The community is fully gated, providing a secure living environment. Ladera del Norte is nestled into the base of the North Mountain Preserve and blends beautifully with the Sonoran backdrop. The two residential buildings are oriented to allow for splendid views of the mountainside overlooking downtown Phoenix or the adjacent desert landscape.
The design strategically positioned each unit in a way that maximizes the surrounding views through large picture windows in each living room. The Community Center allows residents to entertain friends and neighbors with a great room, kitchen, and outdoor patio. The community also offers ample open space with courtyards, meandering walkways, seating areas, and lush landscaping.

Camelback Pointe brings together the features of a transit-oriented development and supportive services utilizing the Housing First Model. The site was specifically chosen based on the proximity to light rail and bus stops. With 55-units, Camelback Pointe creates a safe, affordable community with resources committed to improving health, wellness, and housing stability for the residents. Revitalizing the surrounding area, this complex has an urban feel and utilizes a neutral color palette with lively accent walls. Healthcare facilities and civic/recreational amenities surrounding the area provide community development services for its residents.
Camelback Pointe offers one-bedroom units with ample amenities, including a fitness center, multi-purpose room, lounge, and computer lab. Additionally, there is a business center, kitchen, and laundry facility. Outdoor space was designed to accommodate social gatherings utilizing courtyards and open space with an area set up for gaming such as bocce ball and horseshoes. Also included is a lounge area with a ramada, BBQ, and lush landscape.

Located in Phoenix’s heart and close to the 51 Freeway, Madison Pointe comprises a 2-story clubhouse and two 3-story stacked flats apartment buildings. One of the two 3-story residential buildings has an elevator to assist residents in need of enhanced accessibility. Resident amenities include a clubhouse with kitchen, fitness center, mailroom, business center, and laundry facility. The outdoor space has inviting courtyards with BBQ areas and a playground.

BELL MIRAGE ESTATES
Surprise, Arizona
Bell Mirage Estates is a 60-unit affordable housing project owned and developed by Community Services of Arizona (CSA), a nonprofit organization. CSA’s focus is to strengthen the safety of at-risk individuals and families and integrate them into the community. The project’s 5-acre site provides a pedestrian link to the adjacent Lizard Run recreational area. The 60 units are designed in a townhouse configuration, orienting units to the street, sidewalks, indoor amenities, and neighboring parks. Each of the community’s 12 buildings house 4 to 6 units of two or three bedrooms. Amenity space includes a clubhouse, business center, landscaped courtyards with BBQ and lounge seating, and children’s playground.
Architecturally the buildings are designed as traditional, flat-roofed desert dwellings. The composition of buildings of different sizes and varied accent colors further creates a village character where internal front doors orient to an inviting green space and recreation complex at the core of the community.

El Caro Senior Apartments is a 102-unit affordable senior living community located in North Central Phoenix. Gardner Capital’s development partner, United Cerebral Palsy, provides physical and developmental support to its residents, as well as educational growth for individuals with this disability. Twenty-five percent of the units are dedicated to these residents.
This gated community, for seniors 55+ features amenities and services that are sure to please all residents. The expansive 2-story, 2,500 SF clubhouse includes a business center, conference room, kitchen, and lounge. Outdoor amenity space includes a tranquil pool, lounge area, spacious courtyards, and a dog park.

Key amenities include a clubhouse, business center, and pool with water feature. Other amenities include a children’s play area, sports courts, and a laundry room. Maddox Estates includes a mix of spacious 2 bedroom apartments and 3 and 4 bedroom townhomes.

SANTÉ OF CHANDLER

Santé of Chandler is a 70-bed transitional rehabilitation center (TRC) located on 4.6 acres adjacent to the Chandler Regional Medical Center. The contemporary, single-story design blends with the surrounding neighborhood while providing a residential feel. Its conceptual “main street” anchors the interior spaces of Santé of Chandler. Amenities, such as an Internet café/bistro, activity spaces, and rehabilitation therapy rooms, are designed to form this main street. Guest wings, housing the state-of-the-art suites and two caregiver stations, flank the main street.
The building’s footprint encompasses several outdoor spaces, providing sheltered, quiet areas throughout the community. Outdoor amenities include landscaped courtyards, shaded dining/lounge space, and an outdoor therapy garden, providing a variety of walking surfaces as part of the rehabilitation program.

Winslow Crossings is a 52-unit low-income affordable housing community with 2- and 3-bedroom apartments. Located in the heart of Winslow, each of the 52 units features 9’ ceilings, a private laundry room, and a patio with mountain views. The design of Winslow Crossings blends with the surrounding community using brick accents, siding, and a neutral color palette.
Winslow Crossings’ amenities include a clubhouse with a fitness center, computer room, kitchen, and multi-purpose community room. Outdoor amenities include a ramada with BBQ, a children’s playground, and spacious courtyards.

Gary Todd, President and founding Principal of Todd & Associates, has over 40 years of design and leadership experience. Since founding the firm in 1981, he has played a major role in the development of numerous highly-successful projects throughout the continental United States and Hawaii. Working with his team and the client, Gary provides a holistic approach using a collaborative oriented design process. Gary has extensive design experience in the multi-family residential, student housing, senior living, hospitality, and commercial industries. He strives to design and develop unique projects that are tailored to individual client needs and has a strong understanding of the trends in each market. Gary’s devotion to the purpose, goal, and vision of his clients continues to serve as a key factor in the ongoing success of the firm.
DAN BRUSNAHAN, AIA, LEED AP BD+C
As a Principal at Todd & Associates, Dan has established a high level of design excellence through his extensive list of projects. He has strong leadership skills, overseeing our senior living environments and worship communities. Through his collaborative efforts with his team, his goal is always to create lasting developments. He strongly believes that the quality of life is improved through the integrity of space and quality of design. His experience also lies in hospitality, worship communities, multifamily, and mixed-use projects. Dan has presented as a panel member, on the “Creation of Enabling Environments for Seniors” at the state of Arizona sponsored Conference for Senior Living. He has also given presentations at the Arizona Assisted Living Federation of America Annual Conference and the National Association of Home Builders: Boomers and Beyond Conference.
CRAIG STOFFEL, RA
As Director of Design, Craig oversees Todd & Associates’ design studio and helps create an overall design vision for the firm and its clientele. He works directly with clients, listening to their needs and desires leading to innovative and inspirational designs crafted to exceed the design of each project. Collaborating with his teams, he provides guidance in creating comprehensive solutions through the implementation of a well-defined design process. With over 35 years of experience, Craig has a broad range of involvement in the design of projects from day to day coordination within the design team to the generation of creative design solutions. His broad experience encompasses all market segments with a focus on residential and mixed-use design.
SCOTT PIEART, AICP
Scott Pieart has over 20 years of experience in design, planning and construction services. He has been responsible for the coordination of multi-discipline groups which included governmental agencies, organizations, citizen advisory committees and open house/public meetings. His project experience includes urban planning, master planning, landscape design, environmental planning and public participation. Scott’s previous work has involved due diligence research/analysis, site planning, master planning, urban design and public facilitation.
