We have integrated Architecture, Planning, and Landscape Architecture disciplines to provide the most responsive service to our clients. Founded in 1981, the firm has grown steadily, winning the loyalty of numerous repeat clients. LANDSCAPE ARCHITECTURE As a fully integrated design firm, our planners and landscape architects are directly linked to the overall building design. Utilizing research and collaboration into each site’s history, ecology, sustainability, and communities, we look to blend imaginative design gestures that artfully collapse the boundary between nature and structure. It is a practice area that has been an integral part of Todd & Associates since 1986. Today, the landscape architecture studio has evolved to include a wide variety of project types and scales from complex urban and mixed-use environments and campus planning to senior living and worship communities.

CAMDEN NORTH END Phoenix, Arizona Camden North End is a 441-unit luxury multi-family apartment community located nearby Desert Ridge Marketplace with shops, dining, and entertainment. The nearby Mayo Clinic Hospital influenced the design of the community. The design concept focused on health, wellness, and the importance of nature. Many of the interior finishes are natural color tones, wood, or wood-looking material. The design was intended to carry a resident through the building so that it mimicked the healing process; the first-floor palette is more calm and restorative, whereas the second-floor palette is a little brighter, bolder, and more cheerful. The units are within 3-and 4-story buildings with tuck-under garages. The 2-story clubhouse provides residents with several high-class amenities to workout, relax, and entertain. This includes a fitness center, yoga/spin studio, wifi lounges, and a coffee bar. There also is an indoor/outdoor lounge with billiards, a bar, and an entertainment kitchen. Outdoor amenities include several tranquil spaces, a rooftop deck with a fire table and lounging area, a resort-style pool and spa, an indoor/outdoor Zen garden with 2 dog parks, and a grooming area.

PARC MIDTOWN Phoenix, Arizona Located in the heart of Downtown Phoenix, within walking distance to the light rail, Parc Midtown is a 306-unit, urban, adaptive reuse apartment community. The design of Parc Midtown uses urban streetscape to connect it with the surrounding neighborhood and create a welcoming entrance. Walkways are lined with Elm trees to provide pedestrian shading, while shrubs and plantings add color and texture to the development. The corner landscape helps accentuate the former Mercedes Benz Dealership, which has been repurposed to be the clubhouse/leasing office. The 1,300 SF pool is landscaped with date palms, accent plantings, and a unique chevron paving pattern. Amenities surrounding the pool were thoughtfully designed to tie in the urban feel. The circular design of the fire table and lounge seating creates an intimate environment where residents can gather and socialize. A large courtyard at the south building includes a water feature, shade sails for covered lounging and BBQ, and defined individual seating nodes.

NORTHERN ARIZONA UNIVERSITY HONORS COLLEGE Flagstaff, Arizona Honors College’s goal at Northern Arizona University was to provide a cohesive place for Honors Students to live and engage in their academic studies. This 5-story, 636-bed student living project was designed to be the focal point as you enter the NAU campus. Todd & Associates designed a 4-story amenities tower with floor to ceiling windows, drawing in the viewer’s eye to achieve this. A part of the amenities provided is study lounges on each floor. The larger lounges are positioned in the corners of the amenities tower with floor to ceiling windows allowing for natural lighting and campus views. One of these spaces is a social lounge/game room. There is also a fitness center, outdoor space with ramadas and BBQ area, and a pedway connected to the campus. To further support students with their studies, an academic space was designed. This vibrant, engaging space is 19,755 SF and includes 8 state-ofthe-art classrooms, study spaces, a writing center, administrative offices, and a student support center. The academic learning spaces are designed as flexible seating classrooms to allow for a variety of pedagogical approaches and greater student collaboration.

SAGEWOOD Phoenix, Arizona Life Care Services had the vision to create a new direction in senior living, one that emphasizes choice, flexibility, and independence. LCS engaged Todd & Associates to create Sagewood, an 82.5-acre master-planned life plan community in north Phoenix. Todd & Associates produced a wide range of programs for seniors seeking full-service, resort-style retirement living. Over the years, the campus has expanded to include: 336 independent living apartments, 44 assisted living units, 24 villas, and 54 casitas. Also, a part of the campus is The Acacia Health Center with 30-memory care beds and 78 skilled care beds. Sagewood provides its residents with an array of amenities that promote healthy lifestyles. These spaces include a fitness center, indoor pool, salon and spa, an art studio, and several activity rooms.All amenities focus on indoor/outdoor living with themed courtyards, a central main courtyard, and an outdoor mixed-use Main Street. This Main Street features loft apartments over dining venues with the option of formal dining, casual, and a café. The 1-story sub-grade parking structure contains 346 parking spaces and resides below the apartment buildings, Main Clubhouse, and HealthyLife Services Clubhouse. The 420-seat Oasis Event Center was designed to accommodate a variety of events, including musical and theatrical performances, concerts, and special events. We recently completed a 101-unit independent living building, an 18 hole putting course, and renovation and expansion of the existing dining.

TREASURE HOUSE Glendale, Arizona Through the efforts of First Things First Foundation, Todd & Associates worked collaboratively with their team to design a Christian-based supported living community known as Treasure House. Treasure House is a 24/7 on-site support community that serves the needs of high functioning individuals with developmental disabilities as well as those on the autism spectrum while creating an environment that encourages independence and self-advocacy. This 2-story community includes 24 residences and 6 staff individual apartment units with a private bathroom, kitchenette, and living space. Common space was a large component in the design, providing ample life skills opportunities for residents. This includes a spacious fitness center, a large kitchen for residents to prepare meals together, and an inviting dining room. Other activity-based amenities include a theater room, game room, creative arts classrooms, and a library/computer room. Outdoor space comprises a basketball court, amphitheater, and splash pad. Additionally, Treasure House partnered with the neighboring Aspera retail/commercial development to provide volunteer opportunities, shopping, and recreation for residents. NORTHERN ARIZONA UNIVERSITY THE SUITES PHASE II Flagstaff, Arizona Responding to the rapid growth of Northern Arizona University, Todd & Associates teamed with American Campus Communities to expand on-campus student housing with the continued development of The Suites student housing community. Located in the center of south campus, Phase II of The Suites added 328 beds within one- and two-bedroom units, each with private bathrooms. These two 4-story wood frame buildings are adjacent to the existing community. Consistent with The Suites, each building features a 2-story Neighborhood Core with floor to ceiling windows, providing essential needs and ample amenities within a unique living space. The first and third levels consist of a lounge, laundry, and kitchen, while the second and fourth levels include a lounge and study rooms. Lush landscaped outdoor courtyards form the outer edges of this community.

56 NORTH Phoenix, Arizona 56 North is a 344-unit luxury multi-family community located in the masterplanned community of Desert Ridge in Phoenix, Arizona. The design of was a collaboration of a resort feel with large, elaborate amenity spaces. Salvaged from the desert, the mature landscape complements the surrounding Desert Ridge community, mature. The gated entry is landscaped with ironwoods, palo verdes, and saguaros. Working in collaboration with the interior designer, the pool courtyard was designed as an extension of the interior spaces and to create a variety of outdoor experiences. The 1,800 SF resort-style pool is complimented with custom accent canopies and water features, an outdoor fire table, spa, lounge chairs with a unique green wall backdrop, and generous chaise seating. A key design feature of this space is the expansive Poolside Entertainment Deck encompassing a large covered patio for dining, lounging, gaming, complete with a commercial grade stainless steel BBQ center. A unique glass house structure for lounging and TV viewing was designed to complement the deck. Accent lighting and Date Palms were strategically placed around the pool, enhancing the space. Continuing the desert landscaped environment, other site amenities include a large 1,600 SF dog park, remote BBQ areas, and a turf event space to accommodate special events. There are pedestrian walkways along the south side of the property and along the Navajo Wash Trail to provide access to the desert and surrounding areas.

MUSE Phoenix, Arizona Muse is a true urban infill, transit-oriented community. With 367 units ranging from studios, 1-, 2-, 3- and 4-bedroom apartment homes, the community consists of three 4-story buildings surrounding two amenity-rich courtyards. Muse blends aspects of both hardscape and landscape that reflect the contemporary design of the development. The resulting landscape design follows the City of Phoenix Central Avenue Beautification Plan, acknowledges the surrounding street-front character, and provides residents a textural palette with year-round color. Artistic murals provide architectural detail and interest at the street level and add to the art-infused community. Vibrant red metal planters and street furniture complement the retail components of the development. A key component of the design approach was to create a Zen feel throughout the development. The solution was a large Zen courtyard. The design of the courtyard integrates a variety of urban elements that tie into the adjoining spaces and is a welcoming destination for residents to relax. The use of natural woods, a calming water feature, and ambient lighting reinforces the Zen-like feel throughout the development. The contemporary design of the pool courtyard ties into the architectural details of the building frontage, with the use of materials, finishes, and color. A substantial water feature into the pool mimics the front entry, with the use of the same red metal paneling.

LIVGENERATIONS PINNACLE PEAK Scottsdale, Arizona As an award-winning development, LivGenerations Pinnacle Peak is a 110unit resort-style senior living community tailored after its sister properties, LivGenerations Agritopia and LivGenerations Ahwatukee to reflect an active, upscale lifestyle. This community features 90 independent living/assisted living units and 20 memory support units. Located in prime North Scottsdale, just north of the 101 freeway, LivGenerations Pinnacle Peak replaced an iconic abandoned office building in an active development area. Adjacent to an established residential neighborhood, the site plan, program, and architecture integrated this community and its residents into an existing walkable environment, directly connecting them to a 2-level shared parking structure, restaurants, grocery store, and other retail shops. LivGenerations Pinnacle Peak offers an array of amenities to delight its residents. A salon, barbershop, and tea room provide luxury and convenience. Residents can engage in a variety of activities within the Mosaic Art Studio, Deuces Wild Game Room, Legends Theater, and classroom space with their Liv University & other educational programs. Maintaining health & wellness is essential to LivCommunities and can be achieved in their Liv Fit Health Club or through their Aqua Fit Program. Tantalizing dining venues include Tuk Urban Cafe, Veranda Grill, The Crave Formal Dining, and Barley’s Bourbon Bar. The memory support courtyard provides sensory activities for the residents through the use of textures, colors, and feel. Two key elements are a riverbed water feature and putting green.

OVERTURE KIERLAND Phoenix, Arizona Overture Kierland is a 171-unit Active Adult Community located within walking distance to high-end shopping and restaurants in Kierland Commons. This luxury community features a 2-story clubhouse with a state-of-the-art fitness center, yoga studio, game room, and a chef’s kitchen that has a dining room attached. The belief that wellness is a key component to happy/healthy living; they also offer their residents a salon, spa, and wellness/nutrition education classes. Included are a variety of art and cooking classes with a drama club on site. Residents can relax and unwind at the resort-style pool and spa with a variety of luxury cabanas or on the patio featuring a fire table and lounge seating. This truly urban active adult community has a spacious 2,000 SF dog park, bocce ball court, and cornhole space with a lounge area. The podium parking garage has 217 spaces, 1 level on grade, and 1 level below grade.

APOLLO Tempe, Arizona Located within 1,000 ft. of ASU’s Tempe Campus, Apollo is a 390-unit mixeduse development with student housing, workforce, and market-rate housing. The 6, and 7-story buildings consist of 326 college housing units with a total of 943 beds. The need for workforce housing by the City of Tempe was the driving factor of the project’s programmatic design that resulted in 55 workforce units. The 5-story building is branded under the name Array has the workforce and 9 market-rate units. Along the main thoroughfare, 12,500 SF of retail and study spaces with floor to ceiling glass opens up to Apache Road. Running parallel to Apollo is the light rail and urban streetcar attracting nearby pedestrians, to the restaurant on the corner with an outdoor patio to the transit-oriented development. The 7-level, wrap parking structure has 662 spaces to serve both residents and retail clientele. With a contemporary feel, this community offers several resort-style amenities, including a 25,000 SF rooftop amenity deck offering panoramic views of the city. The rooftop patio features 2 luxury pools, a gaming area, and several lounge spaces. Adjacent to this patio is the sky lounge with a fitness center, yoga room, climbing wall, and a lounge. Unique in design, a 30 ft. custom TV was designed to be viewed by all areas of the rooftop patio and fitness center. Connected to the lobby, residents can unwind in the coffee lounge or game room with billiards and ping pong. Several study lounges are available throughout the buildings for students and their academic studies. The ground level courtyard is a vibrant, engaging space with a luxury pool and spa, fire pits, and cabana. Adjacent to the pool, residents have access to a 6,000 SF open-air fitness center at grade with roll-up doors. Other amenities include a dog park, basketball court, and a business center located outside of the project’s workforce/market-rate component.

GARY TODD, AIA, LEED AP BD+C Gary Todd, President and founding Principal of Todd & Associates, has over 40 years of design and leadership experience. Since founding the firm in 1981, he has played a major role in the development of numerous highly-successful projects throughout the continental United States and Hawaii. Working with his team and the client, Gary provides a holistic approach using a collaborative oriented design process. Gary has extensive design experience in the multi-family residential, student housing, senior living, hospitality, and commercial industries. He strives to design and develop unique projects that are tailored to individual client needs and has a strong understanding of the trends in each market. Gary’s devotion to the purpose, goal, and vision of his clients continues to serve as a key factor in the ongoing success of the firm.

DAN BRUSNAHAN, AIA, LEED AP BD+C As a Principal at Todd & Associates, Dan has established a high level of design excellence through his extensive list of projects. He has strong leadership skills, overseeing our senior living environments and worship communities. Through his collaborative efforts with his team, his goal is always to create lasting developments. He strongly believes that the quality of life is improved through the integrity of space and quality of design. His experience also lies in hospitality, worship communities, multifamily, and mixed-use projects. Dan has presented as a panel member, on the “Creation of Enabling Environments for Seniors” at the state of Arizona sponsored Conference for Senior Living. He has also given presentations at the Arizona Assisted Living Federation of America Annual Conference and the National Association of Home Builders: Boomers and Beyond Conference.

STEVE VOORHEES, RLA Steve is an award-winning Landscape Architect with over 36 years of experience in site design, planning, landscape design, and project leadership. He has successfully designed and managed projects throughout the southwest, including Arizona, California, Utah, and Nevada. He brings to each project a passion for creating vibrant and stimulating environments that engage the senses and enhance the user’s experience. His work reflects a commitment that the natural and built environments should feel seamless and purposeful. He is skilled at managing a diverse scale of planning and project types, from parks, open spaces, and campus design and planning to master-planned retirement communities, apartment communities, senior living environments, and urban design projects. His project management approach is focused on fulfilling the client’s and community’s objectives within the budget and on schedule. As a result, he brings together diverse communities and consistently exceeds client expectations, leading to long relationships with his clients.

CRAIG STOFFEL, RA As Director of Design, Craig oversees Todd & Associates’ design studio and helps create an overall design vision for the firm and its clientele. He works directly with clients, listening to their needs and desires leading to innovative and inspirational designs crafted to exceed the design of each project. Collaborating with his teams, he provides guidance in creating comprehensive solutions through the implementation of a well-defined design process. With over 35 years of experience, Craig has a broad range of involvement in the design of projects from day to day coordination within the design team to the generation of creative design solutions. His broad experience encompasses all market segments with a focus on residential and mixed-use design.

SCOTT PIEART, AICP Scott Pieart has over 20 years of experience in design, planning and construction services. He has been responsible for the coordination of multi-discipline groups which included governmental agencies, organizations, citizen advisory committees and open house/public meetings. His project experience includes urban planning, master planning, landscape design, environmental planning and public participation. Scott’s previous work has involved due diligence research/analysis, site planning, master planning, urban design and public facilitation.
