We hope you and your loved ones are enjoying this beautiful season and all the moments of reflection and renewal it brings. As the year unfolds across the Lowcountry, Kiawah Island takes on a quiet kind of splendor — the marsh grasses shift to gold, the air grows cool and crisp, and the beaches become even more peaceful beneath the soft winter light. It’s a season that reminds us to slow down, to gather with friends and family, and to savor the beauty that surrounds us.

As we look ahead to the holidays, there’s no better time to experience Kiawah in its most tranquil state. The rhythm of island life softens, yet the spirit of celebration fills the air — from cozy gatherings around the fire pits and festive evenings at the clubhouse, to crisp morning walks along the shoreline as dolphins trace the surf. Whether you’re here to celebrate with family, unwind after a busy year, or simply enjoy the serenity of ocean breezes and quiet sunsets, winter on Kiawah offers a sense of peace and connection that’s truly timeless.

A new sunrise is on the horizon for our club, so bring your shades — bright days are ahead, and we’re so excited to share them with you.

PROPERTY UPDATES

Water Leak Update

Contractors will begin the final phase of renovations in Building 300, due to the water leak that occurred last June. They will also be installing large floor drains near the water pump in Buildings 100, 200, and 300. This work will mainly affect the parking garage and service closets, and minimal disruption is expected for owners and guests.

Additionally, as recommended by our mechanical engineering consultant, the replumbing of the main water lines in Buildings 100 and 200 will also commence this month.

Wi-Fi Upgrade

We are excited to announce that we have changed our WiFi network provider. Our new provider is the largest in the U.S. and specializes in our type of wireless hardware, earning high praise for their services. Thank you for your understanding and patience as we implement this exciting improvement. We look forward to you enjoying the benefits of this long-awaited upgrade.

New Vehicle Pass

To prevent unauthorized vehicles from accessing our property, we have introduced a new parking pass system. All owners and registered guests will need to display this pass on their dashboards. You will receive the pass from the Concierge upon arrival. Thank you for your cooperation.

Resodded Promenade Lawn

The lawn area of the promenade has recently been resodded for your enjoyment. Please refrain from allowing pets to use this space.

Privacy Landscaping

We recently added privacy plants to the front of our property to soften the impact of nearby development and maintain our tranquil atmosphere. We will continue this effort around the perimeter to fill gaps, prevent unauthorized access, and ensure our property remains a peaceful oasis.

New Dog Amenities

We’re excited to introduce new features for your dog! Enjoy an automatic watering bowl for hydration and a colorful crate of beach toys next to the dog washing area. Please return the toys after use for all our furry guests to enjoy.

CAPITAL PROJECTS

We are excited to start planning and executing upcoming Capital Reserve projects based on the recent Reserve Study and owner feedback. Over the next 16 months, we’ll undertake various upgrades, pending further analysis and Board approvals. More details will be shared in future Association Meetings and communications.

MEET CHEF MATHEW DEANGELIS

We are delighted to introduce Chef Mathew, who has recently stepped into his new role as Food and Beverage Manager at Timbers Kiawah. Mathew brings a contagious passion for hospitality and an unwavering commitment to exceptional dining — qualities that align beautifully with the relaxed elegance and thoughtful service our Owners cherish here on Kiawah Island. His leadership and creativity will continue to shape the Beach Club’s dining experience, where every meal feels like a celebration of coastal living.

Before joining the Timbers Kiawah family last winter, Mathew honed his craft in some of the East Coast’s most acclaimed culinary destinations. He served as Sous Chef at Edison’s Restaurant in Charleston and Poogan’s

Smokehouse, where he developed a deep appreciation for Southern flavors and local ingredients. His journey also includes time on Martha’s Vineyard, where he worked as Chef de Cuisine at The Boathouse, and in Boston, where he expanded his front-of-house expertise as Food and Beverage Supervisor at the InterContinental Hotel.

A graduate of the University of Massachusetts Amherst with a Bachelor’s degree in Business Administration, Mathew combines a strong business acumen with over a decade of hands-on experience in both culinary and dining operations. His thoughtful approach, genuine warmth, and dedication to quality make him a natural fit for the Timbers Kiawah

THE MINGLE,

NOW EVERY SATURDAY

Starting November 1st, we transformed our Mingle into a vibrant weekly gathering every Saturday from 3 PM to 5 PM at the Beach Club. This is a wonderful chance to relax and bond with fellow members, all while enjoying uplifting live music, refreshing complimentary drinks, and delightful hors d’oeuvres.

Various managers and local vendors will join us for trunk shows and engaging events. We will also invite inspiring guest speakers, including talented local artists and authors, to enrich our Saturday afternoons.

Please remember, if the weather doesn’t cooperate, The Mingle will be held in the Clubhouse, ensuring our gatherings remain joyful regardless of the conditions. We eagerly anticipate seeing each of you there to create unforgettable memories together!

KENZIE CHASE

Housekeeping Director

Although you may have already seen her lovely smile during a recent visit, allow us to introduce our Housekeeping Director, Kenzie Chase.

Kenzie joined us this past summer and is originally from Maine. Having spent nearly a decade on Kiawah Island, she previously worked at The Sanctuary, one of the world’s top resorts, where she held various roles in housekeeping.

Kenzie’s dedication ensured that both the property and her team consistently delivered exceptional experiences. We are thrilled to have her on our team!

A New Chapter on Captiva Island

Three years ago, Hurricane Ian brought devastation to Captiva Island and much of Southwest Florida. South Seas—at the very heart of Captiva and acquired by Timbers only months earlier—was among the hardest hit. The storm swept away guest areas that generations of families had treasured, leaving behind both physical and emotional loss. In the aftermath, Timbers moved swiftly, meeting an unforeseen challenge with urgency and resolve. The focus was not only on rebuilding what was lost, but also on strengthening the resort to withstand the storms of the future.

Through the hard work, dedication, and countless late nights of the Timbers team, every area damaged by Ian has now been restored. While the main hotel was destroyed, residential units are fully back, and plans are in motion to rebuild hotel accommodations with even more luxury, serenity, and longevity than before. In the meantime, two new additions are opening this year: Beach House, a restaurant on Sunset Beach with sweeping Gulf views, and Captiva Landing, a lively water play area designed for families.
