NH Interiors

the World Of Hospitality

Creating Timeless Interiors NH Interiors is an award winning and vastly experienced team of interior architects, space planners and interior designers. Headed by Nicholas Hollinshead, an accomplished boutique hotelier himself, the NH Interiors team have been successfully creating luxurious interiors and managing high-end hospitality design projects across the UK for over 30 years. They delight in creating distinctly unique, indulgent, memorable and timeless interiors; their keystones are exquisite attention to detail, striking design features and the finest workmanship; and their passion is to always exceed client expectations. Nicholas describes NH Interiors’ approach to projects as being “holistic”, always respecting the

aesthetic, the commercial and the operational. So, as well as creating interiors that guests will remember long after their visit, NH Interiors never lose sight of practical and operational needs, and work closely with the client to ensure that the finished product not only looks stunning visually but is also supremely comfortable and works operationally on a day to day basis. Nicholas’ acute commercial acumen ensures every client a seamless experience, sumptuous interiors and maximal value – “from design through development to deliver” as Nicholas would say. NH Interiors’ signature style is punctuated by colour, texture, elegance, originality and with a hint of the eclectic, but always resulting in careful, considered and uncompromising designs. Some of their notable turnkey projects have involved stylish and Website: www.nhinteriors.co.uk

sympathetic renovations of prestigious listed and historical sites, such as Devon’s 5* Bovey Castle. “NH Interiors’ original ideas, their modification of other ideas and requirements, and the production of the project, in association with others, was first class. The end product has received many plaudits and has exceeded expectations. Throughout, NH Interiors’ commitment, quality of work, attention to detail and general performance in the project were entirely to our satisfaction. I have no hesitation in recommending Nick and his team.” – Sir Peter Rigby.

Mobile nesting buffet tables Durable and versatile nesting tables for service, attractive enough that they don’t require hiding away between sessions, in a variety of styles to suit your venue – the new nesting buffet table collection from Forbes Industries is now available in the UK and Europe through Forbes Group. The buffet table collection provides versatile configurations, with tables at different heights for added aesthetics, in a variety of styles and finishes from six individually designed series, launched in July 2017. Each of the series is available at three price points; Elite, Executive and Essentials. The nesting tables are beautifully crafted and engineered inset countertops ensure that corners are protected from damage during moves. Each table has four swivel casters and two have brakes, making them easy to move and lock into place. Designed for easy storage in compact spaces and aesthetically attractive, so there is no need to

move them to the back-of-the-house when not in use or, for that matter, use linen on them. The Claremont 3 & 4 series have brushed stainless steel frames and three different table heights (Claremont 4 comes with 4 tables at 3 heights). Claremont tables are offered in 26 standard laminate colours and 6 upgrades, while the Elite model is available with an Acacia Driftwood top in a muted blue-grey finish. The Foss series, taken from the Norwegian word for waterfall is designed with clean minimal lines mimicking a waterfall. The large tables comes with two companion tables. Executive and Essentials tops are available in the standard and upgrade laminate colour tops, while the Acacia Driftwood top is available in 13 different colour finishes. Rustic vintage wood tops and vintage style castors with polyurethane tread give the Rustica series its name. The small, medium and large tables are finished Website: www.forbesgroup.eu

in rustic vintage wood on the Elite model, with more economical galvanised steel and wood veneer alternatives also available. The Brooklyn series takes inspiration from the suspension bridge and the Elite model has stylised polished stainless steel leg frames with 3/8” tempered glass tops. Alternatively, the glass can be replaced with standard and upgrade laminate tops for economy. If your venue suits the island style, the Fiji series with solid wood leg frames and a large variety of wood veneer or laminate tops could be a good match. The black painted wood slat design imparts a natural feel of the tropics. 13 finishes for the wood veneer Elite version range from light oak & natural cherry, through satin pecan to stormy birch and black. As always with Forbes Industries products, they are covered by the manufacturer’s warranty and are supported by the Forbes Group customer service team.

Peppermill Interiors

Peppermill Interiors is exhibiting at The Restaurant Show this October at Olympia, London! The family-run company is a leading supplier of new and vintage furniture for bars, restaurants, hotels, coffee shops and domestic customers, and is really looking forward to showcasing its new products at The Restaurant Show this year. You may have seen Peppermill last October at The Bar & Pub Show, where it displayed a range of lighting, seating, dining tables, accessories and more. This year, the company has even more unique products to show off on its 50sqm stand. Peppermill’s latest product launches include several new bar stools and dining chairs, customisable tables that can be supplied with a range of different tops or bases, and a selection of new lighting. In addition to this, quirky, one-off vintage and industrial items are joining the collection daily.

Whether you have a large chain of restaurants, or you’re the owner of an independent cafe or pub, Peppermill Interiors has something to suit you. As well as its collection of ready-made furniture, it also offers a bespoke service, meaning certain items can be made to order to your specifications. Most off-the-shelf items are kept in stock in large quantities, reducing lead times and enabling venue owners to place last-minute orders, and still have their items in time for opening day. Planning to visit The Restaurant Show? Make sure Peppermill Interiors is on your list of stands to visit. Friendly and experienced staff will be on hand to discuss your requirements and offer inspiration for your latest project. Or, if you’re just browsing, why not join them for a beer or two? You only need to look at last year’s stand (pictured on the opposite page) to know you won’t be disappointed! Website: www.peppermillinteriors.com

If you aren’t visiting the show this year, you could always take a trip to Peppermill Interiors’ large showroom in Staffordshire. Spread over two floors, the showroom has an eclectic mix of new, vintage and bespoke items on display, as well as newly-installed room sets to help customers envisage what certain items might look like in their home or business. The showroom is open to both trade and public six days a week. You can see Peppermill Interiors on stand UP10 at The Restaurant Show, 2-4 October 2017, at Olympia, London. Bespoke Art Wall Coverings

the World Of Hospitality

Bespoke Art Wall Coverings Bespoke Art Wall Coverings are changing the way people can experience original art by moving it beyond the limits of the frame and canvas. Gracing the walls of any interior area with the beauty and originality of artwork by Susan Walsh provides a dramatic statement that can change the feel of a space instantly. Walsh is truly an innovator in her exploration of colour and form, creating sensitive and unique images containing surprising depth and detail. This depth is truly apparent when the images become large scale, allowing the viewer to be drawn into the mesmerising energies they contain. Bespoke Art Wall Coverings arose not only from Walsh’s desire to reach a wider audience for her work, but from the idea of wanting clients to become involved in the creative process and build a personal relationship with the images.

On the company website, Walsh “invites you to take a creative journey” where her unique idea of allowing her work to be cropped into, gives us an incredible gift of creating bespoke art for our own enjoyment but also allowing us to immerse ourselves in the fascinating world of the professional artist behind the company. It is important to Walsh that she still spends as much time in her Staffordshire studio as possible, continually developing her techniques to create images that can stir emotional responses and bring a fresh energy to the spaces they occupy. The result is Bespoke Art Wall Covering’s range of wonderful images to choose from, with new images constantly becoming available as original paintings, canvas prints or wall coverings in paper or vinyl. It is Walsh’s unique painting style that makes it possible to choose either the whole image or a selected area,

Website: www.bespokeartwallcoverings.com

|

providing a multitude of options from just one painting. The likelihood of the exact same image being reproduced by different designers, therefore, becomes increasingly rare. Researching reliable methods of production has been a key aspect in developing the company, so whilst Bespoke Art Wall Coverings may be relatively new to the market, Walsh has been working hard for some time to ensure that the quality of the product reflects the emotion and skill she imbues in each image. A recent public launch at a large trade fair in the UK showed an encouraging amount of interest from interior designers and Bespoke Art Wall Coverings are set to make a real impact on an exciting new market.

Whisky Bar The new bar takes place in the basement, previously unused, of the restaurant “La Maison du Sake” located rue Tiquetonne in Paris. The project proposes to occupy the small rooms by creating five thematic pieces, where you can consume the precious liquid: whiskey salon, japanese salon, tashinomi, bottle keep. Each space is characterized by its ceiling, which highlights the natural stone of the existing construction, supplemented by a minimalist and discreet furnishing, made in raw medium, metal and oak.

Samuel Heath

New Bauhaus-inspired bathroom fittings The Landmark collection of bathroom fittings from leading UK manufacturer, Samuel Heath, enables designers of hotel and hospitality interiors to achieve a totally co-ordinated finish for the increasingly popular industrial interiors theme in high-spec projects. Inspired by the simplified forms and functional efficiency redolent of the Bauhaus era, Landmark consists of two striking collections, Pure and Industrial:In Landmark Pure, Samuel Heath has created a wellbalanced range which builds on the foundations of its existing Fairfield and Style Moderne collections. Minimal embellishment and balanced proportions give Landmark Pure a clean, concise appearance, whilst exquisite detail provides the distinctive styling essential to luxury bathroom design. Landmark Industrial offers a modern interpretation of the values and style inspired by the rational functionalism of Bauhaus. OPTIMISE SHARE OF £14BILLION MARKET Enabling all people to go to the toilet will help tourist attractions take a bigger share of the £14billion spent in the UK a year by parties that include a disabled person. New and recent Regulations and “ best practice” guidelines mean management now have additional challenges to deliver an optimum solution for accessible tourism. To help them, leading disabled toileting solutions provider Clos-oMat has published a white paper: Provision of Accessible Toilets in the Tourism Industry. The white paper provides a simplified reference to achieve compliance for venues where people are spending a few hours or a day. It clarifies what is needed under the latest Building Regulations (Approved Document M 2013), plus the Equality Act (which replaced the Disability Discrimination Act) and BS8300:2009, to enable visitors with a visible or invisible disability to access appropriate toilets. “A recent survey showed that 85% of families with a disabled member had left a venue early because of poor or unsuitable toilet facilities; 99% of its respondents said they would be more likely to visit a venue if they knew it had suitable toilet facilities- that includes wheelchair accessible toilets, accessible facilities with a changing bench and hoist (Space to Change), or a ‘full specification’ Changing Places assisted accessible toilet,” says Robin Tuffley, Clos-o-Mat marketing manager. The white paper can be obtained, free of charge, from the downloads section of Clos-o-Mat’s website www.clos-o-mat. com. It is available alongside a raft of support material including CAD blocks, technical specifications, video, renders, and considerations for a trouble-free installation. Shackerley

SureClad® Style is Here to Stay at Stansted

The use of Shackerley’s SureClad® ceramic granite ventilated cladding system at the £27 million Hampton by Hilton Hotel at Stansted Airport makes a stylish design statement at the new 357 room hotel. Director of the London office of Leach Rhodes Walker and lead architect on the project, Alessio Venturi explains: “We needed to differentiate the hotel from the commercial functionality of the surrounding airport buildings. “The broad choice of façade colourways from Shackerley helped us achieve that goal while SureClad® ceramic granite’s inherent impermeability gave us the robust finish we needed.” The largest Hampton by Hilton in the UK, the new Stansted hotel features Shackerley’s SureClad® ceramic granite ventilated façade system in a variegated grey/white colourway, with a natural finish that’s sympathetic to local surroundings. Alessio Venturi continues: “The building’s design has

been inspired by both its airport context and my own heritage, drawing upon design influences from the buildings of Rome’s EUR district. “The use of SureClad® ceramic granite with white and grey tones brings a little Italian flair and classic design to Stansted.” More than 10,000 panels were cut individually by Shackerley to meet the specific requirements of the building. They were supplied to site pre-drilled, with fixing straps securely anchored to the rear as part of the SureClad® installation-ready ventilated façade system, with all prefabrication carried out off-site at Shackerley’s ISO900l accredited production plant. The company’s Queen’s Award winning SureClad® Access system was used for the installation, facilitating rapid and, in some instances, necessary non-sequential panel installation. The SureClad® ceramic granite façade has also been instrumental in answering the practical needs of the building’s location. Website: www.shackerley.com

A fully-vitrified material, Shackerley’s SureClad® ceramic granite has virtually zero porosity, as defined by BS EN14411. Panels are completely unaffected by climatic extremes, conforming to all international standards for freeze/thaw resistance, and they will not fade, regardless of U/V exposure. The noncombustible (Class 0) material also offers excellent resistance to acids, alkalis and graffiti and does not promote algae growth. “The proximity of the hotel to the airport creates a tough environment for the façade,” Alessio Venturi adds, “with airborne pollutants that could cause discolouration or degradation to many other façade materials. “We needed a solution that would carry through the design intention of a timeless, classic look over a long service life and Shackerley’s SureClad® system was the ideal choice to meet those criteria. It looks fantastic on the finished building.”

Jung

the World Of Hospitality

Let there be light Switches are the unsung heroes of a building; often thought of as simply a means to spectacular lighting that illuminates exquisite furniture and magnificent architecture. But true luxury takes care of details we don’t notice, and that’s what Jung has been doing for a hundred years. Based in Sauerland, Germany, Jung is one of the largest German manufacturers of electrical installation devices and systems, offering customised solutions for homes, offices, hotels and commercial spaces. Its switches and control solutions can be found in leading hotels and commercial and cultural spaces around the world, and it has amassed a sizeable collection of innovation and design awards for its efforts. It all began with an electrician by the name of Albrecht Jung who started producing his patented invention: a 45 degrotation pull switch. His brand soon focused on switches and sockets. It wasn’t until 1968 that a new icon was born: a Bauhaus-inspired switch with a maximum switch area of 70 x 70mm, offering a new standard of functionality, design and user comfort. Impressively, the company has managed to remain in the family after all these years, and is now run by the founder’s grandson, Harald Jung. The legendary LS 990 is now a classic among flat switches. While its timeless form has remained unchanged for half a century, it has taken on plenty of new materials and colours. The Les Couleurs ® Le Corbusier range offers the LS 990 in 63 matte shades. Jung switches don’t just turn on lights. In its mission to make living more comfortable, its devices include all sorts of functionalities, such as dimming, blind control, air conditioning control, telephone and broadband cable connections, TV and satellite signal connections as well as Smart Home solutions. They’re also versatile: The flush-mounted LS ZERO is known for its easy integration into furniture, brickwork or drywalls. The variety of functions is equally matched by its designs. The LS range alone has borders of differing widths, while the CD range replaces the angular design of the LS with rounded corners. The products are predominantly made of high-quality plastic, glass and metal, but Jung has also recently introduced the LS range in brass, produced by hand and available in different shades. woka

Woka Lamps WOKA LAMPS VIENNA is a Vienna-based Manufacturer of Iconic 20th Century Lighting Design. Lovers of iconic lamps from the early 20th century were for decades deprived of the possibility of owning some of the most striking pieces by the Wiener Werkstätte and the Bauhaus, which had long fallen out of production. The designers whose work WOKA is licensed to produce read like a who’s who of the Vienna design pantheon. In addition to Hoffmann and Koloman Moser, the manufacturer has reissued striking table, ceiling, wall and floor lamps, as well as chandelier pieces, by the likes of Adolf Loos, Otto Wagner and Carl Witzmann.

A collection of very rare antiques of the early 20th century as well as a large collection of chandeliers from the 18th century until the 1960s is completing the business of the WOKA GALLERY. SIMES

SIMES Luxury Exterior Lighting with a Twist SIMES, a UK partner of Zumtobel Group, has expanded its portfolio following collaboration with international designers using various materials including concrete, wood and aluminium to create the most amazing luminaires that bring exterior spaces to life. In the new collection, SIMES expresses its creativity by playing with primary geometries - the circle, square, triangle - and works on the fundamental principles of forms to offer new lighting ideas. SIMES’ individual exterior lighting expertise and strict environmental ethos provides architects and lighting designers with a combination of the most technologically advanced products combined with the very latest, eye-catching aesthetics.

Ghost is a luminaire contained within a solid concrete structure, offered in various designs it incorporates a light blade within the concrete surround - when it’s off, it disappears. It has no artifice, just a cut in the concrete with brutal and magic inspiration, directly cast into the concrete, fusing architecture and light in a natural way.

Another new, adjustable projector is Outline, a basic and sophisticated design created for a lighting system that shapes the space with a distinctive, clean and tasteful style. Whether as pole, wall or floor mounted, Outline enhances the expressivity of pure aluminium through minimal and simple lines that illuminate space and reveal its true potential.

Keen represents the evolution of outdoor lighting projectors. A special double joint allows the projector to take infinite positions for different light effects and its minimal design makes it suitable for a wide range of architectural applications. Available in four sizes, Keen is engineered with the most advanced LED technology and different optical solutions, ensuring a performing light effect and energy saving characteristics.

Other additions to the range include Streamline wall-washer and projector, a linear wall-washer designed to illuminate walls and facades with a grazing light effect, creating a soft and uniform diffusion, Smooth functional and accent lighting that’s guaranteed by the latest generation of LED, combined with specific reflectors and Plan, a brand new LED appliqué with single or double light emission.

Stage is an ultra-thin and ultra-performing, adjustable projector generating a luminous flux of extraordinary intensity and visual quality. Available in symmetrical and asymmetrical version, Stage is ready to house the DALI system (available on request), necessary to manage the quantity of light. The asymmetric version is characterised by an innovative scoop optic that guarantees lower luminance resulting in maximum visual comfort. Website: www.simes.it/en

Then comes the complicated part of finding all the pieces that will come together to complete our vision. Often, we will turn to interior designers to guide us through this process. Their expertise and understanding of these items is helpful to this process. Their existing relationships with suppliers and retailers is also invaluable. A good relationship will ensure quality of service and accountability until the project is complete. Ensuring that everything looks and feels great before opening to the public. I suppose it’s like being a good waiter and carrying out your ‘check backs’ until you’re certain that the customer is happy.”

It’s this attention to detail and expectation of high quality service that has forged links with interior designers, developers and business owners alike. An honest approach to sales and well considered products keeps their team busy and at the forefront of their client’s minds. Bright Goods

Kingston’s new DoubleTree Hilton welcomes LED filament lighting Leading LED filament brand Bright Goods announces its installation into Kingston’s brand new DoubleTree Hilton Hotel. The range of decorative, vintage-style LED filament lamps with a huge designer following is lighting up the ground floor public areas including the reception, lobby and restaurant. The project has been specified and managed by interior design architects, DesignLSM in conjunction with The Light Corporation. The DoubleTree, an upmarket 146 bedroom Hilton hotel located on the edge of the town offers stylish and contemporary accommodation, state of the art conference facilities and the hotel’s signature restaurant, Hawkers Bar and Brasserie, which is themed around Kingston’s extensive aviation history. It is an Art Deco-inspired area with an open-plan kitchen and an enclosed outside dining terrace. The Light Corporation was commissioned to design a lighting system that not only complemented the aviation theme but provided warm and elegant illumination throughout. An impressive range of Bright Goods LED filament lamps was specified to enhance distinct areas of the hotel. The lamps, all in 2.2K very warm colour temperatures highlight the various shaped LED filaments and create a welcoming, atmospheric ambience. The Florence 6W sepia tinted maxi globes, for example are hung bare and installed in clusters amongst the copper pipework that

runs around the perimeter of the restaurant, giving a contemporary industrial feel. The Elizabeth 3W candles, Joseph 5W GLS’, Jane 6W sepia tinted classic pears and John 6W long tubes are installed throughout the reception area, lobby, lounge, kitchen, bar and restaurant area providing the ultimate warm and cosy glow for all visitors. Steven Brazil, General Manager at DoubleTree by Hilton in Kingston said, “Aesthetically we were looking to create a modern and industrial décor and the Bright Goods LED filament lamps definitely helped us achieve this. They look fantastic and we have received some really positive feedback from our hotel guests who have commented on their vintage-modern design. We wanted to incorporate ‘mood lighting’ which could be altered throughout the day and into the evening and as these lamps are fully controllable, and can be dimmed when required, they were exactly what we were looking for.” Matt Parker, project lighting designer of The Light Corporation added, “We use Bright Goods lamps in every project we do in the hospitality sector and trust them for reliability, longevity and consistency of colour. Two years down the line after our first installation of Bright Goods lamps, they are still going strong, not a single lamp failure which is fantastic. It is good for us as it proves we are with the right supplier and good for Bright Goods as it verifies their longevity. We know they work, they look great and they perform but more than that, they are going to last a long time.” Website: www.brightgoods.co.uk

All Hands On Deck Levato Mono Porcelain Paver system from The Deck Tile Co. - as recently installed at the new ‘superpub’ from JD Wetherspoon, Ramsgate. The vast 750m2 wrap-around terrace has been covered with the Timeless range of timber effect porcelain ‘planks’, a most complimentary finish blending in with the coastal location and it’s wonderful sea view. The pre-installation support of the team at The Deck Tile Co. and the preparatory work involved was an essential part of this project and has resulted in an excellent finished result. With hurdles to overcome, such as multiple falls, facilitating the erection of signage struts and large static planters, the paver system has, due to it’s flexibility, meant that the terrace expanse was completed in under three weeks. The use of the unique slope correcting/height adjustable pedestals and retention system has enabled the creation of a stable, raised access ‘deck’ and when

Aloha Espresso Bar

Aloha Espresso Bar: Café for the New Flavors and History Buffs A new hot spot in the Old Montreal, Aloha Espresso Bar brings together Hawaiian specialties in a decor where candor and roughness are “fixed up” happily. Behind the grey cut stone of an old warehouse store (1869), in the Old Montreal, the most recent Aloha Espresso Bar café explores through shapes the history of Hawaii and the spirit of aloha[1] that intangibly permeates the inhabitants of this rugged terrain archipelago. Created by the interior design firm Jean de Lessard - Designers Créatifs, the café has already been labeled a “tropical paradise” by some Web users. The accuracy of hue that dares the bold color and the hodgepodge look has the social networks creating a buzz and drawing in Montrealers and tourists. The graphic, even iconographic, approach subtly enhances products that while they have little in common, both are great for connoisseurs of superior quality coffee,

the Kona coffee, and Shave ice for the amateurs of refreshing summer delicacies. New in Montreal, this Hawaiian specialty of Japanese origin is consisting of flaky ice “shavings” served with a variety of flavors and is to be eaten with a spoon. “It seems to us that people are looking for all things natural. We gave it shape by devising for the owners, two Hawaii aficionados, a collective place that would illustrate the respectful spirit of aloha, by means of a wooden home-built construction,” explains principal designer Jean de Lessard, about bringing their design of space to a human scale, full of meanings and authenticity. Plate tectonics and rupestral styling As discreet as it may be, the design stems from an in-depth study of the topography, geology and anthropology of the archipelago. Formed by five main

volcanoes, three of which are still active, Hawaii is in constant evolution and inexorably drifting towards Japan, in the northwest axis. The ceiling and wood beams, the brick and used painted concrete floor inside were left as they were. The relationship between the mineral element (brick/ concrete) and the plant element (spruce counter and shelves) suggests a fragmentation, sometimes due to tectonic movement, sometimes due to the progression of the lava through the landscape.

The saturated colors including a dashing cactus green give room to nature. The custom-made wall-covering is a reminder of the vintage bright yellow shirt which were often embellished with hibiscus, the national flower of Hawaii. Besides, the pretty custom-made lamps and its lampshades have that flea-market air about them.

Aloha Espresso Bar

Standing as the main centrepiece, the counter has a meandering shape that is a unique interpretation of the “aloha” sign that the hand makes. Its intentionally rough appearance brings humorously to mind the clumsiness of the apprentice handyman. “Jean wanted to ensure that the life-experiences of people were felt in the space. We gave him carte blanche and we do not regret it,” comments Andreï Vulpé, one of the owners. Overlooking the counter, the pergola provides an astounding contextual reading: the carefully carved elements that are part of the structure are a simple representation of the archipelago flora and the petroglyphs etched in stone and lava. A gustative, decorative and equally instructive itinerary not to be missed!

Gismos, Gadgets and Good Design

IT & business innovations from beyond the housing sector Professor Dr Michael Benfield

In the early ‘noughties’ I ran a seminar for ‘Constructing Excellence’ on ‘Safety by Design’, followed a few years later by one on ‘Designing Out Waste’. The purpose in mentioning them is to emphasise the fact that, despite new products and new and updated regulations, like those dealing with high speed electronic communications networks (Approved document ‘R’), the house-building industry has made little progress so far this century. Back then I argued for buildings to be designed via ‘partnerships’ that embraced site constraints, programmed out risk, and ensured good immediate and ongoing communications with present and future stakeholders. I pointed out that to do so required ‘design teams’ who not only knew their legal duties & responsibilities, but who understood how the job would be done. In turn this meant grasping the logistics, getting to grips with handling and ‘Temporary’ works, as well as embracing snagging and maintenance along with the lifetime risks of the building both in construction, in use and decommissioning. Stressing that ‘good design’ is SAFE I also urged participants to accept their responsibility for making others aware of all of these risks. While today it’s pretty easy to specify IT related products for any building, like visual or fingerprint recognition access, remote video surveillance, cell-phone heat and light control, and so on, doing so efficiently remains a major challenge. Indeed, arguably this is more important than these ‘nice to have’ gismos and gadgets themselves. Home buyers and renters alike remain more concerned about the cost and speed efficiency of new home construction, their comfort, running, and maintenance costs. In several respects ‘Designing Out Waste’ was an extension of the earlier attempt to introduce business innovations from outside the construction industry. Techniques and disciplines like ‘Six Sigma’ and ‘Kaizen’ were applied across the whole design and build process to cut out waste in design time, scheduling delays, and prototyping errors, as well as material waste, etc. Once again an important element of this was the acceptance that building design needed to become a collaborative exercise, rather than the God given domain of any one person. As in the motor, aircraft and ship building industries, for example, recognition of the increasingly complex nature of the building enterprise was seen as increasingly important. Designing with partnering in mind emphasises communications, the importance of avoiding delays, and the need to programme out errors. It also recognises the need to really know what stocks & other ‘industry standard’ materials are readily available, how jobs will be done in practice, and the need for a better and fuller understanding of the building and manufacturing tasks involved. Grasping the totality of the logistics involved was seen then, and remains today, of major importance. Getting to grips with transport, ‘Right First Time’ and ‘Continuous Improvement’ processes were and are obvious candidates for expanding the horizons of the design team. Equating the notion of ‘Lifetime Costs’ with the avoidance of delays and the need to programme out errors, along with a sound knowledge of materials, processes and procedures remains vital. Although accepting that good design avoids waste, then and now many ‘professionals’ - used to a more relaxed regime - found and find this an unpopular constraint. Few, it seems are ready even now to accept responsibility for, and bear the cost of, any waste caused by them. As we move further toward ‘factory built’ homes clients and their professional advisors and consultants must understand that, to produce a building in the factory requires all elements to be determined in detail before work commences, rather than muddling through trying to resolve complicated design issues as a project progresses. While this is possible using sloppy ‘wet’ trade building techniques, where adjustments can be made in-situ, complex off-site manufactured elements are much more difficult to alter. Failure to understand this is both prejudicing MMC and costing clients and builders’ small fortunes to correct. Partnering for the whole design, supply and construction chain is a vital process that must be developed to correct this. Consequently, whilst moving with the times to incorporate all that is best and wonderful and time saving and comfortable, and desirable in any building design we undertake, manufacture, or build, I still find myself ‘shouting at the wind’ for fundamental shifts in professional attitudes. However, the ‘winds of change’ are blowing and I do detect small shifts. As construction moves ‘off-site’ into the factory these will greatly improve efficiency, quality, and affordable delivery of all levels of social and private housing.

Michael Benfield 2017

-Ends Prof. Dr. Michael Benfield is a Chartered Environmentalist. He predicts that current pressures for more housing will increase demand for Off-Site Production and MMC (Modern Methods of Construction) leading to new standards of professional capability, project design and the development of new management tools for the housebuilding and construction sector. Listing Chartered Builder, Chartered Surveyor and Chartered Manager amongst his credentials, he is an Affiliate of the RIBA and chairs leading UK timber engineers Benfield ATT.
