TThe Garrett Companies is a full-service multifamily development, construction, and management team based in Greenwood, Indiana (Indianapolis MSA). Our team of professionals work in unison to entitle, develop, build, and operate multifamily apartment projects and restaurants across the country. We are currently active in six states and have experience with more than 60 projects in 14 states. After delivering over 14,000+ apartment homes, we have become experts in forecasting trends and delivering living options that find quick success in the marketplace. Our proprietary market research criteria paired with a disciplined business model reduces risk and allows us to create desirable, high-end multifamily housing that produces superior risk-adjusted returns.

One half of The Garrett Companies’ workforce is based out of the Headquarters in Greenwood, IN, with the remaining workforce spread amongst active construction sites, operating apartment communities & restaurants, and regional offices in Colorado & Florida. The modern HQ facility provides each of its employees with large private offices and noteworthy perks. However, employees based at HQ are not required to report to their office… ever. At The Garrett Companies, our workspace is more than our office.
In 2020, many companies nationwide instituted temporary work from home policies to accommodate work during the pandemic. TGC took a different approach and permanently adopted new policies for remote working which increased productivity and satisfaction for the entire team. The expectations are simple: report to work daily during regular business hours and turn on your camera during meetings… and you can do so from anywhere.
HQ team members have seen professional and personal gains from TGC’s workplace flexibility. Employees have taken back the time and expenses consumed by commuting and devoted them back into their families and passions. And without being tied to reporting to HQ daily, comes the flexibility to travel toand live - anywhere in the country.
HQ team members are not the only ones benefiting from remote workplace policies. The indispensable teams who report daily to active construction sites or operating managed locations appreciate the fact that every meeting is conducted via video conference, and all team members have access to the same communication platforms. Beginning with a group of 5 teammates in 2014, every February Eric Garrett invites the team to join him in one of his favorite places on earth: Telluride, Colorado. For the 8th annual trip this year, 89 teammates packed their ski gear and headed for the mountains for, what some refer to as, the best perk of the job.
But this trip is more than a perk. This trip is an experience. From the novice- to the never-skied, this trip is a chance to discover or rediscover your sense of adventure. It also serves as one of the most organic and powerful team bonding & development experiences that our teammates have ever encountered. And although it is often difficult to understand going in, our group walks away from this week-long trip with insightful correlations between ski and business.
TEAMWORK.
Rarely will a skier hit the slopes independently; most trails are skied in groups. With each assembly of teammates, the same patterns will form. One person always takes the lead. This is usually the strongest skier. They will set the pace. And even when their pace is faster than what the other teammates can match, they carve out a path for us and show us what we are capable of. Some in the group become the coaches and mentors. They keep their eye on those in the rear, stopping regularly to allow them to catch up, and suppling regular doses of form suggestions, trail directions, and ‘thumbs up’s to their teammates. And finally: the beginners. They are unfamiliar with the terrain, unsure of their untested skill level, and yet full of exhilaration for the views from the top. The beginners are excited to be here but must place all trust and faith in their team to get them safely back down the mountain.
PREPARATION.
To enjoy skiing, there is a great deal of preparation required. Many factors play into your performance: hydration, adjustment to altitude, the proper training, the right gear, and endurance to fight fatigue. The steps to prepare are not a secret; the ones who’ve gone before share their knowledge and experiences freely with the team. It comes down to discipline to heed the warnings and take the steps necessary in advance to make the most of your week. Failure to prepare can result in injury, dropping out early, and an inability to meet your goals for the week. But with the proper preparation, you are prepared to push yourself ahead and enjoy the view from the very top.
FORECASTING.
What you see on the trail map doesn’t always match what you see on the trail itself. The map can’t clearly illustrate the changes in elevation, the steepness of the slope, and the ruggedness of the terrain. So as helpful as a map can be, you also need a guide. Someone who’s been there before. Someone who can advise you on what’s ahead, tell you how to prepare, and warn you when to adjust your speed up or down.

PERSONAL ACCOUNTABILITY.
There are very few aspects of the trip that are scheduled or required. The limited requirements include picking up & returning your rentals on time, showing up on time (early) for the team photo, and not missing the bus back to Montrose airport on Friday morning. Despite limited requirements, the mission is clear: Make the most of the week. So each team member must design their schedule and plan their time to do just that. Whether it includes preparing meals together with your housemates, making it to the final round of the Euchre tournament, or achieving that trail you shied away from last year (See Forever, perhaps?). Just like in business, it’s less about following a detailed plan, and more about keeping focused on the mission, then adapting strategy and maintaining personal accountability to get there.
Teamwork, preparation, forecasting, and personal accountability. All business, and not what one may typically think of being included in a week of ski. GIVING BACK
Bettering the neighborhoods in which we work is engrained into the vision of our company. Each member of our team takes pride in serving their community, which is why our service activities are employee-driven. We empower our team members to recognize need and fulfill that need, whether it is through the individual use of their Volunteer Time Off (40 hours available per year) or by organizing a large group initiative. ERIC GARRETT
PRESIDENT
As Founder and President of The Garrett Companies, Eric Garrett directs the strategic planning, growth and profitability of the Company. Eric began his career in the1990’s as a broker for Marcus and Millichap (M&M) in Chicago selling multifamily projects around the Midwest. Eric was the company’s Rookie of the Year and had immediate success averaging over $100 million per year in sales. Eric learned two invaluable lessons from his time at M&M. First, he learned the importance of site selection and understanding what makes a strong site from a mediocre site. Second, he learned the importance of solid underwriting during the development process. In the early 2000s Eric was recruited by one of his largest clients to lead their development, construction and management efforts. The developer had a goal to begin developing in growth markets around the United States. Eric’s goal was to identify the markets, the sites and lead the team through the process. Ultimately the company grew from 1 project per year to being listed as the 7th largest multifamily development company in the country and expanding into to 11 states. In 2008, Eric founded Watermark Residential in partnership with Thompson Thrift Construction. The firm experienced immediate success despite the turbulent economic climate in 2008. In less than 6 years watermark successfully developed 3,982 apartment homes in 16 projects throughout 8 states. Eric was the Managing Partner of Watermark and oversaw all facets of the development company including site selection, entitlements, contract negations, strategic planning, financing, site administration and management. To date, including the Garrett Companies track record, Eric has owned, developed and constructed 51 multifamily projects consisting of 11,000+ units in 14 states. In 2014, Eric created The Garrett Companies with the goal evolving his business model, and bringing development, construction, and asset management together as a unified team. In five short years, The Garrett Companies has developed 17 projects in 6 states (3,600 units). In addition, his company has been repeatedly recognized as a Best Place to work in the USA Inc. Magazine, Outside Magazine). In 2018 it was ranked the #10 fastest growing privately held company in the USA, and the #1 fastest growing privately held real estate company in the country (annual Inc. 500 / Inc. Magazine ranking Index). Eric has a B.S. in Social Sciences with a minor in history from Indiana State University.

MATTHEW GRIFFIN
CHIEF OPERATING OFFICER
Matt has worked in the multifamily development industry for over 14 years and brings a comprehensive skill set that includes entitlements, market economic analysis, physical design, development process management and marketing. Matt has played a managing role in over $400 million dollars of completed projects ranging from suburban greenfield developments to urban infill mixed use campuses. Many of Matt’s projects have become rent leaders in their markets, and have garnered awards from design, development and multifamily trade organizations. Prior to working in the multifamily industry, Matt was involved with several Midwestern and east Coast municipalities in a planning and economic development role. In addition, Matt has worked as an urban designer and transportation design manager for consulting firms. Matt is also involved in mentoring small business startups, and has provided content for Inc., Money Magazine, entrepreneur Magazine, CNN Money, and Forbes. Matt graduated from Ball State University with honors. At Ball State Matt majored in economics, Urban and regional Planning, and environmental Design.
EVAN BROWN
CHIEF FINANCIAL OFFICER
Evan joined The Garrett Companies in 2014 as the Financial Controller where he was responsible for managing accounting operations of the business. This included preparing financial statements, preparing and reviewing budgets and forecasts, ensuring compliance with all regulatory reporting and handling all month end and year end processes. In 2016, he was promoted to Chief Financial Officer where he supervises all accounting and financial operations across all entities. His primary responsibilities include maintaining an adequate system of accounting records and financial reporting framework, establishing internal controls to mitigate risk, and projecting and maintaining project budgets. Prior to joining The Garrett Companies, Evan served as a Senior accountant with Petrow, Leemhuis, Vincent & Kane a public accounting firm located in Indianapolis, Indiana. During his time with PLVK, Evan focused on corporate and personal income tax, as well as audits, reviews, and compilations. he also managed business strategy, bookkeeping, and payroll for clients. Evan earned a bachelor’s degree in accounting and Finance and a minor in Business administration from Marian University. He is a Certified Public Accountant and a member of the Indiana CPA Society as well as the American Institute of Certified Public Accounts. In his free time, Evan loves to spend time with his family, as well as play a little golf.
ROB MARTINSON
VICE PRESIDENT OF INVESTMENTS
As Vice President of Investments Rob is responsible for driving the strategic investment and underwriting vision of The Garrett Companies to ensure the highest standard of excellence, reduce risk, and increase profitability. Rob leads the investments team of analysts, development associates, and acquisition managers to monitor the financial stability and associated risk for all business ventures. Prior to joining our team, Rob worked in a broad range of roles including investment oversight, construction, project management, financial analysis and development. Rob has over 16 years of real estate experience and has been directly involved in over $500 million of commercial real estate investments across a variety of asset types, most recently focused in multi-family, student and mixed-use communities.
KENNETH J. KOZIOL
VICE PRESIDENT OF DEVELOPMENT
Ken Koziol leads the development activities of the company including site selection, due diligence, project design, construction, and turnover, with a focus on efficiently maintaining projects that are executed on time, within budget, and meet all expectations of quality. Ken has over 25 years of experience in building design and construction for some of the largest projects in the United States with a total value greater than $3 billion. As a Lieutenant in the U.S. Navy Civil Engineer Corps, he was responsible for the planning, design, construction, operations, and maintenance for naval shore establishments along the west coast and throughout the Pacific. Following a decorated career in the military, he spent over 15 years in the aviation industry. As Senior Design Manager for the McNamara Terminal project in Detroit, Ken led the design of the new airport terminal and Westin Hotel for (then) Northwest Airlines. Afterward, he relocated to Indianapolis as Deputy Program Manager for the Indianapolis airport to lead the planning, design, and construction for the new terminal area. Both projects have been consistently recognized among the best airports in the world. Ken also managed the design and construction at the New York-LaGuardia airport for the Delta Airlines renovation and expansion. Ken graduated cum laude from RoseHulman Institute of Technology with a degree in Civil Engineering, and summa cum laude from Wayne State University with an MBA.
JAMIE ALLEN
VICE PRESIDENT OF MANAGEMENT, ASSOCIATE COUNSEL
As the Vice President of Property Management, Associate Counsel, Jamie oversees all aspects of property management operations, organization, and strategic planning. Jamie has over 15 years of experience working in key roles at privately held development and management companies. Most recently she was Corporate Counsel for a large Midwestern Multi-Family focused firm. In that role she provided a full range of legal and operational expertise for over $1 billion in assets. her experience is diverse and includes working with a wide variety of asset types including Class a, workforce housing, and LIHTC projects. working in such rules has given Jamie the ability and expertise to build, implement, and execute operational and management strategies for Garrett residential. Jamie received her Juris Doctorate from the Robert h. McKinney School of Law in Bloomington, Indiana, and earned her bachelor’s degrees from Indiana University. Jamie volunteers at the Julian Center Protective order Clinic and is a Women’s Fund of Central Indiana options 2019 Class Member.

Steve brings over 25 years of multifamily construction experience and project management of over 6,600 apartment and student housing units and has been involved in preconstruction of an additional 2,000 plus units across the United States. Steve’s vast experience and knowledge as a construction professional has provided him with exceptional leadership qualities and the ability to manage personnel at all levels. Steve prioritizes The Garrett Construction Company’s responsibilities, organizes, motivates, leads high-performing teams and ensures positive results in all areas.

KYLE MCCLAMMER
GENERAL COUNSEL
As General Counsel, Kyle McClammer oversees all legal matters of The Garrett Companies. His practice includes all aspects of real estate development, including property acquisition, debt and equity financing, construction, leasing, project management and dispositions. He also advises the company on general business, corporate and compliance matters and oversees outside counsel. Prior to joining The Garrett Companies, Kyle practiced at the law firm of Wooden & McLaughlin in Indianapolis where he represented lenders and real estate developers with a focus on the multifamily industry. After law school, Kyle also served as a judicial clerk to Judge Margret G. Robb of the Indiana Court of appeals. Kyle received his bachelor’s degree magna cum laude from Wabash College and his Juris Doctor degree magna cum laude from the Indiana University Robert H. McKinney School of Law where he was a member of the Indiana Law review. He is a member of the Indiana State Bar association, Indianapolis Bar association and the association of Corporate Counsel, and is a board member of the Indianapolis association of Wabash Men.

Andy joined The Garrett Companies as Preconstruction Manager and comes with 22 years of experience in the construction industry. Since, Andy has taken on the role of Vice President of Construction Services. Andy is responsible for early feasibility studies supported by real-time construction cost estimates, used in the decision-making process. In addition to estimating, Andy participates in design decisions, material evaluations, cost studies, value engineering, value analysis, scheduling, constructability reviews, permitting, land acquisition and life cycle costs analysis. Andy specializes in providing unmatched design-build preconstruction services for the retail and multifamily construction industries.
JONATHAN BYRD
VICE PRESIDENT OF PROJECT MANAGEMENT
Jonathan is a graduate of Eastern Michigan University. While pursuing his Bachelor of Applied Science at EMU, in 2007, Jonathan worked for a General Contractor in the Detroit Metro area within the Government Sector. After five and a half years within the government contractor role, he pursued a change in construction venue and begin working for a General Contractor with a concentration in assisted living and HUD housing projects. In the winter of 2013, Jonathan transitioned to an Indiana General Contractor within their multifamily division. While there, Jonathan managed and finished over $50 million worth of construction throughout multiple states. With over 10 years of management experience, Jonathan is a proven leader with a collaborative approach to managing projects as well as an ability to grow and advance those that work with him. He has worked for companies such as Thompson Thrift Construction, The Douglas Company and Brix Corporation.

Ashley is the Director of Development for The Garrett Co. Her expansive 20-year career in development began as a Project Manager for Kite Realty, then a Director of Land Planning and Entitlements for Pulte Homes, and eventually working for Cityscape Residential. Some of her most notable projects prior to joining The Garrett Companies in 2020 included the Eddy Street Commons at Notre Dame and the Conrad Hotel & Residences in Indianapolis. Ashley earned her Bachelor of Science from the University of Evansville and her Master of Professional Studies in Real Estate Development from the University of Indianapolis.

Matt’s career is a success story of the learning and development opportunities with The Garrett Companies. Joining the team as a Project Engineer in 2017, Matt has grown to a top-performing Project Manager and now Director of Construction Operations. He is responsible for overseeing the project management team in coordinating and managing all preconstruction and construction related activities over the course of the project. Some of his responsibilities include budgeting, planning, scheduling, financial monitoring and communicating with field personnel, subcontractors, material suppliers, and municipalities.
Matt is a graduate of Indiana University Kelly School of Business with a bachelor’s degree in Finance and Management and has earned an additional certificate of Construction Management Engineering Technology (CMET) from Purdue University.

Our tenured accountants prepare customized, comprehensive information for each property. During the development process a full monthly overview of process is provided. This includes details of current YTD VS actual budget, the development process, construction update and leasing update.
Once the project transitions to stabilization the Garrett Accounting and Finance Team delivers full monthly updates including all of the pertinent financial information, a full market overview and any level of back-up required. In addition, there is no need to call or email regarding an asset. Our online portal is available 24/7 for accurate asset management, development, and construction progress updates.

Each summer, The Garrett Companies hosts interns in a variety of focus areas including legal, marketing, property management, construction, and more. We seek students who are eager to learn and ready to be challenged. GIPpers, as we like to call them, are given meaningful work and an unforgettable experience.
