WHY RESTAURANTS? When looking at new deals, our Investments team is often challenged with finding creative ways to pitch a project for a particular plot of land that also fits the needs of varying municipality requirements. Oftentimes, adding retail space to the deal will help bring overall value to the asset and the surrounding neighborhood to help seal the deal. In several cases such as The Mezz, Talus Flats, and now The Hangar, the deal was able to be made because of the added restaurant concept. Although not every deal benefits from a restaurant, those that include one often helps gain the interest of investors looking to secure a strong, well-rounded deal.

COMMUNITY DRIVEN CONCEPTS In addition to adding value to the project, a fully integrated restaurant concept onsite for a new community adds value to our residents as an amenity with exclusive resident perks.

The space at Runway 19 is thoughtfully designed with the intention for the community to connect with one another. The interior design is inspired by the golden age of travel and features several nods to nostalgia for the upscale glamor of the rise of luxurious airline travel. The Garrett Companies welcomed a new restaurant concept this September and we’re buzzing to share our story. Runway 19 Coffee Co. joins I.C. Brewhouse as the second restaurant concept developed for the Garrett Restaurant Group, which serves as an amenity to our residents and local hangout spot for the communities in which we have built.

Civil engineering is a branch of engineering that deals with the design, construction, and maintenance of infrastructure. The field encompasses a wide range of activities and projects aimed at improving and sustaining infrastructure including transportation, structural, geotechnical, environmental, water resource, construction, site engineering, urban and regional planning, material, coastal, infrastructure maintenance and management.

Our team’s focus is in site engineering, which is a specialized field within civil engineering that focuses on the planning, design, construction, and management of infrastructure and construction projects at the actual project site. Their job is to help ensure that projects are executed smoothly and according to the design and specifications.

Some key responsibilities and aspects of site engineering include site survey and assessment, permitting and regulatory compliance, cost management, site layout and grading, and project planning. Our team possesses specialized knowledge about the project site’s physical characteristics, which encompass soil properties, topography, drainage patterns, and environmental factors. This expertise plays a crucial role in guiding informed decisions throughout the planning and design phase.

Our team’s approach starts with a comprehensive survey and assessment of the project site, where they analyze various factors, including topography, soil conditions, drainage patterns, and the presence of any existing structures or obstacles that could impact the project. Working closely with project managers and design teams, our civil team engages in detailed project planning, construction schedules, and budgets while determining the ideal placement of structures and facilities on the site. They work to secure the necessary

permits and ensure strict compliance with local, state, and national regulations per building codes to safeguard the project from legal risks.

Within our development team, the expertise in regulatory compliance means that they have a deep understanding of local building codes, zoning regulations, and permitting requirements. This invaluable knowledge ensures that our projects consistently adhere to all relevant laws and regulations, significantly reducing the risk of expensive delays and legal complications. Moreover, these team members play a pivotal role in cost management, constantly monitoring expenses, and proactively identifying opportunities for cost savings.
