About you, what is your background? How did you get to where you are today?

Although the path to becoming a restaurant owner was not clear from the start, I have learned so much along the way. I have a background in Computer Science and management. I originally started college and was working in an office setting. One day I just woke up and decided to make a change. I realized that It wasn’t for me, and I wanted to work hard every day doing something I really loved.

Growing up, I have always had a passion for food and been an entrepreneur at heart. From a very young age, I can remember sneaking into kitchens to watch the chefs cooking. I also spent a lot of time with my grandmother, who was an amazing cook. She was always cooking for everyone with so much love, joy and passion.

When I finally made the

change, I started working in an Italian restaurant. It was challenging yet fulfilling at the same time. I worked extremely hard to prove my skills in the kitchen, and eventually became sous chef after a very short time. I was always determined to reach my goals and didn’t stop there. I knew one day that I would want to own a restaurant of my own. I continued my journey studying culinary arts at the prestigious Le Cordon Bleu in Europe both in culinary cooking and baking (Pâtisserie). I received the highest level

of academic excellence and worked in Michelin star restaurants in the UK.

How was Pasta di Guy founded?

In 2018, I took a trip with my family to the United States and was shocked to see there wasn’t many options for made from scratch pasta at affordable prices. The idea came to me almost immediately. I was on the path to find my American Dream.

Pasta di Guy was founded in June 2019. I started the concept

in a food truck in Tampa Bay, FL. After a successful venture on the road, I was ready to open the first Brick and mortar store a year later in 2020.

We have since opened two additional locations in two states and are eager to grow into more territories across the United States.

In what ways did your background lead you to franchising?

My determination and ambitions have helped me grow to where I am now. I have always strived to create a successful career as a Chef. I also believe that families all over the USA need to be able to enjoy gourmet Italian food at affordable prices. I think franchising is probably the best and fastest way to bring our concept to families everywhere and become a leading brand in the industry.

What do you love most about your role?

I love to see happy customers enjoying the food and their experience at Pasta di Guy. It’s an honor to hear their positive feedback and their excitement to tell all their family and friends.

What is your vision long term?

Our Vision is to become the Italian eatery of choice for all American Families. We want to be a nationwide brand with high quality gourmet food at affordable prices.

We also support the cause of enriching lives of individuals with disabilities by participating in the “Hands on” program, in which we employ young individuals with disabilities so they can get hands on experience in kitchens.

What are you excited about in the coming year?

I think 2024 is really a turning point year for us. We opened our Indiana location this January. We are now working on our Franchisor license and our goal is to have a few franchisees join our family before the end of this year. All of this is very exciting, and we will work hard to achieve it.

Who do you consider your role models?

My grandmother is my biggest role model. She taught me to never give up and to work hard towards my passions.

How do you look to inspire others?

My passion and dedication have led to the growth of Pasta di Guy. I hope to inspire other entrepreneurs to follow their dreams and work hard to achieve their goals of owning a restaurant.

What advice would you give other entrepreneurs looking to start their own business?

Necessary: The past few years have meant increased, stress, and uncertainty for most people. That means they are not as focused on work. Effective leaders know that communication is the lifeline of a successful franchise. Its better to over-communicate than under-communicate. . .

9. Set Top Five Monthly Goals: Each month, identify and communicate the top five goals for your franchise. If you cannot cross them off a list, they are not goals, they are ideas. . . . Every month review and adjust these goals

to ensure continued relevance and challenge.

STEVE: Mary, that sounds like a lot. As a new business owner, I found my “time horizon” was much shorter than I would like. What is the secret for addressing these priorities and not get consumed by the daily minutia the consumes the typical business owner?

MARY: That’s where franchising comes in, right? A great franchisor should be doing all these things . . .providing tools . . . coaching you. At a minimum, they should be modeling these behaviors and helping to identify resources.

STEVE: Very true. I haven’t found any “perfect” franchisors yet, but there are certainly those much further along the learning curve than others. Thank you very much . . . any final words?

Graffiti Pasta, Fast Casual Pasta Coming to a Town Near You

Every city and town across America needs to have quality Italian food in their community. Families love “Italian Night”. Well, let me introduce you to Graffiti Pasta. This Italian-themed restaurant was always a passion project and an idea to create a menu that used fresh, old-world family recipes with an artistic flair, and to blend that rich, Italian family history with modern pop culture. Pasta opened April 2022 and been a huge success. The first space served up to 39 guests and lines were forming nightly. It was decorated by local artists who “tagged” the walls to create a street atmosphere. The team expanded seating into the basement, a former live music venue, to serve an additional 40 guests at a time. Today, with the addition of catering, take-out and 3rd party delivery, the City of Denton, TX is treated nightly by a friendly staff serving great food in an eclectic environment like no other. Further, he’s created a model ready for growth and expansion.

Food Service Background Skills Transfer Well to New Careers in Booming Home Inspection Industry

37-year-old Hop Bottom, Pa., resident and owner with Pillar To Post Home Inspectors® Erik Rubin said, “After opening my first restaurant at 23-years-old, I knew I could never work for someone else.” And therein starts the story. Launching operations last November, Rubin serves homebuyers and sellers throughout the Scranton/ Wilkes-Barre metropolitan area with the largest home inspection franchise in North America.

Rubin has some serious chops when it comes to home inspections and delivering on what clients expect when preparing to make what will typically be the biggest investment of their lives, their homes. In 2016, Rubin went into homebuilding in the Hamptons on Long Island, N.Y., in search of a better work/ life balance. “My attention to detail, organizational skills and customer-service-forward attitude helped me find a niche with high-end clients,” he said.

It should be mentioned that prior to getting into

homebuilding, Rubin was a chef from 2009 to 2016 at celebrity chef Bobby Flay’s Bar Americain In New York City, before opening his own restaurant, aptly called “Mark.” Rubin also won an episode of the Food Network’s “24 Hour Restaurant Battle” – where two teams competed to see who had the best deli food –and he appeared on several segments of “Martha Stewart Radio” on SiriusXM.

“I believe the same qualities that I found as a chef and carried over into homebuilding will translate into the home inspection business,” Rubin said. “I’m something of a serial entrepreneur and that’s a trait I want to pass onto my own kids. I want them to see that if they work hard and find the right system to support them, they can do whatever they dream of.”

the Pillar To Post network is Doug Kertesz. He went from Happy Meals to happy faces, as a recent Director of Operations for six McDonald’s restaurants, transitioning to the very popular field of home inspection. The 56-year-old Medina resident is now the owner of the Pillar To Post location serving homebuyers and sellers throughout Cleveland’s West Side.

Kertesz owned a construction company from 2004 until 2018, but for the last five years at McDonald’s.

The U.S. building inspector industry, measured by revenue, is estimated to have a market size of $4.9 billion according to global research firm IBISWorld. Added Kertesz, “From all we have learned about skipping home inspections causing big Buyers’ Remorse during the housing boom of the last

couple of years, I am so happy that people learned from that experience. In fact, I often recommend a pre-inspection to sellers so that they can easily repair the items that may be brought up during the buyer’s inspection. One step ahead is a good thing.”

Owner Julie Hurd’s dream of owning a plant-based ice crème shop became reality in May of 2020 when Moo-Over opened its doors in downtown Columbia City, IN.

Hurd’s journey to open Indiana’s only plant-based ice cream shop came out of necessity, so to speak. “I loved ice cream, but ice cream did not love me back. With discovering the pain and reality that there were not many options for me to go and get a scoop of ice cream at a shop were very slim to none,” says Hurd. Thus, she set out to fulfill her dream.

Moo-Over tailors its menu to those who are dairysensitive, have food allergies, or are following a healthier approach to eating. It also caters to those who want to go out with family and create new memories of

eating sundaes, soft-serve shakes, tumbleweeds, and old-fashioned handdipped ice cream, without repercussions. Hurd adds, “My ultimate aspiration is to enable everyone, regardless of allergies or restrictions, to revel in the joy of desserts.”

Moo-Over offers a wide range of ice crème flavors, from soft serve to hand-dipped flavors including BlueSky Vanilla, Cowpie, Pea Not Butter Cup

Paws for Miles is not just a pet care company; it's a labor of

love born out of a deep passion for animals and a desire to provide them with the best possible care. Paws for Miles began with one inspirational fur baby; Miles. Tonya and Jennifer were first introduced to Miles after discovering his previous owner had beaten and shot him. Both Tonya and Jennifer did everything they possibly could to ensure that Miles had a fighting chance, but the medical expenses became overwhelming. Luckily, Tonya and Jennifer were flooded with donations after the community heard about Miles and his condition. Sadly, Miles died from his injuries, but his legacy would live on through the donations that people gave to help him to start what is now called, “Paws for Miles.” Through the continued efforts by the Paws for Miles team, many dogs have been saved from terrible environments and given “new leases on life” with loving people. This is what Tonya and Jennifer refer to as “Happy Tails,” meaning dogs who have left their old lives behind for new forever homes.

The Milkshake Factory’s Pivot from Seasonal to Year-Round Business Was So Successful...

Everyone loves chocolate, sure, but its sales are seasonal, peaking during Christmas, Valentine’s Day and Easter. In 2003, Dana Edwards Manatos was looking for a way to create more year-round for her family’s Chocolate Celebrations factory and store. She landed on the idea of milkshakes. “The core of any good business is to do what you love, right?”

Edwards Manatos said. “And I love milkshakes.”

She also figured they make for more of a novelty draw

than ice cream does. Plus, “we know how to make flavors and purees and centers to candy and chocolates, she said, “so I just took that expertise that we had in our family and what we grew up doing and we put that into the milkshake.”

The decision proved to be a game changer. Customers flocked to the Pittsburgh chocolate shop specifically for those handmade milkshakes. For 30 years, it had specialized in handcrafted truffles, caramels and the like, but the spot soon flipped in people’s

minds into “the milkshake shop that sold chocolate,” said Edwards Manatos.

The concept gained traction. Today there are 11 MilkShake Factory locations around Pittsburgh, and Edwards Manatos and her brothers think the concept would resonate nationally. In 2022, the family decided to franchise, and this spring, the first franchise store will open in Salt Lake City.

Edwards Manatos spoke with ICSC Small Business Center and Commerce + Communities Today contributing editor Rebecca Meiser about rebranding, expanding, deciding to franchise and finding locations.

TELL US YOUR ORIGIN STORY.

My family’s been in the chocolate business since 1914. My great-grandparents came over from Greece through Ellis Island and settled in Pittsburgh. The only thing they knew how to do was make candy, so they started making

them on a street corner for a living and saved up enough money to buy a retail store, which became our family’s first shop. After that, each generation has come into the business and really just evolved it. My brothers and I are the fourth generation.

WHAT MADE YOU DECIDE TO CHANGE THE NAME OF THE STORE FROM CHOCOLATE CELEBRATIONS TO THE MILKSHAKE FACTORY?

The new milkshake concept started doing really well. We still sold our chocolate, of course, but we realized that there was something special about the milkshakes we made that was driving people into the store. We changed the name on the front of the building after we saw the traction that it started getting.

WAS THE REBRANDING HARD FOR CUSTOMERS?

There was a transition, yes, but really, why people came

to our store was [for the experience]. Our family had had that original chocolate shop location for 30 years, so they knew it as our family [store], not necessarily a brand. It wasn’t too difficult to transition that store because our loyal customers were there, and then the new customers that were coming in really knew it as the milkshake place.

WAS YOUR GOAL ALWAYS TO EXPAND TO MULTIPLE LOCATIONS?

Our goal was to expand, but after college, my brothers and I worked at the White House in the Office of Presidential Advance, which handles all logistics and events for the president. We learned how to execute at the highest level you possibly can. After we left the administration, we went back into the family business, and we decided to start growing it.

We stayed in Washington,

D.C., and we started selling corporate gifts and working with some retailers. We sold our chocolates to Saks Fifth Avenue and Dean & DeLuca, and then we were awarded a contract for a chocolate shop inside the Pentagon. That was a really unique store because you have a captive audience of 30,000, and there’s not many places to go. The store did phenomenally well. And a Costco buyer in the Northeast read about us, and she picked [our chocolate] up, too.

PNC bank was building its brand-new global headquarters in downtown Pittsburgh. They have about four or five towers in downtown Pittsburgh. They asked us to go into a retail space. We said we didn’t want to stretch ourselves too thin, but they kept asking and we really couldn’t refuse them any longer so we agreed. My brothers and I divided our responsibilities. They stayed on in the chocolate business. I went over to The MilkShake Factory because that’s what I created, and we properly branded the company from our mom and pop design to the brand it is today. The PNC location was really where we saw a big turning point. We had no announcement, no marketing, but there was a line out the door within an hour of our opening.

WHAT MADE YOU DECIDE TO FRANCHISE? WAS THAT ALWAYS THE PLAN?

We just went out to build a really good business that would make our greatgrandparents proud, but as we started [expanding in Pittsburgh], we realized that we had the perfect franchise model setup and we started talking about what the next phase in our journey should look like. Our business was started as a family business, and we realized that we wanted to give other families the same opportunity that we had in Pittsburgh to do what we did in their communities.

We, as a family and as a business, knew very well how to run Milkshake Factories, but we didn’t know how to franchise. So we decided to spend a full year educating

ourselves on what franchising was. We partnered with Franworth, located in Ann Arbor, Michigan. In my opinion, it’s the leading franchise development company in the country. Franworth looked at our entire business from soup to nuts. They look at your numbers, your floor plan, your square footage, the cost to build out, your revenue, your cost of goods: all of those go into what makes a good franchise. They also compared [The Milkshake Factory] to what was on the market and out there already. And most importantly, they came and vetted the product itself. They walked out of there that day saying: “Let’s go do this.”

DID YOU HAVE GOALS FOR WHERE YOU WANTED TO BE LOCATED?

We knew there were really great markets in the country to sell milkshakes. Pittsburgh probably wouldn’t fall on that list, by the way; it’s cold and it’s really snowy for a big chunk of the year. But we knew the weather is such a driver, so obviously locations in the South were a big target. One of my favorite locations, which is actually our first franchisee, is in Salt Lake City, Utah. The Salt Lake region was always one of our best chocolate regions at Costco. It always sold out first, so I knew that region was going to do phenomenally with The Milkshake Factory. We’ve sold franchises in places like Dallas; Colorado Springs; Atlanta; Pensacola, Florida; and Charlotte, North Carolina. We’ve sold 60 franchises over the last six months.

WHAT IS YOUR CRITERIA FOR SELECTING FRANCHISEES?

First, [interested individuals] go through a long pipeline of calls and meetings to understand what our business is and who we are. And then, they come to Pittsburgh. It’s called Discovery Day. We host them, we show

them around, and we take them to the stores. They learn how to make a milkshake. And after that, we all get together and have dinner. When we meet these people, we really have to click. We want to have the right cultural fit. Being a part of the community is a big part of who The Milkshake Factory is. People come and take their wedding photos at our stores because it was their first date. It’s one of those special places you just have a really good feeling about when you walk in. Figuring out how to take that and replicate it with the right franchisee is really important.

FRANCHISEES MUST BELIEVE IN YOUR CONCEPT, AS WELL. WHAT SORT OF FRANCHISEES ARE ATTRACTED TO THE MILKSHAKE FACTORY?

We are the model for people who want to be a part of the food-and-beverage community without the complexity of food and beverage. We don’t have hoods. We don’t have fryers. We don’t have large kitchens.

[When franchisees] walk in the back of the house and see it’s clean and simple and small, they can’t get over it.

HOW DO YOU HELP FRANCHISEES FIND REAL ESTATE?

It’s a combination of all of us working together. We have brokers that we work with across the country. We pair them up with a franchisee in the market they are in, and Build’M Group handles all real estate construction from the time they get their lease to the time they get their doors open.

WHAT ARE YOU LOOKING FOR IN TERMS OF SIZES?

Our range is 1,350 to 1,550 square feet, and we’re really looking for real estate that is part of the community. As far as co-tenancies, we’re looking for restaurants and places people go to hang out, but in any place across the country, that can mean a lot of different things: downtown, suburbs, college campuses. It’s really about finding a place that’s a part of the community.

WHAT ARE THE HARDEST THINGS ABOUT OWNING A FRANCHISE?

How difficult it is to find franchisees and get connected with them. Also, the foodand-beverage supply chain is extremely complicated, so we’ve been grateful having somebody with us the entire way figuring out how to navigate this enormous, complicated puzzle and put it together with us. The best decision we made was to partner with an expert. People do not know how many franchisees fail, especially in the first year or two. It is very complicated, and there are land mines everywhere. Partnering with somebody who knows what they’re doing and how to step away from those land mines is so invaluable.

WHERE DO YOU WANT THE MILKSHAKE FACTORY TO BE IN FIVE AND 10 YEARS?

It’s not about a number. It’s not about hitting anything. It’s about continuing to build the business responsibly. It’s about making sure that we are partnering with the right franchisees who have the same culture and mentality that we have. We probably could have gone out and sold a lot more units in these last six months, but our big thing is responsible growth. We’re going to keep building good business just like we did in Pittsburgh.
