This spring, we’re keeping an eye on a few major stories—tariff talk from the U.S. and the lead-up to Canada’s next federal election. Naturally, the real estate conversation continues to evolve in step with broader economic shifts. While much of the public discussion focuses on interest rates, inflation, and affordability, it’s worth highlighting that homes are selling—and confidence is building.
At the time of writing, TRREB has not yet released its March market data, but we’ll share those numbers in our next newsletter. At Harvey Kalles Real Estate, we’ve had a tremendous start to the year with Q1 sales up nearly 40% compared to the same period last year. That kind of growth is a strong signal— and a reminder that in times of uncertainty, real estate continues to be a dependable store of value.
Our outlook for the market remains optimistic, both locally and globally. In January, we hosted our One Day Caribbean Showcase, welcoming representatives from Antigua, Barbados, the Bahamas, St. Maarten, Turks & Caicos, and the Cayman Islands. New chapters in our lives are inevitable. They are often necessary, sometimes unexpected, but hopefully, exciting and rejuvenating. Moving out to the country in 2020 was life-changing for us… I am finally home and feel like I truly belong.
The calm and peaceful life in the countryside has allowed me to slow down. One of the best things about a slower pace is that I can observe more and align my priorities. Sunrises and sunsets have more meaning than ever before and family is everything.
My days in this new chapter are filled with experiencing in pure amazement the cherished moments as our daughters Addie and Gemma grow up. We started building our family garden together the first year we moved to the country. Kids and gardens are a natural partnership.
While discovering the farmer side of our new life, we have developed a deeper love of vegetables and have been so energized to find new and exciting ways to pack them into our diet. Good food is real food, and we should all eat with intention. Eating plant-based or plant-forward meals is not a fad. It is ages old, and the perfect lasting, sustainable lifestyle that can and will transform your life. – Lynn Crawford
When I was growing up, I could not wait to move to the city; the draw of the bright lights, tall skyscrapers, different restaurants, large supermarkets, and people everywhere.
My attitude changed when I got a bit older and had a family of my own. I looked back on the adventures of my childhood. From these reflections, I wanted to teach and share with our daughters the life adventures that helped make me who I am today.
Some of the best parts of my childhood were the times I spent on my grandparents’ farm during summer vacation. I could not get enough of working in my family’s vegetable garden and then pickling and preserving everything we harvested.
Our family meals were based around the food we grew in the garden. I have so many memories of exploring in the woods with my siblings, picking raspberries along the back lane, and being able to run wild until the sun set. The best memories were just being outside all day long and truly experiencing nature. There were so many life lessons to be learned and shared.
I wanted to teach our daughters how to garden, to give them immeasurable life skills of independence and sustainability—while encouraging them to eat more vegetables. Building our garden has been a rewarding and bonding experience. Planting the seeds, nurturing them, and watching them grow gives us such a feeling of accomplishment. It’s fun work that helps nourish your family and maintain your health.
Caring for the garden is also a perfect way to teach the girls about nature and give them a great sense of pride. Watching them explore and taste what we grow as a family is an experience we will always remember.
From our little garden, we started cooking more plantbased meals. We were inspired by the excitement and the sense of pride that came from watching a tiny seed transform into a beautiful vegetable.
We hope that this plant-based recipe helps inspire you and your family to try vegetables in different ways. And, while it’s not necessary to cook our recipes, hopefully our book will inspire you to grow your own vegetables, whether in a garden or in large pots on a balcony. You just need some good soil, sunshine, and time.

Cauliflower tabbouleh is our grain-free spin on the traditional Middle Eastern bulgur salad. It’s so fresh and light and packed with chopped parsley, tomatoes, cucumber, green onions, dill, mint, and of course, very finely grated cauliflower. The pistachio lemon dressing is bright green and tangy, adding a wonderful creaminess to this salad.
(MAKES ABOUT 1 CUP)
1 tablespoon lemon zest
¼ cup fresh lemon juice
1 garlic clove
2 teaspoons liquid honey
2 teaspoons Dijon mustard
2 teaspoons sumac
¾ cup olive oil
¼ cup pistachios, toasted
Salt and cracked black pepper
1 medium head cauliflower
2 tablespoons olive oil
1 cup finely chopped fresh flat-leaf parsley
½ cup fresh dill, finely chopped
¼ cup fresh mint leaves, finely chopped
1 cup halved cherry tomatoes
1 cup sliced mini cucumbers
2 green onions, thinly sliced
Salt and cracked black pepper
1. Make the pistachio lemon dressing: In a blender, combine the lemon zest, lemon juice, garlic, honey, mustard, and sumac and blend until combined. With the blender running, slowly drizzle in the olive oil and blend until smooth. Add the pistachios and pulse until finely chopped.
Season to taste with salt and pepper. Set aside or store in an airtight container in the refrigerator for up to 5 days.
2. Make the cauliflower tabbouleh: Grate the cauliflower on the large holes of a box grater.
3. Heat the olive oil in a large skillet over medium-low heat. Add the cauliflower and cook, stirring occasionally, until just softened slightly, about 5 minutes. Transfer to a large serving bowl and let cool completely.
4. When the cauliflower is cool, add the parsley, dill, mint, tomatoes, cucumbers, and green onions. Add some of the pistachio lemon dressing and stir together so that everything is well dressed, then season to taste with salt and pepper. Enjoy!

Ontario’s energy needs are growing fast. According to the province’s Minister of Energy, Stephen Lecce, electricity demand is projected to increase 60% by 2050. To stay ahead of the curve, Ontario recently committed $11.8 billion to the Save On Energy program, providing homeowners with up to $10,000 in rebates for installing solar and battery storage systems.
The program comes at a critical time. With a rising population, increased AI-driven technology, and the surge of electric vehicles, the province’s grid is under strain. The Independent Electricity System Operator (IESO) sees residential solar power as a way to ease that burden while putting more control in the hands of homeowners.
Ontario’s latest rebate program—known as Behind the Meter—takes a different approach from traditional net-metering. Instead of sending excess electricity back to the grid, homeowners keep
the power they generate. Batteries store surplus energy for later use, helping to avoid peak-hour pricing.
Some Ontario utilities now offer Ultra-Low Overnight Electricity Plans, allowing homeowners to charge their batteries overnight for as little as 0.3 cents per kilowatt-hour. This strategy significantly reduces costs while providing a reliable backup power source.
The Aesthetic Question: Do Solar Panels Fit Your Home?
Many homeowners hesitate to install solar panels due to concerns about appearance, but as Nathaniel Lingard, a solar expert, points out: “Most people don’t like the look of their power bills either.”
Beyond aesthetics, the condition of a home’s roof is another concern. Before installation, companies will conduct drone assessments to determine if a roof needs repairs. If upgrades are necessary, the cost of temporarily removing and reinstalling solar panels can often be included in the overall roofing expense, making the transition seamless.
Solar isn’t just for homeowners. Ontario is also rolling out new sustainability regulations for commercial buildings and high-rises, requiring green technology integration. This reflects a broader cultural shift—businesses and municipalities are recognizing the economic and environmental benefits of renewable energy.

Buying or selling a home is one of the biggest financial decisions you’ll make. Small mistakes can lead to costly problems. From title searches to rental contracts, here are five key steps to help you avoid surprises and ensure a smooth transaction in 2025.
I’ve seen too many deals where there isn’t enough money at closing to pay off the seller’s lender. By checking the title in advance, you can confirm the outstanding mortgage amount and see if there are any liens or debts, such as unpaid taxes owed to the Canada Revenue Agency (CRA). Sellers should obtain updated statements to ensure there’s enough equity to cover all financial obligations, including real estate commissions. This also helps protect sellers from legal action after closing.
It is not enough to simply state that a furnace or water heater rental costs $100 a month in the purchase agreement. You must confirm that the contract can be assumed by the buyer.
I’ve seen many cases where suppliers refuse to transfer the contract, forcing sellers to buy it out at their own expense. Buyers should ensure the agreement clearly states that they will sign any
necessary documents to assume the contract before closing. If this isn’t addressed, rental companies can continue charging the seller even after ownership transfers.
Never assume you’ll receive two full sets of keys and garage remotes at closing. If you’re buying, insist that the agreement specifies the number of keys and devices the seller must provide.
For condominium buyers, key fobs often need to be obtained from the management company, sometimes requiring a security deposit. Be aware of this process so you’re prepared. Also, don’t forget mailbox keys—if they’re missing, you may need to request new ones from Canada Post, which can take time. Including these details in the contract helps avoid unnecessary hassles.
Signing the contract is just one step—there are still plenty of moving parts before the deal officially closes. Deposits must be paid on time,

conditions must be waived as required, and any necessary repairs or removals should be completed before closing.
If you’re a buyer, don’t wait until the final walkthrough to check on the property. If repairs were agreed upon, follow up with the seller to ensure they’re completed. If you notice damage at the final pre-closing visit, take photos, get an estimate, and negotiate a solution before closing day. Being proactive prevents last-minute issues and helps avoid disputes.

Now open at the Art Gallery of Ontario (AGO), Tissot, Women and Time takes a fresh and thoughtful look at 19th-century French artist James Tissot’s nuanced portrayals of women during the Victorian era. Comprising three paintings and 34 works on paper, the exhibition explores the relationship between time, identity, and the female experience in a period of sweeping societal and technological change.
While Tissot’s art has been appreciated for its exquisite detail and fashionable subjects, this new exhibition, guest-curated by Dr. Mary Hunter of McGill University, alongside AGO curators Caroline Shields and Alexa Greist, asks visitors to look beyond the surface. What emerges is a portrait of a world grappling with contradictions—where modernity was accelerating, yet time, especially for women, often felt slow and restricted.
James Tissot (1836–1902) was a contemporary of the Impressionists and shared their fascination with modern life. Though he declined Edgar Degas’s invitation to exhibit with the group, his artistic goals were aligned in many ways: to capture everyday scenes with honesty and style. After serving in the Franco-Prussian War, Tissot relocated from Paris to London in 1871. There, he built his reputation with paintings of fashionable young women, often placed in domestic or urban settings that reflected contemporary life in all its complexity.
The works in Tissot, Women and Time were created between 1870 and 1885, a time when Victorian society was marked by rigid gender roles and moral codes. Through this lens, the exhibition considers how Tissot’s art depicted not just what women wore, but how they spent—or were expected to spend—their time.
The idea of time is central to this show—not just clock time but lived time. The curators examine how class, gender, and morality influenced a woman’s relationship to time, and how these themes subtly surface in Tissot’s compositions. Women at leisure, waiting, or tending to duties are captured in moments that seem ordinary, but are loaded with social signals.
As Dr. Hunter explains, “The contradictions present in Tissot’s art reflect the era’s own duality about women—casting them simultaneously as sexual yet
innocent, sickly yet seductive, timeless yet modern.” These dualities are explored through the postures, settings, and even facial expressions of the women depicted. Where a woman is situated—on a busy street, in a garden, beside a man—speaks volumes about her perceived social role.
One standout piece on loan from the Allan and Sondra Gotlieb Collection, Waiting (late 19th
century), depicts a pale girl, hands clasped and gaze distant, seeming to drift between stillness and expectation. Likely suffering from tuberculosis, she’s contrasted with other women in the exhibition who are shown "recovering" in elegant interiors, exuding both vulnerability and allure. Works like The Convalescent (1872) and The Fan (1876) walk the line between illness and beauty, innocence and implication. In Victorian times, these depictions
would have been interpreted through unspoken codes about health, sexuality, and class.
While some pieces reflect a slow, contemplative passage of time, others race ahead with the momentum of modernity. The steam train, the newspaper, the fashion boutique—these were
symbols of a world picking up pace. In Tissot’s prints and paintings, we see women stepping into that momentum, whether serving customers, navigating urban crowds, or simply existing in spaces once considered the domain of men.
The AGO’s own The Shop Girl (c. 1883–1885) captures this beautifully: a young woman behind the counter, her gaze direct, her surroundings teeming
with goods and implied stories. It’s part of Tissot’s Women of Paris series (1885), which attempted to document various types of women in the French capital. Though the series was sharply criticized at the time for being “not modern enough,” today it feels remarkably observant—an honest effort to pin down the complex roles of women in a changing city.
Much of the exhibition is drawn from the AGO’s impressive holdings—specifically, the 150 Tissot etchings and mezzotints donated by Allan and Sondra Gotlieb in the mid-1990s. The AGO now holds the largest public collection of Tissot prints outside of Paris’ Bibliothèque Nationale. The 34 works selected for this exhibition showcase the full breadth of the artist’s printmaking practice and highlight his incredible technical precision.
Whether portraying women reading, walking, resting or waiting, Tissot's art remains deeply human. What’s compelling is not only the surface detail—the lace, the lighting, the facial expressions— but also what lies underneath: the ways women navigated their days, negotiated their roles, and occupied time itself.
