PRES I DE N T ' S L E T T E R To say that 2023 has been a challenging year for real estate would be an understatement. Despite the Bank of Canada holding rates for three consecutive announcements, inflation and higher lending rates have taken a toll on affordability. Though December’s MLS numbers have not been published, total GTA sales for the year project to be approximately 65,000 homes. This would be 10,000 below the 2022 total, and the lowest annual sales volume since 2000. With rising inventory offering buyers greater choice and negotiation power, I think the big story heading into 2024 will be pricing. The slightest overprice is going to have a property sitting on the market. I really can’t think of a

time, other than Q4 2008/Q1 2009, when pricing was more important. If you are even slightly ambitious, your home will likely sit. The demand for ownership is there, but sellers that are hoping for prices from a year ago are doing themselves a disservice. I believe they will be chasing the market downwards, ultimately selling for less than they would today, and losing time and money in the process. Rather, it would be prudent to get ahead of the curve by pricing for tomorrow, instead of for yesterday, and getting a deal done today. In many cases, some of the difference can be made up on the purchase side, when you buy and sell property in the same market. Turning to The Collection, we’ve got a great issue in store. Interior designer Alison Knapp gives us great advice on ceiling design, food author Jing Gao is spicing things up with a hot take on chili crisp, and we’re picking our top condo developments in the Sunshine State. As a final thought, I appreciate how affected everyone is in some fashion by the state of world affairs, by the war in Israel, and the ongoing war in Ukraine. These are difficult times. As we turn the calendar to 2024, I pray for peace, and I wish nothing but health and happiness for you and your families. T he F if th Wa ll The Art of Ceiling Design

By Alison Knapp, Knapp Interior Design Inc. Have you ever walked into a space and immediately felt your eyes being drawn upwards? Whether in a hotel lobby, restaurant, foyer, or great room, a fabulous ceiling design has the power to captivate one’s gaze. At Knapp Interior Design, we appreciate the impact ceilings have on the overall feel of a room. Not taking advantage of this surface is a missed opportunity, yet this area is often constructed of flat drywall and painted white. Instead, consider a ceiling as a canvas to add another layer of interest, texture, or provide more dimension in a room. So how does one go from a boring white space to something that truly makes the viewer say “wow?” There are many factors to consider when creating a stunning ceiling design. At Knapp Interior Design, we typically start by studying architectural plans for a new build or examine what is currently present in an existing home. Ceilings are constructed from a variety of materials, such as wood, paper, plaster, metal, or concrete. Along with the desired style of the interior, the shape and size of a roof line is also given strong consideration. Each ceiling must be custom designed to suit the room’s proportion, scale, style and budget.

Vaulted Ceiling

This peaked ceiling, located in a cottage that sits on the shore of Lake Joseph in Muskoka, captivates at first glance. It adds warmth and intimacy in a high vaulted ceiling, and reaches 19' at its peak. With a dropped double-wood beam radiating out from a central axis, and a 72" circular light fixture suspended in the middle, the result is breathtaking. Alongside the great room area is the primary bedroom. Here, a focal wall for the king size bed is created by melding the ceiling directly into the headboard wall. By mirroring the boldness of the shape of the ceiling, the contrasting stain and lighter toned colours give the room a distinctly dramatic twist.

Art Deco A more recent build by Knapp Interior Design draws inspiration from a lounge style aesthetic with a nod to Art Deco. This piano bar/martini lounge ceiling was created using multi-level drywall rings, each softly lit to shroud the room in a cozy glow. The ceiling was painted in a combination of cocoa and black to add to the moodiness. The effect is soft, sensual, and very sexy! The adjoining great room, at 14' high, also required more than just a drywall ceiling. A series of stained walnut planks were suspended from the ceiling, creating a unique visual texture, while uniting other elements finished in walnut wood. As a final touch, a suspended light fixture was carefully hung between the planks, adding to the organic feel of warm light directly over the seating area.

European White Oak Sometimes a ceiling design develops purely from the roof line of the exterior building structure. Such was the case with this peaked roof cottage, However, by turning limitations into opportunities, our design team decided to envelop the ceiling’s ‘paper airplane’ shape in wood. It was an unexpected addition, but from the front foyer, it draws the eye up and out to the vista beyond in such a way that you can’t imagine the room without it. As well, the European white oak matches the floor in the adjoining master bedroom, and that same white oak wood was added to the ceiling in narrow planks, creating texture from multiple vantage points.

Small Space Not all ceilings are majestic in size and scale, but that doesn’t mean they can’t create visual interest in a small space. This shallow, round, ceiling feature was only 6" deep and 60" in diameter. The radiating pattern, constructed of painted flat stock, immediately gives the room a focal point and connects to the round dining table beneath it. Sometimes the smallest and simplest details can have enormous impact in spaces that would most likely have remained flat and unadorned. Of course, not all ceilings require major renovations to look great. Often a new paint colour can make a dramatic difference, and even contribute to the psychological interpretation of the size of a space. Paint is one of the most inexpensive methods to create interest, and is easily changed, should the function of a room be altered. When selecting a tone, note that dark colours create warmth and feel more enclosing, while light colours tend to recede and open up a space. Attention to ceilings can be easily overlooked. However, with some forethought and creativity, they can result in an amazing end product and main contributor to a very cohesive interior. Like anything deeply personal, it’s hard to describe chili crisp in one sentence. It’s layered, nuanced, crispy and spicy. Something you feel on your tongue as much as you taste. Do you prefer more oil? More crunch? More savoury, funky, sweet, or numbing? Chili crisp is the people’s condiment: entirely democratic and entirely equalizing. But then again, like anything deeply personal, it’s inherently easy for me to talk about chili crisp because it’s been at the core of my existence for a decade. Like me, chili crisp was born in China. A condiment made of electrifying spices and peppers, it’s a marriage of texture and flavour and heat. Chili crisp provides the basis of a dish, as much as it is a complement to it. Like a true Sichuan local, I’ve added chili crisp to everything for as long as I can remember. I love its punch and mystery. I’ve always found Chinese chili sauces more complex and savoury compared to their hot sauce counterparts in the West. Discovering the sheer variation in styles and flavours of chili crisp has astounded me. In Guizhou province, where the stalwart mass market brand Laoganma is made, a popular variant includes lacto-fermented chili peppers. In Sichuan, the leading flavour profile is often mala, which can be spicy and numbing. Elsewhere, you can find varieties with all manner of crunch from fried soybeans to nuts and seeds. But it was always the homemade variations that tasted best. The ones that are packed with high-quality ingredients, without the fillers or shortcuts that commercial ones contained. My family has never stocked any store-bought jars in the fridge, opting instead to craft their own, glistening red elixirs, slow cooked with aged, fermented fava bean paste, painstakingly WINTER 2024 | 17


sourced chilies, Sichuan pepper, and sometimes with homemade beef jerky and mushrooms mixed in. I took for granted that the flavours at home were always going to be more diverse and superior to something store-bought. When I started cooking, I really began to appreciate the specificity of ingredients. Not all chilies are made the same. Even within the same variety (of which there are thousands), there are numerous grades of quality—and that’s just the chilies. This is why for a complex sauce with dozens of ingredients, it is often impossible to replicate the same flavours using food items sourced even a town away. In this way, chili crisp is the ultimate vessel for self-expression. I started making my own chili crisp from scratch— for myself, my friends, and for the customers at my restaurant and pop-up supper clubs. I use the highestquality erjingtiao chilies, known for their fragrance and luster, mountain-grown tribute peppers (socalled because they are so rare they were given exclusively as a tribute to the emperor), organic cold-pressed oils, and small-batch fermented black beans. I learned, too, that the element of time is also an ingredient…sometimes the most important one. The time and care it takes for preserved black beans

Dan Dan Noodles to achieve their depth and their funk, and the time it takes for all the elements to meld together during cooking, are crucial elements. I have added crunchy aromatics like golden-fried garlic and shallots, an influence from southern China, and mushroom and seaweed powders to add umami and depth of flavour without using shortcuts. You cannot fake the good stuff. Variations of oil-based chili sauces have evolved from cultures throughout the world, each holding its own heritage. Some of my favourites include bright Calabrian chili pastes from Italy, sambal oelek from Southeast Asia, and smoky salsa machas from Mexico. Each has its own draw and application, and I keep my pantry well stocked with all of them.

As my sauces gained popularity, I was inspired to share Sichuan flavours and to shine a light on the nuanced and complex roots of this culinary heritage. From the early days of a Kickstarter campaign, to selling in thousands of stores, this humble sauce has carried my message far and wide. For me, chili crisp is more than a condiment. It has carried forth my identity and helped others find and honour theirs. WINTER 2024 | 19


KU N GPAO SH RI MP (4 SERVINGS) Kungpao, a classic flavour in Sichuan cuisine, is characterized by a balance of spicy, savoury, sour, and sweet tastes. The sauce is versatile and can be applied to many canvases, most famously on chicken. I’ve made everything from kungpao eel to venison to tofu, but the version I frequently make is shrimp, since it comes together quickly. Take caution when you fry the dried chilies. Depending on how hot your chilies are, the room and your lungs might fill with smoke, so try not to take any deep breaths and definitely turn on the exhaust fan and open windows.

2 Tbsp neutral oil 5 or 6 pieces dried chilies, cut into 1 inch / 2.5cm segments 1 tsp whole Sichuan pepper 1 Tbsp minced ginger 1 Tbsp minced garlic 3 scallions, white parts only, cut into ½ inch / 1.3cm segments 2 celery stalks, cut into ½ inch / 1.3cm segments 1 lb / 450g shrimp, peeled, tails on ½ cup / 120ml Kungpao Sauce (see recipe on right) ½ cup / 70g roasted cashews or peanuts Microgreens or edible flowers for garnish (optional) White rice for serving

With this sauce in tow, you’ll be able to confidently “kungpao” anything. This is enough for a pound of protein. Makes ⅓ cup. 2 Tbsp granulated sugar 2 Tbsp chicken stock or water 2 tsp Shaoxing wine 2 tsp light soy sauce 1 tsp dark soy sauce 2 Tbsp black vinegar ½ tsp cornstarch In a small bowl, mix all ingredients together until well-combined. Transfer to an airtight container and store in the refrigerator for up to 2 weeks. When ready to use, make sure to mix well again before cooking.

M ET H O D 1. In a wok or frying pan, over high heat, add the oil and heat until smoking. Add the chilies and Sichuan pepper and fry quickly so they don’t burn, 10 to 20 seconds. Add the ginger, garlic, and scallions and fry until fragrant. Add the celery and shrimp and flash-fry for about 3 minutes, until the shrimp start to turn pink. 2. Pour in the sauce, stirring to make sure it coats all the ingredients evenly for 1 minute. The sauce will thicken as soon as it hits the heat, so move quickly here. Stir in the cashews at the very end before transferring to a serving platter. 3. Garnish with the microgreens (if using) and serve immediately with rice.

As a pop culture icon, synonymous with New York in the 1980s, Keith Haring’s bold images of barking dogs, dancing figures and radiant babies have become part of our visual vocabulary. Now, Torontonians can experience the work firsthand at the Art Gallery of Ontario (AGO). Keith Haring, born May 4th 1958 in Reading, Pennsylvania, developed a love for drawing at an early age, learning basic cartooning skills from his father and from the popular culture around him, such as Dr. Seuss and Walt Disney. After two semesters at the Ivy School of Professional Art in Pittsburgh in 1978, Haring moved to New York City and enrolled in the School of Visual Arts (SVA). In New York, he would find a thriving alternative art community outside the gallery and museum system, in the downtown streets, the subways and spaces in clubs and former dance halls. In addition to being impressed by the innovation and energy of his contemporaries, Haring was inspired by the work of Jean Dubuffet, Pierre Alechinsky, William Burroughs, Brion Gysin and Robert Henri’s manifesto, The Art Spirit, which asserted the fundamental independence of the artist. Haring was diagnosed with AIDS in 1988. The following year, he established the Keith Haring Foundation, with a mandate to provide funding and imagery to AIDS organizations and children’s programs, and to expand the audience for Haring’s work through exhibitions, publications, and the licensing of his images. Haring died in 1990 of AIDS-related complications at the age of 31.

Since his death, he has been the subject of several international retrospectives. Today, his work can be seen in the exhibitions and collections of major museums around the world. However, the revealing new retrospective Keith Haring: Art Is for Everybody goes far beyond the familiar, to explore the artist’s foundational commitment to social justice for environmentalism, AIDS awareness and anti-racism. The first exhibition of Haring’s work to be shown in Canada in more than 25 years, Art Is for Everybody features more than 200 artworks, including large-scale paintings on tarpaulin and canvas, sculptures, works on paper, videos, archival materials and representations of his famed subway drawings. Surveying Haring’s brief but intense decadelong career, the exhibition reveals an artist who used his art and celebrity to protest apartheid in South Africa, raise awareness of the crack cocaine epidemic, the AIDS pandemic, and to denounce racism, capitalism, nuclear war, environmental degradation and the harmful impact of technology and mass media.

“With the words Art Is for Everybody, Haring summarized his approach to art and life. He chose imagery that was as direct as possible and he met people where they were — on the street, in the subway, and in dance clubs. He shared his work on posters, t-shirts and buttons. Be it a line drawing of two figures entwined in a loving embrace, a hungry capitalist pig, or bleak warnings of nuclear destruction — the experience of seeing his large-scale work in person, is both a joyful jolt and a call to action,” says Georgiana Uhlyarik, AGO’s Fredrik S. Eaton Curator of Canadian Art. “We think we know who Keith Haring was — however, through this exhibition, audiences will see his depth and ongoing impact, and realize his causes are still our causes, from the power of love and music to the necessity of speaking against injustice.”

The exhibition brings together significant loans of art and ephemera from the Keith Haring Foundation, New York and The Broad, Los Angeles, with rarely seen works from numerous public and private collections. Ranging from his early days in New York City and the quick and impactful subway drawings Haring called “a public gift to the world,” to his breakout show at Tony Shafrazi Gallery in Soho in 1982, to his (intentionally) Unfinished Painting (1989), Art Is for Everybody is organized in a loose chronology, while exploring pertinent themes. The expansive exhibition features immersive elements, including a gallery lit by Day Glo paint, set to a soundtrack of songs from Haring’s personal mixtapes, featuring Eric B. & Rakim, the Beastie Boys, Aretha Franklin and Grace Jones. Some of the featured artworks include photographs of Haring working in the New York City subway by the artist Tseng Kwong Chi; video works including 1979’s Painting Myself in a Corner and A Circle Play; a selection of Haring’s early tabloid cut-out works on paper critical 28 | the COLLECTION

of Ronald Reagan; Snake Totem (1984), a metal sculpture created by Haring and jewelry designer David Spada for Grace Jones’s Interview magazine photoshoot with Robert Mapplethorpe; two monumental carved wood sculptures featured at the Paradise Garage nightclub; an Untitled painting, exclusively shown at the AGO, used for David Bowie’s 1983 single Without You; a pink leather suit painted by Haring and worn by Madonna; and a selection of posters Haring made in support of the anti-apartheid movement and to publicize the AIDS crisis.

1. What is the Home Construction Regulatory Authority (HCRA) and what is Tarion? The HCRA licenses the people and companies who build and sell new homes in Ontario. Tarion is the government agency that administers Ontario’s new home warranty program. This includes investigating warranty claims, resolving disputes between owners and builders, and managing the Guarantee Fund, an important financial reserve to help protect Ontario consumers. 2. What due diligence should a consumer do in advance of signing an agreement with a builder? A new home buyer should not depend on Tarion to resolve all their issues in a timely manner. In some cases, it can take years. It is very important that before signing any contract with a home builder, you research other homes or projects completed by the builder. Go visit the homes or the development and ask the current homeowners three important questions: a) Was the home completed on time?

4. What if the builder is delayed? The builder must set out a time frame in your agreement with a schedule of critical dates, showing the very last day they could complete your home. This can be several years into the future. The builder may be able to extend these dates if an unavoidable delay occurs. This is what happened as a result of Covid, and could also occur, for example, if there is a strike affecting construction. If the builder is late, then the consumer may have a right to cancel the agreement or claim a delay fee, currently at $150 per day, to a maximum of $7,500. What if the builder goes into receivership? Unfortunately, this does not give a buyer an automatic right to cancel their agreement or demand their deposits back. You are still subject to the time periods for completion stated in your agreement. In most cases, you will have to wait and see how the appointed receiver wants to deal with your agreement. This could result in the cancellation of the agreement or a request for an increase in the price paid to continue.

b) Did the builder deliver what they promised? c) Did the builder correct any deficiencies in a timely manner?

As you can see, do your homework before you sign an agreement with any builder!

You can also search the Tarion website to find out if any claims were made against a builder. 3. Is the deposit I pay for a new home protected? Not all deposits are protected by Tarion. If you pay a deposit directly to a builder, 10% of the purchase price is protected, up to a maximum of $100,000. For a new condominium, only $20,000 is protected. This is why you should pay all deposits in trust to the law firm acting for the builder. If the law firm holds the funds, your full deposit will be protected.
