From transitional styling to tech-forward homes, RICHARD WENGLE is helping to shape a more considered future for Toronto’s built environment.
In this candid conversation, he reflects on rising expectations, timeless trends, and the importance of thoughtful design that starts from the ground up.
The Collection: Describe the state of Toronto’s architecture industry.
Richard Wengle: It's encouraging. I'm a bit disappointed by some of the product being put out there, which seems kind of expedient, simplified, and not very sophisticated. It’s just tailored to an investor market. But on the other side, there are higher-end developments that are really upping the game. The bar has been raised, and we're involved in several of those. I think that's really what we want to aim for…higher quality projects where good design is appreciated and desired.
TC: Can you point to a few projects that you think are meeting the mark?
RW: 2 Post Road, 77 Clarendon, 10 Prince Arthur, 89 Avenue Road…I think they've all hit the mark. These developers understand the market…what the market is reaching for. Our firm and a couple others are trying to reestablish good, detailed architecture that's responsive to both the site and the clients’ needs. Distinctive architecture has context. It responds to its neighbourhoods, supports it, enhances it, and sets a standard for new buildings to come.
TC: What trends currently shape your work?
RW: I've seen a move towards a transitional design, as opposed to a modern design. In the higher end market, there's an expectation of good design. I think
that comes with something that has an everlasting quality, as opposed to something that's of the moment, where in five years it looks dated. So, we're kind of going backwards. New York is developing very similarly, and we've taken our clues from those types of markets. Something that's historically based, but with a modern interpretation.
It’s the same thing with housing. We're doing a lot of contemporary and transitional homes. It's remarkable the amount of people - and younger people especially - that are looking for something that has a bit more shelf life. There’s still contemporary, but it must be better. A cleaner look, more simplistic with fewer materials, and not just throwing everything at it. You see a lot of that in development…throwing all kinds of materials just to look different, yet the proportions aren't there. It's confusing. It may satisfy a certain part of the market, but our market expects a much more tailored approach in any style.
TC: What is the most innovative project that you've worked on in the past year?
RW: The Chabad Jewish Centre of the Bahamas. That's a challenging project. It's right on Cable Beach in Nassau, and it's becoming a community hub. It involves a synagogue, daycare, and a community events space. So, it's a multifunctional building that also satisfies religious needs. We didn't want it to feel institutional; it had to have more of a ‘home on the beach’ feel…a ritzy, contemporary home on the beach.

TC: What are the key inclusions that you're advising developers to incorporate?
RW: There’s a big desire to almost recreate a house within a building, where there's a sense of individuality for each unit. There's going to be large balconies and terraces, a lot of covered spaces, outdoor rooms… very much like what we're doing in houses. Kitchens that aren't typical condo kitchens, with big islands, pantries and lots of storage. Big primary bedrooms with his and her walk-in closets and spa-like ensuites. And wall space for art throughout. People are coming from homes, and they have collections. So, while they


still want lots of light and a view, we have to respect that they will need wall space.
TC: How is technology impacting your residential projects?
RW: Lighting systems have really taken off. Security around the house has become an important topic in the last two years, and we're seeing more innovation in terms of property protection. As well, the thermal qualities of the buildings, and trying to create more energy efficiency with either wall systems, insulation, or mechanical. Also, smart

technology for balancing mechanical systems, where owners can be on the phone anywhere and can monitor their system. There's now this idea that every room should almost have its own environment. So, there's a desire for that, and today, it's almost expected that there's going to be more than one furnace in the home.
TC: What's an overlooked decision that can make the difference in the success of a project?
RW: I think it starts with budget and being realistic. When someone speaks to us, they’ll say, “I want to
spend this,” and show a slew of photographs. I can tell them right away, that’s not your budget. Be realistic—if this is the budget, aim there. We design that way from the start.
We don’t compromise on structure or mechanical systems. It has to be built properly, insulated well, and perform well. We avoid wasted space and show the client what to expect cost-wise. If not, we pare back the size to meet the budget.
The biggest mistake people make is rushing in without resolving design issues. Once you start

building, it’s too late to stay on budget. So, we finalize plans with clients, designers, and builders before construction.
For us, we preplan where mechanical rooms go, think through zones, central systems, elevators, staircases—all fixed early, then the house evolves. We plan the exterior to reflect the footprint and aesthetic. It’s not “design then make it look nice”— you need to know the feel first, then design to match, keeping size and finishes realistic. Finalizing before construction is essential.
TC: Where do you see Toronto residential architecture heading in the next five years?
RW: I definitely see an improvement. The quality is getting higher, expectations are rising, and that’s good for design. I see a continuance of the types of projects we’ve been doing, and a raising of the bar in larger buildings. There’s more desire for city-friendly, aesthetic architecture. We see it
with our clients: “We like what you did—can you do that here?” And we say, yes, and we’ll make it even better.
There’s been a lack of thought about how buildings meet the street. Developers focus on what it looks like at the top. But in places like New York, London, or Paris, I always look at the base—how buildings anchor, the detail, how they engage pedestrians. That’s your first experience. We like to start our design from the ground up: What does it feel like? What’s the image? The energy?

The cooler is loaded, the car is packed, and you’ve checked the stove at least three times. You hop in, turn on the radio, and drive right into the thick of afternoon traffic. It takes time but the six-lane highway slowly shrinks to two lanes, until finally the concrete jungle fades away in the rearview mirror.
Eventually, the radio signal starts to get staticky, you turn off the tunes, roll down the windows, and reach your arm out to ride the air waves. You take a big breath, and there it is…that feeling, the reason you make a point of getting out of town whenever you can.
Whether you call it a cottage, cabin, chalet, lake house, camp, or trailer, the experience is universal. It’s about getting away from the grind, taking a breather, and spending time surrounded by nature. This is where the passage of time is earmarked not by emails and to-do lists, but by morning swims, hammock naps, campfires, and whatever else brings you back to that feeling. Dare we name it? Joy? Contentment? Freedom? Recently, I had two days on my own, without my husband, kids, or parents in tow. I woke up thinking about the important role food plays in my cottage memories. Everything tastes better; fresher, more vibrant, spectacularly special. Even the simplest meals are improved just by being there.
I know I’m not alone in these memories and feelings. There is a stress-free approach in the way we embrace mealtime at the cottage, especially in comparison to our hectic, everyday eating experience. We are more likely to relax our strict food rules and take pleasure in lingering over a meal when it’s al fresco or lakeside. When time stretches out before us like a slow-sinking sun, meals are more satisfying and joyful.
Cottage recipes have a unique quality that makes them suitable for time away, whether you’re alone, with friends, or embarking on a family reunion. When it comes to what you’re cooking, there are a few important factors to consider so you’ll be able to enjoy your meals to the fullest and still relax.
Simplicity
Some cottages are fully winterized and are more house than cottage, boasting magnificent kitchens. That was never my experience, so for me, cottage recipes should be simple, require no more than a few standard kitchen items, and come together relatively quickly. There are, of course, exceptions—like a cottage dinner party or celebration. Relaxation is the name of the game at a cottage, and the approach to meals and snacks should factor in the experience of having meals on the dock, on the deck, in the kitchen, or at the campfire.
Seasonality
The best cottage meals are informed by the nearby community. Half of the joy of cottage cooking is buying a bag of local corn or a basket of peaches from a roadside stand or local farmers’ market. Foraging in the area, with old margarine containers in hand to fill with fresh wild raspberries, is a rewarding way to pass the time on cool summer evenings. This is a rite of passage passed down by my nana and aunts, and one I’ve passed onto my boys.
Sentimentality
The cottage is the perfect place for making memories, and that extends to food. Whether you’re making (or bringing) a nostalgic family recipe or trying something new that will become a cottage staple, there is an added element of why you’re choosing to make that recipe in that moment. My One-Pot Roasted Chicken with Mushroom Barley always reminds me of crisp end-of-October days, when I’m checking things off my “closing cottage” to-do list.
Shared meals at the cottage are some of the most delicious and satisfying experiences. Hearty appetites are forged from long days spent paddleboarding, hiking, or building up the courage to jump off the town bridge to the water below. Whether you return to the same family cottage each year, or seek out new ones to rent every summer, good quality, simple recipes are made for the cottages you know and the ones you have yet to discover.



Grilled Zucchini and Mozzarella Salad with Pesto and with
SERVES 4
We grill a lot of zucchini during the summer cottage season because it's abundant, inexpensive, and the perfect vegetable addition to any summer meal. It's also delicious served at room temperature and in a salad like this one. This means you can either cook it in advance (or use leftovers) and store it in the fridge until you're ready to assemble it. It's tossed with a sweet basil pesto and adorned with creamy mozzarella and radishes.
Ingredients
3 zucchinis, halved lengthwise
2 teaspoons oil
10 cherry tomatoes, halved
¼ cup nut-free arugula & basil pesto (store-bought or homemade)
Salt and pepper
One 7 oz (200 g) ball of fresh mozzarella cheese, drained
4 radishes, thinly sliced
Torn fresh basil, for garnish
This salad is a stone-cold stunner!

Preheat a clean barbecue to high heat (425–450°F).
Brush the zucchini with the oil. Grill for about 3 minutes per side or until dark grill marks appear and the zucchini is still tender-crisp. Do not overcook or it will get soggy as it cools. Transfer the zucchini to a plate to cool.
Cut the cooled zucchini on the bias into 1-inch pieces. If not preparing the salad immediately, transfer the zucchini to an airtight container and refrigerate for up to 2 days.
In a large bowl, combine the zucchini, tomatoes, and pesto. Season with salt and

pepper and stir to combine. Arrange the salad on a serving plate.
Rip the cheese into bite-sized pieces and scatter on top of the vegetables. Garnish with the radishes and basil. Serve immediately.
Do not use a block of mozzarella for this recipe. Instead, opt for fresh mozzarella that is stored in water. It’s much more tender and has a milder, milkier flavour.

WHAT TO DO IF... You Cannot Close with a Builder in a 2025 Real Estate Transaction

Buyers who signed purchase agreements for new homes or condos over the past two to four years are now approaching occupancy—and for some, the path to closing isn’t as straightforward as expected. While many are moving forward without issue, others are finding that lower appraised values or tighter lending conditions are making financing a challenge, particularly where lenders don’t offer blanket mortgage approvals. It's a good reminder: stay connected to your real estate professional and work with a trusted broker who has experience navigating this phase of the market
If you have found yourself in this situation, here are five key lessons to keep in mind.
1. Can you get out of the deal?
This is one of the most common questions we hear…and understandably so. It is not easy to exit an agreement. Perhaps, if the builder hasn’t met key deadlines outlined in the contract (like delivering the home on time), you may have grounds to terminate. Some builders may send a notice of "unavoidable delay" to extend those timelines. If that happens, don’t sign anything until you’ve spoken to a real estate lawyer. Every contract is different, and there may be options available depending on how your agreement was structured. Always get professional advice before making a move.
2. Can you just offer the builder the deposits and ask for a release?
In my experience this will also not work. Builders generally won’t accept a deposit as a settlement to walk away from the deal, especially if the market value has dropped. For example, if you bought at
$900,000 and paid $100,000 in deposits, but the home is now worth $700,000, the builder may re-sell the property but could still come after you for the $200,000 difference. The deposit would be forfeited and you could still be on the hook for any shortfall.
3. Can you work with your builder for a solution?
In many cases, yes—and it’s often the best place to start. Some builders may be able to connect you with alternative lenders who are more flexible and willing to finance the deal. Others might allow you to assign your contract to a new buyer or even take the unit back into their inventory and attempt to resell it on your behalf. That said, the assignment market is currently quite soft, so while it’s an option worth exploring, it may take time and come with limitations. Your real estate professional can help guide these conversations and present your case in the best light.
4. What if I am a potential buyer for this assignment?
This could be a good opportunity for buyers looking to purchase a brand new condo, often at a discount compared to today’s preconstruction prices. You’ll get the benefit of seeing the finished product before committing, have clarity on final closing costs, and avoid the uncertainty of future delays. It’s a chance to step into a nearly completed home with full visibility and potentially strong value.
5. What if I am a resale buyer and I was preapproved for a mortgage but now I cannot get the approval and I cannot close?
A pre-approval isn’t a guarantee. It’s an early green light but lenders still need to complete their due diligence, including a satisfactory appraisal of the property. If the appraised value comes in low, financing can fall through. That’s why it’s critical to include a financing condition in your offer, and avoid waiving it until your lender has completed the appraisal and confirmed full approval. A trusted real estate agent can help you navigate these steps and avoid surprises.
Final Thoughts
If you find yourself in this situation, there may be options to explore. Closings can sometimes be extended, units can be re-listed to help offset losses, and in certain cases, buyers may secure short-term financing while their situation stabilizes. In some instances, a mutual release may be possible. The key is to stay proactive, work closely with your real estate professional, and always seek legal advice before making any decisions. JOYCE WIELAND’S 'HEART ON' RETURNS TO THE AGO
This summer, the Art Gallery of Ontario (AGO) welcomes back one of Canada's most influential and trailblazing artists with Joyce Wieland: Heart On. This sweeping retrospective reintroduces her bold, joyful, and deeply political body of work to a new generation. Opening June 21 and running through January 4, 2026, this exhibition is more than a look back—it's a timely reminder of how art can challenge, charm, and change the way we see ourselves as Canadians.

Decades in the Making
It’s been nearly 40 years since the AGO last mounted a major solo exhibition of Wieland’s work. Co-organized with the Montreal Museum of Fine Arts, Heart On is the most comprehensive presentation of her career to date, featuring over 100 works across painting, film, textiles, collage, and print. The show also benefits from significant loans from the National Gallery of Canada and a close collaboration with Cinémathèque Québécoise on Wieland’s film works.
Wieland was a singular force in 20th-century Canadian art. Born in Toronto in 1930, she came of age in a male-dominated art world and carved out a space for herself by blending high-concept
experimentation with a distinctly feminist and nationalist sensibility. She was the first living woman artist to have a solo exhibition at both the National Gallery of Canada (1971’s True Patriot Love) and the AGO (1987). Her work is collected by MoMA, the AGO, and the Vancouver Art Gallery, among others.
Love, Laughter, and Subversion
The title Heart On is classic Wieland…cheeky, layered, and emotionally direct. It captures her ability to blend romanticism with radical critique, often using humour and craft to disarm and provoke. Her 1962 piece “Heart On” (also known as “Érection des coeurs!”) is a prime example: a raw, unstretched linen canvas marked with red stains

and appliquéd hearts, resembling both a valentine and a bloodied bedsheet. It’s tender, messy, and unflinchingly political.
Wieland’s work often explored themes of feminism, ecology, and nationalism. Her quilts and textile pieces, created in collaboration with craftspeople across Canada, challenged the notion that art functions apart from politics and daily life. By incorporating traditionally feminine crafts into the gallery space, she elevated domestic arts and questioned the boundaries of fine art.
A Multimedia Maverick
Wieland was also a pioneer in experimental film. During her decade in New York City in the
1960s, she became an active member of the burgeoning experimental film scene. Her films, such as Rat Life and Diet in North America (1968), used humor and allegory to comment on political issues, with cats representing oppressors and gerbils symbolizing the oppressed. These works introduced physical manipulation of the filmstrip, inscribing an explicitly female craft tradition into her films, while also playing with the facticity of photographed images.
The exhibition also includes her 1976 feature film The Far Shore , a romantic tragedy set against the backdrop of Canadian nationalism. Though it received mixed reviews upon release, it has since been recognized as a significant contribution to Canadian cinema.

A Legacy Reaffirmed
Curated by Georgiana Uhlyarik (AGO) and Anne Grace (Montreal Museum of Fine Arts), Heart On positions Wieland not just as a Canadian icon, but as a critical international figure of 20thcentury art and film. The accompanying exhibition catalogue offers a comprehensive view of her multifaceted career, with contributions from curators, scholars, and artists. Richly illustrated with over 250 reproductions, it includes text, as well as personal reflections from Wieland’s friends and collaborators.
Why It Matters Now
In an era where questions of national identity, gender politics, and environmental crisis are more urgent than ever, Wieland’s work feels remarkably
prescient. Her art invites viewers to consider the complexities of patriotism, the intersections of the personal and political, and the power of joy as a form of resistance.
Joyce Wieland: Heart On is not just a retrospective; it’s a call to engage with art that is unafraid to be beautiful, bold, and deeply human. It’s a reminder that the heart—messy, passionate and full of contradictions—is a powerful place from which to create.
The exhibition runs from June 21st, 2025 to January 4, 2026, at the Art Gallery of Ontario. Admission is free for Ontarians under 25 and Indigenous Peoples.
