As the leaves turn and the temperature cools, Toronto is buzzing with anticipation. The Blue Jays are in the thick of the American League Divisional Championships, the Maple Leafs are back on the ice, and the city’s cultural season is in full swing.

This past quarter was a difficult one for our family and our firm. In July, we said goodbye to my father, Harvey Kalles, our family patriarch and founder of this company. In the weeks that followed, we were deeply moved by the outpouring of support from the wider community. Your kind words, stories, and gestures have meant more than I can say. On September 30th, our office came together for a Celebration of Life in his honour. It was, without question, one of the most meaningful nights I’ve ever experienced.

Life and business, of course, move forward, and we do so with renewed purpose. My father built this company on three simple values: honesty, integrity, and trust. Those ideals remain, shaping every relationship, transaction and decision as we continue to grow and serve this community he loved so much.

Turning to the market, fall has brought renewed energy. After a quiet start to 2025, September sales rose 8.5% year-over-year. Across the GTA, buyers are beginning to respond to lower borrowing costs and a growing sense of opportunity. The average home price sits at just over $1.05 million, up 3.6% from August, while inventory levels remain healthy at around five months’ supply. For buyers, that means more choice and leverage. For sellers, it underscores the importance of moving ahead with accurate pricing and a strong presentation.

This issue of The Collection celebrates creativity, resilience, and community. Inside, you’ll find a guest article from Omid Taba of OE Design, a preview of the AGO’s David Blackwood exhibition, a feature with Matthew James Duffy on the art of breadmaking, and an exclusive conversation with Commander Chris Hadfield ahead of the release of his new novel, Final Orbit .

MYTH & LEGEND A Return to Newfoundland at the AGO

When David Blackwood passed away in 2022, Canada lost one of its great chroniclers of place and memory. This autumn, the Art Gallery of Ontario offers a chance to step into the world he documented: rugged, mythic, and intimate. Opening October 8, 2025, David Blackwood: Myth & Legend draws together more than 80 prints, drawings, test proofs and copper plates, along with archival materials, film, and even scent, to show not just what Blackwood created, but how he worked.

Born in 1941 in Wesleyville on Bonavista Bay, Blackwood grew up surrounded by stories of life at sea. Sailors, fishermen, icebergs, and storms formed the visual vocabulary that would define his career. As a boy he filled sketchbooks, and his drawings won him a scholarship to the Ontario College of Art in 1959. There, he studied under John Alfsen, Carl Schaefer, William Roberts and other established Canadian artists, refining his technical skill while holding on to the images of home.

Although he later settled in Port Hope, Ontario, Blackwood returned to Newfoundland almost every summer. These visits gave him the fuel to observe, to remember, and to transform what he saw into images of endurance, tragedy, and myth. This balance of Ontario as home base, and Newfoundland as origin, shaped the emotional weight of his work.

Blackwood’s art is striking for the way technical mastery meets storytelling. Working with intaglio methods such as etching and aquatint, he would carve and incise plates before inking and printing them, often producing multiple states and proofs. His process was exacting and slow, but it allowed him to refine tone, line, and texture with extraordinary precision.

The subjects he chose were often moments of danger and survival: sealing disasters, ships lost to fire, icebergs looming in the dark. Communities living with harsh realities were his central theme. His famous Fire Down on the Labrador (1980) shows a ship engulfed in flames, small boats scattered on the water, figures adrift, and a whale emerging below. It is an image of peril that is both specific to Newfoundland and universally gripping.

What makes his craft so enduring is the way the atmosphere is inseparable from the narrative. The dark skies and vast seas are not mere backdrops, but characters themselves, shaping the fate of those who venture out. Blackwood’s restrained palette of blacks, greys, and muted blues heightens this effect, lending his prints a haunting, almost cinematic quality. The AGO exhibition highlights this process by showing sketches, test prints, and copper plates that reveal how he refined each detail until emotion and technique became inseparable.

Blackwood was named to the Order of Canada in 1993, honoured by several universities, and exhibited across the world. He is firmly part of the Canadian canon, yet his themes feel especially timely. His prints speak to displacement, environmental

fragility, and the resilience of small communities confronted with forces larger than themselves. In an era marked by climate anxiety and migration, his images resonate with fresh urgency.

What makes his work particularly powerful is the way it bridges personal memory with collective history. Blackwood was not simply documenting events or landscapes. He was shaping a visual language of survival that reflected the endurance of families and communities bound to the sea. Viewers today may see echoes of their own challenges in his images: the uncertainty of change, the loss of traditions, and the search for stability in a shifting world.

Curator Alexa Greist emphasizes the duality at the core of his art. “No subject inspired Blackwood more than the isolated outport of Wesleyville on Bonavista Bay, where he was born and raised,” she explains. “And while he returned most summers and through his work, I am also excited for visitors to learn about his legacy as an Ontario artist.”

His impact also extends through teaching. He shared his craft widely, first as artist-in-residence at the University of Toronto Mississauga, and later as a longtime teacher at Trinity College School in Port Hope. Generations of students remember him not only as a master printmaker, but as a mentor who encouraged them to pursue their own visions. His influence can still be traced in the work of younger Canadian artists who learned from his commitment to both tradition and innovation.

The exhibition presents more than finished works on walls. It includes the Oscar-nominated 1976 documentary Blackwood, which captures the artist in his studio describing the printmaking process. Archival photographs and personal diaries, begun when he was only age 15, provide an intimate view of his life and creative journey.

Adding to the atmosphere are two custom scents developed for the show. One recreates the aroma of the print studio, while the other evokes the cold

salt air of the North Atlantic. The AGO has also commissioned Newfoundland artist Jerry Ropson to create a video response to Blackwood’s legacy, bringing a contemporary perspective to his influence.

Visitors will move through three galleries on the AGO’s first floor. A richly illustrated catalogue will accompany the exhibition, featuring over 80 reproductions and essays by curators Alexa Greist and Amy Marshall Furness. For those interested in exploring the artist’s archive and creative process in greater depth, it serves as an essential companion.

David Blackwood’s work is often described as nostalgic, but it is more than memory. His prints show how the past survives in us, and how stories of hardship and endurance can shape identity. He combined precision with myth to examine not only what was, but what remains.

What sets him apart is the way he drew connections between the particular and the universal. A midwife in Wesleyville, or a ship caught in ice, are not just subjects from a distant past. They are symbols of resilience, sacrifice, and human vulnerability that still feel immediate.

Myth & Legend is both a celebration and an invitation. It invites us to look closely at how an artist built his world, to feel the pull of place and memory, and to reflect on the challenges and resilience of communities tied to the sea. In the quiet strength of his images, there is something enduring: a reminder that art can carry the weight of history while speaking directly to the present.

MY LOVE OF BREAD really started when I was an apprentice cook. I had no intention of learning how to bake, but slowly became obsessed with the process. There was something so special about the dedication to the starter, the way the dough came together in the mixer, the explosive oven spring, the beautiful shapes and colours, the crackling sounds and, of course, the taste of fresh bread.

At home, I make almost exclusively naturally leavened baked goods. From time to time, I use yeast, but my true passion lies in baking with a sourdough starter. Baking sourdough bread started as a job, then became a hobby that turned into a passion. Now it’s my way of life.

I bake bread with my kids to celebrate food and ingredients and to share time together. Making sourdough can seem complicated, especially with the influx of conflicting information about it, but the process can be very simple. Most importantly, it should be enjoyable!

Although many people shy away from baking sourdough because of a distaste for sour food, sourdough breads should not be overly acidic. Think about a squeeze of lime on tacos… it enhances all the other flavours. The acidity in sourdough that develops during fermentation helps with the balance and harmonizes with the taste of the grains. In general, sourdough breads have a longer shelf life, are easier to digest, and to my mind, taste better than yeasted breads. While it takes much longer to bake sourdough bread than bread leavened by store-bought yeast, it is well worth the wait. I’m excited for you to join me on the journey!

BEGINNER SOURDOUGH

This recipe is an ideal introduction for those new to sourdough bread baking. Like all crafts, sourdough baking requires repetition and consistency to master, so I recommend you mix this dough by hand (rather than using a mixer) to really get the feel of things. I also recommend making this at least a few times to develop the necessary understanding of fermentation. When you get it right, the resulting loaf has a tender crumb and crisp crust, as well as plenty of flavour and a solid shelf life. Be patient, and remember, if you are not successful in your first few attempts, do not give up!

MAKES:

Two 900 g loaves EQUIPMENT:

Two bannetons; Dutch oven DESIRED DOUGH TEMPERATURE (DDT): 79°F to 81°F (26°C to 27°C)

INGREDIENTS

DOUGH SCHEDULE: 28 to 36 hours

LEVAIN 10 to 12 hours

AUTOLYSE 1 hour

MIXING + REST 25 minutes (by hand)

BULK FERMENTATION 3 hours

SHAPING + REST 40 to 45 minutes

FINAL FERMENTATION 12 to 18 hours

BAKING 1.5 hours

INSTRUCTIONS

1. MIXING + FERMENTATION: In a glass jar or plastic container, mix the flours, water and starter until combined. Loosely cover with a lid and ferment at room temperature for 10 to 12 hours, until ripe.

2. AUTOLYSE: Roughly 1 hour before your levain will be ready, add water 1 to a large mixing bowl or dough container. Add the flours and, using a rubber spatula, start stirring in the center, drawing the water into the flour. When the dough becomes too thick to stir with a spatula, wet your hands and use them to mix the dough, pinching to incorporate any dry patches and using a plastic dough scraper to scrape down the sides of the bowl. Rest, covered, at room temperature while the levain finishes rising.

3. MIXING + REST: When the levain is ready, add it and half of water 2 to the bowl. Mix with your hands just until combined. Let the dough rest for 20 minutes. Add the salt and the second half of water 2 and, using your hands, pinch the salt into the dough until incorporated. The DDT is 79°F to 81°F (26°C to 27°C).

4. BULK FERMENTATION: Cover the bowl with a plastic bag or kitchen towel and let the dough rise at room temperature for 3 hours, folding it two or three times in the first 2 hours, roughly 30 minutes apart.

5. PRE- SHAPING + REST: Divide the dough into two pieces (900 g each). Using a bench knife, round each portion. The bottom should stay flush with the counter, helping to create the tension needed to form a taut ball. Rest, uncovered, for 25 to 30 minutes.

6. FINAL SHAPING + REST: Shape each ball into a boule or bâtard and transfer each to a floured banneton. Rest, uncovered, for 10 minutes.

7. FINAL FERMENTATION: Cover with a plastic bag and cold-proof in the fridge for at least 12 and up to 18 hours. The dough is ready to bake when it has risen to about one and a half times the size and is light to the touch. To check, gently press a finger into the dough; it should spring back but leave a slight indent.

8. PREHEAT THE DUTCH OVEN: About 30 to 60 minutes before you are ready to bake, place a Dutch oven inside your oven, then preheat the oven to its highest temperature. Meanwhile, cut two pieces of parchment paper to roughly the same size as the opening of your Dutch oven. After 30 to 60 minutes, remove the Dutch oven to a heatproof surface.

9. PREPARE TO BAKE: Remove one banneton from the fridge and gently flip the dough out onto one piece of parchment, then score at a 45-degree angle. Remove the Dutch oven’s lid and carefully place the parchment and dough inside. Place the lid back over the Dutch oven,

slightly askew, and quickly spritz about 15 sprays from a water bottle up- ward onto the inside of the lid before closing it fully. Return the Dutch oven to the oven and immediately lower the temperature to 470°F (245°C).

10. BAKE THE FIRST LOAF: Bake for 15 minutes, then remove the Dutch oven’s lid completely (the dough should be fully risen and just starting to take on colour; if it isn’t, leave the lid on for a few minutes longer for the next loaf ). Bake for 20 minutes, or until the bread is a rich golden brown. The loaf should feel light and the bottom should produce a hollow sound when tapped.

11. COOLING: Transfer the bread to a wire rack to cool for at least 1 hour before slicing.

12. BAKE THE SECOND LOAF: Return the Dutch oven to the oven for 15 to 20 minutes to bring it back up to temperature, then repeat steps 9 to 11 for the second loaf.

IN CONVERSATION WITH CHRIS HADFIELD

Canadian astronaut and bestselling author CHRIS HADFIELD returns with Final Orbit, a Cold War thriller that blends history, cutting-edge science, and human drama. In this exclusive conversation, Hadfield discusses the line between fact and fiction, lessons from Mission Control, and how a new era of global ambition is unfolding beyond Earth’s atmosphere.

The Collection: Final Orbit takes us to 1975 and a high-stakes Apollo-Soyuz mission. Why choose this moment to launch your story?

Chris Hadfield: It was the last mission of the Apollo program, the height of the Cold War, and a very symbolic demonstration of cooperative docking between a Soviet and American spaceship at a time of great tension. It was the beginning of Gerald Ford’s presidency after Nixon's Watergate, the very start of the Chinese space program, and a time of great strife with bombings across the U.S. As a thriller writer, that is a great mosaic of threads to pull.

TC: The book mixes real history with fictional characters and events. How do you find balance between authenticity and creative license?

CH: I don't want the reader to be able to tell the difference. I researched for a year to make sure I understand the facts, and dig out all the potential things that could make the plot more interesting. There's a tremendous amount of background work and development of the framework. But once I have that, the plot can really be engaging because all

these real players are doing real things…dangerous and high-stakes things. Every single thing in Final Orbit could have easily happened if the dice had rolled a different way.

TC: Your writing brings details like the smell of burning in space, or the effect of oxygen loss on the body. How did your experience as an astronaut help you approach scenes like that?

CH: I was an astronaut for 21 years and only flew in space for six months. I spent 20 and a half years training…medical training, learning to speak Russian, living at the bottom of the ocean. It puts me in an advantageous place to write because I don't have to ask other people.

For things like the smell, I use the direct conversations between the crew and Mission Control, what they were actually saying. I use that as the script wherever I can because that's what people actually said, and it keeps real credibility and authenticity. I really want this to be transportive, so that while you're reading it, it not only feels like you're there, but you’re actually learning.

TC: This is your third entry into fiction. How do you feel you’ve evolved as a writer?

CH: I'm a much more efficient writer. When I started, everything was the same importance. You don’t know what you can afford to ignore. When I wrote The Apollo Murders, I wrote 195,000 words because I didn’t know what I didn’t need to write. Once I'd gotten it all down, I realized, “Shoot, this whole thing didn’t actually contribute to the plot.” So, we threw out almost a whole novel. A lot of those ideas developed into The Defector and Final Orbit, so they weren’t wasted.

TC: Your book deals with Cold War rivalries. In today's world, how would you describe the state of international cooperation in space?

CH: There’s a proxy war in Ukraine between the West and the East. Who’s backing Russia? Who’s backing Ukraine? Why? It’s a tremendous test bed for new space-based assets and drone technologies. China and the United States are the two most powerful nations and in direct conflict in many areas: influence, territory, even the Moon. The only real governing document is the Outer Space Treaty from

the 1960s, written to avoid nuclear proliferation in space. But it doesn’t clearly define property rights on the moon. Is it first-come, first-served? How does that even work? If you can’t defend your assets, someone else can take them. So, there’s a strong resurgence of a Cold War mentality between China and the U.S.

At the same time, on the International Space Station, we’ve had countries cooperating 24/7 for 30 years. We alternate command… Americans fly on Russian rockets, and Russians on American ones. Despite disputes, there’s still common purpose. Space is a

great sphere for that. It’s simply beyond the means of one country. The more you cooperate, the better chance you have of success. That’s been a defining feature of the ISS from the start.

However, China now has its own space station orbiting the world, and the ISS is orbiting the world, and the streams don’t cross. China plans to put astronauts on the Moon by 2030, and is completely credible in its process. The U.S. plans to orbit the Moon in February with four astronauts, including Canadian Jeremy Hansen, and aims to land by 2030. It’s a setup for conflict.

TC: What should our government be doing to strengthen Canada’s position in space?

CH: I wrote an opinion piece in the Globe on that. We need more responsibility for our own defense and for our membership in NATO and NORAD. The current government has committed a significant percentage to defense and sovereignty, not seen since WWII.

The piece I wrote asks what portion of that spend should be on space technologies, because space is now a visible part of conflict. If everyone relies on Starlink, someone else could just shut it off, and then what do we do? Using current tensions to make good decisions for Canada is key.

There’s even a rocket sitting on a pad in southern Newfoundland from a company called

NordSpace, building domestic launch capability so our military can launch from Canadian soil. Not having that autonomy is precarious. We’re counting on relationships that have proven more combative than ever.

TC: What are you working on next?

CH: I’m working on the fourth book in the Apollo Murder series and a young adult book. We have a very good book for children called The Darkest Dark about how to deal with fear as a small child. Then I wrote An Astronaut's Guide to Life on Earth , which is rules for living a more satisfying and productive life. But I haven't tried to coalesce my thoughts into something that someone between about 10 and 15 can access.

I'm also running an international technology incubator called the Creative Destruction Lab. It's developing technologies the world needs to sustainably give a good quality of life for 10 billion people.

And I have a big show at Massey Hall on November 27th called Generator . It’s ideas as entertainment. We sell out every year, and it’s a really interesting evening.

How to Read the Numbers

Behind Toronto Real Estate

The glamour of real estate often lies in marketing: glossy photography, social media buzz, and open houses with lines at the door. But behind the glitz and sparkle, lies a quiet truth: without the right price, none of it works. Pricing is the foundation of any good marketing strategy, and it’s set by numbers, not by gut feeling.

At Harvey Kalles Real Estate, we leverage key housing indicators to cut through the noise. These may sound technical at first, but once explained, they’re powerful tools for buyers and sellers alike. Four indexes stand out: the Home Price Index (HPI), the Sales-to-New-Listings Ratio (SNLR), Months of Inventory (MoI), and the Sale Price-to-List Price Ratio (SP/LP). Think of them as the dashboard instruments that show where the market has been, where it’s leaning, and how to act within it.

The Home Price Index (HPI):

The Market’s Compass

Average or median prices can be misleading, swayed by one record-breaking mansion or a batch of small condos. The HPI avoids these swings by tracking the value of a “typical” home over time, much like a stock index reflects the broader market.

For sellers, the HPI provides perspective: are neighbourhood values on the rise, stable, or softening? For buyers, it reassures that the price they’re paying reflects market reality. By comparing today’s HPI to historic milestones, such as the 2017 foreign buyers’ tax or the highs of early 2022, we get a clearer sense of where values stand in the bigger picture.

Sales-to-New-Listings Ratio (SNLR):

The Market’s Thermostat

If the HPI shows history, SNLR gives us a read on momentum. It compares how many homes are selling against how many are being listed, a measure of balance between demand and supply.

• Above 70% = a hot market favouring sellers, where demand outpaces supply.

• Below 40% = a cooler market favouring buyers, with downward pressure on prices.

• Between 40–70% = a balanced setting.

What makes SNLR powerful is how it varies across submarkets. Toronto as a whole may look balanced, but zoom in and you might see detached homes in one area running cool at 30%, while condos

downtown heat up at 65%. Like a thermostat, it tells us whether the room is warming or cooling, and whether to adjust strategy accordingly.

Months of Inventory (MoI): The Market’s Hourglass

MoI answers a simple question: if no new listings came to market, how long would it take to sell what’s available at the current pace?

A low MoI (one or two months) signals scarce supply and intense competition, often pushing prices higher. A higher MoI (four or five months) suggests buyers hold more negotiating power. Because inventory and pricing are tightly linked, MoI is one of the best predictors of where values are heading next.

Sale Price-to-List Price Ratio (SP/LP): The Market’s Report Card

This ratio measures how close final selling prices are to asking prices.

• 100% = homes selling exactly at list.

• Under 100% = buyers negotiating discounts.

• Over 100% = strong demand pushing prices higher than asking.

For sellers, it’s a clear test of pricing strategy. For buyers, it signals how realistic list prices are. In a market averaging 96%, buyers expect wiggle room. In a market averaging 102%, list prices are more like opening bids.

Why It Matters

Toronto isn’t one single housing market, rather it’s made of many smaller ones defined by neighbourhood, property type, and price range. These four indicators help decode those stories, guiding decisions and strategies that feel less like guesswork and more like informed planning.

At the end of the day, success in real estate is about positioning: the right price, the right strategy, and the right buyers. With the right data, that outcome becomes far more likely.
