Regular roof checks are key! By Danielle Puleo danielle.puleo@ thecoastlandtimes.com
Maintaining a healthy roof is crucial. Roofs play a big role in structurally supporting a property and serving as a home’s barrier against the elements. Without a roof, things such as lighting, electrical wiring and interior design would not be possible. That’s why regular inspections and maintenance are extremely helpful in ensuring a roof stays sound, so that the rest of a home can function as intended. The Coastland Times got up with Gallop Roofing and Remodeling, Inc. to chat about what homeowners can do to extend the longevity of their roofs. “You can increase the lifespan of your roof if you have regular inspections done, so that possible damages can be identified,” said owner and general manager Rex Simpson. Keeping up with regular roof maintenance comes with a slew of benefits: conserving energy efficiency, eliminating health concerns, promoting curb appeal and helping to keep a roof’s warranty intact. suggested walking around the exterior one’s property to look for missing shingles or any sign of damage, especially after a high wind event. If a problem is found, a professional
should be notified immediately to assess and remedy the issue. Roofs wear with age. Shingles themselves can become weaker as years pass, which is why
regular maintenance is recommended. If a shingle appears to be cracked, warped, worn out in certain spots or missing granules, it might be time to call a professional. Other
things to watch out for are: low slope roofs, leak damage (wet spots/stains appearing inside of home), condensation or cracks in skylights and ice dams, which form when melted
snow refreezes on the roof, forming walls that don’t allow other runoff to drain into rain gutters. When it comes to roof styles, Simpson said architectural shingle roofs are the best value when weighing cost and performance. It’s important, especially on and around the Outer Banks, to consider a roof that is wind resistant. Pairing style with fortification can ensure your roof will withstand the strongest of weather conditions. Fortified roofs have increased specifications for wind resiliency. “Fortified roofs have additional insulation guidelines,” Simpson pointed out. “The reason it [a Fortified roof program] was started in coastal areas is … so that the roofs installed were built in a more wind resistant manner.” Fortified roofs meet standards above building codes and have stronger edges, sealed roof decks, better rood deck attachment systems and impact-resistant shingles. Simpson noted that in an area such as Dare County, Fortified roofs are something everyone should consider installing, even if just for peace of mind.
